• Network and call local agents, both within our brokerage and with other brokerages as to find properties for our clients.
• Take important Continuing Education classes to stay knowledgeable & updated about all areas of residential real estate
• Meet with agents of new developments and keep informed of what the developments offer
• Stay informed of our local news and topics that may impact our local market economically and community
• Stay informed of local events and happenings to assist in making your trip to Park City fun and memorable!
ADVISING SESSION ACTIVITIES
• Explain agency relationships to the buyer
• Inform the buyer of working relationship based on state law, Realtors Code of Ethics and broker’s business policies
• Discuss the aspects of the buyer representation agreement and national requirements of a signed agreement before showing any properties
BUILDING A RELATIONSHIP
• Learn the buyer’s wants and non-negotiable needs; create a prioritized list
• Understand the buyer’s budget and assist in examining how much they can afford to spend
• Help the buyer understand what properties and areas their chosen budget will buy
• Provide quality lender resources and educate on the need for pre-approval
• Partner with the buyer to locate suitable properties for their consideration
• Match buyer’s needs with available properties; re-evaluate and refocus property showings to fit those needs
EDUCATING YOU, THE BUYER

• Explain the benefits of a buyer’s agent; what is done for them and how it’s done
• Discuss how compensation is paid to the brokerage, who pays it, and what the buyer’s options are for paying it
• Communicate the working relationship based upon state law, Code of Ethics, brokerage policies and fiduciary duties
• Explain the seller is required to disclose the condition of the property and any known material defects
• Reassure the buyer that personal information will remain confidential with agent, title, lender
• Discuss learning about neighborhoods and items that are important to the buyer’s such as schools, work commute, airport, etc
PREPARING YOU, THE BUYER
• Discuss buyer’s desired timeline for house hunting, mortgage approval, time needed to close
• Explain the local market conditions and how it impacts the buyer
• Discuss using the price per square foot to figure home values
• Discuss (current listing months of market inventory) / absorption rate and how it impacts the buying process
• Share estimated potential out-of-pocket costs to complete the transaction
• Discuss with buyer the financial ability to purchase and the costs of homeownership
• Discuss general financing options available
• Review active listings and advise buyer on seeing the homes that fit their needs
• Review the blank sales contract form so buyer is prepared when it comes time to make an offer
