Note from the editor
Canberra’s property market has bloomed along with the first signs of spring: Over the past few weeks, agents have reported a surge in buyer activity, with some witnessing results not seen since the peak of pandemic-era demand; price records have been set in two suburbs, Throsby and Strathnairn; and Domain data shows Canberra recorded some of the nation’s best auction clearance rates, indicating a strong selling season ahead. Our impressive O’Connor cover property (p10) is a perfect example of the quality on offer and is bound to attract buyer interest before its October auction. For more auctions, turn over the page or continue browsing here and on the Allhomes website and app.
A tranquil and timeless retreat
With a level of space and sophistication usually found in a standalone house, this Yarralumla townhouse at 7/65 Musgrave Street delivers beyond the expected.
It’s a property in keeping with its position in one of Canberra’s most prestigious suburbs, in a coveted spot just moments from Lake Burley Griffin.
The three-bedroom, two-bathroom home is designed around an atrium that floods the common areas with natural light. The lower floor features a large living room on entry, a formal dining area that overlooks the atrium’s greenery, and an additional family room.
The outdoor spaces offer nearly as much variety, including an expansive yet private front patio.
“This is a perfect entertaining space, offering a level of tranquillity through carefully picked flora and ... two water features,” says listing agent Louise Harget of Belle Property Canberra.
The home also boasts double glazing and reverse-cycle temperature control. The private sale has a price guide of $1.99 million to $2.189 million.

TElevate entertaining to an art form
Designed for the avid host, this house comes with an intimate wine cellar, quartz kitchen and formal living and dining rooms.
here are plenty of homes on the market that bill themselves as “entertainers”, but the real question is: What kind of entertaining do you want to do?
Do you want the kind of home that lets you store 1288 bottles of wine without breaking a sweat? Host al fresco soirees by the pool with pizzas fresh out of the oven? Put on private screenings in your basement theatre and cellar? Or hold an intimate dinner by the glow of your light-up quartz kitchen bench?
TT Architecture-designed 9 Hakea Crescent in O’Connor is that kind of home.
Built by Gary Fitzpatrick of InStyle Construction in 2018, the meticulously crafted house doesn’t follow the conventional suburban script. While it has three bedrooms, it occupies the footprint of a five-bedroom home – and then some. The result is an executive residence with substantial scale, created for grown-up living and elevated entertaining.
“The owners custom-designed and built it from scratch,” says listing agent Mark Larmer of Suburbia. “They wanted something executive with lots of entertaining spaces, indoors and out.
“Their kids were growing up, so they required a design that catered to older children or guests who come and stay.”
Their vision translated into a home that is equal parts sophisticated showpiece and relaxed sanctuary, with layered detail, bespoke finishes, and a layout that’s both functional and indulgent.
At its heart is a two-storey rammedearth wall, constructed from dark-hued soil sourced in Jindabyne. It runs along the home’s spine, anchoring the layout with warmth and texture, while also serving as a high-performing thermal, acoustic and fire-resistant material.
Thoughtfully moulded to frame artworks, the wall becomes a gallery in its own right, further elevated by custom Tasmanian Blackwood exhibition boxes.
The main bedroom and living zones are positioned on the ground floor. Tucked
Hub of the home: The kitchen has extensive built-in appliances, a butler’s pantry with an additional fridge, sink and dishwasher, and a backlit quartz island and splashback.
“It’s for someone who wants those finer things in life and is prepared to pay a premium for a house that’s just absolutely beautiful.” Mark Larmer
privately at the front, the main-bedroom suite boasts a secluded courtyard, walkin dressing room and luxurious en suite.
The formal lounge and dining spaces feature a gas fireplace, while two EuroCave ShowCave wine cabinets form a striking feature wall.
A timber door imported from Morocco conceals a staircase down to the wine cellar. It’s an intimate lounge with tiered wine racks for up to 1000 bottles, plus recliners, a projector and a screen for movie nights.
Back on the main level, the kitchen is a showstopper, with extensive built-in appliances and a butler’s pantry with an additional fridge, sink and dishwasher. But it’s the backlit quartz island and splashback that bring a sense of drama and glow.
The kitchen flows into an informal living and dining space with ultra-high ceilings, another gas fireplace and access to the courtyard.
Outside, the plunge pool is solarheated, and a full outdoor kitchen
includes a European pizza oven, bar fridge, sink, barbecue and wok burner – all beneath infrared heaters and with custom seating included in the sale.
Upstairs, two additional bedrooms are separated by a second living area.
Each has a walk-in wardrobe and en suite, and there are no shared walls, leading to exceptional privacy. They’re served by a separate hot water system and have leafy outlooks.
Additional features include hydronic underfloor heating, zoned reverse-cycle air-conditioning, a seven-zone Sonos sound system, 54 solar panels with battery storage, and integrated security.
Even with its extensive inclusions, Larmer says what stands out most is the intent behind it all.
“It’s for someone who wants those finer things in life and is prepared to pay a premium for a house that’s just absolutely beautiful,” he says.
This feature is part of an Allhomes Deluxe package.

Finding a home in the nation’s capital
These well-known Canberrans all started life elsewhere, but have made homes here and wouldn’t think of moving out.
Finding a sense of place within our own home is deeply personal. But it’s often the community we form outside our front door that can centre us in a new city. In the second of our two-part series, we ask four Canberrans from different walks of life to share their personal stories about their path to the capital, what they love about living here and what the word “home” means to them.
Lydia Kavoa, rugby player, ACT Brumbies
When my family migrated from New Zealand, we lived in Concord, Sydney, for 15 years. My siblings and I went to school in the local area, and we became close to our neighbours, who we’re still friends with.
I joined the Navy as a 20-year-old, and that’s where my love of rugby started.
I played rugby for the Navy for a couple of years, but I injured my knee. After some time back at sea, I moved to Canberra for work. I knew no one here, so I decided to join a local rugby club, the Uni North Owls, where I fortunately made some very close friends. Moving to Canberra turned out to be the best thing for me; it felt like a fresh start.
In 2022, I signed with the Brumbies women’s team and made my debut in Fiji, my father’s homeland. It was a proud day. Canberra is where everything really took off for me – I fell back into rugby, found an amazing partner, and my siblings have since moved down from Sydney.
I’m proud to call Canberra home. Home is made from all the people in it – whether that’s your family, partner or friends.
“Home is made from all the people in it – whether that’s your family, partner or friends.” Lydia Kavoa
Home ground: A former member of the Navy, Lydia Kavoa moved to Canberra from Sydney and now plays for the ACT Brumbies.
Right: Canberra’s many green spaces – like this one in Dickson – are a major attraction.
Hao Chen, restaurateur and chef, Raku
Seventeen years ago I moved from Shanghai into an old Sydney apartment. There was a cockatoo that occasionally jumped on the balcony, so I would feed him. He must have known I was a chef.
In 2017, I opened my restaurant Raku on Bunda Street. I rented in Torrens because it was close to my children’s school, then bought my first house in Forrest two years later.
I love it. I can walk to the Beijing Garden on Lake Burley Griffin or up Red Hill to watch the sunsets. I’ve found Canberra offers a great quality of life.
Raku has become my second home. Over the years, I’ve met so many interesting people and made excellent friends while running the restaurant.
It inspired me to publish a cookbook, Hao’s Canberra, which comes out next month. It’s full of recipes and stories about the people I’ve met, including tennis player Nick Kyrgios, Brian Schmidt, the former vice chancellor of the Australian National University, and Canberra Airport CEO Stephen Byron. There have been many people who have made outstanding contributions to this city. Multicultural Australia gives every new immigrant a unique experience, and I am no exception.
Mark Parton, politician, ACT Legislative Assembly
Like many Canberrans, my ideal home is the one I’m living in today. It’s nothing fancy, but it absolutely works for us.
My wife, Luisa, and I bought it in 2018. It has four bedrooms and sits on an awkwardly shaped block at the end of a cul-de-sac in Theodore.
To say that it’s eclectically decorated would be romantic; in reality, it’s just got all our stuff arranged in a way that always looks lived in.
The best feature is our slowcombustion wood fireplace in the extended kitchen-dining-living zone. In autumn and winter, it forms the heart of the household.
The fire is a magnet for humans and dogs alike, and it provides a much better focus point than the television or any smart device.
We’ve got a big, old eight-seater square table that’s perfect for games nights and family conferences, while the front windows offer a wonderful view of Tuggeranong Hill.
Our place is currently home to four dogs – two kelpies and two dachshunds –and they all revel in the open spaces of the rambling, sloping block.
Our house will never make it into any swish home-decorating magazine, but it’s our much-cherished castle. It’s a place to refresh, recharge and escape.
Carrie Leeson, chief executive, Lifeline Canberra
I grew up in a small town on the South African coast. Our home was always full of people and laughter – and sometimes chaos – but always warmth.
When I moved to Australia, I initially rented, and was thrilled when I bought my first property. But it was a home in Canberra, modest and full of secondhand furniture, that grounded us all.
Being able to replicate the warmth of my upbringing with my family in Australia has been a dream. There’s also a genuine kindness here, a generosity of spirit that reminds me of South Africa.
I feel incredibly lucky to call Canberra home and love how it feels calm and connected. It’s where my children are growing up, where we’ve made lifelong friendships and where I feel part of something bigger.
I’m constantly in awe of how quickly you can go from the city centre to a walking trail with kangaroos and cockatoos.
I didn’t always plan to live in Canberra, but work and opportunity brought me here.
At Lifeline, we hear people’s stories every day, many of them heartbreaking, but also full of courage. One that’s stayed with me is a call from a single mum who had fled domestic violence and was living with her two children in her car.
She couldn’t find affordable housing, even though she had a steady income, and felt like she was slipping through the cracks.
That call reminded me of how fragile stability can be, and how the housing crisis isn’t an abstract issue but something that’s deeply personal to those it impacts.
Connections: Carrie Leeson moved to Australia from South Africa and found her home in Canberra.
Capital flavour: Raku owner and chef Hao Chen.

Nestled in a quiet, green pocket of the Woden Town Centre, the newly completed Woden Green development offers the convenience of urban living with the all-inclusive amenities of a private resort.
Ben Wilson of The Property Collective says the development by Hindmarsh features some of the best facilities in any Canberra apartment community.
“Whatever your lifestyle, there is something for everybody,” he says.
For those who work remotely, on-site co-working spaces offer a quiet area that is conveniently close to home yet set apart from domestic life.
Wellness facilities include a 25-metre indoor swimming pool and cardio gym, while families will love the residents-only playground and children’s wading pool.
There’s even a private dog park with washing facilities and water station.
Wilson says Woden Green will enhance and improve the lifestyles of its residents through shared spaces designed for leisure, relaxation and connection.

than 3000 square metres of elevated communal gardens.
“From the different buyers who have bought a property so far, you can almost foresee the communities that are going to evolve,” Wilson says.
“For more than 45 years, Hindmarsh has been shaping communities that stand the test of time, and Woden Green is a reflection of that experience.”
Along with leading architecture firm DBI, it has created a landmark
development of three elegant towers, thoughtfully designed to offer 419 one, two and three-bedroom apartments that blend quality, functionality and style.
The interiors feature high ceilings, zero-silica stone benchtops, double glazing and premium Electrolux appliances. Other features range from ducted reverse-cycle air-conditioning to butler’s pantries in the penthouses. While the building’s amenities are impressive, Wilson says the sophisticated
layouts are the key differentiator in the development’s offering, with sizes that go far beyond standard market offerings.
“These apartments were designed by people who actually live in apartments, so they’ve eliminated the common pain points,” he says.
“Bedrooms and bathrooms are well-segregated, and laundries are discreetly positioned. Just because you’re living in an apartment, it doesn’t mean you should be compromising on functionality.”
Although 75 per cent are now sold, some one and two-bedroom apartments and penthouse options remain available for immediate occupancy.
“This development has been so well executed,” Wilson says. “I’d encourage people to come and let us take them on a journey of what their life would be like living at Woden Green.”

Character in every corner
From the street, 30 Chowne Street in Campbell stops you in your tracks – its sharply pitched roofline and storybook silhouette are unlike anything else on the block, with character, charm and a little eccentricity in equal measure.
Behind that distinctive facade is a renovation that’s crisp and contemporary: herringbone timber floors, bright white walls, and clean, pared-back finishes that instantly shift the home’s mood from quirky to refined.
A generous living area sits at the heart of the home, filled with natural light and anchored by warm timber floors underfoot. To one side, a study nook provides a quiet corner for work or reading.
A renovated kitchen, fitted with Miele and Bosch appliances and boasting abundant storage, connects seamlessly to the dining room.
The sleek main bathroom – with a free-standing bath, separate shower and heated towel rail – offers a daily
the agent says
“30 Chowne is Campbell living at its most rare and irreplaceable. Unique in its appearance, a true definition of a one of one, with amenities on your doorstep within the C5 precinct.” touch of luxury, while a separate powder room and full, updated laundry add practicality.
Then there’s the circular staircase. More than just a link between levels, it’s a sculptural centrepiece that winds upward to reveal three spacious bedrooms, each enjoying leafy outlooks, and two with built-in storage.
The backyard offers ample space with minimal upkeep, while a separate 35-square-metre studio presents a blank canvas of opportunity.
Just one suburb away from the city centre, Campbell has a foot in both worlds – the buzz of the new C5 precinct with its dining, and the calm of being between Mount Ainslie’s walking trails and Lake Burley Griffin.

Sky-high sophistication with city views
Apartment living doesn’t get better than life at the top – the penthouse. With dazzling views, luxurious surroundings, and a lifestyle that feels elevated yet remains connected to the city below, it’s unmatched.
A high-end apartment atop Woden’s Grand Central Towers on the 25th floor brings that dream within reach.
Listing agent Brentyn Wilson of AM Property Agency says the sense of space is immediate on entry, with a functional floor plan delivered through 203 square metres of internal living space and 75 square metres externally.
“It’s so spacious compared to most Canberra penthouses,” he says.
The elegant ambience is achieved through a sophisticated material palette, high ceilings and expansive windows that showcase views across Woden Valley, Red Hill and the Brindabellas. Three generously sized bedrooms –two with stylish en suites – connect to a balcony, while flexibility is assured through a second lounge room off the main open-plan living space.
The centrepiece here is the striking kitchen. Sleek finishes, such as marble
and a mirrored splashback, pair with dark cabinetry and a large island bench.
There’s easy flow to a sensational openair terrace with an outdoor kitchen and huge windows that capture city views.
“This provides a natural extension of the interior, accommodating both effortless entertaining and quiet retreat under the sun or stars,” Wilson says.
Residents also gain access to amenities such as an infinity pool, rooftop gardens, a gym and a private lounge.
Wilson says the central location is a major drawcard for potential buyers.
“Grand Central Towers is walking distance from Westfield Woden Plaza and offers close proximity to all the restaurants, cafes and nightlife of the area,” he says. “This penthouse is the crown jewel of Woden Valley living.”

Those vibrations might hit overdrive when it comes to these offices across the road from the Greenway South.Point shopping centre.
Four Seasons House is located on high-traffic-flow Anketell Street, in the heart of Tuggeranong’s major retail and commercial precinct.
