Segenhoe continues to excel in the sales ring, emerging as the leading vendor at the recent Magic Millions 2024 Yearling Sales by grossing $16,665,000 (with an average of $555,500) and maintaining an average of over $550,000 for the past two years. The farm achieved a notable milestone by selling a record 7 million-dollar yearlings at the sale, and a total of 10-million-dollar yearlings for the year. This achievement is a testament to the quality of horses that will represent the farm in the coming years. LOCATION

TOPOGRAPHY

Segenhoe has extensive frontage to the Hunter River throughout the property.

Topography across the Property is slightly undulating throughout. There is double river frontage in the south-western portion with the associated alluvial flats extending north to single frontage through the centre of the holding, opening out to double frontage again in the northern portion. The rich alluvial flats generally rise to arable grazing slopes at the northern end of the aggregation. Overall, Segenhoe has an excellent balance of flats, slopes and hills that are well suited to horse stud operations.

The property has an altitude ranging from approximately 80m to 300m above mean sea level.

Largely cleared land, with the exception of some Box Gum and Apple shade timber in larger paddocks, with Casuarina and Willow trees lining the river frontages. The majority of paddocks and laneways have been planted with Plane Trees, Eucalypts, Elms and Pines along fence lines. There is a mix of established pastures and native grasses, with pastures typically including a blend of rye and clovers plus lucerne.

SOIL

Soils range from sandy/silty alluvial loams associated with the Hunter River, rising to red and brown clay loams plus lighter red soils and rocky outcrops to the steeper areas and hills.

FENCING

Fencing comprises a mixture of agricultural and equine styles, with holding fenced into approximately 60 paddocks, plus smaller holding and yearling/ foaling paddocks for equine use.

Boundary fencing mostly timber post and rail with netting and electric wire above top rail

Internal fencing mix of timber post with 3 timber rails or timber post with 5 wires. All with electric wire above rail. All in good condition.

Agricultural fencing comprises two plain and three electric wires affixed to steel posts.

Fencing is considered to be in sound equine/stock proof condition.

WATER

WATER

Stock water is predominantly supplied from the pressure pumps on the Hunter River, supplying tank and trough reticulated system to all paddocks and yards. This supply is supplemented by approximately 7-8 medium to large dams. Domestic water supply is provided by roof catchment to water storage tanks.

The property’s substantial river frontage and irrigation allocation stand as remarkable assets. With Water Access Licenses (WAL) in place, Segenhoe holds the rights to extract 1288.7 units from the Hunter River for domestic, stock and irrigation purposes. This allocation supports efficient spray irrigation and traveller systems,

facilitated through underground mains, ensuring optimal utilisation of water resources for agricultural benefits.

The current water licences are transferable within the scheme in which they are issued and form part of the sale.

Glenbawn Yearling Complex - secondary 20ML storage filled by 30kw river pump - 3x45kw, 1x37kw and 1x11kw pumps service yearling paddock pastures and surrounds via underground mains.
