ECONOMY INSIGHT-By Mr. Patrick Wong 內地樓市乍暖還寒

今年3月份開始,內地樓市持續回暖,成交量與房價皆 出現回升趨勢。加上大量新樓盤推出及銀行連續下調 樓按息率,令6、7月份一些城市的住房成交量明顯回升。 不過,內地官方媒體《人民日報》早前引述住建部負責人表 示,內地房價還未具備全面反彈的條件,而下一階段,房地 產市場調控仍處於關鍵時期,要繼續督促限購城市執行住房 限購措施。 住建部認為總體而言,內地的投機、投資性的買房得到明顯 抑制,房價基本平穩,住房庫存量基本保持穩定。除了以上 原因外,筆者認為,內地樓市未具備全面反彈條件的原因如 下: 1)限購令是持續體現「不放鬆」原則,尤其是限購限貸不 放鬆,成功抑制了很多投資投機需求。市場如果沒有投資投 機需求,房價不可能大幅上漲,只能趨於穩定,或者小幅上 漲。

美國現在已實行第三輪量化寬鬆(QE3),歐洲、日本 亦持續實行寬鬆政策,國際資金亂竄,如果再一次進 入中國樓市,難免會令房價面對新一波上升的壓力。 不過,中央對資金進入樓市的態度,絲毫不見到有放 寬的跡象,國際游資為內地樓市火上加油,亦毋須過 份憂慮。 例如中央已多次出口術,重申對樓市調控的堅決態 度,包括國務院總理溫家寶9月初時曾強調,鞏固房 地產市場調控成果,需堅決遏制投資投機性購房需 求,更重要的是增加住房有效供應。 如今住建部負責人又重申限購政策將繼續執行,所以 房價相信仍難有大幅上升的機會。 前車可鑑,美國及日本皆因樓市泡沬而陷入經濟困 局,因此,絕不能任由中國樓價大幅上升,而中央對 打壓樓市的力度,有理由相信今後仍絕不手軟。

2)8 月份,內地70個大中城市中,雖然有36 個城市的樓價 按月上升,但升幅低於0.6%,反而有53 個城市樓價按年下 降,可見樓價仍未出現大範圍的大幅反彈。 筆者認為,房價亦是資產價格的一種,如果波動,並非好 事。

FENG SHUI TALK-By Master Philip Chan To see the interior Feng Shui- Part 1 Creating a Harmony Home

ifferent buildings have their own different Feng Shui, currently, buildings developed between the year of 2004 to 2023 are regard as “The 8th Cycle Building” (八 運樓), this shall also include properties or building under major renovation during the time period. Taking the view from the main entrance and living room balcony, the more favourable corners of “Qi” for 8th Cycle Building are South West, North East, North West, and South East. The best corner amongst all is the South East Corner. When selecting a home with good Feng Shui, it is important to have a living room with sufficient sunlight from the outside, living in such property will create harmony and get energy to people living inside. It is even better if the doorway is able to receive direct sunlight. Contrary to the Living Room, Bedroom should not be receiving much direct sunlight, installing curtains or shades is preferable. Bedroom is a place for relaxation, it should remain calm and peaceful. Furniture and design should simple and clean, creating a more spacious relaxing surrounding where color tone such as white and blue are always a good choice for bedroom. If the master of the house is favorable to a particular element, he/she may consider selecting small items such as pillow case, garment, displays in the same color that represent his/her element (red and purple for fire, black and blue for water, white or metallic for metal), however the focus of the bedroom should remain in a simple tone, such as white, grey, etc. The highest level of Feng Shui is believe in your sixth sense and be able to feel the energy source (the “Qi”) around you. And the easiest way to determine whether a property has good Feng Shui is to trust your own instinct – do you feel good being inside, is there sufficient sunlight, are there any obstructive items, etc. Once you are satisfied with the place, you may also want to consult your interior designer to cooperating with a Feng Shui Master for specific decorative advice or renovating ideas. It is very important to find a home with good Feng Shui, it is not only about wealth generation, but also keep family members healthy and in harmony.

he 1993 PAJZOS Esszencia scored 100 points in the Hedonist Gazette from Robert Parker. It is in the heart of this legendary region of Tokaj in Hungary.

ESSZENCIA : Only in exceptionnal vintages Chateau PAJZOS produces the mythic Esszencia. This absolutely rarity gained from the free-run juice of the botrytised berries, is unique nectar with a honey-like concentration. Only 1 liter is produced by 3 tons of aszú berries which represents the production of 10 ha. This wine is the rarest in the world a bottle of 10 cl is the results of one whole hectare. The Pajzos 1993 Esszencia is a rare and historic wine and has been internationally acclaimed.

HISTORY: Situated in the legendary region of TOKAJ-HEGYALJA,the PAJZOS Estate was classified as “First Growth” in 1772. Its wines have been treasured by European Monarchs and Emperors for centuries. Known as the “Wine of Kings and the King of the Wines”, it was also adored by the Aristocrats such as Beethoven, Rossini, Liszt, Schubert, Dumas, Voltaire and other luminaries. In 1892 the TOKAJ vineyard was destroyed by the Phylloxera. From 1948 to 1991, the TOKAJ vineyard was monitored by a single company, the BORKOMBINAT, under state’s ownership. In 1991, Jean-Louis LABORDE, a French farmer, bought the PAJZOS Estate and replanted the 64 hectares vineyard. Then, in 1999, he extended his wine portfolio by acquiring the famous CHATEAU CLINET in Pomerol, Bordeaux. FIRST CLASS VINEYARD :

Chateau Pajzos Esszencia 1993: HKD260/blt (100ml)

The Estate’s name refers to its original historic vineyards’ name: PACZOTH, which was classified as Premier Cru in 1772, the year of the world’s first vineyard classification system. PAJZOS land arise on the top of west-south facing slopes, 200 m above the sea level. Its volcanic subsoil is composed by Rhyolithe. The region highly benefits from the Continental climate: after cool and chilly mornings, follow warm and dry daytimes, from September to November. These are the perfect weather conditions to the development of the “Botrytis Cinerea” on the skin of the berries. In the same time, airstreams dry out the grapes to add the socalled “passerillage”. These berries are named “Aszu”, from the Hungarian word “dried”. The manual selection of these produces the sought-after sweet “Aszu” wines.
