A Bit of Institutional Knowledge

In the last issue, we discussed the importance of and challenges with staying on budget. It may seem like a daunting task, but with a little discipline it is a realistic expectation. After being involved in the design and construction of numerous new working facilities, there are two areas where owners, managers, and employees either cuss you or sing your praises when the work is completed: maintenance and service work.

Routine Maintenance

It is no secret that manure is corrosive and we all know that anywhere we are working cattle is going to get dirty. The key to the longevity of your new facility is keeping it clean. How easy it is to wash down the build- ing is directly correlated to the quality of a job your employees will do. Simple things like having access to hot water where you need it and having hoses that are not too short or too long make all the difference here. One place that I’ve found often gets neglected is under the chute. It’s just hard to get to. I recommend putting a recessed pit under the chute and burying a water line to wash that pit out for you (like a toilet). It is also a big plus to be able to ventilate the building properly while you are washing down.

Repairs

Stuff breaks. Ever had to repair a water line buried under concrete? Ever gone to shut off the water to that damaged line to find out that it also killed the water to 1,000 head of cattle or that someone put the hot water tank in front of the valve because the mechanical room was too cramped? Commence swearing. Hydraulic hoses are just as bad. Running water lines and hydraulic hoses in appropriately sized conduits can save a lot of headaches down the road. Being cognizant of regular and unexpected service needs during the planning and construction phases are important pieces to a successful project. I hope this series has been beneficial to you.
