TEPPING into the showroom of Seawind is like taking a walk down memory lane. The old photographs and articles narrating the business history of the Anflocor Group of Companies are posted on the walls of the corridor.

With each step inside, one is brought from the past up to the present time, and once the visitor reaches the inner portion of the showroom there lie the scale model and the model units of Seawind, the medium-rise condominium project of homegrown developer Damosa Land Inc. (DLI).

DLI, the real property arm of the Floirendo-owned An-

flocor Group of Companies, opened the showroom and a customer lounge to give clienteles a glimpse of Seawind, the latest of the firm’s development in Davao City with a touch of class.

Following Anflocor’s long-time reputation of offering and building excellent products, Seawind is envisioned to provide residents with quality living in an urban setting.

HEN Damosa Land Inc. (DLI) decided to venture into condominium development in Seawind, the company is not only building your ordinary residential project. It is putting up a complete community.

For Seawind is a mixeduse development to rise on a 2.7-hectare lot in Barangay Sasa that is envisioned to become a complete community since, aside from residential,

it also boasts of a commercial component that will give homeowners access to establishments for their daily requirements.

“It’s very conducive for families. We’re putting up a brand new commercial strip in front of the development,” says DLI vice president-residential Ricardo “Cary” Floirendo Lagdameo said during the blessing of the Seawind’s customer lounge and showroom at the Damo-

sa Market Basket very recently.

Just in front of the six-building residential area is the two-storey commercial complex of Seawind. Aside from this, there will also be open space and a swimming pool.

Other amenities include a basketball court, clubhouse and parking spaces as the developer promised to come up with a spacious development in the area, complete

also with ponds for the homeowners to spend their leisure time. Only 27 percent of the total 2.7 area will be developed for residential area.

DLI is investing over P2 billion for Seawind, the firm’s first condominium project after the success of the 7-7-hectare Damosa Fairlane.

Rody thanks Floirendos for real estate venture

HE booming real estate industry has greatly contributed to the economic development of Davao City, and Mayor Rodrigo R. Duterte has expressed his gratitude to developers like the Floirendos for their contribution to this growth.

“They are investing and I’m happy for them,” Duterte said in an interview Thursday afternoon at the University of the Philippines Mindanao in Tugnok, Mintal.

Duterte said he is glad with the new business venture of the Anflocor Group of Companies in real estate thru its real property arm Damosa Land Inc. (DLI).

T h e Floirendo family’s

recent investment in real estate, Duterte said, is an indication there is big market in the city.

“This means that the lives of the people are also improving because many people buy properties,” Duterte said.

Damosa Land Inc. recently opened its showroom and customer lounge for Seawind, the company’s first condominium development set to rise on a 2.7-hectare lot in Barangay Sasa.

The company is investing over P2 billion for Seawind, a mixed-use development that is envisioned to become a complete community and to transform Sasa into a new growth area in Davao.

The project, aside from the residential, also boasts of a commercial component. The residential is composed of six buildings while the commercial complex is a two-storey structure.

Duterte said aside from Davao residents, there are also people outside of city who are buying property here.

The real estate business provides jobs to people especially on the skilled workers related to construction, according to the mayor.

Seawind will include six buildings, three of which will have seven stories while the other three will have eight.

Only a quarter of the property will be developed, dedicating the rest of the area for road networks and amenities such as clubhouse and open spaces for leisurely activities.

Situated in Sasa, Davao City, this first venture of Damosa Land into vertical developments will have an unobstructed view of the Davao Gulf and Samal Island.

The buildings are strategically designed to maximize airflow as well as sunlight to minimize the use of lights in the hallway, thus reducing electricity consumption. The design, likewise, allows for 8 to 10 units for each wing in every level to maintain a level of privacy for the residents.

HE significance of today’s launch of Seawind Condominium in Sasa, within the Buhangin District in Davao City cannot be gainsaid.

No wonder business leaders, local government officials, and keen observers of the contemporary scene tend to rhapsodize the event, even equating it with portents of better times to come.

Proof of booming economy “Seawind is another validation that Davao’s economy is booming, as migrants, investors, tourists, and even returning overseas Filipino workers (OFWs) are flocking to the city to invest in and experience the fun and frolic that the place has to offer, or make Davao their new home,” enthused Domingo Ang, proprietor of Marina Tuna and chairman of the PhilExporters Confederation-Davao.

“What remains now is for us to see to it that we have inclusive growth and foreign direct investment will keep on coming to sustain the boom,” Doming said.

“I believe that one way of attracting more capital from outside, specially FDI, is to make Sasa Port, Davao City’s longtime gem in shipping, a world-class facility comparable to Singapore, so that we can make it an international transshipment hub,” he added.

Doming, whose family pioneered the country’s tuna industry, argued that this is doable as the city is in the heart of the Pacific area and its port is within the secured waters of Davao Gulf .

“On top of this, we must offer competitive labor wages and maintain a stable industrial peace, which are ideal ingredients that can easily make us the next Singapore or Shenzhen in this part of the world,” he added.

Fairlane track record “Although a new player in the industry, the Floirendo Group’s Fairlane residential development in Barangay Angliongto is proof that they could compete well not only in the low to medium cost, but also in high value residential sector,” commented architect Daniel T. Lim, past president and current executive vice president of the Davao City Chamber of Commerce who manages his own architectural and construction company.

Seawind is a project with a residential and commercial component and is composed of six buildings. The first three buildings will have 165 units each while the next three will have 192 units apiece. The turnover of the first building will be in December of 2016.

During the blessing of the showroom and customer lounge very recently, Lagdameo was happy to announce that the first two towers of the mixed-use development have been sold out.

Damosa Land is now in the process of acquiring buildings permits, and Lagdameo said they hope to start the vertical works in the next few months.

“We’ve already started the land preparation, but right now we’re in the process of obtaining our building permits,” says Lagdameo. “So once we get them, we’ll start building the first tower immediately.”

The location of Seawind is very ideal. It is just near the major commercial and business developments and the Davao International Airport.

The place just also a walking distance from the Samal Island ferry.

“The property is elevated from the highway, to have a clear view of the Samal Island. Plus the way we develop, or the way we’re planning for the whole project. It will have open space and size of the pool very gener-

ous,” Lagdameo said.

“It’s very conducive for families,” he added of Seawind, whose amenities include a basketball court and a clubhouse.

Seawind will have three kinds of units, with 90 percent of the project devoted to a two-bedroom unit that has a living space of 36.88 square meters and to be sold initially at P1.6 million.

Five percent will be three-bedroom units at 72 square meters and sold roughly at P3 million and the remaining portion will have two level units with 67 to 68 square meters each level with a floor area of 37.12 square meters.

DLI will also construct a new commercial strip in front of the development. The commercial complex will house fast food restaurants, a convenience store and function rooms.

Lagdameo said being homegrown is always an advantage.

“But, there’s always the flip side to that,” he quickly adds. “You always have to constantly deliver an excellent product, and if you don’t hit that then people will start comparing you with other developers.”

In Seawind, Damosa Land Inc. is building one excellent project that will change the landscape in Sasa and transform the place into the next growth area in Davao City.
