New build in an elevated cul-de-sac

Abird’s eye view of 13 Rusden Place says three things: it sits nestled among the trees, is brand new, and is sparkling white.

But it’s at ground level that the home’s statement becomes readily apparent. Simply, “I have arrived.”

Not only has it arrived in style and is ready to move into, but, arguably, it has set a new standard in sought-after Garran. That’s saying something in a suburb that sees its fair share of knockdowns and new builds. So, what’s the point of difference? First, it’s the elevated cul-de-sac location that pretty well backs onto popular Davidson Hill. There’s nothing like a towering position.

Mario Sanfrancesco of Blackshaw Manuka says the location was carefully chosen.

“The elevation and the position in the cul-de-sac ensure that a quality residence

is going to make a big statement,” he says. “The block itself is big enough, but still low maintenance.”

Then there’s the choice of architect and builder. Sydney-based Dela Architects brought out-of-town thinking to the design, which was perfectly paired with the craftsmanship of local builder Wayne Goodwin.

From the street, the building’s sharp edges deep-etch it into a leafy backdrop – a thoughtful contrast, yet achieving a balance between its hard and soft elements.

Dark cladding highlights, big window treatments and a custom blackbutt entry door complete the aesthetic approach.

Sanfrancesco says the architects have delivered a bold facade that sets up big expectations.

Sanfrancesco says the home will particularly appeal to those who have been considering a new build. “The difference is, all the work has been done and it’s ready to move in,” he says.

A lick of paint and polish can lift profit

What easy renovation add-ons can add quick value when preparing an investment property for resale?

First impressions are too often lasting impressions when it comes to selling an investment property. There are, however, many quick and easy ways of improving its look, feel and value before putting it on the market.

The most important is freshening up the roadside appearance of a house, which could be as simple as pressurewashing the building, pathways and even the roof tiles, or maybe a complete new coat of paint.

“That can make a huge difference,” says Tina O’Connor, licensee in charge at Sydney’s Ray White Inner West. “If it does need paint, then that should be

done, as well as painting roof tiles and the pathways with paving paint.

“If there’s a verandah, you need to take a close look at that, too. It might be sagging, so you need to refill the bedding and put new tiles on the top.

“The guttering needs to be checked, cleaned out and emptied, as there’s nothing worse than an inspection in the rain with water flowing down, and eyesore bins and air-conditioners can be encased in neat boxes.”

be used to look good for photos and potential buyers.

Debra Beck-Mewing, chief property strategist at Property Frontline, also recommends taking a good look at the front door. “A good carpenter can put a bit of an awning over the door, or install a small verandah at the front, which makes a big difference,” she says.

“Perhaps they can also put in a little bit more of a pathway leading up to it, or lay big pavers, if there’s not much there.

“It’s just a question of making everything look tidy and refreshed. That can make all the difference between

making it popular with a number of buyers, or seeing it languish in the listings. I’ve seen people, with these simple steps, add up to $100,000 on a property that was priced between $700,000 and $800,000.”

Inside, there’s also a great deal that can be done to lift the sale price. As well as painting, old blinds should be replaced and, if not with new blinds, with trending ceiling-to-floor S-fold sheer curtains, suggests Belinda Botzolis, founder of Add Valuer, who established her own company advising on renovations.

“They don’t have to cost much,” she says. “You can buy simple rod curtains and get them hemmed professionally; they don’t need to be custom-made. Also, old light fittings, like those oyster lights that usually have dead bugs inside, are very inexpensive to replace with different fittings or modern downlights.

“It’s another good idea to replace handles on doors and cabinetry, as well as maybe repainting kitchen cabinets and the front door.”

Pulling up old carpet and repolishing floorboards can work well, but it’s rarely a good idea to replace kitchens and bathrooms before selling, adds O’Connor. You could put in a new benchtop, but steer clear of big-ticket items.

“Replacing a kitchen can even hurt the sale price as the new buyer might want to reconfigure the property and not want to rip out a new kitchen,” she says.

“There is so much I appreciate about the glass brick,” Glenn says. “I love the mass and weight for a sense of security. I love the repetition of form and consistency. And I love that the translucent material can be backlit like a lantern without losing a sense of privacy.”

Glenn also attributes their resurgence to their practicality – especially when you consider building regulations that govern overlooking the neighbours.

Fereday says their appeal extends to “how they interact with light, creating translucent walls, and connecting indoor and outdoor spaces”.

As bricks are generally specified for large-scale applications, the range incorporates a slightly curved shape, broadening its usability and offering design flexibility.

Let there be light, and privacy

Glass bricks, once the darlings of the ’80s, are back in vogue due to their looks and practicality.

Ah, glass bricks. Translucent, opulent and, depending on the decade you were born, perhaps a little bit nostalgic.

Glass bricks are the great dividers between outside and inside, light and darkness, curiosity and privacy. They were a hallmark of architecture and design in the 1980s – an era when a glass brick in a bathroom was almost as common as shampoo and conditioner.

Now glass bricks are finding their way back to modern interiors, swapping ’80s opulence for a pared-back presence –and interior architect Edwina Glenn is

no stranger to them. She recalls visits to her childhood best friend’s house where the glass brick reigned, and uses it in residential projects today.

“For many, the brick conjures images of big hair, ’80s opulence and minimal, aesthetically cold interiors,” she says.

“As a designer, however, the ability to both screen and illuminate inner-city spaces is an incredibly appealing feature of the humble glass brick.”

When Glenn was tasked to give a modern update to a 1980s family home in Hawthorn, Melbourne, she and the owners were keen to embrace

“I think the resurgence of the glass brick is a result of tighter urban planning and the constant need by council to screen from one’s neighbours,” she says.

“Designers are looking for alternatives to timber battens and powder-coated metal screens that often do very little positively for the interior experience.”

The rise of glass bricks has also resulted in design innovation, such as the Mano Glass Brick and Block range by Eco Outdoor in collaboration with industrial designer Tom Fereday.

Each brick is hand-cast using 70 per cent recycled glass and 30 per cent quartz sand.

“We began with a traditional Roman brick and then added a unique curved shape, allowing the collection to be used in an intriguing number of ways,” Fereday says. “We also worked with 70 per cent recycled glass, so each piece is different – each one has unique variations or imperfections.”

Glass bricks’ ability to bring in natural light while offering privacy from the outside world is also a positive among architects, builders and designers, including Glenn.

“I really value the role that the glass brick can play in introducing natural light but not at the expense of privacy,” she says. “I think there is also something very comforting about a wall of light that does not leave you feeling exposed from a security perspective.”
