As a valued newsletter subscriber, you enjoyed an exclusive first look at these newly released lots, giving you a head start before they were available to the public. We love offering our subscribers perks like this, ensuring you’re always in the know and ahead of the crowd!

In exciting news, we’ve also dropped the prices even further on Lot 14—the Ashton townhome! By choosing not to finish the basement in these quick possession homes, we were able to reduce the price to an incredible $535K. This adjustment has been very well received, offering an even more affordable option for those looking to move into a quality Doug Tarry home.

In the spirit of February being the month of love, we also took the opportunity to show some love to our incredible realtors. Current Mortgage Rates in Canada and Why 2025 is a Good Time to Buy a Home in the St Thomas Region

As we move through 2025, the Canadian real estate market is seeing significant shifts, particularly in mortgage rates and housing affordability. The London and St. Thomas Association of REALTORS® (LSTAR) region, which includes London, St. Thomas, and surrounding communities, has been experiencing favorable conditions for homebuyers. With interest rates stabilizing and home prices adjusting, now presents an excellent opportunity for those looking to enter the housing market.

Current Mortgage Rates in Canada

In response to economic trends and inflation control measures, the Bank of Canada has adjusted its policy rate downward in 2025. The policy rate, which peaked at 5% in mid-2023, has now been reduced to 3.00%, making mortgage financing more affordable for Canadians. With this decrease, lenders have adjusted their fixed and variable mortgage rates accordingly. As of early 2025, five-year fixed mortgage rates are averaging between 4.5% and 5.0%, while variable rates are slightly lower, providing buyers with more flexible financing options.

These reductions in mortgage rates have made borrowing more accessible, leading to increased buyer confidence in the market. Many Canadians who were previously hesitant to purchase a home due to high interest rates in 2023 and early 2024 are now reconsidering their options.

The Housing Market in the LSTAR Region

The LSTAR region has shown resilience despite past economic fluctuations. Throughout 2024, declining interest rates helped boost home sales, particularly in London and surrounding areas. In December 2024, the region recorded a 25.7% increase in home sales compared to the previous year, signaling a positive trend for 2025. Additionally, home prices have stabilized, with the average price in London – St. Thomas area settling at approximately $650,000.

With increased inventory and more balanced market conditions, buyers have greater negotiating power. New home developments and increased listings have provided more options, reducing competition and bidding wars, which were prevalent in previous years.

Why 2025 is a Great Time to Buy a Home in the St Thomas Region

Several factors make 2025 an opportune time to purchase a home in the LSTAR region:

1. Lower Mortgage Rates – With the Bank of Canada cutting rates, borrowing is more affordable than in previous years, making homeownership more accessible.

2. Stabilized Home Prices – While prices remain strong, they have balanced out compared to the spikes seen in earlier years, allowing buyers to enter the market without extreme competition.

3. Increased Housing Supply – More listings and new developments in London and St. Thomas provide buyers with a greater selection of homes.

4. Favorable Market Conditions – A more balanced market means fewer bidding wars and more negotiating power for buyers, allowing for better deals and incentives from sellers.

a. Wood: Classic and warm, wood surrounds bring a cozy, rustic, or traditional feel to the room.

b. Stone: Marble, granite, or limestone give a fireplace an elegant and timeless vibe. They’re ideal for both modern and traditional settings.

c. Tile: Intricate ceramic or porcelain tiles can add texture and colour. While large marble tiles can add an extra level of sophistication. Tiles allow for creative design choices, from Moroccan-inspired patterns to clean, modern designs.

d. Paint: Add a Venetian Stucco look to your fireplace with products like Graphestone Stuki paint, for a sophisticated, luxurious, and timeless look. STACKED TOWNHOUSE AND TINY HOMES

Doug Tarry Homes provides quality housing to as many people as possible, as well as providing options for densification as it becomes more and more important. To achieve this, we are working on new plan designs to accommodate different lifestyles. Two new ways we are accomplishing this are with our new stacked townhouse and tiny homes. The stacked townhouse is a 3-storey townhouse with 8 units, four on the main floor and basement, and four more on the second and third storeys. We are also creating many different tiny home plans, including single family homes, semi-detached tiny homes and even townhouses, with the idea of doing a lot with a little. The smallest tiny home is 440 square feet while still providing all household necessities.

Why a Doug Tarry home Might Not Be for You

Why would anyone want a Net Zero home? That’s a zero from me. A home that is so well built that it practically runs itself and saves you money. Where’s the fun in that? No crazy utility bills to complain about over dinner – you’ll have to find something else to talk to your spouse about.

Net Zero might be about making a better future for generations to come, but living in the past is where its at. After all, drafty windows keeping you cold in the winter helps build character!

Recipe of the Month

Thai Chicken Linguine

INGREDIENTS:

8 ounces uncooked whole wheat linguine 1/3 cup reduced-sodium soy sauce

1/4 cup lime juice

2 tablespoons rice vinegar

3 tablespoons brown sugar

1 tablespoon Thai chili sauce

2 tablespoons peanut oil, divided 1 cup fresh snow peas

1 medium sweet red pepper, julienned

2 large eggs, beaten

1 pound boneless skinless chicken breasts, cubed

Directions

4 garlic cloves, minced

1/3 cup chopped unsalted peanuts

1. Cook linguine according to package directions. Meanwhile, in a small bowl, mix soy sauce, lime juice, brown sugar, vinegar and chili sauce until blended.

2. In a large nonstick skillet, heat 1 tablespoon oil over medium-high heat. Add chicken; stir-fry 5-7 minutes or until no longer pink. Remove from pan. Stir-fry snow peas and pepper in remaining oil until vegetables are crisp-tender. Add garlic; cook 1 minute longer. Add eggs; cook and stir until set.

3. Drain linguine; add to vegetable mixture. Stir soy sauce mixture and add to pan. Bring to a boil. Add chicken; heat through. Sprinkle with peanuts.
