Who needs to book a wellness retreat when you could go home to one?
That’s the inspiration behind Iris, a new residential project by Morris Property Group that’s been designed as a space to restore, reset and reconnect.

A slice of history awaits
here aren’t many places around Canberra that can claim to have hosted a former US president, but historic Uriarra Station has that privilege.
Richard Nixon – yes, he of Watergate infamy – spent an afternoon on the property watching shearing and wool classing during a visit Down Under in October 1953.
The then US vice-president, on a goodwill tour to Australia, met thenprime minister Robert Menzies in Canberra and also took in the sights of Sydney and Melbourne.
Even then, Uriarra Station was recognised as a showcase of unique settler architecture and as one of the largest and oldest pastoral holdings in the ACT.
Nixon wasn’t the last VIP to visit the big spread, with many more foreign dignitaries taking a close look at this pride of the territory over the years.
European settlement in the area dates to the 1830s, and “Uriarra” is said to derive from an Aboriginal term meaning
either “flat rock” or “running to the feast”, referring to the seasonal gathering of Bogong moths, something of an annual delicacy.
Uriarra Station has now come to the market after some three decades under the custodianship of the current owners.
The property occupies a big spread of nearly 1200 hectares on the western edge of the Murrumbidgee River corridor –yet it’s less than 30 kilometres from the Canberra CBD.
Rawdon Briggs of Colliers says Uriarra Station is in a location that would be hard to beat. “It really is something very special. You’ve got the nearby river, the Brindabella vistas and just this enormous spread of land,” he says.

Briggs says Uriarra Station represents an unrivalled opportunity to acquire a landmark asset with plenty of potential income upside.
“Aside from families, it will likely appeal to high-net-worth individuals, property syndicates and land bankers,” he says. “Further opportunities could include short-term rental of the homestead and other accommodation, farm stays and options like Hipcamp –for unique location camping.”

What does the rate cut mean for refinancing?
Refinancing is likely to become more accessible as banks adjust their assessment rates (which determine a borrower’s ability to repay a loan). Lower assessment rates mean more borrowers will qualify for refinancing. However, the real opportunity lies in negotiating better discounts with lenders. With rates dropping, lenders may be more willing to offer competitive deals to retain customers.

Market sentiment right now sits between confidence and concern – borrowers are eager to act before property prices adjust upwards. Brokers can focus on timing strategies, helping clients make informed choices based on how fast the market is expected to react.

Is there an advantage to fixing rates?
Fixed-rate loans have historically appealed to borrowers seeking certainty, especially in volatile rate environments.
Short-term fixed rates currently offer reasonably attractive options, but hesitation among borrowers stems from expectations of further rate cuts. If the Reserve Bank reinforces expectations of further rate cuts, borrowers may hold off.
Lender competition in the fixed-rate space could influence decision-making, as financial institutions may adjust their offerings based on market movements and borrower sentiment.
What
are the challenges for first-home buyers?
The biggest one is that any increase in borrowing capacity will likely be absorbed by rising house prices. Lower interest rates make borrowing cheaper, but without policies to increase housing supply, demand will push prices higher. This could make it harder for first-home buyers to enter the market despite improved borrowing conditions.

Shops just waiting for the rush of locals
There’s no doubt Canberrans enjoy
a love affair with their local shops
– for that last-minute grocery item, a quick takeaway or a coffee.
There’s a certain sense of loss or incompleteness without that welcome beacon for a local community.
We can empathise, then, with the residents of Giralang who have endured that absence for about 20 years. But their wait is nearly over with the G+ development nearing completion and soon to reactivate the local centre.
