As you may or may not be aware, you have three members on your Board of Directors that serve as voting Directors for the Colorado Association of Realtors - your current president Kelly Kniffin, Jarrod Nixon and myself. We all diligently follow the rapidly changing real estate environment and all try our best to make sure we protect homeowners and members as well with our decisions. Thank you for placing your trust in us. We were all recently in Vail, Colorado from April 7 to April 10 for the Colorado Association of REALTORS® Spring Business Meetings. These meetings are quite different than the convention in the respect that they are mainly business and committee meetings and generally do not have any sort of personal enrichment programs at all. These are very busy meetings where your time is spent going from various meetings such as professional standards, CARHOF, Risk Management, RPAC, District meetings, Finance and several other forums and committees. These meetings are crucial in the state association keeping us up to date on what is going on there as well at the National level. There were several motions brought forth during the official Board of Directors meeting. The following is a list of just a few of the issues that were tackled. Should you have any questions or want further clarification on any of these motions please feel free to reach out to one of your three representatives and they would be happy to help. A motion was brought to reduce the delinquency period for our local association to have dues paid to the state association from 60 days to 30 days, this motion passed. This will change the time we have to submit our local dues to the state association and will slightly change our billing timeframes for annual dues. Last October, a motion was brought forth and passed to move our state association towards operating under policy governance and the directive was to have a manual written. Many people do not understand what policy governance means, the simple explanation is that it allows the association to operate by following policy guidelines and eliminates the need for the board of directors to meddle in the day to day operations of the association such as staff management, small purchases, etc. The manual was completed between October and April and a motion was brought to adopt the new manual, this motion passed. Concurrent with the above motion, corporations that operate under policy governance typically change the name of their President to Chairman of the Board, the Vice President to Chair Elect. A motion was brought forward to adopt the changes to the titles and this motion passed. With the restructuring of the state association and adopting policy governance, the state has also been trying to find a way to shrink down the size of the Board of Directors to make it more effective. A motion was brought forward to eliminate Councils, Affiliates, Societies or related organizations as voting members of the board. This was highly controversial due to a large portion of the voting board feeling that these entities provide valuable feedback to the board of directions and this motion failed. One of the last motions that was brought forth was a $20.00 annual dues increase that will take effect January 1, 2015. The state association has the opportunity to review dues every three years and their last increase was 1/1/2012.
