Note from the editor
I love the breadth of homes we’ve collated for this edition, from a gorgeous 19th-century Queanbeyan home (above) to the grande dame gracing our cover. The renovated Pearce property (p12) commands attention, offering incredible flexibility for families seeking amenities and style. We also explore the latest apartment offering on Northbourne Avenue (p14), perfect for those hunting for affordability and a city lifestyle. Then there’s our Home of the Week in Narrabundah. Well, talk about artistic endeavours. This is a residence not to be missed. But for a different thrill, Allhomes is giving away a cheetah encounter at the zoo this month. Read from someone who has experienced it (me!) on page 20.
‘Cottage’
deftly balances eras
A little piece of history is held in this 19th-century home at 24 Henderson Road, formerly owned by Queanbeyan’s second mayor.
Bull’s Cottage sits centrally in the town, not far from the Queanbeyan River and on a generous block of land. From the outside, the four-bedroom, two-bathroom house is framed by meticulously manicured gardens, while inside, the floor plan offers multiple living spaces. A formal lounge room sits at the entry, with unique panel detailing on the ceiling and a large wood fireplace that exudes country charm.
The kitchen boasts a country rustic aesthetic, with an informal meals space and direct access to the backyard.
Aaron Papahatzis of Belle Property Queanbeyan says, “This historic cottage plays the delicate balance between past and present flawlessly.”
Additional features include a large sunroom and an outdoor entertaining area with an in-ground pool.
The September 25 auction has a price guide of circa $1.5 million.

A rare blend of scale, style and serenity
Classic architecture and modern refinements combine to deliver a residence of estate-like proportions in a prestigious pocket.
The traditional notion of kerb appeal doesn’t quite apply to 22 Sheehan Street in Pearce. Here, the first impression is one of grandeur, beginning with a statement circular driveway that sweeps beneath a canopy of mature elm and birch trees.
This elegant arrival welcomes you to hedge-fringed stone steps ascending to the porch – a fitting introduction to a house that doesn’t just grab your attention, but commands it.
With a striking two-storey facade of grey render and white windows, it has the undeniable presence of a residence on a grand estate.
This feeling is amplified by its setting on a 2785-square-metre block, creating an aesthetic that would be perfectly at home in the Southern Highlands.
Listing agent Jonathan Charles of Independent Property Group South says it’s one of the most beautiful homes he has represented.
“It’s situated within an exclusive enclave, characterised by big blocks
that back onto the Mount Taylor nature reserve,” he says.
“The deep setback from the road heightens the privacy and also provides a sense of arrival – you are immediately struck by the residence’s classic lines.”
This impressive home began life in 1968 and was later reimagined through a sympathetic extension and renovation by leading architect Terry Ring of Architects Ring & Associates. It now offers more than 400 square metres of space under the roofline.
Alongside generous proportions, a classic home deserves beautifully considered finishes, and this one delivers with features including Tasmanian oak flooring, sash windows, a bay window and French doors.
The ground-floor living level offers three zones. There are two bedrooms and a large rumpus room or home office to the left of the entry foyer, and a central zone with formal living (and gorgeous fireplace) that connects with the kitchen, family area and casual dining space.
Serene surrounds: The house is set within landscaped gardens with established trees, and has generous spaces fit for entertaining.
“It’s a home like no other, in a highly private location ... with everything you need virtually on your doorstep.” Jonathan Charles
Then there’s a right wing that contains the laundry, temperature-controlled wine cellar and triple garaging.
“The living rooms have grand proportions, but deliver a great sense of comfort and cosiness – it’s a space that immediately makes you feel at home,” Charles says.
“Some homes give you that feeling, and this is definitely one of those.”
The updated kitchen continues the classic theme in white cabinetry with a timber-topped island bench and granite tops on other preparation surfaces. The high-quality appliances include a Bosch dishwasher, an Artisan gas cooktop, and an electric oven.
Upstairs, the main bedroom enjoys views toward Black Mountain from a private balcony. The suite features a walk-in wardrobe and an en suite with a bath. There are two further bedrooms and a family bathroom on this level. Year-round comfort is assured with ducted heating and cooling, a fireplace, in-floor heating and double glazing.
The living area opens to a spectacular al fresco space and landscaped gardens blossoming with fruit trees and flowers.
The outdoor star is the solar-heated inground pool with a gas-heated cascading spa. Artists or guests will also appreciate a detached and fitted-out studio.
This grand home is moments from the Mount Taylor walking trails with easy access to Woden’s dining and retail precinct. Plus, there’s a range of quality schools nearby, including Marist College, Sacred Heart Primary and Melrose High.
Charles says it would be difficult to find a comparable home anywhere else in Canberra. “It could never be replicated in today’s building cost environment, even if you could secure a similar-sized block,” he says.
“This is as rare as it gets. But it’s a home like no other, in a highly private location ... with everything you need virtually on your doorstep.”
This feature is part of an Allhomes Deluxe package.

The finishing touches of a modern masterpiece
The last piece of the Northbourne Village puzzle is quickly taking shape, and it’s going to fit perfectly.
De Burgh, the third and final residential stage of the ambitious and immensely popular Inner North precinct, adds 350 apartments across two buildings to the sold-out Embark and The Sullivan buildings.
Developed and built by JWLand, the apartments offer a blend of contemporary design and thoughtful amenities, and boast unbeatable proximity to the best that Canberra has to offer.
With construction on track for completion later this spring, the development, which includes a mix of
one, two and three-bedroom designs, is already generating huge interest from buyers who are keen to secure their spot.
A ground-floor display apartment has also been fast-tracked to provide potential buyers with the opportunity to palpably see and experience the De Burgh lifestyle for themselves.
JWLand project marketing manager Nick Babic says there is a good mix of floor plans still available, so it’s not too late to lock one down.
“We’ve made it easier than ever to step inside, experience the quality first-hand, and really get a feel for the features and finishes of these apartments,” he says.
Visitors to the display apartment will discover that the homes have been crafted with functionality in mind.
Electric appliances and ducted reversecycle air-conditioning come as standard, and app-controlled lighting, heating and cooling means residents will be able to conveniently switch on their lights or airconditioning before arriving home for added convenience.
“We’ve focused on creating homes that are not only beautiful, but also practical and future-proofed,” Babic says. “From remote-access technology to provision for electric vehicle charging, we’re making sure that De Burgh is ready for the way people live today and tomorrow.”
Sleek and sophisticated: The thoroughly modern interiors will feature full-height tiling and stylish fittings in the bathrooms.

What we love: The app that lets you control your home’s lighting and air-conditioning from your phone. Forgot to turn off something? No problem, adjust it remotely. Or switch it back on before you’ve even arrived.

The thoroughly modern interiors of the apartments feature the choice of a sleek light or dark colour scheme, and boast full-height tiling and stylish fittings in the bathrooms.
There is impressive cabinetry and stone benchtops in the kitchen.
Double-glazed windows and sliding doors add to the sense of quiet comfort, while large private balconies and terraces extend internal living spaces and provide relaxing spots in which to soak up the enviable location.
The complex also boasts a range of communal spaces, including a rooftop garden and barbecue, a well-equipped gym and lounge area, and a central landscaped courtyard.
De Burgh’s exceptional location on Northborne Avenue, tucked just far enough away from the city’s hustle and bustle but still in convenient proximity to everything you need, is undoubtedly its standout advantage.
Its location just 600 metres from the light rail means residents will be able to enjoy the perks of urban living while
remaining on the edge of the leafy Sullivans Creek Wetlands, which offer a peaceful retreat of walking and cycling tracks right at your back door.
“This location really gives people the best of both worlds,” Babic says. “You can head into the city for work or play, then come home and unwind in a quiet, connected neighbourhood.
“Like the first two developments in Northbourne Village, this appeals to a wide range of buyers, from young professionals and first-home buyers to downsizers and investors.”
The Sullivan and Embark were quick to sell out, and De Burgh is no different. Apartments start from $447,000 for a studio, $460,000 for one bedroom, $715,000 for two bedrooms, and from $1.3 million for a three-bedroom layout.
To make buying as easy as possible, JWLand is allowing buyers to secure their new apartment with a $5000 deposit and pay the balance at settlement. This innovative approach helps to free up cash flow for buyers who may need to wait for the sale
of an existing property, need more time to save, or simply prefer to keep funds flexible. There’s also a free window furnishing package available.
With the landscaping and other final touches underway, De Burgh is on the cusp of welcoming its first residents.
For those looking for a smart, stylish and community-minded place to call home in Canberra, De Burgh at Northbourne Village is an opportunity not to be missed.

Sophistication and serenity
Confident, elegant and refined are words that aptly describe Ensemble, a collection of three executive-style townhouses taking shape in the heart of Turner.
Designed by Tim Dyer of Yellow Architecture, the three-bedroom, two-bathroom homes flip the idea of townhouse living on its head, with large internal spaces and oversized garages offering ample storage.
While the homes provide the opportunity to live large, their position on the quiet, tree-lined Wedge Crescent ensures an equally appealing, tranquil lifestyle for the new owners.
James Herbert of LJ Hooker Project Marketing says life at Ensemble is, quite simply, luxurious.
“There’s a harmonious blend of sophistication and serenity in the development,” he says. “This is

heightened by the ease and accessibility of the surrounding amenities – it’s all about convenience.”
That convenience is a hallmark of the Inner North. From Ensemble, residents are just a short radius from the vibrant dining and retail precincts of the city centre and Braddon or institutions such as The Australian National University and the CSIRO.
Sprawling green spaces such as Haig Park or the Australian National Botanic Gardens are also close by, placing the best of the capital at your doorstep.
Ensemble’s street appeal will be undeniable with a strikingly modern blend of patterned brickwork and timber cladding. Dyer says the design presents curved forms to the street to provide a rhythmic, welcoming sequence.
“The brick materials create a stoic textural quality to the ground levels, while the vertical cladding offers relief, allowing the brick more room to express its qualities,” he says.
“The development is an ensemble of planning efficiency, volumetric generosity and refined textural qualities
that create an environment that is dynamic and finessed.”
This philosophy is emphasised in the interior design by Lauren Stanton Designs, in which each home connects seamlessly to its surroundings through a natural palette and earthy finishes. The heart of each home is the openplan living space, where a designer kitchen serves as a spectacular
centrepiece. Premium integrated European appliances and bespoke builtin joinery complement a natural stone benchtop with waterfall edges. A doubleheight facade void and skylights drench the interiors in natural light.
With construction by Hatch Building Group expected to be completed by early next year, two townhouses –Melody and Harmony – remain after
the first was snapped up early. Perfect for families or downsizers, both feature four living areas, offering a high level of functionality and flexibility.
Beyond the aesthetics, the homes are designed for effortless living, with considered courtyard spaces to the front and rear allowing for cross ventilation and visual extension through the building, while zoned ducted heating and cooling add to the convenience.
Outside, the natural features are tied together through lush landscaping, a hitand-miss brick fence, and strategically placed windows prioritising privacy but with a connection to the setting. For the more social residents, a communal area at the rear fosters connection.
Plans and pricing are available by appointment, with a purchase secured by a deposit of just 5 per cent.

Visual interest inside and out
Making a bold first impression on a quiet Narrabundah street, this stunning house showcases a playful facade of brick, steel cladding and curved elements.
Designed by award-winning architect Rob Henry of Studio Heim, 90 Finniss Crescent masterfully responds to its steep, sloping site, orienting itself to capture distinct views into the surrounding established gardens. A predominantly white exterior palette creates a dramatic contrast with the lush greenery. This visual interest transitions
seamlessly inside, where a sophisticated palette of earthy tones, rich timbers and dark green accents creates a calm, inviting atmosphere.
From the foyer, a few steps descend into the welcoming open-plan living area, defined by timber-lined ceilings and solid recycled blackbutt floors.
A central fernery acts as a green heart, visible from both the main living space and a versatile multipurpose room.

GARDENING
Words by Tammy Huynh
Smell the roses and more: discover the art of creating a sensory garden.
Agarden can be so much more than a pretty backdrop – it’s a place to explore, unwind and find joy in unexpected ways.
That’s the idea behind a sensory garden, where fragrant flowers, colourful foliage, textured surfaces and the soft sounds of nature combine to create a space that invites you to linger.
Here’s how to transform your outdoors into a garden full of wonder and delight.
Now you see me
Colour and form are the first things we notice in a garden. Bright annuals, such as cosmos, zinnias, petunias and sunflowers, bring bursts of seasonal cheer, while flowering shrubs like camellias and hydrangeas add structure and longevity.
Foliage colour is just as effective – silver cineraria, burgundy loropetalum and variegated hostas catch the eye even when flowers fade.
Contrasting shapes and heights, from tall, wispy ornamental grasses like miscanthus and pennisetum to low mounds of mondo grass or Canberra grass (Scleranthus biflorus), make the view more dynamic.
Follow your nose
There’s nothing quite like the simple pleasure of a beautiful fragrance. Roses are a classic choice, but don’t overlook other scented plants such as lavender, star jasmine, gardenia, Madagascar jasmine (Stephanotis floribunda) and lemon-scented myrtle. Plant them near paths, doorways or seating areas where the scent will be most appreciated.
Feast for the senses
Herbs like mint, thyme and rosemary also release their aromas when brushed against, making them ideal for sensory planting near walkways or in pots.
Sound it out
A garden that speaks is one that feels alive. The rustle of foliage, the crunch of pebbles underfoot or the gentle clink of wind chimes all add atmosphere, while water features bring a calming trickle or splash, masking background noise and encouraging relaxation.
Planting nectar-rich flowers will welcome creatures like bees, butterflies and birds, filling the garden with the gentle hum of life.
Stay in touch
Texture adds another layer of interest. Velvety lamb’s ears (Stachys byzantina) are soft to the touch, while the glossy leaves of magnolia and the leathery foliage of sansevierias provide contrast.
Kids especially enjoy interactive plants like the sensitive plant (Mimosa pudica), which folds its leaves when touched.
Even hardscaping can contribute –smooth pebbles, weathered wood or textured paving all invite touch and enrich the sensory experience.
Food for thought
Why just look at your garden when you can eat it, too? Blueberries, cherry tomatoes and green beans are easy to grow and are perfect for picking on the go – many won’t last long enough to reach the house!
Don’t forget to add herbs for flavour and fruit trees for garden goodies that double as beautiful ornamentals, a feast for both the eyes and the taste buds.

The fast track to meeting the world’s quickest cats
Canberra’s National Zoo & Aquarium is offering the chance to get close to cheetahs in its Complete Cheetah Experience.
As the heavy security gate swings open and I step into the habitat of the world’s fastest land animal, a part of me expects a swift, unpredictable reaction. The cheetah is one of the big cats, after all, a creature defined by explosive agility and speed.
Now, I’m on its home turf. The zookeeper’s instructions to stay close and keep my movements slow and measured while these predators roam unrestrained only adds to the surge of adrenaline.
This anxiety, however, quickly melts away in the early morning sunshine. As we approach one of the three full-grown brothers who reside at the National Zoo & Aquarium, he barely stirs.
Instead, a deep purr vibrates through the air as we crouch low to run our hands along his tawny, spotted coat.
This remarkable encounter is possible through the zoo’s Complete Cheetah Experience, which offers the rarefied opportunity to get closer than you could imagine to these formidable hunters.
For 30 minutes, visitors interact with the cheetahs alongside the keepers responsible for their daily care. And you quickly learn that one of the reasons these are such “good boys” is linked to the bigger picture: the funds raised from animal encounters, general admissions, Jamala stays and zoo tours financially support local and global conservation, including wild cheetah populations.
The urgency of this mission is something Cheetah Team Leader Leah Carnegie is passionate about.
“Unfortunately, they’re the fastest disappearing big cat in Africa,” she says. “There are fewer than 7000 now in the wild, which is down from an estimated 80,000.”
The main threats are habitat loss, poaching and trafficking, and humanwildlife conflict.
“Cheetahs are more active during the day to avoid bigger predators at night,” Carnegie explains. “But this pushes them closer to farms, and they often catch the blame from farmers who wake to find livestock losses.”
But amid this grim reality, there is a heartening story. During the encounter, we learnt about the Livestock Guarding Dog program run by the Cheetah Conservation Fund, a non-lethal solution that’s proving hugely successful.
The program leases a specially trained Anatolian shepherd dog to a farmer free of charge. These intelligent dogs bond with the herds, and their loud,

intimidating barks are enough to deter predators. It’s a simple but effective solution that supports both wildlife and farming communities.
“This is one of the first things we tell our guests,” Carnegie says. “So they know where their money is going and they can share the awareness with others.”
If you’re wondering what it’s really like to hunch beside a cheetah, I can tell you this: it’s exhilarating, humbling and unforgettable. To spend time up close with one of nature’s most majestic cats is a real privilege. The trust between the keepers and the animals is palpable, and your safety is always front of mind.
As Carnegie notes, “You never forget that first time you enter the other side of the mesh with them, it’s a surreal feeling and always on the animal’s terms.” For anyone with a love of big cats and an interest in animal conservation, the Complete Cheetah Experience is not only a bucket-list item but a meaningful way to help ensure these incredible animals continue to run wild for generations to come. Best of all, it’s a one-of-a-kind opportunity right here in Canberra which makes a positive and lasting impact on the cheetah’s survival rates.

FROM A 1961 WOOLSHED TO A DREAM RETREAT
What began life as a working wool shed in 1961 has, over the past twenty- ve years, been transformed into a private country retreat that blends history, lifestyle, and modern design. Purchased in 2001, the current owners saw more than just paddocks and a shearing shed. They saw the chance to create a home and a haven-a place where family, friends, and community could gather, where open space could be celebrated, and where every improvement would be made with their own hands. Just 13 minutes from the ACT border, it o ered the rare privilege of true rural living without giving up convenience.
The original wool shed was reimagined into a four-bedroom home in 2002, and from that point it has continued to evolve. The robust bones of the shed remain visible in its generous proportions and practical layout, but what has grown around it is something far beyond its humble beginnings. In 2013, a studio was added, complete with a full-swing golf simulator, outdoor driving range, pool table, commercial-grade gym, kitchenette, bedroom, and bathroom. Gas heating and remote-controlled roller doors make it a comfortable and versatile space that has hosted countless games nights, tournaments, and karaoke sessions-a true hub for fun and connection. Entertainment has always been at the heart of this home. Inside, a dedicated theatre with Klipsch surround sound and R2.7 Earthwell acoustic batts for sound dampening creates an authentic cinema experience. Outside, a second theatre with Klipsch surround sound overlooking the pool turns summer evenings into nights of movies and sport beneath the stars. The pool deck-with its swim spa, outdoor shower, direct guestroom access,
enclosed television, and manually opening roof-has become a favourite gathering place. The front covered deck, with sweeping views of the Brindabellas and motorised shutters to the sides, ensuring year-round comfort.

Site with childcare, medical approval
Let’s say it one more time: One of the most compelling investment propositions in the commercial market is a childcare centre.
Anyone trying to enrol their child will tell you that competition is high. That translates into a single word: demand. That demand is sustained, and that’s certainly the case in the Molonglo Valley. Join the dots, and that means there’s likely to be a highly competitive developer interest in a DA-approved 112-place childcare centre site in Wright, close to John Gorton Drive – especially as the development has been pre-leased to a leading national early educator before it’s even been built.
But wait, there’s more: The block of just under 5000 square metres is also DA-approved for the construction of a four-storey medical centre.
Guy Randell of Burgess Rawson Canberra says the latter would be a very
welcome addition to the Molonglo Valley.
“It could provide up to 24 tenancies for sale or lease, and they could house a wide variety of medical and allied health specialists,” he says.
“There would be practices and rooms, from about 80 square metres,

for GPs, specialists, dental, imaging, physiotherapy and more.”
Randell says the built units would be strata-titled and ideal for investors or owner-occupiers.
“Construction ... could begin in the second quarter of next year,” he says.
