Values-Based Selling: What It Really Takes To Influence Human Behavior...

T

he purpose of this article is to stimulate your thinking about what really influences human behavior and, if it’s not working, to get you to think beyond your current approach to building long-term business relationships.

There are three ways to influence human behavior. The most common and least powerful way is by addressing needs. More, but not the most, powerful are wants. And, by far, the most effective way to influence human behavior is through core values. Values-Based Selling is the key to deliberately getting people emotionally involved and creating trust. Don’t confuse “values-based” selling with “value-added” marketing.

I am not suggesting that you ignore needs; however, we no longer live in a needs-oriented society. Why are needs the least powerful way to influence human behavior?

Needs are tied to “shoulds”. For instance, take statements like “I should save money”; “I should make more investments”; “I should make better decisions”; “I should get a financial plan”; or “I should have more discipline”. The key to guiding people toward smart choices is to get them to want to.

Tangible wants are a step in the right direction. Tangible wants, such as early retirement, vacation homes, good schools for the kids, new car, estate protection, travel, and other goals are incentives to seek advice. But, in truth, even wants don’t have the emotional pull that values do. Values are intangible feelings. Intangible, pure, undiluted feelings like love, pride, security, freedom, making a difference, independence, accomplishment, self worth, and so forth are key factors in influencing behavior. Values illuminate people’s emotional motives so clearly, they must take action ... for their own reasons. Needs have the power to illuminate emotional motives as much as the penlight on your key ring, while wants work like your average flashlight.

Values, however, illuminate emotional motives like a row of halogen high-beams on the front of a Mercedes on the Autobahn. Your prospects and clients are most likely to take action on your ideas when they feel a strong emotional connection to them. Your job is to illuminate their emotions so they fully understand the relationship between smart decisions and fulfilling their life values.

Your job isn’t to be a traditional sales person and sell the “old school” way.

Everyone has a unique “values hierarchy”. Just like 8

fingerprints, no two values hierarchies are alike. When you stimulate a conversation with current and prospective clients about their values (what is truly important to them), they will become emotionally involved, you can touch on their ranking of values, understand them at a deeper level, and you can dramatically shorten the time it takes to gain their trust. Emotional involvement and trust are two critical elements in creating profitable client relationships.

Without realizing it, you project your own values when you promote yourself. How do you feel when people project their values on you? Do you like it? Are you anxious to do business with people who project their values on you? You can’t get people emotionally motivated when discussing your values. You do it by talking about their values. The first logical question to ask yourself is, “How do I get people to talk about what is important to them (their values)?”

Then, ask yourself, “How do I use that information in a positive way? How does this create trust?” Listen for words and phrases like freedom, control, satisfaction, making a difference, independence, feel really good, pride, achievement, contribution, oneness with God, etc. These are indicators that you are on the right track, because they represent values. And values are emotional and they create positive emotional feelings in the person you are speaking with. The thing to remember is that when needs-oriented planning leaves your client flat, try focusing on your clients values instead. Needs simply don’t have the emotional punch to influence human behavior.

Remember, the least effective approach is to try to satisfy client needs. A better approach is to help clients get what they want and desire. The most effective sales professionals help clients fulfill their values in life. Differentiate yourself! Don’t be a traditional salesperson, become a Trusted Sales Professional.

“I was employed by Sony music and their clients who were looking for set designers to help produce TV commercials, music videos and live performance events,” Nicolas explains. “We built custom scenery and lighting packages and managed entire campaigns for the talent.

How Business Women Who Are Positive Thinkers Win

T

hink back. Who inspired you on your path to leadership? We are all inspired by someone, somewhere, along the way in our career. It could have been a parent, grandparent, boss, friend or someone we just read about.

Before you go to work, or on your way, take a few minutes to meditate on what you want to accomplish during the day. How will you do it? What is the best end result in your mind?

Then see it. Feel it. Do it.

Regardless, they did or said something that motivated us to attempt to achieve more and dream bigger. Aren’t you thankful?

When you look at the source of your inspiration, I believe you’ll find someone who was positive at heart.

Someone who never talked about how hard life was and how difficult the journey would be, but instead they were the kind of person who demonstrated positive thinking.

How do I know?

It is because dull, ordinary thinking never inspires us. Neither does thinking that drags us through the mud of all that go wrong and all that is bad in the world inspire us. As you lead people, whether it be children or employees or managers, remember that what you think is what you get. If you are to inspire people to greatness, you must think greatly yourself. This can only be done through positive thinking.

As Ann Moore, Chairman and CEO of Time, Inc said in a recent speech at the 7th annual Wharton Women In Business Conference, “All behavior emanates from the top and reverberates down the organization to the lowest level.”

Positive thinkers win!

So, if you realize that positive thinking inspires and you realize that inspiration is what leads to achieving success, then how do you keep negative thinking from invading your space?

Mark Victor Hanson, a great motivational speaker, once said “If you hear that negative voice trying to stop you, just visualize putting a big red X through it.”

You’ll feel the positive momentum the rest of the day.

orie Kapaun and Jody Davis share roots that run deep in Orange County. These award-winning Realtors® at RE/MAX TerraSol are also wives, mothers and grandmothers who are personally invested in the community where they and their families live, work and play.

At only 18 years old, an ambitious Lorie began her career with Verizon and earned her bachelor’s degree in business management while working. By the time she retired from the company in 2010, she had risen to the role of director of operations, managing over 1000 employees and

travelling extensively. With a whole career already behind her, Lorie was still young, energetic and driven. She had always wanted to own her own business, so she merged her long-time interest in real estate with her considerable skills, and fearlessly began a second career.

Jody married and began her own family early. Real estate provided her with the perfect opportunity to balance the demands of her family life, and a rewarding career that leveraged her creativity and desire to have a meaningful impact on people’s lives. When her husband was offered a lucrative opportunity in Las Vegas, the family relocated and Jody obtained her license there. “We are like left brain, right brain,” Lorie says. “As a result, we work together really well. One of the things I love about Jody is that our styles are completely different – even the style of homes we like. She is artistic and has a lot of real estate experience. She’s also a talented home stager. I think I’m more financial and business savvy and more black and white about things. I’m very high on customer service. All of our clients get both of us, which means together we have something to appeal to just about everybody.”

“I think we have an attractive presence to people,” Jody observes. “We make it a point to do things together and be visible in the community, whether we’re doing open houses, seller presentations or networking. I was already a strong negotiator when I met Lorie, but she is also a great negotiator who has taught me a lot. Her business knowledge combined with my 15 years of industry experience is a great blend. I’ve gone through two financial crashes in this business, and perseverance is one of my strongest traits. Lorie cites a recent example of a client who called about a listing. “The call went to Jody. She was with a client, so she texted me to return the call. “We don’t look at our clients in terms of a dollar value,” Jody says. “We treat all clients equally and build relationships that continue long after the sale.”

Exercise Emotional Control...

W

hat causes an emotional overreaction? It’s generally prompted by the speaker himself or by something he or she says. For instance, going to an elegant party dressed like a bum might influence the hosts negatively. On the other hand, wearing a high-powered, Wall Street-like suit might put a rural businessperson on the defensive against a supposedly not-to-be- trusted city slicker.

Severe emotional overreaction can also be caused by loaded topics, such as ethnic, racial, religious, or political references.

Differences in values, beliefs, attitudes, education, speed of delivery, image, and a host of other factors can cause a disruption in communication.

So, as listeners, we tend to tune out when we see or hear something we don’t like. As a result, we often miss the true substance of what’s being said.

When your emotional reaction begins, you’ll have an almost irresistible tendency to interrupt, to butt in, and to argue.

You may feel your pulse speed up, your breathing become more rapid, or your face become flushed. You may lose your train of thought. Once you recognize this negative emotional reaction, you can redirect it with the following techniques:

First, pause to delay your response or reaction. It’s the triedand-true approach of counting to ten, or taking in some long, deep breaths. These can really work to calm you down.

A second calming technique: Think about what you have in common with the speaker, rather than focusing on your differences. Maybe you don’t disagree with the person’s motivations-such as raising more money for the school. You just don’t agree with her solutions.

And third, imagine yourself calm and relaxed. Think of a time in your past when you were laid-back, on top of the world, and feeling incredibly great. Visualize that experience as vividly as you can When you exercise emotional control, you’ll find that active listening is no longer a struggle.

family name that has been trusted in Orange County for 57 years. To expand on that takes a lot of hard work and sacrifice. Trust, effort, knowledge, experience and availability – these are the qualities I strive for every day.”

Joel’s retired grandfather is remembered as a wellrespected dentist/oral surgeon and Anaheim city councilman. His father, Paul, is the founder of Paul Kott Realtors, a household name in Anaheim for 40-plus years.

With nearly a decade of his own experience in real estate, Joel says, “This is what I was born to do. I respect my

While considering a career in law, Joel obtained his real estate license. “My dad never pushed us into real estate growing up,” he says. “He wanted us to know about brokerage and investing, but we could choose our own path.”

Putting his Name on It Joel was welcomed into the family business but expected to make his own way. “My dad and I have an excellent relationship, and we are very close. He instilled in me that if I wanted to sell real estate, I would have to go out and get the business for myself.”

In only a few months, Joel realized that real estate was the career he was passionate about, and he applied himself to taking all he had learned under his father’s tutelage and building a name and reputation for himself in keeping with the Kott family tradition.

Joel’s first transaction was with a friend. That experience had a profound impact on the way Joel viewed himself and his role as a Realtor®. “My first deal was very familyfriendly and got me really excited. My clients were about my age and brought their parents along to look at property.

The experience made it easy to be an integral part of their “family” and assisting them in doing something really special to fulfill their dream.”

The Kott family roots run deep, and Joel continues to nurture the family soil. “My grandfather is a WWII veteran who was just given the French Medal of Honor for helping to liberate France. I respect the things my dad and grandfather have done and sacrificed to put our family in this situation. Despite the advantage of the initial groundwork being laid for my career, I’m the kind of person who has to go out and earn things for myself. I feel blessed for these opportunities, but also recognize all things of value require hard work. I’m building on a foundation my family has provided, and am determined to keep it going.”

The MacGyver of Real Estate “We’ve become the “Swiss Army Knife” of real estate,” Joel says. From residential to investment to commercial properties, Joel and his established team of professional

partners have the expertise and resources to close the deal.

They will go above and beyond the ordinary, even working with attorneys and government officials to help clients achieve their goals. “We understand the political side, as well, and sometimes have to get involved with the city to get things done. Recently, we have been working with the City of Anaheim in assisting our client to obtain a variance on an industrial property in order to make it available for purchase or lease.”

According to Joel, he doesn’t just sell real estate, he solves problems and builds relationships. “It’s kind of like going to a hotel concierge and saying, ‘I’m new to this city – where do I go?’ I’m here to provide service beyond just real estate, to help families settle into their new home and find the right schools, doctors, restaurants, entertainment – everything they need to feel like part of the community.”

Honing the skills that make such extraordinary service possible requires constant training. The culture at Paul Kott Realtors is one of support and encouragement for its agents and staff members. Every Monday, training classes are provided to keep everyone up-to-date on new industry rules and market changes. Additionally, they have regular sales meetings for the residential and commercial divisions to receive timely and relevant information that is instrumental for their customer and client care.

As a young professional, Joel contributes by giving seminars on technology. “We’re a good hybrid of old and new,” he says. “Some things are better old school, and some things are better new school. Using technology isn’t necessarily about being quick, but about providing better service. If a client is out of the state or country, we can do the whole transaction electronically. You couldn’t do that 20 years ago. But technology is never a shortcut for competent service.”

Continuing the Tradition Joel and his wife, Ally, just celebrated their first wedding anniversary. “I married a wonderful woman. We fit together to make each other’s lives and work successful.”

Ally recently left her demanding music industry career to join Joel in real estate.

Joel describes some of the relationships that make up his Kott real estate family: his “real estate grandmas,” twin escrow officers who wore the same clothing every day and always gave him a lollipop; his parents, who rewarded him and his sister for helping them clean the office on Sunday evenings with a trip to Norm’s diner; his “office uncle,” the office manager who used to let him do pull-ups on his arm when he was a boy, and whose wife helped Joel and Ally book their honeymoon last year. These and many others are the real people behind the Kott family name; people who have all contributed to the Kott tradition.

Most of all, Joel honors his family’s collective commitment to “creating relationships with people. I would love to keep this sign and name and build on what’s already there. One of the things I value most is longevity. To me, success isn’t about how much money you make. It’s about being part of a community and having a sense of success together.”

As a branch manager at Benchmark Mortgage, Cory DePass has crafted a team and systems designed to guide clients to their financial goals in a seamless and transparent way, ensuring the success of both home buyers and real estate partners with detail-minded precision.

When Cory and his team made the move to Benchmark this year, it was to “maximize the experience that clients and business partners have while doing business with us. We wanted to work with a company where clients weren’t just another number. Because my team is 100 percent referral-based, we need to be able to perform and control every aspect of the customer experience.” A direct lender with big bank service capacity and a small company feel, Benchmark provides Cory with the perfect blend of mobility, speed and autonomy he needs to organize the ideal mortgage team. Cory’s team includes a loan processor, two production assistants and an underwriter, all of whom are in-house and dedicated exclusively to his production.

“At a lot of other companies, loan officers have to share a processor and underwriter with 10 other originators.

That’s why it takes so long to close an escrow. It’s about overloaded capacity and waiting in line behind whoever submitted their loan first.” Cory has the authority not only to prioritize his pipeline and push loans that are time-critical, but is also part of a corporate structure at Benchmark that allows him access to high-level decision makers when needed. “We’re small enough to have control of the relationships. When I need something, I can call the underwriting manager or the owner of the company directly. You don’t get that kind of human touch on a loan in a lot of other places.”

“I love taking somebody on the journey from point to point, helping them through the process of buying a home,” Cory says. “The journey you take with each client is totally individual. I’m a people person, and it’s exciting to me to see the properties and the OC market through each client’s perspective.”

Cory’s core business focus is on purchase transactions.

“I chose to work in the purchase market because this is my career for the long term. I get emotionally invested in the

And with that many people in the mix, the odds increase that miscommunications and mistakes will happen. This fact underscores the vital need for efficient and nimble lending operations.

“Our agility makes all the difference in the world,” Cory explains. “It doesn’t take a week of going back and forth to solve a problem, so we’re not putting our clients’ earnest money at risk or causing them to be charged late fees.”

With a reliable and consistent system in place, Cory is free to give his clients the individual attention they deserve and take the time to listen to their goals and concerns. “A lot of people don’t do that – they just write the preapproval letter and wait for the property to go into escrow. I like to meet with my clients face-to-face and go over their options with them, showing them what their payment is and why, and what their tax benefit is. I also do a market analysis to show them what interest rates have been doing over the past six months, 60 days, 30 days, and the last week, so they can

see how rates have fluctuated. I ask some tough questions, so I have an idea of who they are and can put them in the right loan for them.”

Once a client starts looking for property, Cory continues to communicate with them via email updates that are cobranded with the Realtor®, keeping the client informed about what the market is doing and where rates are heading. “This helps to solidify relationships with everybody involved,” he says.

Leading From the Front When you ask Cory what makes a good leader, he will tell you it is “leading from the front. A lot of leaders out there in my position are not as involved in the transaction as I am. They’ll take one phone call from the client and never talk to them again.”

In contrast, Cory is involved in every transaction from beginning to end, rolling up his sleeves and jumping in to support his team and his business partners. He is committed to growing business along with agents, both by giving their buyers referral-worthy service, and by adding value long after the transaction has closed.

“The majority of agents I work with say the one area they can improve in is follow-up. We have a co-branded, post-closing program that touches clients five times per year for five years. The Realtor® doesn’t have to do anything; it’s automatic. We send birthday and holiday cards and emails once a quarter that keep clients up-to-date on

market changes and the houses that have recently sold in their area.”

Cory says it’s not uncommon for an agent to do a great job, but then see a property listed with somebody else two years later because they haven’t talked to the client since they sold their home. “We’re trying to help eliminate that problem for our Realtors®. It helps the client too, since they stay in the know about the market.”

Cory’s post-closing service goes even further, as he takes responsibility for helping his clients manage their mortgage debt over the life of their loan. “I don’t like giving them debt and then not helping them manage it. Things change throughout people’s lives, and what made sense when they purchased may not make sense today.” He is ever vigilant about helping clients adjust to new circumstances and informing them about rate and program changes that could save them money.

Cory’s clients recognize and appreciate his extraordinary service, as demonstrated by the Eliant gold certification he received last year. Eliant is an independent survey company that measures customer satisfaction with a series of questions evaluating the service, communication and integrity exhibited by the loan officer. Cory also achieved President’s Club status with his previous company and ranked consistently every year in the top five out of 1000 originators.

“I’m very big on giving back,” he says. “I believe in order to keep it, you have to give it away. I do purchase business because I care about the client and feel like I’m helping someone. I’m willing to do whatever it takes to help a family qualify for a home. I get a lot of business from transactions that have fallen out of escrow because somebody heard I’m the guy who can get the loan done.

This doesn’t feel like a job to me – it’s more like a shared journey.”

With more than a decade in the industry, Cory is still a young professional, with the energy and enthusiasm to continue learning and growing with his business partners.

He is also generous with his time and resources in the community, where he serves on the board of directors for California Youth Services, a non-profit organization that provides programs and services for at-risk teens in Orange County.

Being An Extraordinary Leader Through Tough And Challenging Times

T

ough and challenging times will surely come. That is a given. The question is what kind of leadership we will demonstrate during those time. Those who are weak leaders will see lasting damage done, if not see the organization fall apart completely. With Extraordinary Leaders at the helm, however, an organization can actually become stronger and thrive in spite of the tough and challenging times. That should be our goal so here are some idea on how to be an Extraordinary Leader in tough and challenging times!

1. Keep Your Eye on the Big Picture. When things get tough, everybody’s temptation is to become acutely focused on the problem. The Extraordinary Leader, however, will keep his or her eye on the big picture. This doesn’t mean that we don’t address the problem. In fact, we have to address the problem. But what separates a leader from a follower is that the leader doesn’t get caught up in the problem. The leader sees the big picture and keeps moving toward the vision. The further they take their followers toward the vision, the further away from the problem they get.

2. Don’t Get Caught in the War or the Friendly Fire.

When it gets tough even the most loyal team members can

be tempted to start shooting and, unfortunately, they sometimes shoot each other! Rather than focusing on the enemy on the outside, they begin to question each other and find many faults with one another that they normally would not have seen. The Extraordinary Leader is the one who can keep from being drug into the fray. They keep their eye on the big picture and act rationally and objectively. They understand that people are heated and are saying things they don’t really mean. The people are firing because they are angry or scared. The Extraordinary Leader understands this and rises above it. This way, they take fewer arrows and they set the example for their followers.

3. Be First to Sacrifice. When it gets tough, like when there has to be cuts in salaries etc, the leader should do just that - lead. They need to not only be the one who is rewarded the greatest when all is well, but they need to be the first to sacrifice. The Extraordinary leader says, “I know many of you are concerned with the salary cuts. I am too. In the long run we will be healthy again but for the mean time, this is necessary. Understanding this, I want you to know that I am taking a 20% pay reduction myself. I want you to know that we are in this together.” The Extraordinary Leader is the first to sacrifice and will be rewarded with the loyalty of his or her followers.

4. Remain Calm. Panic is one of the basest of human emotions and no one is immune to it. The Extraordinary Leader, however, takes time out regularly to think the issues through so they can remain calm.

They remind themselves that all is not lost and there will be another day. They remind themselves that being calm will enable them to make the best decisions - for themselves and for their followers. Panic only leads to disaster, while calm leads to victory.

5. Motivate. In tough and challenging times, people are naturally down. They tend to be pessimistic. They can’t see how it is all going to work out. Thus, they have a hard time getting going. The Extraordinary Leader knows this and will focus in on being the optimistic motivator. He or she will come to the office knowing that for the time being, the mood of the group will be carried and buoyed by them and their attitude. Above all else, they seek to show how the end result will be good - and with this they motivate their followers to continue on, braving the current storms, and on to their shared destiny.

6. Create Small Wins. One of the ways to motivate is to create small wins. The Extraordinary Leader knows that in tough times his or her people think that all is lost. They wonder if they can win. So the Extraordinary Leader creates opportunities for the team to win, even if they are small. They set smaller, more achievable goals and remind and reward the team members when

they hit those goals. With each small win, the leader is building the esteem and attitude of his followers, digging them out of their self-created hole of fear.

7. Keep a Sense of Humor. Look, hardly anything in life can’t be laughed at. The Extraordinary Leader knows that even if the whole company goes down the drain, we still go home to our families and live a life of love with them. The Extraordinary Leader keeps perspective and knows that we humans act irrationally when we get scared and fail, and sometimes that is humorous. Don’t ever laugh at someone’s expense in this situation, because that will be perceived at cold and heartless, regardless of what you meant by it, but do keep the ability to laugh at yourself and the situations that present themselves.

By doing this you will keep yourself and your team in an attitude that will eventually beat the tough times.
