At street level, the public spaces extend through the center of the site, providing direct pedestrian paths between the waterfront and a new Silver Line Station to better connect the surrounding neighborhoods to opportunities for advancement.

Avondale Town Center Community Builders

This project transforms Avondale’s central core— replacing an obsolete, underutilized retail strip with a walkable neighborhood center.

The new mixed-use, multifamily development offers the first new grocery store in Avondale in more than eight years. Amenity rich programming includes commercial space, including a health center, grocery store, cafes, and other retail/office space. Supported by a $29.5 million Choice Neighborhoods grant, the center is the third and final phase of a five-year long neighborhood transformation.

The pedestrian-oriented, urban design places the buildings and ground-floor retail at the sidewalk fronting a new street-scape along a high-traffic corridor. The urban design carefully integrates an active, historic church into the middle of the site, creating new green space to place the church in a “park like” setting. The development incorporates sustainable design and is LEED Certified.

UC Health determined that the New Avondale Center North Building was a desirable location to partner to continue their mission to reach an under-served population.

Services provided include internal medicine, prenatal care, psychiatry, satellite pharmacy and community-based education.

Bridge Park Crawford Hoying

Sitting on the east bank of the Scioto River in downtown Dublin, Ohio, the design provides an interesting, walkable setting for urban lifestyles that places value on human scale and a diverse range of experiences.

The completed phases of the development include an AC Hotel by Marriott, event center, office buildings, retail storefronts, restaurants, housing units and structured parking. Each building has a unique character expressed through a variety of material finishes and details, particularly at the pedestrian street level.

Pedestrian bridges are open to the outside and connect the garages to the residential buildings. These bridges create a feeling of connectivity with the street environment.

Generous green space along with specialty paving, casual seating opportunities, outdoor dining and other flexible event spaces are incorporated to create interesting and visually pleasing connections between streets.

1200 Normandy Place Navy Yard Ensemble Real Estate Investments & Mosaic Development Partners

The development replaces a large open field that has sat vacant for many years, despite the Navy Yard continuing to accelerate its ambitious development program. The prewar chapel at the corner of the block will be preserved and will become the anchor for a planned green space.

Designed to bring residents back to the area, the vibrant design offers modern amenities in a walkable neighborhood district.

Greenspace and pedestrian activation is prioritized with garden spaces and wide sidewalks, fronted with attractive floor-to-ceiling windows. The new street will also make the surrounding area more accessible.

Harvard University Enterprise Research Campus Tishman Speyer Transforming an underutilized site into a vibrant mixed-use neighborhood.

The campus is envisioned as an inclusive center for invention, collaboration, and entrepreneurship, bringing together partners from across Greater Boston and beyond.

The development will broaden Harvard's teaching and research mission, as well as the University’s ability to convene and take part in an innovation ecosystem focused on discovery, disease treatment, and impact.

Designed to be a hub of interdisciplinary research, the urban environment welcomes pedestrians with open green space, ground-level retail and public art installations. The project is envisioned as a pedestrian-focused urban district, designed to nurture and inspire creativity.

Norfolk Redevelopment and Housing Authority St Paul's Choice Neighborhoods Initiative Transformation Building a vibrant and diverse community of the future.

Located along the prominent St. Paul’s Boulevard, the design responds to its context and serves as a gateway into the St. Paul’s Transformation area. The aesthetic and scale evolves as you move east along the development to address a residential context on its eastern frontage. The pedestrian-friendly street grid gives way to a mix of town homes, affordable housing, and multi-family buildings, providing 150 new units.

The retail, plaza, and incubator/learning spaces, along the ground floor, are intended to activate the street, creating a contemporary, amenity-filled town center enjoyed by residents and neighboring communities alike.

Columbus Commons and Highpoint Apartments Columbus Downtown Development Corporation Designed to be a focal point of community gathering and growth, the Columbus Commons Park is a bustling hub of activity.

This remarkable downtown Columbus redevelopment, once home to an urban mall, now boasts 6 acres of grand lawns, walking paths, and 12 stunning gardens designed atop a very active underground parking garage. Anchored by two six-story retail/residential mixed use buildings that form a gateway from the busy downtown street to the Columbus Commons oasis.

On any given day, the Commons is alive with events and activities, from the summer music series in the iconic pavilion to the weekly farmer’s market, fitness classes, outdoor art gallery, and more.

The urban renewal of the East Franklinton neighborhood embodies the artistic, industrial spirit of the surrounding community.

Designed to elevate the creative culture of East Franklinton, the River and Rich mixed use development ignites the commuter neighborhood with places to work and live. The 155,000 SF development includes ground-level retail and flexible units that open to the street, giving local artists an opportunity to open galleries to the public.

Each of the 200 residential units are designed to incorporate large windows and industrial balconies that help activate social activity from the street.

Bold colors and natural materials blend the adjacent Scioto River and Greenways with the neighboring industrial warehouses and urban charm.

SUNY Downstate Health Sciences University Medical Center Facilities Master Plan

Providing an all inclusive, state-of-the-art learning, working, and living campus focused on training tomorrow’s health professionals.

As the only academic medical center in Brooklyn, SUNY Downstate is an urban campus challenged by many issues brought on by their dense setting and incremental facility improvements over it’s long history. The design team studied multiple blocks and facilities to develop a roadmap to merge the Downstate Medical Center with the surrounding community and create a vibrant living/learning campus and comprehensive care destination.

Oak Street Health Community Clinics

Patient-centered primary care for people with Medicare, delivered through a combination of neighborhood clinics, outreach programs, and home care services.

Specializing in providing care for adults and seniors in underserved areas, Oak Street clinics focus on preventative care that strives to keep patients healthy and out of the hospital. The design team is working with Oak Street to advance their clinic models and incorporate intentionally welcoming and thoughtful spaces—the kind of environment patients don't mind visiting often and where they might even stay to play bingo with friends, listen to an educational event about nutrition, and learn to use social media. This is accomplished through community rooms that are at the core of the clinic design.

University Hospitals Rainbow Babies & Children's Ahuja Center for Women & Children Providing critical health resources to vulnerable infants and mothers with a holistic continuum of care.

To address high infant mortality rates and lack of convenient healthcare in the Hough Neighborhood on Cleveland’s east side, University Hospitals sought to improve health outcomes for residents, by providing women and children with accessible and high-quality care. The design supports a team-based care model, improving patient outcomes by co-locating typically separate health departments, streamlining the caregiver workflow, and fostering care collaboration.

One year after opening, the clinic’s patient volume doubled from the initial projection, demonstrating its value to the community— in the services it provides and population it serves.

Designed to promote outdoor access, the green roof terrace contains entirely native seed and pollinator friendly species.

Accessibility is prioritized throughout, with bike racks for cyclists, large sidewalks for pedestrians, and an adjacent bus stop. Patients also have access to nature with expansive views of the outdoors, and a green roof for moments of respite.

While creating the interior spaces, the team focused on ensuring that all who enter the facility experience an environment of wellbeing, comfort, and safety reflective of the state-of-the-art care being provided.

Friend Health Woodlawn Family Health & Wellness Center

Starting from a master plan and conceptual design that would enable the community to “reach new heights”, the motto would inform the building selection and final exterior design.

Virtually indistinguishable from new construction, the Friend Health Woodlawn Center demonstrates the adaptive reuse potential of overlooked buildings and their ability to establish health equity in medically underserved areas.

Standing as a vibrant model for accessible, community-based healthcare, the one-stop center houses a wide range of integrated health and wellness services that are often dispersed among independent facilities.

The west entrance features a covered entranceway for convenient patient drop-off and entry from the parking area.

University of Illinois Health Mile Square Health Center

Providing urgent and primary care services to an under-served and at-risk community.

Located in the heart of the Illinois Medical District and at the fringe of the University’s West Campus, the building was placed in the master plan to act as a gateway to the medical campus and bridge to the community. The design is sensitive to the fabric of the urban campus, prioritizing human scale entry-points that create an approachable experience. Flexible and open-plan clinical spaces were prioritized to enable long-term operational agility. Open green spaces offer moments of respite for patients and caregivers alike.
