Dear Indian Ridge Residents,
I can’t believe we are already through the first quarter of 2025 and season is coming to a close shortly. Hope you have enjoyed everything our great community has to offer, sharing happy times with friends and family.
The real estate market continues to show signs of softness, a trend we’re seeing not just locally but nationally as well. Across the country we are seeing increased inventory, slowing home prices and longer days on market. With growing discussion about a potential recession, many are wondering how this could impact the housing market. While we can’t predict the future, historical data offers some insight. Interestingly, home prices actually rose during four of the last six recessions and mortgage rates came down in the last 6 recessions.
The national real estate trends we're seeing are closely mirrored here in the Coachella Valley. Each quarter, the California Desert Association of Realtors releases reports like our office does, and the patterns align with what we’re seeing across the country. Inventory has increased significantly, with 3,667 homes currently on the market a 52% jump compared to this time last year. The median price for detached homes is $11,000 higher than it was a year ago, while attached home prices have dipped by $10,000. Total sales have remained steady, hovering just above 600 units over the past two years. Our local reports reflect these same trends, offering detailed insights broken down by city and country club.
The first quarter of 2025 in Indian Ridge started off slowly but picked up momentum, ultimately aligning with the pace of Q1 2024. This year, we closed the 1st quarter with 15 home sales, just slightly above last year’s 14. Home prices have remained relatively stable overall, with an average increase of 7.5%. However, performance varies between property types: the HOA average price has decreased by 10.5%, while the PUD has seen a 17.5% increase. Inventory has grown, with 31 homes currently on the market compared to 20 during the same time last year, a 55% increase. This rise in available homes has extended the average days on market, leading to more frequent price reductions to attract buyers. Currently, the average days on market is 89 for HOA properties and 50 for the PUD. It's important to note that a few quick sales can skew these averages, and we are seeing some properties remain unsold for over 100 days. With increased inventory and longer market times, we may have transitioned into a buyer’s market something to keep an eye on in the months ahead.
