SCOTTSDALE 411: The Latest Local News You Need to Know

PHOENIX PUBLIC TRANSIT RECEIVES A FEDERAL GRANT

The Phoenix Public Transit Department recently received a $12.9 million congestion relief grant from the U.S. Department of Transportation Federal Highway Administration. The grant will go to fund Project EASE, also known as Effective Access Solutions for Easing congestion in the city.

Phoenix Public Transit has partnered with Via Transportation to implement microtransit services (more flexible, on demand transit options) and evaluate the effectiveness of the city's current commuter bus program. The project will also work to discover new ways to decrease congestion within notoriously high congestion zones.

Project EASE is a three-pronged "congestion mitigation initiative" designed to provide options for passengers using public transit. According to a statement made by the city the program includes:

• Implementing three strategically placed microtransit zones in Phoenix over a three-year period.

• Augmenting existing RAPID commuter bus service that will complement the new microtransit zones.

• Integrating new and existing microtransit services into the regional transit software application for trip planning, real-time vehicle tracking and fare payments.

Currently the project is estimated at approximately $16.2 million, with the city providing a match of $3.2 million. More community engagement and outreach efforts will be made by the city beginning in 2025 to help gather public feedback and opinions on implementing the service.

With an additional $46,000 in their pocket, the Maricopa County Sheriff's Office Vehicular Crimes Unit is looking for individuals with outstanding warrants related to driving while under the influence. Thanks to the Governor’s Office of Highway Safety, MCSO now has the funds to target those individuals who have not presented themselves for warrants including DUI, aggravated DUI, endangerment, aggravated assault and vehicular homicide.

35% of all traffic deaths in Arizona involve alcohol, which is higher than the national average of 32%.

Despite Arizona’s stringent DUI laws, we have seen a growing problem with drivers operating vehicles under the influence of drugs or alcohol.

Cartique: A New Destination for Car Enthusiasts in Scottsdale

A GROUNDBREAKING ENTERTAINMENT

VENUE CATERING TO CAR LOVERS HAS TAKEN ANOTHER STEP FORWARD IN SCOTTSDALE. Cartique, an auto-centric concept blending cars and art, is being developed by Jim and Ryan Riggs, the father-son team behind Platinum Advisors LLC. The project will be part of the Riverwalk Development along Loop 101, situated on Salt River PimaMaricopa Indian Community land.

The Riggs' passion for automobiles inspired the creation of Cartique, envisioned as a dynamic alternative to traditional car museums. The 100,000-square-foot venue will feature changing car collections, auto-themed art galleries, and interactive experiences. Also in the works will be a speakeasy, various food and beverage options, event spaces, and a unique “carcade” with competitive driving simulators.

The Riverwalk Development, masterplanned by CaliberCos, will also be undergoing a transformation. Plans are to transform it into a new entertainment district named The Vibe. Cartique is set to anchor this new identity alongside other attractions such as Pure Pickleball & Padel and Home Run Dugout, both slated to break ground next year.

Cartique will capitalize on the valley being an auto-event destination. Most events are here and then gone. Platinum’s concept will be a year-round center for boutique auto auctions. Riggs aims to break ground by mid-2025, with an estimated opening at the end of 2026. The project is expected to cost around $50 million.

A Collaborative Development Effort Negotiations are underway for the ground lease where Cartique will be built. CaliberCos, which acquired nearly 100 acres at Riverwalk in 2022 for $45 million, is in discussions with the Riggs team. A spokesperson for Caliber highlighted the ongoing collaboration, noting no final decision has been made regarding the company’s potential investment in Cartique.

In addition to Cartique, Riverwalk’s transformation into The Vibe will include immersive entertainment options, restaurants, retail, hotels, and event spaces.

This district already boasts high-profile attractions such as Talking Stick Resort & Casino and Topgolf, with more developments in the pipeline.

From the Desk of Mayor Ortega

DEAR SCOTTSDALE FAMILIES,

During this holiday season, as we approach the New Year, there are so many reasons to be thankful we live in Scottsdale. Just four years ago when I took office, the pandemic was peaking, and the megadrought brought many uncertainties. I predicted then that, “When the pandemic subsides, Scottsdale will emerge as one of the best cities in the world.” And we have.

Our success has garnered many accolades. Scottsdale is ranked #1 USA Best City for Jobs, #1 Best Place to Open a Small Business, #1 Dog-Friendly City, #1 Best City to Retire, Top-Rated Low Crime City, AAA Bond Rated, and #1 Municipal Financial Excellence.

During my tenure we consistently made public safety a priority, increasing funding every year for Police and Firefighters to recruit and retain the best. Council funded the long-awaited new Fire Training Academy and a new Police Training Center, both ready to

open in early 2025. SPD added a new Police Forensic Scientist, and a new state of the art real-time Crime Center is fully operational citywide. The Scottsdale Fire Department added 56 new fire personnel to man in north Scottsdale and will roll out the Scottsdale Ambulance service in 2025.

To carry our economic prosperity, we have attracted and added new high-paying private sector jobs, landing successful tech companies like ASM, AGCO, and Raytheon. These companies and others in Scottsdale are good corporate citizens involved in programs like SUSD Robotics, respect our natural environment, and provide quality jobs close to home. Council also provided property tax relief by shrinking the city budget by 10% this fiscal year and cutting property tax rates.

To support Scottsdale tourism, we welcomed new and traditional events that boost revenues for local business. Some events include the Barrett-Jackson Fall and Winter Collector Car Auctions, the Dia de los Muertos Festival, Canal Convergence, Scottsdazzle, Parada del Sol, MLB Fall League, Major League Baseball Spring Training, Super Bowl festivities, and NCAA Final Four events. The success of all these events incorporates a coordinated effort among local businesses, public safety personnel, local and state transportation agencies, our parks department, and the arts community.

Voters approved Proposition 490, which designates secure funding for our 48 parks and the McDowell Sonoran Preserve, as well as funding for new fire resources and police park rangers to keep Scottsdale parklands safe. This new dedicated funding stream will maintain the beauty of our city and keep up Scottsdale facilities to the highest standards. In addition, the Council approved accelerating development of a new dog park for north Scottsdale. So even our pets get a victory.

Water security is vital for our prosperity. Council has worked to promote conservation, identify new water resources, and protect Scottdale’s water portfolio. In the last four years, residents voluntarily participated in one of the city’s conservation grant efforts and removed their front yard grass.

It has been my honor to serve as your Mayor. May Scottsdale remain beautiful, safe, clean, and health driven – today and into the future.

David D. Ortega is a professional architect, 45-year resident of Scottsdale and serves as the 12th Mayor of Scottsdale.

Hello Neighbor!

HI, MY NAME IS… Andrea Davis, CCIM

I’VE LIVED IN SCOTTSDALE FOR 30 YEARS AND I LOVE IT BECAUSE… Scottsdale offers all the charm of a small town – it’s full of natural beauty, safe neighborhoods and a close-knit community while simultaneously providing the depth and vibrancy of a larger city. We have bustling shopping districts, a thriving arts and cultural scene and a diverse community that gives residents a unique blend of relaxed living and urban sophistication.

A TYPICAL DAY IN MY LIFE INCLUDES… a little bit of everything. Each day is a treat, like an ice cream Sunday. My day begins hiking with my dogs Sadie and Lucy, who are both rescues. I also try to squeeze in pickleball or tennis as often as possible. The bulk of my day is spent at my Scottsdale office with the Davis Commercial AZ team. It includes mentoring brokers, meeting with clients, attending networking events and fundraising for 200 Orphanages Worldwide. The hot fudge and cherry on top is sharing the evening with my family.

MY FAMILY IS… the bomb! We work and play together daily. We enjoy cooking meals, discussing highlights from our day and life’s challenges. We love game nights, volunteering, going to the gym, hiking, playing volleyball and swimming. We also share a love of travel and a lot of laughter.

ONE THING I CANNOT LIVE WITHOUT IS… a homecooked meal. I graduated from The Culinary Institute of America and worked as a professional chef before transitioning to commercial real estate. I will always have a passion for cooking and love to make delicious meals for my friends and family.

MY FAVORITE MOVIE I COULD NEVER GET TIRED OF WATCHING AND WHY… is the “Sound of Music.” It is a classic film about love, family and staying true to yourself. These core values are dear to my heart.

WHEN I WAS YOUNGER, I WANTED TO BE… a race car driver. I love to go fast!

THE SONG I WOULD SING AT KARAOKE NIGHT IS… a medley of three songs: First, “I’m Every Woman” by Chaka Kahn & Whitney Houston. Second, “Respect” by Aretha Franklin. And third, “ 9 to 5” by Dolly Parton.

THE ONE PERSON WHO MOTIVATES ME IS… my husband Stuart. He is kind, genuine and has a big heart.

THE LAST THING THAT MADE ME LAUGH OUT LOUD WAS… Fortunately, we laugh a lot in my family. Even on the worst days, we find something to laugh about. Otherwise, life wouldn’t be worth living. Recently, at my Mom’s 90th birthday party, we played a game where you try to roll a cookie from your forehead into your mouth without using your hands. The efforts were priceless. The entire room was bent over in laughter. FYI – only one of the 20 guests was successful.

THE PERFECT DAY… involves camping in the high country, laying in my hammock at night next to a crackling fire and pondering the magnitude of our Universe as I gaze upon the Milky Way.

MY FAVORITE LOCAL NONPROFIT IS… 200 Orphanages Worldwide because they are dedicated to protecting children around the world. The organization raises funds and awareness to provide safety, shelter and sustainability for orphaned children, completing more than 80 projects in 18 countries so children can have safe homes with clean water, crops and livestock.

MY LIFE IS… magical.

THE BEST GIFT I’VE EVER RECEIVED WAS… the first time I held my daughter in my arms!

MY DREAM VACATION WOULD BE… sailing around the world for a year and exploring different places and cultures. I would love to truly immerse myself in different cultures versus just spending a few days at a time at a resort.

THE BEST PIECE OF ADVICE I’VE EVER RECEIVED IS… “Walk your talk and be truthful.” This advice influenced me in both my personal life and business dealings. Everything you put out always comes back to you. Living with integrity and aligning my words and actions has helped me build authentic, strong relationships.

Kids' Corner

Ahoy, Matey!

Build your own cork sailboat and set sail!

Get ready to explore the wonders of buoyancy and balance by building your very own toy sailboat! This hands-on activity is perfect for young explorers and budding engineers, showing how real sailboats stay afloat and keep steady, even with tall sails. Whether you're by the sink or in the bathtub, it's time to make waves and see how far your sailboat can go!

What You Need

• 3 wine corks

• 2 rubber bands

• 1 toothpick

• Thin waterproof material (craft foam, wax paper, or a paper milk carton) for the sail

• Aluminum foil

• Several nails or screws

• A sink, bathtub, or any container filled with water (deep enough for the screws to be submerged lengthwise)

Building Your Sailboat

1. Craft Your Raft: Start by lining up the three wine corks side by side, not end to end. Secure them together with two rubber bands to make a solid base for your boat.

2. Add the Mast: Take a toothpick and carefully poke it into the middle cork. This will act as the mast for your sail.

3. Design Your Sail: Cut a square sail (around 6 cm x 6 cm) out of your waterproof material. Poke the toothpick through the top and bottom of the sail to hold it in place. Now your boat is almost ready to set sail!

4. Test the Waters: Place your sailboat in the water and give it a gentle blow from behind. Watch how it glides across the surface!

5. Modify for Stability: Time for a challenge! Remove the rubber bands and two outer corks, leaving just one cork with the mast and sail. What happens when you put it back in the water? If it tips over, try adding a nail or screw to the bottom of the cork. This extra weight acts like a keel, lowering the boat's center of gravity and helping it stay upright.

6. Perfect Your Design: If your boat still wobbles, add more nails or screws in a straight line under the boat. For even more stability, wrap the screws in aluminum foil to create a "fin" shape. Now give your boat another push—it should be much steadier and move straighter!

The Science Behind It

Your first sailboat stayed upright because it was wide, which makes it easier to balance. When you made the boat skinnier, it became unstable—just like how it’s harder to balance when you stand with your feet close together. By adding nails or screws, you made the boat's center of gravity lower, helping it stay balanced. Wrapping the screws in foil created a keel, similar to what real sailboats have. The keel helps keep the boat from tipping over and also makes it go straight, even when the wind blows on the sail. Now you know the secrets of real sailboats—give it a try with your own designs and see what works best!

Charity Scottsdale Quarter, M3F Festival Team Up with The Foster Alliance to Bring Holiday Cheer to Arizona’s Foster Children

Community Concert & Toy Drive Aims to Brighten the Season for Children in Foster Care Across Arizona

The Foster Alliance, previously known as Arizona Helping Hands, is teaming up with Scottsdale Quarter (15279 N. Scottsdale Rd.) and McDowell Mountain Music Festival (M3F) on Saturday, Dec. 7, to host the second annual Fill Santa’s Sleigh event. This special, one-night-only holiday celebration is part of the organization’s Holiday Joy Drive, one of Arizona’s largest toy collection efforts. Through this initiative, The Foster Alliance aims to bring holiday gifts to over 45,000 children in foster care across Arizona in 2024.

“Our hope is to bring light and joy to children in foster care, showing them that they are remembered and cherished,” said Maureen Noe, president and CEO of The Foster Alliance. “Fill Santa’s Sleigh is a chance for our community to share in the spirit of giving and help make the season truly special for Arizona’s foster youth.”

The headliner for this event is a benefit concert courtesy of M3F Festival. The featured band will be Goldwax Revival. Goldwax Revival is a dynamic 12-piece band bringing the rich sounds of soul music to life with their powerful vocals, vibrant

brass section, and high-energy performances. Their timeless repertoire and unmatched stage presence is set to make this holiday event unforgettable.

Accompanying the free concert, Fill Santa’s Sleigh will include meet and greets with favorite winter wonderland characters, pictures with Santa, holiday treats, hot chocolate, seasonal crafts, special giveaways and a festive donation area for unwrapped gifts. There will be a marked drop-off location as well for those who would like to donate but cannot attend the event. Monetary donations are also welcome. Local Veteran Receives Transformational Bathroom Remodel

THIS NOVEMBER, JACUZZI BATH REMODEL OF ARIZONA ONCE AGAIN JOINED A NATIONWIDE INITIATIVE TO GIVE BACK TO VETERANS THROUGH THE BATHS FOR THE BRAVE PROGRAM.

For the sixth consecutive year, the company gifted a local veteran a fully remodeled shower, providing a transformative, custom bathing system designed to enhance accessibility, independence, and comfort.

Luis Frias, a US Marine Corps veteran who served from 1999 to 2007, was selected as the 2024 recipient. After his home was recently flooded, the renovation couldn’t have come at a better time. Now medically retired, Luis dedicates his time to assisting fellow veterans in navigating VA benefits and services in the Phoenix area.

Being chosen for Baths for the Brave means a lot to me and my family. It’s a blessing at a time when we could really use a win,’’ said Luis, a father of four.

The remodel took place on Veterans Day, November 11, 2024, when Jacuzzi’s team worked together to complete the remodel in a single day. Over the past several years, Baths for the Brave has helped nearly 100 veterans across the country, providing them with walk-in showers and other accessibility features to improve daily living.

Joseph Downey, Senior Director of National Sales for Jacuzzi Bath Remodel of Arizona, emphasized the significance of the program, saying,

While we can never truly repay the sacrifices our military men and women have made, this is our way of saying thank you. It’s an honor to be able to give back and make a difference in their lives.’’

Baths for the Brave is a partnership between multiple home improvement companies nationwide, aimed at easing the daily challenges veterans face by making their bathrooms safer and more accessible.

CityNorth Is On The Move

The $2 billion master plan for CityNorth is taking shape, driven by new developments including a hotel, corporate campus, retail and housing. Once envisioned as a luxury retail destination, the nearly 100-acre property has faced numerous challenges. California-based Crown Realty Group Inc. acquired the site in 2019 and has been pushing forward with new plans.

Crown’s commitment to the community experience is first and foremost with the development. New employment opportunities for those just entering the workforce and those with years of experience

are expected. A major addition is a new campus for Republic Services that will house 1,000 employees with room for growth. Of course, the development’s retail, housing and hotel options will also play a pivotal part. Crown’s residential plans include much needed options for the community such as condos, apartments and senior living opportunities.

The business community is taking a serious look at the development as well. As already stated, Republic Services has committed to a new HQ that is already under construction. The build will include a six-story, 265,525 square foot building and a six-level garage.

A dual-branded Marriott-Westin Hotel owned by LaPour Partners and Holualoa Cos. will develop a 240 room hotel featuring 5,500 square feet of meeting space. Greystar Residential has already begun construction as well. Sunela, which is available for leasing now, and another underway, will offer 622 units in total.

At full buildout, CityNorth could encompass several million square feet of space. Plans include 3,416 housing units, 1.8 million square feet of office space, 100,000 square feet of retail and 1,000 hotel rooms. Construction plans expect to take a full decade to complete.

Real Estate Welcome to Serene

Scottsdale North has yet another new luxury community on its way. Serene is the latest project from Scottsdale-based Sonora West Development. Sonora has been a longtime supporter of the Scottsdale North community and during that time completed nearly $2 billion in luxury projects. The Serene community will provide the luxury buyer home options starting at $2.5 million.

Scott Pfeiffer, founder of Sonora West Development in 2000, released a statement that the first two model homes are nearly complete. The

community will be made up of 21 semi-custom homes near Dynamite and Alma School roads.

Sonora broke ground in May on Serene and now is preparing to officially unveil the project. Homes are available in four floor plans ranging between 2,825 and 3,730 square feet on lots ranging between 12,000 to 18,000 square feet.

An invite-only VIP preview of part of Serene is set for Dec. 12, followed by a grand opening party in 2025.

Pfeiffer touts the project as a high-end, lock-and-leave, zero-maintenance

residence - a residential option that many of the Scottsdale North seasonal residents are looking for. Of the 21 homes in Serene, three homes have sold even before the models are open.

Nestled under Pinnacle Peak, just north of Four Seasons Resort Scottsdale, Serene offers contemporary, modern design inspired by the homes from coastal states. Swaback Architects has been brought in as the primary design team for the project, while Est Est Inc. will be providing interior designs. Mike Domer, an associate broker at Launch Powered by Compass and a partner in

the project, is handling the sales of the community. The project has already cost an estimated $10 million just to improve the land and prepare for development since Sonora acquired the 10-acre parcel two years ago.

This is not Sonora’s only project in the area. Pfeiffer’s group is also looking at 31 custom lots near Pima Road and Stagecoach Pass in Carefree. These will feature homes ranging between 4,000 and 6,000 square feet and include guest house and RV garage options. Prices here are expected to start in the $3 million range.

New Development Coming to Mayo Area

Aproposed mixed-use development with new luxury housing, office and retail along the Loop 101 North has taken another step towards becoming a reality. JLB Development Partners, a Dallas based company, has submitted a zoning application for the 50-acre property located at the northeast corner of Mayo Boulevard and 64th Street.

The conceptual design plans show multiple phases that include a combination of 1,300 residential units, 300 hotel rooms, 40,000 square feet of retail, 20,000 square feet of dining and 250,000 square feet of office space. Documents submitted to the city of Phoenix state, “A primary goal of the project is to expand availability and access to housing opportunities in an area targeted for significant future growth due to its location within a major regional employment hub that has developed along the Loop 101.”

JLB is still waiting on a hearing date for the project to be scheduled by the city. Snell and Wilmer partner Nick Wood will represent the company in the zoning application. Wood has worked on a number of zoning cases surrounding the Mayo Clinic campus and the proposed nearby Discover Oasis project. The Discover Oasis biotech corridor is expected to create

upwards of 2,000 new jobs and potentially 6 million square feet of new development. The JLB project will mesh perfectly with biotech corridors’ employee needs.

A mix of residential housing options will surround the majority of the project and encompass outdoor open space along with needed amenities. While the commercial portions of the project have yet to be finalized, the final zoning approvals are expected to set up the property for the future demands of the area.

The initial designs submitted have the property being divided into four separate parcels, effectively creating the different phases. These will best support the nearby developments, needed infrastructure improvements and future traffic demands.

Desert Mountain Tops The List Again

Anew estate is to be built on what appears to be the last premier lot remaining at Desert Mountain in Scottdale. The 9,900-squarefoot build sits on just over an acre and towers 40 feet above the adjacent homes. The $20 million hillside property will not only be one of the largest in the vicinity but will boast 360-degree views of the mountains and city lights.

Saguaro Forest 100 LLC is developing the property and has brought in PHX Architecture for the plans, both of which are well respected in the area. Erik Peterson will be the lead designer at PHX Architecture and has designed several estates in Desert Mountain. Platinum Homes will head up the build itself and Russ Lyon Sotheby’s International Realty holds the listing.

Saguaro is in escrow with a proposed closing on the lot this month. Plans call for breaking ground in spring 2025, which means construction would likely be completed by early 2027. Saguaro states that while they would prefer to sell the property prior to the start of construction, thus allowing the buyer to make any personal choice adjustments, they are committed to moving forward regardless of the listing status.

The current owner bought the parcel in 2013 with plans to build a Tuscan style home at the time, then six years ago changed the design to a contemporary home. Plans changed yet again and the owner decided against building and to sell the property instead. Saguaro found the lot while looking for another client. Barry Conser, the managing partner of Saguaro, knew he wanted to be involved with the development at first sight.

The finished design includes a 10-car garage below the five bedrooms and eight bathrooms on the primary level. On the same level as the garage, there will be an adjoining 2,100-square-foot entertainment room that will include a bar, pool table, golf simulator and theater room.

Stackable sliders will open from the great room to a 25-foot by 60-foot covered patio and a swimming pool with infinity edges on three sides overlooking city lights. Of course no true estate would be complete without a 1,200 bottle wine wall in the dining area.

The final homeowner will have membership to Desert Mountain’s golf club across the 8,200-acre community.

Rediscovering Scottsdale North Golf Communities: What I Learned and What’s Trending

Ithought I’d seen it all when it came to Scottsdale North’s golf communities, but helping clients explore them last month reminded me how much things have changed—and how much I still love the process.

For years, my work revolved around helping people navigate the nuances of Scottsdale North golf communities. I’d guide them through golf memberships, course layouts, and community vibes to find the perfect fit for their lifestyle. But as buyers’ interests evolved, so did my focus.

More people are looking beyond golf to explore the full range of lifestyle options Scottsdale North offers.

Last month, stepping back into the golf world felt like reconnecting with an old friend. Each community has its own personality, membership structure, and quirks. Helping clients uncover which

one feels like home is one of the most rewarding parts of what I do.

But here’s what really stood out: while golf remains a cornerstone, it’s no longer the only thing drawing people in. Buyers are asking about communities that offer diverse hobbies, giving them new ways to connect and engage. That got me thinking: What are the most popular hobbies in Scottsdale North today?

THE

TOP 5 HOBBIES IN SCOTTSDALE NORTH

1. Pickleball

No surprises here—pickleball has taken over the country, and Scottsdale North is no exception. It’s fast, fun, and easy to pick up, making it perfect for all ages and skill levels. Most communities now have dedicated pickleball courts, and leagues are thriving. It’s become a social hub where neighbors connect over shared enthusiasm for the game.

2. Bocce Ball

Now this one shocked me. Every community I visited had recently upgraded or added bocce facilities to keep up with demand. It’s a relaxed, social game that doesn’t require a steep learning curve. My client joked, “Bocce is like bowling, but without the ugly shoes!” And they’re right. It’s fun, simple, and most importantly - one of the few games you can play with a drink in hand!

3. Hiking and Trail Walking

Scottsdale North is a paradise for outdoor enthusiasts. With access to the McDowell Sonoran Preserve and the vast Tonto National Forest, there are countless trails to explore. Hiking is also a great way to connect with friends or meet new people in the community.

4. Fitness and Wellness

Yoga, Pilates, aqua aerobics, and spin classes have become staples in Scottsdale North. Communities are embracing the importance of wellness, offering group classes and programs to keep residents active and engaged. It’s not just about fitness—it’s about doing it together, which makes it so much more enjoyable.

5. Food and Wine Experiences

If there’s one thing Scottsdale North residents know how to do, it’s enjoy life. From wine tastings to gourmet cooking classes, food and wine events are a major hit. These activities offer more than indulgence—they’re about creating meaningful connections over shared experiences.

GOLF IS STILL KING—BUT THERE’S MORE TO EXPLORE

Golf is still at the heart of Scottsdale North living. With some of the country’s best courses and breathtaking desert views, it’s no surprise that golf communities remain a major draw. But even within these communities, people are exploring other ways to spend their time and build connections. This shift shows what we’ve always known: Scottsdale North’s lifestyle

communities aren’t just about amenities—they’re about connection. Golf is a social game, but it’s not for everyone. It takes time to learn, and a typical round can stretch over five hours. Activities like pickleball, bocce, and hiking open the door for more people to get involved and engaged without those hurdles.

PROTIP: NAVIGATING PRIVATE GOLF MEMBERSHIPS

Finding the right private golf membership has become a real challenge. Waitlists are longer, prices are climbing, and every club has its own quirks. Even with my connections—and insights from my trusted “Membership Masters,” including local legend Jack O’Keefe—it takes real know-how to navigate it all. If private golf is on your radar, let me help guide you to the perfect fit without the stress.

WHAT THIS SHIFT TELLS US Scottsdale North isn’t just about finding a house—it’s about finding a lifestyle. Whether you’re a golfer, a bocce enthusiast, or a wine lover, hobbies are shaping the way people choose where to live. These activities create opportunities for connection and make communities more vibrant than ever.

If you’re ready to explore your next chapter—or know someone who is—let’s talk. Together, we’ll find the perfect place for you to call home. Maybe we’ll even celebrate with a bocce match. Drinks on me!

Hospice of the Valley’s Dementia Campus partners with Valley of the Sun YMCA

Two of the largest nonprofits in Arizona have come together to create a unique environment that benefits both young children and families living with dementia. Hospice of the Valley’s innovative Dementia Care and Education Campus features a preschool operated by the YMCA’s Y-Academy Preschool.

The Y-Academy at Arcadia provides intergenerational enrichment for members attending the Adult Day Club at the Campus. “This is a vital component of the comprehensive, integrated care provided here,” said

Debbie Shumway, executive director of Hospice of the Valley. “The beautiful interaction creates joyful socialization that builds community — nurturing the little ones’ confidence and allowing those visiting our Day Club to enjoy the lively energy of youngsters learning and playing at the preschool.”

Hospice of the Valley has served the community since 1977, providing chronic illness, dementia and hospice care. The YMCA’s preschool programs have long supported the cognitive, social, emotional and physical growth of children. This innovative partnership enables both organizations to serve even more families.

“This partnership is a dream,” said Kirsten Gray, VP of childcare at Valley of the Sun YMCA. “It teaches kids empathy and communication skills and how to be a friend and a good neighbor. They are learning so much about respecting where people are in life. It’s beyond magical to see eyes light up when our little ones interact with these precious older adults with early onset dementia.”

Programming at the preschool offers a variety of planned activities and free choice time for children ages 2 to 5, utilizing a rich environment of art, water play, science, music, games and outdoor play. Special emphasis is placed on helping children develop a strong sense of self and gaining valuable social and problem-solving skills.

Intergenerational programming includes supervised, age-appropriate, engaging activities for the children and adults. Activities include music, movement, story time, gardening, structured or free art, pottery, dramatic play and more.

The campus is located at 3811 N. 44th St. in Phoenix. To learn more about the Y-Academy at Arcadia or to schedule a tour, contact Sara Meins at smeins@ hov.org or visit dementiacampus.org.

The preschool is open for children ages 2-5.
YMCA CEO Bryan Madden and Hospice of the Valley Executive Director Debbie Shumway cut the ribbon at the grand opening of the Y-Academy at the Dementia Care and Education Campus.

Legal

Avoid Penalties on Your LLC, Corporation Or Other Business Entity

We want to alert you to a new law requiring you to provide information about “beneficial owners” of your LLC, corporation or partnership. You must report the beneficial owners of your business in a Beneficial Ownership Information (BOI) report online at fincen.gov/boi. More on how to file below.

WHEN DO YOU HAVE TO FILE?

• A business existing before January 1, 2024, has until January 1, 2025 to file the report.

• An entity formed in 2024 has 90 days to file.

• Updated reports are required within 30 days when certain of your information changes.

PENALTIES

FOR NON-COMPLIANCE

The penalties for failing to comply are stiff – civil or criminal penalties of up to $500 per day!

WHY WAS THIS LAW ENACTED?

The purpose of this law is to give law enforcement information on people who control companies, to reduce money laundering and other nefarious activities. The law is aimed at small businesses, while big businesses and financial institutions and entities (who have their own reporting requirements) are exempt. The law requires reporting for entities, even as small as an LLC you created for your rental properties.

WHO IS A BENEFICIAL OWNER?

Who qualifies as a beneficial owner is not always easily determined. You may need to include on your report entities or individuals you would not initially consider “owners.” A married person in a community property state like Arizona needs to report their spouse as

a beneficial owner as well, even if they don’t own the company. A manager of your LLC and a corporate officer of a corporation are both beneficial owners, even if they do not own the company, and they must be included in the report.

GETTING STARTED ON THE FILING

For do-it-yourself types, start with the FAQs at the FinCEN.gov website or download the Small Entity Compliance Guide at fincen.gov/boi/small-entitycompliance-guide.

These documents answer questions as to whether you need to file or are an exempt entity, when you need to file, and who to include as a beneficial owner.

INFORMATION NEEDED TO FILE THE REPORT

For each beneficial owner, you need a social security number and a copy of their driver’s license or passport, as well as full legal names and dates of birth. The easiest option for this is to have each beneficial owner create their own FinCEN Identification number. Once they have done so, you can file the report and simply identify the other beneficial owners by way of their FinCEN ID. To file the report, go to boiefiling.fincen.gov.

NOT A DO-IT-YOURSELF TYPE?

If you need assistance, contact your business attorney or your CPA or look for online assistance. We have had clients use Morgan Wyatt LLC, found at morganwyatt.com.

DOES YOUR ESTATE PLAN ADDRESS YOUR BUSINESS INTERESTS?

A complete estate plan will include your business interests or LLCs in some form. If you need an estate plan or want a review and update, call our office at 602375-6752 and our team can assist you.

Do You Have Belly Fat, Fatigue, Brain Fog or Hormonal Issues?

Are you gaining belly fat that you can’t seem to get rid of? Are you tired all the time, but can’t figure out what’s going on? Is your brain not functioning as well as it used to? If this is you, then please call us – we need to help you address this to prevent the long-term results of the above: heart attack, stroke, dementia, chronic joint pain/joint replacement surgery, depression, anxiety and many other chronic diseases.

No one wants to have a heart attack, stroke or dementia for sure, as many times we lose our independence, and it’s scary to depend on others all the time. Depression, anxiety and joint surgery doesn’t seem quite so bad – but our ability to enjoy life is significantly diminished if we have these symptoms. And as we’re nearing or in retirement, we’ve been looking forward to enjoying travel, more athletics, time with grandkids and more hobbies, but if we’re not feeling good, it’s not a time of joy, it’s more a time of stress. That’s not okay, and there’s a way to address that!

We see those around us gaining weight as they get older, so we start thinking it’s normal, but it’s really not! It didn’t used to be this way, even as short a time ago as the 1970s! Look at pictures of people at the

Identifying dysfunction in the body and

beach or at gatherings from that time and the obese/ overweight person is rare. Now they’re everywhere –and treatment is not the “magic” drug Ozempic that everyone’s pushing.

It is important to look for underlying causes of weight gain – hormonal deficiency, chronic infections, undiagnosed sleep apnea, food sensitivities, chemical toxicity and the list goes on. These underlying issues often cause the fatigue that many of us feel – but alternatively, some people get overly-revved up. They can’t settle down to relax and they are in a state of fight or flight – which, temporarily, works better than exhaustion. However, we can’t heal our bodies when we’re in fight of flight, so we need to undo that state to start improving our health.

Did you know that men have almost a 70 percent decrease in their sperm count these days as compared to 60 yrs ago? That means their sex hormones are way down too – which affects libido, body fat levels, motivation for life (and that ever present honey-do list) and our energy levels.

On the female side, it’s almost universal that women are having symptoms going through menopause these days when it used to be a non-event. Our

Health From Sleepless Nights to a Full Recovery: How Michael Found Shoulder Pain Relief Without Surgery

DOES THIS SOUND LIKE YOU?

You’ve seen everyone for shoulder pain, and are still left without solutions. You’ve tried therapeutic massages but it came back (or worse aggravated it), chiropractic care only offered temporary relief, your physical therapist put you on the same exercises as everyone, the pain management doctor did a nerve ablation and told you to stop being active, and the orthopedic surgeon told you that you weren’t a surgical candidate.

When you’re experiencing shoulder pain all day, it’s no surprise that you would turn to sleep for relief. But when sleeping seated in a chair becomes as painful as laying on your side, it’s time to solve the mystery of your shoulder pain. Unfortunately, for many on the quest to conquer discomfort, their only option from healthcare providers is to “wait until it gets worse.” Here’s what they don’t want you to know: You can actually get relief now.

PAIN IS NOT SOMETHING YOU ‘JUST HAVE TO LIVE WITH’ Michael, 46, came to us after exhausting every option

outside of surgery. “The worst part is feeling constantly drained. The pain takes so much out of me mentally.” Despite months of physical therapy, cortisone injections, and doctor’s appointments, his improvement was minimal. An orthopedic surgeon also diagnosed him with a rotator cuff injury, but told him he needed to wait for it to get worse to consider surgery. But Michael was determined to find a long-term solution that was NOT surgery.

WHAT THE OTHER DOCTORS MISSED

Michael had fallen into what we call “The Gap”— where insurance-based care only offers temporary relief, surgery isn’t an option, and waiting for the pain to get worse seems like the only choice. Additionally, most providers only look for what they know how to treat. If physical therapy and cortisone doesn’t work, and you’re not a surgical candidate, they have officially run out of options for you.

Luckily, our meticulous ‘Deep Dive’ approach and expertise allowed our team to bridge that gap for Michael. Recognizing his frustration, we swiftly took action, confirming the rotator cuff injury and developing a

“Heretic”

Mormon missionaries find their faith put to the test with a psychological game of terror.

Something as simple as a conversation can be turned into a fascinating test of faith. In “Heretic”, we find two missionaries put to the test when trying to spread the word. This film pushes the limits in an intense array of what seems like everyday decisions which turn terrifying. This, combined with some of the most intense performances I have seen, keeps you on the edge of your seat from beginning to the end. One of my favorite scenes began with a door marked “BELIEF.” I obviously won’t spoil it for you, but be assured, nothing is as simple as it looks. The film is paced so well that you will be surprised how fast nearly two hours goes by, despite its seemingly slowpaced nature. Hugh Grant is especially

terrific here in a role type we’ve not yet seen him in. This was a great showcase for directors Beck & Woods after last year’s dismal “65.”

Cillian Murphy is, as always, great. He commands your attention in his soft-spoken manner, bringing a pain to the role that you can’t help but feel for. Accentuating Murphy’s performance is director Tim Mielants photographic vision, delivering a wet and dour look that creates the perfect mood. Unfortunately, the overall story of the film feels rushed and a fair amount of it is spent on flashbacks which, in my opinion, could have been replaced by more of the current timeline story. By the end I felt like an entire act had been left out. Addressing an unfortunate part of Irish history that’s gone overlooked, it was a shame to have lost the chance to provide more content that is sadly relevant to this day. Meilants missed the true potential of this story.

“Blitz”

A young boy makes his way back home during the Blitz of World War II.

Steve McQueen’s newest project boasts his biggest scale film yet. Luckily for us, it doesn’t lose any of the personal feeling that his previous works are known for. We see an entire lifetime’s worth of experiences in the people met and adventures had for both George (Elliot Hefferman) and Rita (Saoirse Ronan), as the mother and son search for each other on their separate journeys home. The terms unique, inspiring, and heartbreaking hardly do the cast of characters justice. Of particular note is Benjamin Clementine who plays the soldier Ife. Again, no spoilers, but be prepared. The film is reminiscent of Spielberg at points, particularly with the blocking and camerawork done during action scenes. My only suggestion of change for the director would have been to spend a bit more time filling out the ending. It doesn’t hurt the film, but I would have loved to see more. This film deserved a much bigger theatrical release.

ON SHUDDER/AMC+

“MadS”

A young man comes across a stranger which begins a chain reaction that has deadly consequences.

“MadS’” take on how the zombie apocalypse began is interesting, but its execution leaves something to be desired. The films one take gimmick, while impressive, serves as a detriment to its overall pacing and tension. If anything, this style only showcases a massive amount of noise with no real meat to the script. It reminds me of a theme park ride - full of crazy emotional ups and downs, but no context. By the end, I was wondering what the point was.

Sciatic Nerve Pain: Are You

Tired of

Solutions

That Only Get Short Term Relief? (And How To Get Rid Of It For Good)

Do you enjoy keeping active, getting outdoors, and spending time with friends and family - but you’re often held back because of regular episodes of back pain or sciatica that gets so bad it prevents you from sitting, walking, or doing other everyday activities?

You may find it hard to focus on enjoying those around you because you’re distracted by your pain. You have likely already tried chiropractic, massage, stretching, and exercise, but the difficulty is knowing which things will help and which won’t. This can be frustrating because it seems unpredictable.

Some sciatica is caused by muscular weakness and restriction, while others can be caused by stiff joints. Ultimately, certain exercises may help, but make other types worse. To best help you, I’ve compiled a list of tips that will help anyone regardless of the type to reduce daily pain.

Most people with sciatica and back pain just want to know if there’s a solution that actually lasts. Solutions that used to work, don’t work any longer. Eventually you find yourself in a rabbit hole, searching high and low for solutions that hopefully help you avoid surgery.

One of my patients, Marian, had tried everything above on top of back surgery, unspecialized physical therapy, pain management, spinal injections, spinal electrostimulation, acupuncture, and dietary analysis. Marian told me, “When you go through this, you learn how many things you can no longer do if you can’t stand or walk.”

You don’t have to choose between surgery and giving up the activities that you love.

Sciatica is so common because many of the solutions out there just take the area that hurts into consideration. The reality is your body works as a unit, and issues in one place can cause pain in another.

The real issue, which has been proven time and again in the best research, is that the body has developed compensation patterns in order to protect itself. These patterns are hardwired into the brain and will continue to persist unless they are fixed.

This pattern is what CAUSES the tight muscles and the stiff joints. These tight muscles and stiff joints eventually start to pinch on nerves, causing sciatica and back pain. Therefore, correcting the pattern is the way to target the true root cause. No matter how long you’ve suffered, you can still get your life back. No surgery. No pills.

6 Reasons Why Your Sciatica Pain May Be Lasting Longer Than It Should:

1. You tried looking up exercises to do on your own. But with many “causes,” it’s difficult to figure out which exercises are right for you. This is why some exercises can seem to make it better, but some make it much worse.

2. You tried a few relaxing massages and it felt good for a few days but then it came back.

3. You tried chiropractic care and it eased a bit, but the nagging sensation is still there.

4. You tried waiting for it to go away on its own. That didn’t work…

5. You went to the doctor’s office, and they gave you pain meds or nerve medication to numb the pain.

They told you to come back in 6 weeks if it didn’t work.

6. You went to a physical therapist who put you on the same exercises everyone else with sciatica and back pain gets…then they left you with an assistant who only half watched your technique.

Why What You’ve Tried Hasn’t Worked

If any of these things have happened to you, unfortunately, it’s common. The issue with a lot of these methods is that they focus on addressing the symptoms, not the root cause.

What To Avoid

Here are 3 things that can make your sciatica and back pain worse.

Stretching - especially your hamstrings : If you’ve been stretching to fix your pain and it hasn’t worked yet, it likely won’t. More often than not, sciatica and back pain has come up because of tight muscles. But muscles are not smart, they only tighten when the brain tells them to for a reason. Stretching will relieve them for a little bit, but it will come back unless the reason is fixed.

Crossing Your Legs: Avoid crossing your legs at all costs. This can cause stretching in the back of your hip which compresses the sciatic nerve and puts pressure on your spine. It also causes twisting in your hips and pelvis which can put stress on the nerves in your back.

Resting: Certain activities right now might make your sciatica and back pain worse, but that doesn’t mean you should restrict all of your movements. If certain things are painful, like walking, lifting, sitting, it’s important to find the root cause so you can start moving properly and stay active.

How to Fix Sciatica and Back Pain for the Long Term

So many of the “solutions” out there only provide temporary relief because they’re not targeting the root cause. And without getting to the source of the problem, sciatica pain will continue to return because the cause was never addressed.

Marian learned this the hard way with a surgery that didn’t work. Unfortunately, a lot of people do. After addressing the root cause, Marian says, “I’m back to walking 3-4 miles a day; I can lift and hold my grandbabies; I can go to parties without having to sit in a corner; I can go shopping again.” The only thing she’d change? Finding a specialist to help her address the root cause sooner. “I could have avoided a lot of doctors’ appointments and needless and expensive treatments, not to mention losing a couple of years to my other attempts.”

SPECIALIZING IN FAMILY REUNIONS & HOLIDAY GETAWAYS

Along the banks of the Colorado River and nestled between surrounding majestic mountains, emerges the picturesque destination named for gaming pioneer Don Laughlin. Founded in 1966, Don Laughlin’s Riverside Resort Hotel & Casino in Laughlin, Nevada, is the town’s first and only family owned and operated resort. This is Nevada style gaming in a small town atmosphere.

“My grandfather, Don Laughlin, always enjoyed having a variety of gaming and non-gaming activities so no one is left out of the fun,” said Matt Laughlin, Don Laughlin’s grandson and the Riverside Resort Chief Operating Officer. “If you are interested in table games, we have blackjack, craps, roulette, Three Card Poker, Deuces Wild, Ultimate Texas Hold ’em, Let it Ride, Mississippi Stud, Face Up Pai Gow and more.”

For slot lovers, there are many variations of Buffalo machines, wheel of fortune, lightning links, Blazing 7’s, plus video poker and four card keno. Riverside is also known for their Poker Room and Bingo Paradise.

For those not feeling competitive on the casino floor, there is a 34-lane bowling center, 6-plex movie theater, salon and day spa, USS Riverside boat tour, classic car collection, Don’s Celebrity Theatre indoor showroom, plus two beautiful pools overlooking the river including our south tower adult pool and bar. “We have something for everyone,” Laughlin said.

Although gaming is one of the biggest draws for many guests, it’s only one of many activities during a stay at the Riverside Resort Hotel and Casino. Cool off in the water

at the South Tower adults-only pool and bar, overlooking the scenic Colorado River. For visitors with children, check out the north tower family-friendly pool.

Looking for another way to spend some time outdoors?

Set sail on the USS Riverside, the resort’s cruise boat that takes guests under the Laughlin Bridge up to Davis Dam. Guests can feel the wind on the shaded outdoor upper deck or check out the views from the climate-controlled lower deck. Listen to the narrated history of the Colorado River while cruising during a sunset.

For those more comfortable in indoor climates, there are plenty of entertainment options to choose from.

Pick up a ball and try a game of bowling at the Riverside Lanes Bowling Center. For fun-for-the-whole-family, check out the resort’s Laser Tag Center. Kids and adults alike will get their heart rate up and have a great time trying to score points for their team.

Don’s Celebrity Theatre never disappoints with weekly entertainment. From Collin Raye to the Bronx Wanderers to Crystal Gayle to Queen Nation or The Nutcracker Ballet, there is a show for everyone.

The Prime Rib Room on the River says it all. Prime Rib and Laughlin go hand in hand plus this restaurant features amazing sunset views.
