Dan is also a go-to for top producers because he is always available. In fact, he is so available that he answered the phone as he was walking into the labor room while his wife was delivering their first baby. He recalls, “My client called, and I answered the phone. I told her my wife was having a baby, and she asked me why I picked up the phone. I said, because you called! We still work together to this day, and we joke about it. That’s an extreme

example, but the bottom line is, clients usually call because they really need something. It’s amazing how often you call a real estate professional and they don’t even pick up the phone, or their voice mail is full. It’s one of the biggest differentiators in our field.”

Dan and his wife, Grace Ann, have been married for 15 years. Their daughters are Grace Mai and Emily Grace. They are currently fostering a baby girl, Penelope, and upon adoption, they plan to give her the name Penelope Grace. Life at home centers around faith and family, and Dan is the head coach for his girls’ volleyball and basketball teams. Somehow, he also finds time to give back to his profession as president of the San Gabriel Valley chapter of the National Association of Hispanic Real Estate Professionals (NAHREP).

“Only three title reps have ever been president. I’m Vietnamese, but the joke is that since my wife is Hispanic, I’m grandfathered in,” he laughs.

Dan says he’s just an ordinary guy with super extraordinary goals, and his daily mantra is, “Make great things happen.” “Whether it’s something big or small, it’s my motivation. I have a passion for what I do, and I know that the clients I work with also have a passion for helping homeowners attain the American Dream. I take great pleasure in that.

Even though I’m behind the scenes, I love knowing I’m a part of it.”

3 Ways to Focus on Less DOING and More BEING

P

urpose has become a loaded word. A lot of the writing and advice about finding your purpose gives you so many things to do: complete this exercise, make this list, seek this project.

What I’ve discovered is that people are just exhausted from doing more things and not getting the results.

When it comes to finding—and more importantly living into—your purpose, you’ll need to focus on less DOING, more BEING. It’s easy to start with do. In the world we live in today, there’s no shortage of tasks, committees and projects to choose from. On top of that, there are so many books, articles and podcasts out there (like this one), pulling us in different directions of doing. We think if we do all of these things now, we can be something else later.

I am finding that is not the case. More and more adults are reaching the ages of 60 and 70 years of age, and they’re realizing: I never became the person I thought I would be after doing all of those things.

I’ve had to learn this lesson myself. As a father, I’ve realized my success as a parent is just as much about me being with my children as it is doing things for them. Being present in a conversation, for example, will lead to more purposeful parenting than reaching into my pockets.

The same is true in business. If you want to build a meaningful career that will stretch far into the future, you’ll need to flip the script and look inward before you turn outward.

Start with be. It starts with getting quiet and assessing: Who am I as a being? What does it feel like to be me in the micro moments of life? What is left when you strip away the titles and social constructs that define my understanding of myself?

Be together. Embed yourself in a circle of friends and family who get you, celebrate you and honor your journey. So often, we fail to stop and acknowledge the sweetness of simply being with others who lift us up and enrich our lives. Who you decide to be with on a regular basis will shape you to your core, so seek other beings who want to be more, and do less.

Be open. When it comes to living with purpose, you need a surround sound of feedback. It’s not all about meditation and collaboration. You’ll also want to find “no” people who will push against the grain, go the opposite way and stretch your thinking. Be open to the feedback that doesn’t make you feel good, but it will make you better.

Fulfilling your purpose isn’t about crafting the perfect sentence that reflects your values or goals. It’s about getting connected to what is truly meaningful to you and letting that guide everything you do.

Seek being before doing—not the other way around.

them a better return. As a result, I did a lot of 1031 exchanges. That’s still where my niche is. When my dad sold his practice in 2018, I became an independent broker and continued to help clients with their real estate needs. I do everything from property management, to buy/sell, to 1031 exchanges — whatever someone may need. If someone has a residential property, I will co-list it and manage the transaction, but my focus is on commercial properties.”

Working in the family business, Don says his dad instilled in him the practice of putting customers first. “He always made sure we were looking out for people in every aspect of their financial wellbeing.

Just because something might make them money doesn’t necessarily mean it’s the right investment. He taught me to really look to solve the question of what is the right investment for the individual client.”

eet Don Copeland, broker/owner of Don Copeland Real Estate. Don is a Redlands native who played football at San Diego State University while earning his bachelor’s degree in public administration. “I was looking to get into government work,” he recalls, “but at the time, my dad was an accountant and had a need for his clients to have a trusted and thorough real estate advisor. I got my real estate broker’s license and moved to Yucaipa to work with my dad.”

That was the beginning of Don’s 17-plus-year real estate career specializing in the strategic transition of investments from residential to commercial real estate. “A lot of our clients were family businesses, and my job was to move their real estate from single family rentals to larger commercial properties to give

He has helped clients buy and sell properties nationwide, and has put together limited partnerships so multiple investors could purchase large commercial properties.

He not only manages and sells properties locally, but he often consults on transactions outside of California in collaboration with his network of professionals from coast to coast. “With a 1031, a lot of things are time sensitive, so having a hand on that is very crucial. Over the years, I’ve gotten to know a lot of brokers nationwide, and they are constantly sending me potential properties for my investors to buy. Moving out of residential property management to a triple-net commercial property where the tenant takes care of the property is very appealing to a lot of people. Unfortunately, triple net is getting hard to find in California, so being able to find opportunities nationwide is a key aspect of my business.”

In 2009, Don obtained his MBA from the University of Redlands, adding further to his expertise. Whether a client is preparing for retirement, has depleted all of the depreciation on their houses or small commercial properties, or simply wants to increase cash flow, Don is skilled at guiding them to more lucrative options. “I always want to sit and talk with a client to get a real understanding of what they’re trying to achieve with their real estate investments. Do they want it to be income when they retire, or supplemental income while they’re still working? Then I can help them find the property that is appropriate to what they are looking for. I look at their whole financial picture to see how the real estate side can help them achieve their goals and improve their overall financial wellbeing.”

Throughout his career, Don has built trust based upon results, and his business is driven entirely by word of mouth. “I envision that clients will want to be turning over their properties about every seven years, so I maintain contact with them. They’re always happy with the outcome, since they’re getting the best possible revenue with regard to tax savings and increased cash flow.”

A client from Microdyne Plastics, Inc., stated: “Don has a strong grasp and understanding of commercial properties, purchases and building investment partnerships. His experience in contracts and property

management is a great asset to have when looking for more than a broker, but a real estate partner.”

Don met his wife in college, and the two have been married for 20 years. Their two daughters are involved in numerous academic and sports activities, and their youngest is also an actress. He says that these days, much of his free time is spent supporting their interests, but he looks forward to going back to coaching football in the future. He previously coached at two of his alma maters, Yucaipa High School and University of Redlands. He says, “I really enjoyed the educational aspect of teaching and helping young kids to develop.”

Don says he wants to be known as a consulting broker rather than a transactional one. “For me, it’s not just about buying or selling, but how that investment is adding value to your life. I’m not in it for getting the commission and being done. I’m looking to build relationships and to be a resource for people to improve their circumstances in life.”

I

s there an area of your life you’d like to improve?

Do you wish for more loving relation-ships? Less stress? More time? More money? Better health?

Someone to share life with?

Some people call these longings “divine discontent.” We seem to be programmed to wish for more, no matter how much we have. The blessing in our discontent is that it forces us to think about how we might change things.

Usually, our early attempts focus on changing other people (if only he/she would…) or changing our circumstances. In time, however, we learn that trying to change others is a waste of energy – it simply can’t be done. And many of us learn the hard way that even when we decide to change our circumstances and leave what’s causing the pain behind, things turn out much the same with the new love interest, job, or home.

Another trap is getting caught up in self-improvement and goal setting. This kind of wishful thinking promises everything will be great if we just lose those 10 pounds, get the degree or promotion, or move into a more expensive house. Even though these accomplishments are commendable, we find they still don’t satisfy for long.

When all these strategies inevitably fail, some people simply resign themselves to the situation (that’s just the way life is), some fall into depression (is that all there is?), while others use drugs or alcohol to numb the pain. On the other hand, there are those who are lucky enough to experience some kind of crisis – an accident, illness, or serious addiction – that forces them to finally understand that meaningful change can only come from within.

According to Louise Hay, the world renowned, bestselling author of over 18 books on this subject, there are two simple keys to personal positive change: selfapproval and self-acceptance.

Sounds simple enough but, for me, learning to accept and approve of myself took a lot of work. Even as a child I had a hard time understanding the commandment to “love your neighbor as yourself.” Even at an early age, my experience was that I loved other

people better than myself. (In the popular psychology of the 1970s, this used to be described as a You’re Okay, I’m Not Okay worldview.) Anyway, common sense told me if I were to treat others as I did myself, they’d all move as far away as they could, as fast as they could.

I was ready for Louise’s advice when I read her best-known title, You Can Heal Your Life, and started to practice catching and correcting the negative selftalk that went on in my head all day, every day.

Do you know that voice? It’s the one that says things like: You’re not smart enough; you don’t deserve that; you look awful; you’re lazy; and you should lose weight.

As I practiced changing these negatives to positive statements, I found I had a better, brighter attitude about life. By countering those thoughts with positives like: I can figure it out; I’m deserving of everything my heart desires, I look wonderful; and I could lose weight, my growing sense of self-acceptance told me I was finally onto something that could make a difference. And it was so simple.

Why not try this yourself? Just experiment with it for a week. It certainly couldn’t hurt and it may help a lot.

To get the most out of the exercise, start by writing a brief summary of how you’ve been feeling and list the negative messages you are conscious of telling yourself each day. At the end of your experiment, summarize how you feel, what you’ve learned, and the new positive messages you are practicing.

It is through small steps like these that we quiet “divine discontent” and learn to love and accept ourselves exactly as we are.

One of the major reasons why we fail to find happiness or to create unique lifestyle is because we have not yet mastered the art of being.

Lifestyle is learning to be wherever you are. It is developing a unique focus on the current moment, and drawing from it all of the substance and wealth of experience and emotions that it has to offer. Lifestyle is taking time to watch a sunset. Lifestyle is listening to silence. Lifestyle is capturing each moment so that it becomes a new part of what we are and of what we are in the process of becoming. Lifestyle is not something we do; it is something we experience. And until we learn to be there, we will never master the art of living well.

While we are home our thoughts are still absorbed with solving the challenges we face at the office. And when we are at the office we find ourselves worrying about problems at home.

We go through the day without really listening to what others are saying to us. We may be hearing the words, but we aren’t absorbing the message.

As we go through the day we find ourselves focusing on past experiences or future possibilities. We are so involved in yesterday and tomorrow that we never even notice that today is slipping by.

Why You Need to Stop Worrying About Failing

D

o you know what “icing the kicker” means? In football, when a kicker is preparing to make a potential game-winning field goal, the opposing coach will often call a timeout right before the ball is snapped.

The thinking behind this strategy is that a last-second timeout will distract the kicker and disrupt his rhythm.

The problem is, it doesn’t really work. According to the sports research book Scorecasting by economist Tobias Moskowitz and Sports Illustrated writer L. Jon Wertheim, an iced NFL kicker makes the field goal 77.5 percent of the time in the last 15 seconds of the half or overtime.

If the opponent does not call a timeout, the field goal is made only 75.4 percent of the time. Icing the kicker only increases his chances of scoring!

So why do coaches do it? Because they feel that doing something is better than doing nothing at all. This is an example of how the fear of making a mistake can distort our decision-making and lead to an even worse mistake.

Whether you’re lining up a 55-yard field goal, starting a new business or preparing to pivot in your life or career, it’s natural to be afraid of failure. The key is to ensure that

your fear of failure is in proportion with the odds of the worst-case scenario actually happening.

Our worries should be directly proportional to the possibility of the event. If there’s a .00001 chance of a stock market crash today, I won’t spend 99 percent of my time worrying about it. Whenever I find myself stressed about negative prophecies, I stop and ask two questions: 1. How often has this negative event happened to me before?

2. How often does this negative event happen to people in my situation?

By simply reminding myself of the unlikelihood of what I fear actually happening, my brain focuses on preparing for success.

Every business wants to harness this incredible energy, but achieving such a level of motivation and spirit is not always easy.

and resolve to work together in ways we may never have done before. We may even need to cooperate with the competition. Think of all the mergers and acquisitions in the past few years. Your number one competitor today could be your partner tomorrow.

A team is not just a group of individuals who work at the same location or have the same logo on their business card. A real team is made up of people who may be unequal in experience, talent, or education, but who are equal in their commitment to working together to achieve the goals and good of the organization, each other and their customers.

Futurist Bob Treadway CSP, from Littleton, Colorado often gives the Mensa IQ Test to participants in his seminars. He has found that many “average” people, when working as a team, test at “genius” level or higher. Participants contribute in different ways. Some brainstorm. Some work alone and then report back to the group. Treadway finds that a team “becomes a genius when everyone works together.” Treadway also noticed that when a team is working at optimal performance, it is hard to know who the leader is. In other words, the team runs the team.

If we are going to be successful, we can no longer look at our organizations as departments, divisions, or branch offices. We must look at the bigger picture

Such teamwork doesn’t happen by accident. It requires commitment and effort, a willingness to accept the uniqueness of others, and an appreciation of diversity. We build teams in our companies the same way we build relationships with our friends and coworkers. High-functioning teams establish us and our companies as reliable, internally and externally.

We then project this image to our customers, vendors, competitors, and communities.

With downsizing and restructuring, many managers today are responsible for as many as 250 people.

More than ever, these managers need to build responsible and committed team members if they want the best performance from them. But how do they go about it?

A very dynamic, productive example was the team led by Mike Powell, when a senior scientist at Genentech. Because of its past successes, his ten-person team was given the most important assignments. I asked Mike how he managed to keep his people highly motivated in an environment with long hours and a great deal of frustration.

“I keep them happy,” he said. Now, every manager wants to do this, so I pressed Mike for details. “Ten years ago,” he continued, “I told team members only what I thought each needed to know. Now I tell everyone everything. It may slow them down a bit while they are filtering through all the information, but

they get the big picture. Then they can then decide what it is they need to know and do.”

He added, “I also gave them lots of positive feedback via email and voice mail. One group at Genentech lost their leader, but they stayed incredibly productive. I left a voice-mail message for one of them, saying ‘Everyone in the company is talking about how well you all are doing.’ They were really effective as a team and appreciated knowing it.”

Building a real team gets real results, but it can’t be done with slogans and directives. Ed Stair, Senior Vice President at Gap talks about ‘Gap Heroes,’ everyone who uses innovation to find ideas to save money or improve productivity. Start by respecting each person’s individual contribution, showing appreciation, exciting them about their possibilities for achievement, and sharing with them that their group effort has the potential for real genius.
