Sales Tip –The Correct Enthusiasm
6 ExEcutivE AgEnt MAgAzinE
Ahuge mistake many salespeople make (I’ve caught myself doing this many times), is attempting to persuade our prospect to buy what “we” like without considering what “they” like. Have you ever done that? After all, because ‘I’ think this style looks best, obviously the prospect must, too.” Or, “‘I’ like this financial growth plan better than any of the others.” Maybe even, “Take a look at this widget; it’s got 107 ways that you can blah blah blah, blah blah blah. Isn’t it magnificent!?”
Now, please don’t get me wrong. Genuine enthusiasm is very important. It’s a key to successful selling. Sales superstar and bestselling author, Zig Ziglar, even teaches that “The last four letters of ‘enthusiasm’, which are I – A – S – M, stand for ‘I Am Sold Myself’” (you’ll have to imagine his classic accent on your own). Yes, enthusiasm (gentle enthusiasm) is a key to success in sales.
Still, we need to discover what enthuses our prospect even more than what enthuses us. Author, political speechwriter and master persuader Michael Cloud says, “When I go fishing I put worms on the fishhook. I don’t like to eat worms; fish do. So I put on the hook what the fish like instead of what I like.”
Great point. So, yes, by all means, be enthusiastic. But first, find out what enthuses your prospect, then simply become enthusiastic about helping your prospect own what he or she wants.

7 Personality Traits of a Great Leader
If you want to be a great leader who attracts quality people, the key is to become a person of quality yourself. Leadership is the ability to attract someone to the gifts, skills and opportunities you offer as an owner, as a manager, as a parent. Leadership is the great challenge of life.
What’s important in leadership is refining your skills. All great leaders keep working on themselves until they become effective. Here’s how:
1. Learn to be strong but not impolite.
It is an extra step you must take to become a powerful, capable leader with a wide range of reach. Some people mistake rudeness for strength. It’s not even a good substitute.
2. Learn to be kind but not weak.
We must not mistake weakness for kindness. Kindness isn’t weak. Kindness is a certain type of strength. We must be kind enough to tell someone the truth. We must be kind enough and considerate enough to lay it on the line. We must be kind enough to tell it like it is and not deal in delusion.
3. Learn to be bold but not a bully.
It takes boldness to win the day. To build your influence, you’ve got to walk in front of your group. You’ve got to be willing to take the first arrow, tackle the first problem, discover the first sign of trouble. Like the farmer, if you want any rewards at harvest time, you have got to be bold and face the weeds and the rain and the bugs straight on. You’ve got to seize the moment.
4. Learn to be humble but not timid.
You can’t get to the high life by being timid. Some people mistake timidity for humility. But humility is a virtue; timidity is a disease. It’s an affliction.
It can be cured, but it is a problem. Humility is almost a God-like word—a sense of awe, a sense of wonder, an awareness of the human soul and spirit, an understanding that there is something unique about the human drama versus the rest of life. Humility is a grasp of the distance between us and the stars, yet having the feeling that we’re part of the stars.
5. Learn to be proud but not arrogant.
It takes pride to build your ambitions. It takes pride in your community. It takes pride in a cause, in accomplishment. But the key to becoming a good leader is to be proud without being arrogant. Do you know the worst kind of arrogance? Arrogance from ignorance. It’s intolerable. If someone is smart and arrogant, we can tolerate that. But if someone is ignorant and arrogant, that’s just too much to take.
6. Learn to develop humor without folly.
In leadership, we learn that it’s OK to be witty but not silly; fun but not foolish.
7. Learn to deal in realities.
Deal in truth. Save yourself the agony of delusion. Just accept life as it is—the whole drama of life. It’s fascinating.
Life is unique. Leadership is unique. The skills that work well for one leader may not work at all for another. However, the fundamental skills of leadership can be adopted to work well for just about everyone: at work, in the community and at home.

LIFE IS LIKE A FRIEND
We always say that Life is a game or challenge. Have you ever treated Life as a friend? Give it a try.
Life does everything that a friend does. Sometimes it makes us happy. Sometimes it hurt us. Sometimes it gives us a lot of love while sometimes it just irritates us. Sometimes it fights with us and sometimes there is fun and joy. We all love life as we love our friends.
If I talk about a friend, we always want to be with a friend who understand us and whom we understand. If we make our life, such kind of friend, our life becomes beautiful. We can play with this friend. We can celebrate with it.
If you make life as your best friend, it gives you a plenty of moments to enjoy. But the problem is, we do not understand it. We do not appreciate what it gives. We just keep running with this friend, but never stop and ask life, “What you want?”
Life does not demand big things. It only asks for a little time to take care of it. In turn, it gives a whole lot of love, peace and joy.
How to enjoy more with your beautiful friend, Life:
Accept as Life is:
If you wanted a true friend, accept as it is. So if you want to make life as a friend, first accept as it
is. Do not criticize your life every time. Life is lovely and gorgeous. Appreciate life and life gives you whatever you want.
Music is the sound of the life:
Can anyone imagine a life without music? I cannot. If you are not listening to the music often, you are missing the sound of the life. Do you want to see your friend dumb? No. Then listen to the music. Feel the vibrations. You can find music all around you.
Nature is the Rhythm of the Life:
Take a break from the routine life. Plan a weekend away from the crowded markets and traffic jam. Bring yourself to a peaceful place. Go where there is only you and the nature. Walk barefoot in the garden. You will feel relaxed.
Life says, Play more:
Remind yourself childhood. Do you remember a single day without playing, when you were a kid? What happened now? Do not cast away sports and games from your life. Make time to play. Life will thank you by bringing more energy inside you.
Life says, Be adventurer:
As we are growing, we tend to fear more. Even we fear from our best friend, life. Do things that
16 ExEcutivE AgEnt MAgAzinE
frighten you. It will re-invent your life. Plan something that scares you. Go to adventure club. Once you cross your fear, you start living more.
“One way to get the most out of life is to look upon it as an adventure.” ~
William Feather
Life says, Pursue Hobbies:
What do you like to do when have some free time? I do not want to hear something like, “I watch TV”, “I do rest”, or worse “I go to sleep”. My dear, there will be plenty of time to sleep after you die. Life always says, “Wake up and do what you really like”. Do not say you do not have any hobby. Do you like to sing, write, paint or play? Do it. It will nurture your life.
Smile is the gift of Life:
Smile often; it is a gift of life to human beings. A smile spread happiness all around you. Life loves us when we smile. Someone says it wonderfully, “When life gives you a hundred reasons to cry, show life that you have a thousand reasons to smile.”
Seize the Day:
“Seize the Day” means make the most of the present. Once a day or a moment is gone, you cannot bring it back. Live as much as you can in every moment.
“I don’t wait for the calendar to figure out when I should live life.” ~ Gene
Simmons
Life says Explore yourself:
We are unique and divine. Each of us is only one of its kinds. Explore your uniqueness. Explore your abilities. Find your mission in this universe. Once you know your true purpose of living, you life changes.
“All life is an experiment. The more experiments you make the better.” ~
Ralph Waldo Emerson
Enjoy the journey:
Set your goals and keep going. Destination is important so the journey is. As Greg Anderson says, “Focus on the journey, not the destination. Joy is found not in finishing an activity but in doing it.” So keep enjoying your life journey.

Lavish coastal estates, A-list celebrities, exotic sports cars, hot tubs with ocean views — no, it’s not a hip-hop video. It’s a day in the life of Jim Zappulla, also known as the “JZ of Real Estate.”
With more than four decades of experience spanning residential, income, bank-owned REOs, short sales, 1031 exchanges, executive relocations, equestrian and view properties throughout the Palos Verdes Peninsula and L.A.’s South Bay, there is virtually no one with more
street cred in the real estate world than Jim. Among the top 100 California Realtors® at RE/MAX for 30 consecutive years, winner of the Lifetime Achievement Award at RE/MAX International and a top producer at Keller Williams Realty for more than 20 years, he is a true real estate celebrity. The numerous awards Jim has earned during his career are a tribute to his market knowledge, professionalism and ability to deliver unforgettable service to clients from the rich and famous to families buying their first homes.
ExEcutivE AgEnt MAgAzinE
At only 18 years of age, Jim followed his mother into the real estate business and loved it so much that he never thought of doing anything else. He has remained a fixture in the South Bay community, and his influence has helped to shape the local landscape and preserve local traditions. He consulted on the construction of new homes in Rolling Hills Country Club and was a bold voice in maintaining horse trails throughout Rolling Hills Estates and Rancho Palos Verdes. He has lived, in Rolling Hills Estates for 25 years and has worked and raised a family there, and he knows exactly what makes each South Bay street and neighborhood special.
Through all of his success, Jim remains a down-to-earth
guy who is quick to give credit to others. “No one professional in real estate makes it on their own,” he says. “It’s the team and people behind them that make them successful. Choosing the right people for escrow and title is very, very important, and so is your transaction coordinator. I don’t look at anybody’s success as just on them alone. I admire successful agents because they put a team together that works cooperatively to get good results.”
Jim maintains a collaborative partnership with Realtor® Rocio Ortegon, and his son Taylor Zappulla obtained his real estate license and joined Jim’s practice in 2021. “It means that if I go on vacation, I always have somebody backing up my business,” Jim says.
ExEcutivE AgEnt MAgAzinE
The result of delivering world-class service for 40-plus years is that Jim’s business runs entirely on referrals and repeat clients. A satisfied buyer described their experience this way: “Jim is a full-service Realtor® and routinely went above and beyond. His work ethic is second to none. He worked tirelessly around the clock the entire process, and continuously communicated to keep us informed and prepared. Through his 40 years of experience, he has built a team and a network that he leveraged to give us the very best service and/or resource every step. Whether it was choosing a lender, a
contractor for electrical work or buying new appliances, he used his resources to save us money and give us the highest quality service and/or product. His expertise, knowledge, and negotiating skills made it easy to trust Jim and gave us confidence that we would be able to make informed decisions and get the best deal possible. He treated us like family and genuinely got to know us and our son. He approached the entire process from our perspective and ensured our best interests and priorities were met. He far exceeded our expectations and was exemplary in every way.”
ExEcutivE AgEnt MAgAzinE
Kickin’ It With the JZ of Real Estate
Jim grew up in Connecticut, where he has happy memories of playing Pop Warner football. “My father was a coach and one of the founders of Pop Warner football in Connecticut.” He also enjoyed helping with chores and riding horses on his aunt’s farm. It is no surprise that he went on to own a mini ranch in Palos Verdes, inspired by his childhood love of rural life. Today, his passion is exotic cars, and his latest love is a C8 Corvette 3LT. But putting all of the SoCal glamour aside, Jim says, “My greatest priorities are God, family, then business. In that order, you can never go wrong.”
According to Jim, being the JZ of Real Estate is the best job in the world. He still loves what he does, and the thrill of meeting new people and learning new things never diminishes. “Making the purchase of a home is probably the most important and gratifying thing people ever do. It’s okay to take your time and make sure you’re very happy with your decision. When escrow closes, it will change your life forever.”

Power by Embracing Enthusiasm
You can do anything if you have enthusiasm. Enthusiasm is the yeast that makes your hopes rise to the stars. With it, there is accomplishment. Without it there are only alibis.
Enthusiasm is rarely a topic that comes to mind when we think of success. And yet, without it life becomes mundane and the spark we wish to ignite in others fizzles away without the desired result.
Embracing enthusiasm is important because it replaces fear and worry. When I was in my early 40s I experience what many call a mid-life crisis. Prior to this dark, short chapter in my lie, I was accustomed to making many and huge decisions. I spiraled downward into a period of depression in which I could not decide on the color of my socks each morning.
The catalyst for my turn-around was the new project I tepidly decided to take on. Early in the process, enthusiasm was a quality I forced on myself. I pretended I had it until it finally showed up. It showed up because (I think), as others became excited about my dream, their excitement spilled over to me and replaced pretending enthusiasm with the real thing.
I grew into a bona fide, honest cheerleader for finding success in very today. That was the end of bad days for me. Now there are good days and, better yet, great days! And an interesting thing happened: my enthusiasm and excitement became contagious. Others reflected my newly refashioned positive mindset. The spark I sought to ignite became a forest fire from which many lives were positively impacted.
Here’s my advice to you if you want to enjoy success and are having a tough time getting excited:
Fake enthusiasm until it becomes real (no, you will not be a phony)
Surround yourself with positive people (don’t listen to negative talk)
Think about how you can help others less fortunate than you (gets the focus off you and on someone else - which is a great thing for your well being)
Learn how to give yourself and some of your money to others (if you refuse to give, then the things you own and the money you possess OWNS you).
Norman Vincent Peale states, “Often enthusiasm is the bridge between poverty and prosperity.” I know, from personal experience, he’s right.
He also wrote: “Enthusiasm releases the drive to carry you over obstacles and adds significance to all you do.”
Now it’s up to you. What will you do with this information? File it away in some dark corner, or get excited about your dreams and go for them? It’s your choice.
Now, go make it an enthusiastically great day.

Successful Selling...What Does It Really Take?
It has often been said that sales is the hardest easy work you could ever do. It has also been said that High Point is the Furniture Capital of the World. The second statement is true. The first is false.
Sales is, perhaps, the most demanding and difficult profession in the world. The problem? It looks easy. And this is particularly true when you observe a real pro - a top performer in action. Go watch a struggling salesperson and you’ll see just how difficult the sales profession can really be.
The problem is that sales is a profession to which many are called and woefully few succeed. And I mean really succeed. I don’t mean just making a living. I mean making a meaningful, fulfilling life. A life of financial freedom, independence, balance and prosperity.
The sales profession can provide you all of that and a lot more. But in order to allow it to do all these things for you, you must bring a lot to the table. Unfortunately, there are lots of errors, mistakes in training and erroneous assumptions that sales is an easy-to-do thing. Nothing could be less true.
Let’s take a look at a list of 25 skills and a second list of 25 attributes required for sales success. Scan the list and check off those you have (a) mastered; (b) are working on; (c) need to work on, or (d) haven’t even given much thought to or about:
Skills
• Listening, Questioning, Goal Setting, Time Management, Planning, Scheduling, Prospecting, Dealing With Objections, Computer Knowledge, Proposal Writing, Group Presentation, Skills, Negotiation, Effective presentation, Audio-Visual
Use, Persuasion, Finalizing Transaction, Consensus Building, Dress, Style and Image, Telephone Skills, Organization, Rapport Building, Non-Verbal Communication, Strategy, Account Development, Networking
Attributes
• Self-Starting Capacity, Handling Rejection, Physical Stamina, Emotional Stability, Ability to Focus, Tenacity, Empathy, Goal Directedness, Handling Stress, Dealing With Ambiguity, Balance, Rebounding From Setbacks, Self-Esteem, Positive Expectation, Loyalty, Thinking On Your Feet, Resiliency, SelfRenewal, Self-Awareness, Problem Solving, Self Discipline, Results Orientation, Compartmentalization, Emotional Maturity, Flexibility
As you look at these fifty skills and attributes are you surprised that sales is such a demanding profession? Whoever said that it’s the “hardest easy work you could ever do” was obviously comparing it to pure physical labor. Have you ever felt the fatigue that sets in after lots of rejection, refusal and emotional upheaval? How about the fatigue of fourteen hour days, marathon meetings, lots of airplane (or auto) travel, lunches, dinners, events, trade shows, early mornings and late nights?
Yes, sales is a great profession. A demanding profession. A rewarding profession. But it is also, perhaps, the most misunderstood profession of all. These fifty skills and attributes are really only the beginning. We haven’t even discussed product knowledge, customer or marketplace know-how, emerging technology or all the rest. Let’s hold those for another day. We both have enough to work on right now.

The Top Six Ways to Stay Motivated
Ireceive many emails from people that basically ask the same question: How can I keep myself motivated long term? This seems to be quite a common dilemma for many people so I want to address it because it can be done! Here are my tips for staying motivated:
1. Get Motivated Every Day.
Zig Ziglar was once confronted about being a “motivational speaker.” The guy said to him, “You guys come and get people hyped up and then you leave and the motivation goes away. It doesn’t last, and then you have to get motivated again.”
Zig reminded the gentleman that baths are the same way but we think it is a good idea to take a bath every day! It is true that motivation doesn’t last.
We have to renew it each and every day. That is okay. It doesn’t make motivation a bad thing. We simply have to realize that if we want to stay motivated over the long term, it is something we will have to apply to ourselves each and every day.
2. Have a Vision for Your Life.
The root word of motivation is “motive.” The definition of motive is, “A reason to act.” This is the cognitive or rational side of motivation. It is your vision. You have to have a vision that is big enough to motivate you.
If you are making $50,000 a year, it isn’t going to motivate you to set your goal at $52,000 a year. You just won’t get motivated for that because the reward isn’t enough. Maybe $70,000 a year would work for you. Set out a vision and a strategy for getting there. Have a plan and work the plan.
3.
Fuel Your Passion.
Much of motivation is emotional. I don’t know quite how it works but I do know THAT it works. Emotion is a powerful force in getting us going. Passion is an emotion, so fuel your passion. “Well, I like to work on
logic,” you may say. Great, now work on your passion. Set yourself on a course to have a consuming desire for your goal, whatever it is. Do whatever you can to feel the emotion and use it to your advantage!
4. Work Hard Enough to Get Results.
You can build on your motivation by getting results. The harder you work, the more results you will get and the more results you get, the more you will be motivated to get more. These things all build on one another.
If you want to lose weight, then lose the first few pounds. When the belt moves to the next notch you will get fired up to get it to the notch beyond that!
5. Put Good Materials into Your Mind.
I can’t say this enough – listen to audios. I still listen to audios regularly. I buy audio clubs from other speakers and I learn and grow. Their successes motivate me to get my own successes!
Read good books. Read books that teach you new ideas and skills. Read books that tell the stories of successful people. Buy them, read them, and get motivated! Buy great music and listen to it. I just did a spinning class at the club today. Whenever a good song came on I was actually able to get motivated to ride faster! It gets you going and motivates you!
6. Ride the Momentum when It Comes.
Sometimes you will just be clicking and sometimes you won’t. That is okay. It is the cycle of life. When you aren’t clicking, plug away.
When you are clicking, pour it on because momentum will help you get larger gains in a shorter period of time with less energy. That is the momentum Equation! When you are feeling good about how your work is going, ride the momentum and get as much out of it as you can!

Our bone marrow transplant reunion is now standing room only.
Each year, City of Hope invites bone marrow transplant recipients and their families to attend the “Celebration of Life” event. It’s a joyous time during which survivors of blood cancers such as lymphoma, leukemia and myeloma embrace their health, their life and each other. It began more than 35 years ago when City of Hope created what is now one of the largest and most successful bone marrow transplant programs in the world. In fact, we’ve completed over 11,000 transplants and, according to national reports, our outcomes are among the best in the nation. The goal of curing cancer isn’t just something we work at. It’s what we live for.
If you have cancer, make us your first call. Or ask your doctor for a referral. We accept most insurance.
