MARKET UPDATE

June 2025 to August 2025

QUARTERLY MARKET UPDATE

C OOLUM BEACH

Ideally located almost exactly halfway between Mooloolaba and Noosa and offering a plethora of stunning national parks, pristine beaches and a chilled café culture, Coolum Beach offers the perfect location for those chasing the iconic Coastal lifestyle.

Known for having a more relaxed vibe than its busier neighbours, this surfing and golfing mecca still offers great shopping, public transport, and a choice of quality schools, while still retaining its laid-back Coastal village feel. Not surprisingly, Coolum is very popular with families, which make up nearly 59 percent of the population. Downsizers and singles make up over 21 percent of residents in the area.

With nature’s playground on your doorstep, Coolum is home to an amazing boardwalk, with an easy stroll along the coastline above the headland, perfect at sunrise or sunset. Plus, you can’t consider yourself a local until you have climbed the iconic Mt Coolum, and there are plenty of great bikeways and picnic spots to keep the family healthy and entertained.

Standalone homes make up the majority of the property market in Coolum Beach, with under a third of housing being apartments or townhouses. While smaller, boutique-style apartment buildings are becoming more popular in this area, separate homes are still fetching a premium price, especially those with ocean views.

The Sunshine Coast airport is just a ten-minute drive from Coolum, while the Sunshine Motorway and Yandina Coolum Road provide great accessibility to the rest of the Coast and Brisbane.
