Garden Vista Studios is a remodel of an former warehouse in Hampden, Baltimore City, Maryland. Garden Vista Studios will serve Hampden and it’s adjacent neighborhoods by becoming a destination to socialize in addition to providing a space for both creatives to enhance their skills and work force preparation.

Narrative

Hampden is a well-developed neighborhood with a rich culture and history. The neighborhood also benefits from being a part of the historically well-invested “White L”. This compared to its adjacent neighborhoods that are a part of the historically underdeveloped and disinvestment “The Black Butterfly”.These neighborhoods are all noted on the right by the two images. Alongside two neighborhoods statistics that are adjacent to the site.

The now re-imagined Buena Vista Studios as Garden Vista Studios will serve Hampden and its adjacent neighborhoods by becoming a destination to socialize in addition to providing a space for both creatives to enhance their skills and prepare to join or rejoin

URBAN CONTEXT: MASTER PLAN CONCEPT

Master Plan Narrative

To achieve project goals and accommodate new users, the master plan introduces street-scaping for 41st Street and Buena Vista Ave, in addition to landscaping interventions on the south-side and a plaza between the rental classrooms and daycare center that will connect Buena Vista Park to the site.

Interventions

• Safety

Sidewalk Expansion allows more pedestrian circulation on Buena Vista Ave and addresses the lack of pedestrian circulation of 41st Street.

• Beautification

Viewing Deck is placed on top of the Fabrication Center and gets immediate views of the adjacent neighborhoods and sunset. Vegetation offers privacy at the intersection for the offices.

• Keep as Much of the Existing Structure/Footprint as Possible

• Provide a Space for Creatives

• Provide a Space to Develop and Enhance Skills
