PROFIT SHARING PROGRAM

Keller Williams franchise owners only keep 52% of their profits. The remaining 48% of the profits are allocated to the Profit Share Program. These funds are distributed back to the agents in the Market Center who helped grow the Market Center by adding new agents to the company who are in production.

• Mary (KW agent) invites a friend (Joan) from a different real estate brokerage to come learn more about the opportunities at Keller Williams and arranges a meeting between a local KW Team Leader and Joan.

• Joan decides to move her business to Keller Williams, and Joan names Mary as her “sponsor.”

• Joan closes her first transaction with KW, a $770,000 home, producing $2,500 in profits to the company from her transaction.

• Of that $2,500 profit, the owners of the KW Market Center keep approximately 52% ($1,300) and the remaining 48% ($1,200) goes into Profit Sharing.

• 7 additional agents receive a Profit Share check the following month after Joan’s transaction closes!

• Mary earns 50% ($600) of the $1,200 because she is the one who Joan named as her sponsor.

• Mary’s sponsor John receives 10% of the $1,200.

• John’s sponsor Sue receives 5% of the $1,200.

• Sue’s sponsor Lisa receives 5% of the $1,200.

• Lisa’s sponsor Steve receives 7.5% of the $1,200

• Steve’s sponsor Jenn receives 10% of the $1,200.

• Jenn’s sponsor Tony receives 12.5% of the $1,200.

PROFIT SHARE INCOME IS PASSIVE KW agents can earn real estate commissions (active income) and profit share commissions (passive income). Once they are with KW for over 7 years, their Profit Share income is VESTED. This means that their profit share income is theirs forever. The profit share income can grow to exceed hundreds, thousands or even tens of thousands of dollars a month over time and is a willable asset.

DEFINITION OF SPONSOR The “Spirit of the System” is that the person named as the “sponsor” is that person who is primarily responsible for bringing a new agent to Keller Williams Realty. The sponsor should be the person most influential in bringing about serious discussions about coming to KW. It is similar to the procuring cause concept that is traditional in the real estate business.

AGENT CAP RATES

Associates start on their Anniversary Date at a 70%/30% commission split. Associates are effectively at 64% commission split until the $3,000 Royalty fee is paid (approximately $1,666,667 in sales volume), then move to a straight 70%/30% split.

KW PARK CITY AGENTS: When the 30% Brokerage split reaches $29,000 you have ‘Capped’ for that Anniversary Year. At 3% commission, you Cap at approximately $3,222,222 of sales volume.

After you Cap, all commissions are paid at 100% to you.

24 TOUCH CAMPAIGN

The 24-Touch Campaign newsletters focus on the local Park City and Heber Valley lifestyle and real estate news. These newsletters are a hit with our agents and their clients. Order each newsletter a la carte for $75 each or subscribe for the year for $150 per month.

FULL-SERVICE LISTING COORDINATOR

Your Coordinator will do the following:

Collect new listing input form, exclusive right to sell/agency agreement & sellers property condition disclosures etc. from agent.

Order Brokerage sign to be installed (Upon Agent request).

Order pictures/or photo tour (Upon Agent request).

Set up listing with Showing Service (Upon Agent request).

Enter listing on the Multiple Listing Service (“MLS”). *Additional fee required.

Order preliminary title report and CC&R’s from Title/Escrow Company.

Upload all listing paperwork into agents back office software.

Once offer is received, collect contract, addendums & all additional paperwork.

Introduction e-mail to Buyers Agent.

Send to Buyers Agent, preliminary title report, sellers property condition disclosures, HOA Information & CCR’s (If available).

Send purchase contract, addendums, and MLS print out to Title/Escrow Company. Order updated title report.

Verify from Buyers Agent that earnest money has been collected within four calendar days or per contact and make copy for the file.

Follow up with Title/Escrow Company if title report is not received within three business days from ordering.

Keep track of contract deadlines and notify agent of upcoming deadlines.

Follow up with Title/Escrow Company to make sure agent receives final closing disclosure (It is the agents responsibility to review the final closing disclosure).

Verify agents “Brokerage” file to make sure all required documents are uploaded and approved so agent may get paid on time.

Coordinate with agent and clients to schedule closing.

Follow up with Title Escrow Company to confirm when agents check will be delivered to Brokerage.

Order Brokerage sign to be removed (If we ordered install).

FULL-SERVICE BUYER COORDINATOR

Your Coordinator will do the following:

Collect contract, addendums, buyer due diligence, agency agreement, FYP, mold disclosures, lead paint disclosures etc. Verify signatures, initials and dates are present on all documents.

Introduction e-mail to Listing Agent.

Keep track of contract deadlines and notify agent of upcoming deadlines.

Send contract, addendums, MLS printout & other pertinent documents to Lender.

Send purchase contract, addendums, MLS print out to Title/Escrow Company. Order title report & CC&R’s from the Title Company.

Verify that agent has collected earnest money within four calendar days or per contract and make a copy for the file.

Follow up with Title/Escrow Company if Your Coordinator has not received the title report within three days from ordering.

Collect preliminary title report, sellers property condition disclosures & CCR’s from Listing Agent & sent to Buyers Agent for review.

Follow up with Home Inspector and get copies of home inspection report for file, Agent and Buyer.

Follow up with Buyers Lender on appraisal (to confirm date it was ordered to ensure it will meet deadline).

Order Home Warranty and get information to Title/Escrow Company.

Verify agents “Brokerage” file to make sure all required documents are uploaded and approved so agent may get paid on time.

Follow up with Title/Escrow Company to make sure agent gets final closing disclosure (It is the agents responsibility to review the final closing disclosure).

EXCLUSIVE MENTOR PROGRAM

The Keller Williams Exclusive Mentor program was designed to pair our new associates who have graduated from our Ignite Training program with a seasoned, successful associate who will guide you through your first three transactions with care and expertise.

A Mentor is an experienced Keller Williams associate who has been vetted by our leadership team. Theyare knowledgeable, experienced, available and willing to coach our new associates through their first key transactions. This person is not necessarily a trained professional coach but is an active producing Associate who is willing and desirous to provide support and guidance. We require this relationship be established for all newly licensed associates.

Our Mentor Program provides an enormous benefit to our newly licensed associates. It provides the opportunity to work side-by-side with a seasoned associate (Mentor) for your first three transactions. This includes completing the following three key agreements:

1. Buyer-Broker Agency Agreement (BBAA)

2. Exclusive Right to Sell (ERS)

3. Real Estate Purchase Contract (REPC)

The Mentor is compensated via a referral fee on a sliding scale over the first three (3) buyer and/ or seller transactions. There is no long-term commitment beyond the initial transactions, but the relationship may continue based on mutual consent.
