Loving life on the lake

Susan’s knowledge of the region and its unique properties make her the go-to for buyers and sellers at every price point. “I have two specialties, lake houses and farms or ranch homes with acreage,” she says. “About half of the homes on the lake are full-time residences. On this lake, there are lease lots, so you need a local agent who understands how lease lots work, how they still increase in value, and that you can still build on them like anything else. Homes have increased in value 300 percent here in the last 10 years, and we have a lot of buyers coming in from out of the area.”

When it comes to properties with acreage, Susan understands what buyers want and what sellers need to highlight. “The number one thing that sells a farm or ranch is not the home,” she explains, “it’s

pictures of the shop, water on the property, the land itself, and mineral rights. People plan to be outside with their animals and equipment working, so they want to know what assets go with the land. I do professional and drone photography to accent the outside features like ponds, fencing, shops and the acreage itself.”

Friends had a log house on an acre with a large workshop in town that had been languishing on the market. Susan took over the listing and had professional photos done featuring the fully heated and cooled 2,000-square-foot shop. “The first people who looked at it bought it because I accented the outside features and put the house last. On the lake, it’s different. The focus is on access to the water, the house and its views.”

With her faith-based values and heart of service, Susan is quick to put her clients at ease and establish trust. She puts into practice her favorite Bible quote from Galations 6:10: “Do good unto all men, but especially unto the household of faith.”

“When you have that philosophy, it means being

service oriented,” she says. “One of the unique things I do that I believe is the secret to my success is I pray for my buyers and sellers. The most important and valuable investment in life is a home. My job is to get the buyer and seller where they need to be, and when you help people, they want to share and recommend you.”

Susan receives many heartfelt expressions of gratitude from her clients. An investor who has bought nine homes with Susan said: “She has high ethical standards, knows the local market well, and once owned and managed rentals herself, so she has been an excellent resource for us as we’ve built our rental home business in Cherokee County.”

An outdoor enthusiast herself, Susan loves to fish, which she does almost daily off the end of her own dock. She and her husband David are both tireless supporters of their church community and served as co-facilitators for Divorce Care at their local church for 7 years as well as having led a deaf ministry previously for 11 years. After authoring a book called The Promised Land: How Doing Your Homework In Your Wilderness Leads To Healthy, Lasting Relationships, Susan was invited by the women of 173rd Airborne to speak to them in Vicenza, Italy. “They used the book for a Bible study class and said they wanted me to know what it had done in their lives. They sponsored both my husband and me to come, and it was the trip of a lifetime. But the high-light was that luncheon when the ladies shared what the book had meant to them.”
