I’m a born and raised Floridian, and my connection to the land here runs deep. Growing up just outside of Gainesville in a small town, I’ve always had a passion for hunting, fishing, golf, and just about anything that gets me outdoors. That love for the natural world shaped my life and led me to pursue my dream job as an outdoor videographer, allowing me to travel across the country for the last 16 years, capturing the beauty and excitement of the outdoors. Now, I’m fortunate to share those experiences with my beautiful wife and two amazing kids, passing on my love for the outdoors to the next generation.

MARKETING STRATEGY

OVERVIEW

The following strategies and initiatives in various forms and uses have all proven to be very effective for distribution, impressions, and engagement with our premium listings. Our unique Whitetail Properties national network will be a massive generator of quality interest and traffic to the listing opportunity. Our goal is to convey the recreational and income opportunities that exist on the property. Cattle grazing, hunting history, development potential, property size and the property’s location will be the catalyst for the successful video content and imagery we will center our campaign around. Our objective with this campaign is to create an incredible digital experience that allows people to gain deep insight into the property and ultimately contact us to set up a private showing to experience it for themselves.

The strategy of timing with this will be twofold. First, we will start with a hard-hitting, broad announcement of the opportunity to both the public and our database of clients across the country. From there, we will roll out a targeted approach to track and measure penetration and engagement. This will NOT be a “blast out everything all at once in the beginning and sit and wait” strategy. We will be calculated, impactful, strategic and targeted with our approach and utilization of the assets we create.

Targeted Geographic Areas of Interest:

The targeted regions and areas of interest include, but are not limited to Gainesville, Ocala, Miami, Okeechobee, Lakeland and targeted buyer demographics across the southern region and country on a national level.

PRE-LAUNCH PHASE

First we will start with a hard hitting, broad presentation of the opportunity to our database of agents and specifically qualified clients across the country. We are confident we will generate some quality leads in the initial, internal launch of this campaign. Presenting this rare opportunity to our massive internal network of agents and highly qualified clients across the country first, allows buyer activity to generate while all marketing components are being finalized and produced without losing valuable time waiting for assets to be completed. This strategy also allows the necessary required compliance updates and improvements to be executed prior to official release.

PHASE ONE (FIRST 60 DAYS)

DIGITAL

Interactive property prospectus and custom property brochure, complete with video(s) and links: distributed to our network of over 350 Land Specialists across the country to engage with each of their own qualified buyer databases. This also includes vetted and qualified producers, cattle operations, developers, lending institutions, trust departments and attorney offices within these networks as well as targeted geographic areas with increased opportunity of yielding high net worth, qualified buyers.

Facebook and Instagram custom ads: These would be an assortment of various ad creative with appropriate and adjustable audiences. The creative for these ads will target high-net-worth individuals with a flexible range of interests that cater to the property’s highest and best use - recreation and cattle production. Examples of these include, but are not limited to: financial/ banking professionals, investors, agriculture producers, equestrian industries, etc. In addition to targeting our formula of interests and types, we will also target specific geographic areas we determine as most valuable to yielding a qualified buyer. Whitetail Properties currently has the largest follower base of any single brokerage in the entire rural real estate industry with our Facebook, Instagram, Twitter and YouTube channels. Ad material would include video assets, imagery, and likenesses to generate maximum engagement.

PHASE ONE (FIRST 60 DAYS)

LAND.COM Property Upgrades: All of our listings appear on the three LAND.COM sites at signature level, giving them greatly increased visibility to potential buyers. However, there are opportunities for additional visibility through Platinum and Diamond placement. These upgrades apply across all three sites and impact search results across county, region or state wide searches.

Whitetail Properties Custom E-newsletters: We will create a series of custom, designated e-newsletters with video(s) and links shared and distributed to our entire client and buyer databases. This would be showcased in multiple weekly property email updates and up to four featured single property updates.

Additional E-newsletters: Through our corporate partnerships, we have access to additional email databases that we can reach through custom e-newsletters. With these newsletters we target areas and demographics that are most likely to reach potential buyers. These opportunities include Realtors Land Institute, The Land Report, Land com and others.

Interactive virtual tour of the property: Utilizing our proprietary assets and a portion of our 10-person in-house production team, we will create a virtual experience providing viewers an intimate and detailed tour of all the land and location offers. This will showcase the property in its premium light. Given the scale, location and overall condition, we would employ the necessary assets to perform a video tour of the property. This provides potential buyers a first-person experience of the property at the most detailed and professional level. These assets will be used to intimately depict the knowledge, value, and development opportunities the property yields creating a truly rare opportunity.

PHASE TWO (120 - 180 DAYS)

Newspaper and Magazine Ads: We have the ability to advertise in a variety of local and national print publications from local newspapers to the leading publications the outdoor and real estate industry. A press release will be created and disseminated to local, regional and national newspapers. The property will be featured in Land Report and the American Land Magazine with multiple-page spreads to highlight the incredible opportunity that this property presents. Ads specifically targeting outdoor enthusiasts and hunters will be considered in publications such as Outdoor news in Minnesota and Wisconsin.

Property prospectus and custom property brochure presentation: We would explore the option of a mailed property showcase brochure. Distributed to our network of vetted, qualified buyers and a series of high-net-worth individual mailing lists specific to what the property offers. This also includes vetted and qualified lending institutions, trust departments, attorney offices, commercial and residential developers within these networks as well as targeted geographic areas with increased opportunity of yielding qualified buyers.

Whitetail Properties TV: We would include a two-minute featured listing video packaged to be featured on multiple airings of Whitetail Properties TV airing on The Sportsman Channel all year every Wednesday at 8:30 PM EST/7:30 PM CST along with three bonus airings throughout each week. Each episode is broadcasted to over 24 million households.

American Land Magazine: The listing would be featured in our proprietary magazine in high-quality print and digital versions. The print version is distributed to our existing agent and client base as well as the 200 largest landowners in each of the 41 states we do business. The digital version, complete with videos, links and information, is promoted across our social media platforms and other partner websites.
