AFTER LISTING APPOINTMENT & PRE-LISTING PREP

• Contact Title Company for a preliminary Title report

• Review Title report and confirm with Title Company to ensure a clear and marketable title for conveyance.

• Assist in title logistics for obtaining LLC/Trust documents and death certificates if applicable.

• Order a copy of Homeowner Association bylaws, if applicable.

• Research and verify city sewer/septic tank system

• Confirm well status, depth and output from Well Report if applicable

• Verify info re:security system, solar Panels and water softener and reverse osmosis system.

• If selling home furnished - prepare list of any inclusions/ exclusions plus conveyances

• Assess the need for lead-based paint disclosure

• Have seller compile list of completed repairs and updates

• Have extra key made for lockbox and one for your file

• Verify if property has rental units involved, leases and future bookings.

• If long-term tenants, have seller inform tenants of listing and discuss how showings will be handled

• Review curb appeal assessment and provide suggestions to improve saleability.

• Discuss and review staging options and decluttering, if needed.

• Schedule professional photo shoot, meet photographer, show property and prepare house before photos taken

• Arrange for the installation of yard sign.

• Prepare the Local MLS Broker Data input document for both Park City and Wasatch MLS. Review with seller and proofread data for listing accuracy.

• Load listing documents into our transaction management software program.

• Review and strategically arrange photos in desired order for the MLS listing to hit the market.

• Install electronic lock box and program agreed-upon showing times.

• Pre-market property in our Brokerage weekly Team meetings and network with other agents in the market.

• Create printed and digital marketing brochures for exposure, distribution, and open houses.

• Coordinate with our Brokerage for additional exposure on Main street office and Sun Peak office.

• Market Listing to our database and Social Media accounts.

• Create a “Just Listed“ Campaign for distribution to all local realtors

• Coordinate showings with sellers and other agents.

• Consistently review comparable Local MLS regularly to ensure property remains competitive

• Gather feedback from buyer’s agents after showing, if they will share.

• Discuss with sellers any feedback from showings/Open House to determine if changes are needed

OFFERS UNDER CONRRACT

• Receive and review all offers of purchase contracts submitted by buyers’ agents.

• Contact buyers’ agents to review buyers’ qualifications and discuss offer

• Evaluate offer(s) and prepare a spreadsheet (if needed) for comparison purposes

• Review the merits and weaknesses of each offer to sellers

• Obtain buyer’s pre-qualification letter from buyer’s agent if not been submitted in offer.

• Negotiate all offers per seller’s direction on seller’s behalf

• Prepare and convey counteroffers, acceptance or addenda documents to buyer’s agent

• When Offer to Purchase contract is accepted, deliver to Seller, buyer’s agent, Title company, and Transaction Coordinator

• Record and promptly deposit buyer’s earnest money in escrow account and deliver receipt to all parties. (***Notify Sellers when Buyer’s Earnest Money Deposit has been received and deliver EMD Receipt**)

• Discuss under-contract showing options as seller requests

• Consistently follow up with Buyer’s lender for updates and relay final approval of Buyer’s loan application to seller

• Keep sellers informed of all deadlines within their contract.

• Submit copies of all documents to the Brokerage compliance department

• Advise seller of backup position and time clause options if applicable.

• Submit change status to Sale Pending at our brokerage compliance department

• Provide lending contacts to buyer’s agent if needed.

• Provide all Seller disclosures as stated in REPC to the Buyer’s Agent.

HOME INSPECTIONS

• Coordinate with Seller for Buyer’s professional home inspection and any additional vendor inspections and appointments with appraiser.

• Review home inspector’s report and repair requests as per buyer’s report .

• Discuss with Seller options for negotiating repair requests from Buyer

• Advise the buyer’s agent on handling repairs outside of purchase contract.

• Assist seller with identifying contractors to perform any required repairs

• Provide repair receipts to Buyer’s Agent on work performed

APPRAISALS

EDUCATING THE BUYER

• Notify Seller of Appraisal appointment

• Meet the Appraiser and provide comparable sales used in market pricing, as well as informing the appraiser of renovations and updates to property

• Follow-up with Buyer’s Agent on appraisal completion for lending

• Discuss with Seller the options if the Appraisal fails to meet lending requirements

PROCESS & STEPS FOR CLOSING

• Work with buyer’s agent in scheduling buyer’s final walk-thru prior to closing

• Request a Settlement statement from Title company

• Receive and carefully review closing figures to ensure accuracy of preparation

• Assist in solving any title problems or obtaining relevant certificates

• Coordinate the closing process with Sellers and Title, if out of state, Inform buyers agent timing of sellers signing.

• Confirm with Title to ensure all parties have required forms and information needed to close the sale.

• Confirm closing date, time, and location.

• Refer sellers to one of the best agents at their destination, if applicable

• Advise our Brokerage Compliance Department of closing date and status change to Sold on local MLS Marketplace.
