During her first career as a sales representative for global luxury brand Louis Vuitton, Sandy learned that client satisfaction was not dependent upon the label she was

Sandy’s enthusiasm for real estate is also linked to her childhood experience as the daughter of immigrant parents from Lithuania who came to the U.S. during World War II. “My parents came here with nothing but the clothes on their backs. We were never monetarily rich, but from an immigrant standpoint, we were super wealthy. My dad started his own business, and both of my parents worked hard to raise three children. They bought a home, sold it, and bought a nine-unit apartment building. We lived in the main unit and, as we were growing up, we helped maintain it. I think that experience helped me appreciate the value of real estate and how it can help a family create financial stability.”

As a food enthusiast, Sandy has engaged in the development of various restaurant concepts. When she transitioned to a career in real estate, she wanted to create an experience that made clients feel welcome and at ease during a potentially stressful life event. “Real estate is an extension of hospitality to me. I love helping people find the house they can call a home and invite other people in. It’s not about making the sale, but finding the perfect fit so that house can become a home. I don’t look at it as just four walls, but as the place where someone spends most of their time, and where relationships are nurtured and a family grows. It makes me happy to be part of it.”

There, she set rented tables with red-and-whitechecked table cloths and served an elaborate Italian dinner — complete with real plates and flatware — so the siblings could enjoy one final meal together in their family home. In doing so, she gave them an experience they will never forget.

For Sandy, food and travel go together. She says Bali is her favorite destination so far, because of the extraordinary nature of its people and food. “Food is heavily entrenched in the culture, lifestyle and beliefs of the people in Bali.

There are certain foods you eat when a baby is born or when someone gets married. It’s very special.” Sandy often takes cooking classes in the countries she visits, and she enjoys preparing new dishes for her friends and family. “It’s a creative outlet for me, and it’s how I show love,” she says.

According to Sandy, she doesn’t just sell real estate, she specializes in creating connections. “My goal is to deliver the highest level of service I can while helping my clients find the right home that is the perfect fit for their family.

Each person and their journey is different, and I feel it’s my job to understand their needs and make their experience as seamless as possible.”

Recently, a friend’s mother passed away, and she chose Sandy to sell the family home. Sandy’s friend is from a large Italian family, and Sandy listed the house on behalf of all five siblings. She kept in touch with each of them throughout the process, and she was successful in acquiring 10 offers on ExecutiveAgent Magazine

A Team Is More Than A Group of People

W

hen John Amatt led the 1982 Canadian team on a successful Mount Everest Expedition, only three people reached the summit. Many climbers who were part of the team, whose lifetime ambition was to stand on top of Everest, made the conscious choice to stay in the base camp. Why? Because they knew the effort was likely to fail if everyone tried to make it. They chose to forego their individual dreams in favor of helping the team succeed.

This wasn’t John Amatt’s first time to plan an Everest expedition. Ten years earlier, with one of his friends from Norway, he had gathered a team of world- class climbers from many different countries, for the challenge. But at the last minute, he backed out. Officially, it was to get married. “But that was just an excuse,” he said later. “I knew that, despite having the best climbers in the world, this expedition would not succeed. Everyone wanted to reach the top for their own glory or that of their country.

No one seemed willing to make decisions for the good of the team.”

His fears proved founded. Not only did the team not cooperate to make it to the top, at one point these sophisticated expert climbers even indulged in a rockthrowing fight.

A “team” is not just people who work at the same time in the same place. A real team is a group of very different individuals who share a commitment to working together to achieve common goals. Most likely they are not all

equal in experience, talent or education, but they are equal in one vitally important way, their commitment to the good of the organization. Any group of people -- your family, your workplace or your community -- gets the best results by working as a team.

I believe that all of us want to be part of something bigger than we are. Team relationships fulfill that basic need.

They are an immensely powerful force, yet they always need to be nurtured. Be sure to show each team member exactly how far reaching his or her contribution can be.

The team, each member, and the larger organization will enjoy greater enthusiasm and ultimately greater success.

What makes a team? Individuals who are not equal in talent, experience or education, but equal in commitment.

It is not realistic to think we can live or work with others without some conflict, but by communicating about the differences, focusing on the common goals and not throwing verbal rocks, we will make great strides.

radley Martin, Construction Lending Sales Manager at Kinecta Federal Credit Union, has more than 30 years’ experience originating and overseeing construction loans. After a career spent developing and managing construction lending programs for some of the nation’s largest mortgage lenders, it is no surprise that Kinecta brought him onboard to head up its new construction lending program.

Brad was instrumental in drawing the lending guidelines for what Kinecta envisions as Southern California’s most competitive and robust construction lending product, a construction-topermanent loan. As local experts who understand the nuances of the marketplace, Brad and his team took into consideration the types of borrowers who are common in the market, and they formulated underwriting standards to match. “Borrowers in this area are typically not salaried employees and are often complex borrowers who own companies and multiple real estate holdings. It’s important to have a team of underwriters who are nimble and can make common-sense decisions in a flexible environment. Of course, we want to make smart credit decisions, but, ultimately we are here to serve the needs of our consumers. Overall, we operate on a very different philosophy than traditional banking institutions.”

Brad has assembled a team of some of the industry’s most seasoned construction lending professionals to deliver these loans to consumers and assist real estate professionals in closing transactions. “Everyone on our team is top-notch in the industry and well-versed in our product. A construction-to-permanent loan is very different from a traditional loan, since it takes longer to complete the process. It means maintaining an ongoing relationship with the homeowner while also dealing with the builder and helping to handle any issues that may come up during construction. It takes an experienced professional to help structure the loan properly and then see it through to a successful conclusion. Because of the complexity, we don’t allow just anyone to originate construction loans. We feel our consumers are better served if these loans are handled by a Kinecta employee who is an expert in this area.”

Several key features make Kinecta’s construction-topermanent loan program exceptional. The streamlined process allows for a one-time close with a single appraisal based upon the future value of the finished home.

Furthermore, the draw process is managed by a Southern California-based fund control company. “This is an important distinction for us. We work with local companies, whereas national lenders tend to use national vendors. Companies that aren’t local don’t always understand local market issues.”

Kinecta also understands that a borrower may need time to sell their current residence while their new home is being built. This fact can make it challenging to qualify for a new loan while maintaining an existing mortgage.

“Rather than putting the full mortgage payment into the borrower’s debt-to-income (DTI) calculation, we do a rental survey and give the borrower credit for 75 percent of the rental value, even when they don’t have a signed lease. Since this is a portfolio product for us, we are able to qualify consumers with a higher DTI than some of our

competitors can, which also leads to potentially higher loan amounts for our borrowers.”

For Realtors®, construction-to-permanent loans can open up new options for clients in circumstances where a house is uninhabitable and not able to close with traditional financing, or when someone buys with the intention to remodel or tear down and build later. “Even in situations where we don’t provide the purchase loan, it’s good for buyers to know this program is available to them in a year or two when they are ready to do a build-out. That way, they know they won’t need the cash on hand to do it.

They can go ahead and close on the house now, knowing the option is open to them in the future. This flexibility can go a long way toward making someone feel more confident about making a purchase decision now.”

Brad concludes, “It’s exciting when somebody builds a home, and it’s typically something they’ve never done before. It’s fun to educate them and take them through the process. Kinecta is an 80-year-old credit union with a rich history in Southern California. We are building on that history by offering this new product to meet our consumers’ needs. Even though the program is new, we are deeply invested in it, and we intend to be a major player in the construction lending space.”

Patterns Of Buying

T

here are four common types of buyers out there in buyerland:

1. The Impulse Buyer - sees it & buys it.

2. The Investigator - researches, studies, thinks and buys.

3. The Fooler - researches (for maybe a year) and then one day walks in and buys. Looks like The Impulse Buyer.

4. The Never Buyer - investigates, agitates, & procrastinates. (Every salesperson’s nightmare!)

How do you identify who buys how? Ask questions.

You might ask the prospect directly or you might ask an assistant if the opportunity arises. “I noticed you just got a new phone system. How did that happen?” OR . . . “How did you buy your last car (or computer)?”

(Style #4) Once you know the buying pattern you can tailor your presentation and your expectations to that buying style.

The reason so many salespeople - in real estate, mortgages or widgets - get frustrated is because they expect faster decisions. Many people cannot make fast decisions.

Morgan Carter, the Chicago PR guru, says: “Frustration is a function of expectations.” If your expectations are appropriate, your frustration is diminished. Lower frustration means more energy and that equals more sales.

Investigate those buying patterns!

With just a little prompting, people will tell you how they decided they need new phones: • They got out the yellow pages, made three calls, listened to three presentations the next day and had the system in place the following Friday. (Style #1) • They subscribed to Consumer Reports, called every company that made phones, poured over the literature that was sent, listened to 73 presentations, did more research, created a task force, mulled it over, presented 3 options to the president and a year from day one got the

he Perez Brothers, James and Eric, have been savvy entrepreneurs since childhood, when they first went into business together selling summer treats to the neighborhood via their Snoopy snow cone machine. As they got older, they took on bigger and bigger ventures, until James finally entered the mortgage industry. Eric soon followed, and the brothers opened a mortgage brokerage together.

Eventually, the duo transitioned to real estate sales,

and when they founded Own It Now Realty in Tustin in 2015, they created their most successful venture yet. The brothers have included their mom and licensed agent, Laura Vigil. A full year of planning went into everything from the company’s location, to its name and logo, to its core values. The result is a company where clients always come first; clients always have a full-time team on their side rather than just a single agent; and where giving back to the community is a regular part of the culture.

The brothers express that one of the things they like most about running their own real estate company is not having to ask for permission when it comes to making decisions that are in the best interests of clients. “The

most important goal for us is to get the deal done for our client,” Eric says. “We will do whatever we need to do to put the deal together so that in the end, our clients are happy.”

TREATING CLIENTS LIKE FAMILY

While Eric often represents sellers, and James works more often with buyers, both brothers are involved in each transaction and can always be reached when needed.

This is the magic of the Own It Now Realty model. Eric says, “If I can’t be there, James will be, and vice versa.

With us, it’s not just our personal team model, but the model for our whole company. We have two other agents working in our office, and we provide that same support to them so someone is always available to respond to the client. As we bring more agents on board, we want to

make sure they have the same philosophy and are open to a team effort. Customer service is our first priority.”

James explains how always being available makes a difference to clients. “We put people at ease. I get calls sometimes at 11:00 at night with a question or concern that someone is having. The next day, clients will call back and say, ‘Thanks for picking up the phone and making me feel better.’ I tell them to call anytime. That’s my job.”

As community contributors, James and Eric do more than just write checks. They show up at events all over Tustin, ready to make an impact. James serves on the board of directors for the Tustin Chamber of Commerce, and Eric serves as one of the organization’s ambassadors.

They have created the brand IamTustin.com, a website dedicated to promoting charities, events, businesses and everything that is special about living, working and playing in the Tustin community. In 2018, Eric participated in the Mr. Tustin event, which raised over $10,000 toward scholarships for contestants in the Miss Tustin pageant.

As leaders we are given the charge, responsibility, and the privilege to see grand visions, to dream lofty dreams, to forge new ground, and to challenge and encourage those who would follow our leadership to ascend the heights with us. We beckon them to come. We implore them. All for their own good. This is to lead them toward their possibilities.

Be assured that there will be a leader of every group.

There will be those who influence others, even if you don’t. There may even be unscrupulous people who use their abilities to lead others astray. The quote “All it takes for evil to prevail is for the good man to do nothing”, remains true today, as it has through the annals of time.

This is the compelling motive for you to rise up and lead the way for others.

Our nations depend on it.

People will follow you for two reasons: They follow you because of your character, for who you are. They also follow you for your skills, for what you can do.

Make it your every effort to impart skillful and honorable leadership for them that would look to you for your wisdom, your guidance and your belief in the promise of the human spirit.

Someone will lead. Will it be you? If not you, then who will lead? If you will not lead now, then when?

Today, more than ever, you are needed. Your strong character is needed.

Your finely honed skills are needed. I know you will rise to the challenge.

Lead boldly. Lead with faith. Lead others to the pinnacle of the human existence. This is the highest calling and the reward is of the utmost kind.

Doing the Remarkable

W

hen it comes to meeting and conquering the negativity in your life, here is a key question: what can you do, starting today, that will make a difference? What can you do during economic chaos?

What can you do when everything has gone wrong? What can you do when you’ve run out of money, when you don’t feel well and it’s all gone sour? What can you do?

I came across Don Miguel Ruiz, The Four Agreements the other day and it strongly resonated with this desire to pare back; to simplify; to become more real as a participant in this world and begin operating in a more authentic way.

Let me give you the broad answer first. You can do the most remarkable things, no matter what happens. People can do incredible things, unbelievable things, despite the most impossible or disastrous circumstances.

Here is why humans can do remarkable things: because they are remarkable. Humans are different than any other creation. When a dog starts with weeds, he winds up with weeds. And the reason is because he’s a dog. But that’s not true with human beings. Humans can turn weeds into gardens.

Humans can turn nothing into something, pennies into fortune, and disaster into success. And the reason they can do such remarkable things is because they are remarkable.

Try reaching down inside of yourself; you’ll come up

with some more of those remarkable human gifts. They’re there, waiting to be discovered and employed.

With those gifts, you can change anything for yourself that you wish to change. And I challenge you to do that because you can change. If you don’t like how something is going for you, change it. If something isn’t enough, change it. If something doesn’t suit you; change it. If something doesn’t please you, change it. You don’t ever have to be the same after today. If you don’t like your present address change it — you’re not a tree!

If there is one thing to get excited about, it’s your ability to make yourself do the necessary things, to get a desired result, to turn the negative into success. That’s true excitement.

eople who are doing better than good will be sensitive to the needs of others and do the little things that make a big difference.

Sometimes little things can make a big difference. One morning at IHOP, one of the places at which the Redhead and I periodically enjoy a late breakfast, we were served by a lady from India who was pleasant and effective. A brief conversation revealed that her husband was a medical intern and as we enjoyed our visit together we experienced a delightful breakfast.

There was then a moment when the Redhead excused herself from the table. The waitress brought me the check.

I signed it and included a $10 tip. The cost of breakfast was less than the tip. When the waitress returned from the cashier, I was seated in quiet contemplation. She approached me from behind, leaned over and gave me a brief kiss on the cheek, saying, “Thank you, Sir! Thank you so much!” I was delightfully surprised.

Then it dawned on me that for me the $10 amounted to a simple “thank you.” For her it might have meant the meeting of an obligation. I always tip at least $10, regardless of whether the bill is less than that. The reason is because each of my three daughters served as waitresses while they were in school, and I well remember how thrilled they were when they received a $10 or, in some cases, a larger tip.

Sometimes when we have abundance, when we’ve been financially blessed, we neglect to value the feelings and needs of others. That little incident, which lasted only a brief moment, made a lasting impression on me—which leads to a very important point. A little kindness, a little thoughtfulness, a little compassion, can really impact the life of another person. And it takes so little time and involves such a small investment. Yet real joy can be the outcome. Little things do make a big difference.

Today I hope you will have an opportunity to say a word of encouragement, to give an extra big smile, to use a more enthusiastic tone of voice, or anything else that will give just a word of hope. The reality is, we never know but that the other person might be in the depths of despair, and a simple act of kindness could well literally be a lifesaver.

In addition, it involves joy on the part of the gifter. Joy is what you experience when you do something for someone else, someone who cannot reciprocate your kindness.

Think about it. Give it a shot today—and tomorrow, too!
