awn Guinard brings more than 20 years of diverse industry experience to her role as the broker and co-owner of Real Estate Solutions, Idaho. Her professional dexterity derives from years of residential new home construction, development and community management combined with her success in short sales

and traditional buyer and seller representation. She holds a business degree from Northwest Nazarene University and a Graduate, REALTOR® Institute (GRI) designation from the National Association of REALTORS®. Further, she is an active leader in her profession who has twice served as president of the Women’s Council of Realtors®.

In 2020, Dawn met investors TJ Bowles and Michael Cook, and after working together on a number of successful build-outs, the trio decided to open Real Estate Solutions in 2022. Their vision for the company is right in the name — to provide comprehensive solutions to any real estate scenario. “We built Real Estate Solutions as a one-stop shop,” Dawn says. “Whatever someone’s real estate needs are, we will fit them with an agent who can help them, including property management, land and commercial transactions.”

TJ and Michael continue to purchase land and build spec homes via builder partner Simplicity by Hayden Homes, while Dawn manages the real estate side of the business. The team is also adept at assisting clients who are interested in their own development opportunities.

“We recently got a call from a gentleman with 10 lots in Mountain Home asking if we could help. We got him set up with our business model and helped him put houses on his lots and then sell them. We’ve already sold three of them.”

BUILDING NEW OPPORTUNITIES IN THE TREASURE VALLEY As the company grows, Dawn is looking for conscientious professionals who are “invested in the long run and have high integrity. We’re training people to grow their brand organically. A lot of agents rely on Zillow or Realtor.com for their leads, but we want to create relationships in our community that will last for years to come. We’re also very unique in that as TJ and Michael are buying lots and building specs, we’re giving our agents the opportunity to sell them. We want a collaborative environment here where everyone succeeds.”

While Dawn excels at the business side of real estate,

she still loves the thrill of helping someone find the right home. “There is a lot of satisfaction in helping people live their dreams. It’s true what they say, that a home is where people’s memories are made, where their kids grow up and where life happens. Sometimes there is an unfortunate situation that requires someone to sell or purchase a home, and I can get them through that transition without a lot of stress. Helping people navigate these big life decisions is so gratifying, and so many of my clients have become friends over the years. I couldn’t have had this in another career.”

With her depth of industry knowledge and care for the people she serves, it is no surprise that Dawn’s business is driven by repeat and referral clients. An enthusiastic firsttime buyer said this about working with Dawn: “Dawn was excellent and just as motivated as me to find a home! She was always available by phone, text and email at all hours!

She always had answers to my questions and never left me hanging with questions. She was honest in her opinions and willing to go to great lengths to show me homes. We even trudged through waist-high, snow-laden driveways in the hills together, and she always had a smile on her face!

to have her three grown children and five grandchildren living nearby. One of her daughters is a paramedic and single mom, and the flexibility of real estate allows Dawn to spend a day each week taking care of her daughter’s children. The whole family loves to spend time outdoors, whether they are paddle boarding or camping in the summer or skiing at Bogus Basin in the winter. You’re also likely to see Dawn around town with her golden lab, Rascal.

As this new chapter unfolds in Dawn’s noteworthy real estate career, she is looking to the future with excitement.
