How would you describe the aesthetic of The 1818 Collective?
The 1818 Collective is a finely curated marriage of vintage and new creations. Our collection is eclectic and layered with soft lines and hues, and always a splash of the unexpected.
You both have such well established careers independently, what made you come together and launch The 1818 Collective?
The universe.
The 1818 Collective resides in a beautiful historic property. What was the process like finding the right home for the store?
The store actually found us! As we were looking for properties to re-design and sell as complete turnkey homes we heard rumor one of our favorite historical properties in Sag Harbor was just coming onto the market. It was at that time that our thinking shifted, knowing that this special house was grandfathered with retail space. Next thing you know we were inspired to open The 1818 Collective.
Designers and clients flock. How often are you installing and re-designing the store?
Constantly! It’s even sometimes hard to catch up with the demand, but really that is what makes it so unique… the store is in a continual process of redesign. As we sell things we get to plug in our new inventory and create a fresh space for people to experience.


Kristin, is there a specific project or space in a home that you love to design? Would you say that you have any signature design details?
Each project is an opportunity to enhance the unique sensibility, location, and light of that particular home and client. We love designing secondary homes, of course many are in the Hamptons, as there is an ease and willingness of clients to take chances on the design. I think our signature is a layering of texture and keeping the mix interesting. We believe spaces should simply feel good, and we create that through an artistic process unique to each space and the needs of each client.
Analisse, you founded ALT for Living in 2008 which has locations in LA, NYC and Sag Harbor. What is a typical day like for you when you're in the showroom? What excites you the most?
There is no such thing as a typical day, as one is filled with meetings, the next with creating a new design for a soon to come rug, and the other consisting of launch parties with our amazing clients. There are so many parts that excite me, but what’s most exciting now is the merging of The 1818 Collective and ALT for Living, as it is essential in providing the finest rug collections and upholstery for our 1818 pieces.
Spring is upon us! What do you love about the season, and are you looking forward to any special budding projects?
We love the growing hours of sunlight and the promise of beach days to come! We are working on all sorts of new reveals for the summer, exciting collaborations with our artists, and of course some fabulous parties.

AMAGANSETT SEA SALT

It’s been over a decade since Steven and Natalie Judelson turned their passion for making sea salt into a business that is today recognized by top chefs around the world. Despite their renowned success and high demand, their commitment to quality and overall techniques have remained the same as when they set out. “We evaporate fresh, clean, filtered seawater outdoors under the sun and bathed by ocean breezes. Unlike most others, we do not boil or oven-dry seawater nor trap the forming crystals in a factory building or greenhouse. We use no anti-caking agents, bleaching additives, or other chemical additions” says the pair.
“We constantly experiment with new flavors and infusions based on our own ideas and those of chefs and farmers we work with. For example, we changed our black truffle salt last summer after working with an Italian truffle exporter introduced to us by one of our New York City restaurant clients. We hope to release a brand-new flavored salt this June.” says Steven.

What do you love or find unique about working on projects in the Hamptons?
For us, the allure of the Hamptons lies not simply in its picturesque beauty but the opportunity for our work to engage with the surrounding landscapes - whether it be a view of the water or a close relationship with the trees. Most, if not all, of our Hamptons clients truly want to embrace the outdoors so our designs reflect a blend of style and leisure. They must feel tailored but not precious. For us, the excitement lies in

creating work that seamlessly integrates with the coastal environment, offering elegance without the burden of maintenance. Time is the ultimate luxury in the Hamptons, and so we are inspired to create spaces that function well and exude an effortless charm.






You’re originally from Hawaii, has that informed your style or love of design?
Growing up in Hawaii gave me a profound respect for the connection between architecture and its natural surroundings. My home was never defined by four walls and, for me, the lines between indoor and outdoor spaces were always blurred. At NAINOA, we draw inspiration from this beautiful gray area of life to create spaces that embrace the outdoors and honor the unique qualities of each site. It sounds cheesy but I hope our designs have a sense of Aloha - a certain tranquility and harmony that can be sensed and enjoyed.

This Hamptons compound has rented for a cool $1.5M for the summer season

The Hamptons’ summer rental season is already sizzling.
Financier Leon Wagner, a founding partner and former chair of GoldenTree Asset Management and a senior advisor at LWPartners LLC, has rented his stunning Sagaponack compound for just over $1.5 million for the summer season. The renter, we hear, is a foreign national.
The sprawling 3-acre estate is located at 802 Town Line Road. It includes a modern, new construction beach mansion with its own spa-like salt room for halotherapy, for breathing benefits.
There’s also a two-bedroom guest house and a restored 19th-century school house. Built like a private resort, with farm views, the peaceful retreat overlooks 60 acres of reserve.
The compound is also on the market for sale, asking $27.5 million by Hedgerow Exclusive Properties.



Wagner bought the property for around $5 million in 2013 and then spent years acquiring permits, building the new house and restoring the historic school house, which was originally constructed in 1884.
Floor-to-ceiling windows showcase serene farm views. There’s also a dining area with a wet bar and seating for 10 — along with an eat-in chef’s kitchen and an enclosed 350-bottle wine room. There’s also a lower-level kitchen and a second staircase that leads back up to a main-floor home gym.

"Over the last five years, there have been 78 oceanfront trades in the Hamptons between Southampton and Montauk. Southampton was by far the most active hamlet, having 26 trades occurring on the beach; which amounted to 1/3 of all oceanfront trades during this time. Out of the 10 largest deals, East Hampton had the highest number, totaling 6, while Southampton made up 3 and Water Mill 1. As of late, velocity on the ocean has slowed significantly. This is purely a consequence of inventory, with most of the previous product getting absorbed over the last five years. Since January 1 of 2024 there have been only three trades on the beach; which sets the tone for 2024 to be the worst producing oceanfront year since pre 2018."

March, marked a new chapter for the husband and wife chefs and restaurant owners Angie Rito and Scott Tacinelli. For the past 6 years the duo have poured themselves into their iconic West Village Italian-American restaurant, Don Angie. Their garlic stuffed flatbread, viral pinwheel lasagna, and calamari fried rice have won the hearts of its diners and even earned the restaurant a Michelin star in 2021.
On March 12th, the pair opened San Sabino. This is their second restaurant in partnership with Quality Branded, and it’s right next door to Don Angie. San Sabino’s fare focuses around coastal Italian with a few riffs on New Orleans and Jersey Shore classics. “This is a very approachable restaurant for the non-seafood lover, too,” Tacinelli shares.
This is a statement I can happily say I’ve confirmed.

I attended San Sabino on a chilly, early Spring evening just 10 days after their opening. I’ll tell you that I describe myself as a foodie, but seafood is the one kind of food I don’t eat. Having experienced Don Angie’s menu in the past, I had zero worries or doubts about enjoying San Sabino’s menu even with it being seafood forward.

Stepping inside San Sabino, you instantly feel the familiar embrace of Don Angie. You can smell the Italian food simmering in the kitchen and the ambiance is warm, friendly and stylish New York. Shortly after sitting down I ordered their “Benny” cocktail, which is their house margarita with prickly pear, bergamot and chilis. For those who love a slightly spicy, notto-sweet margarita served up - this is the cocktail for you. The bright pink prickly pear color and the beautiful martini glass also did not hurt one bit.
For the remainder of our courses, while my friends indulged in many seafood dishes like the unique and beautifully plated Octopus Carpaccio and chili crab Stuffed Farfalle, I too was having one of the best dinners I’ve had. The Pepperoni Carbonara with Szechuan Peppercorn tastes like you took a bite of the best pepperoni pizza of your life, but with soft hand rolled ziti in place of the pizza crust. The Sheep's Ricotta Gnudi felt like Spring on a spoon with flavors of clementine and mint dancing with the tangy sheeps cheese and pillowy soft gnudi. The meatballs, served 3 to a skewer on top of a bright red sauce were soft, bursting with flavor and bite sized. At this point I could have continued on with their Chicken Savoy or their Steak “Magazzino” but I was in pasta heaven and saving room for dessert.

At the end of the night I left with a full heart. It’s one of those great New York restaurants that you’ll want to go to for any occasion whether it’s with friends for a night out, your family for a special occasion or your partner for a romantic dinner. Congratulations, San Sabino!

Q+A with the Principal Architect, Mark D. Stumer
By: Salina BreerThis property has direct access to Fort Pond, how did the elements of Montauk and these water views inform the geometric composition of the home?
Our work is very site specific – and our design here for the Fort Pond house is no different. The size and proportions of the lot, its natural topography and landscaping elements, its proximity and connection to Fort Pond – these all informed every decision we made in siting the home and organizing the geometry of the inner program. This lot is long and narrow, so we had to be creative to take full advantage of the water. The geometry of the home was carefully crafted into an L-shape, which allowed us to maximize the amount of interior space positioned to be facing the incredible views of Fort Pond, and also to create a natural separation within between public and private spaces. The home is divided into two legs of this L, with the intersection at the corner acting as a transitional space. Here we located the main entry, with the double height foyer and this incredible staircase, and all spaces within the home connect and interact through this central pivot point.
The staircase in this home is modern, earthy, and very clearly bespoke. Can you elaborate on the creative process that went into the design?
This staircase was always meant to be the central feature of the home, and intended to serve both as a functional element of circulation but also as a living piece of art anchored within the space. The stair was designed on a custom steel plate Z-stringer, allowing the oak treads to float between the double height wood-clad wall and this outer structural form, to maximize the openness – and the entire stair assembly was then wrapped in this beautiful curtain of thin blackened steel rods, meant to evoke a sensation of lightness – almost like a drapery hanging from the ceiling. There was an enormous amount of collaboration between our office, the GC, and the stair fabricator to perfect each of these details, keeping the rods and every connection as thin and unobtrusive as possible, as the goal was to emphasize this idea of grace and delicacy, while still




creating a structurally sound and functional stair. the main entry, with the double height foyer and this incredible staircase, and all spaces within the home connect and interact through this central pivot point.
Would you say that Mojo Stumer has a signature style?
Our style is quite wide ranging, and hard to pin down in a single term or image. We strive to create great architecture in whatever typology we work in, and though our work is typically modern in style, there is an enormous amount of variation within the realm of modernism. Our work is carefully crafted to respond to each site, to the personality and lifestyle of each client, and a plethora of other outside environmental and economic forces – our work is responsive. Within these bounds however, with whatever room is left for us to explore, we try to bring the most creative and artistic work to the table, blending materials, forms, art, and furniture into an entirely new composition for each space and project.


You recently won two very prestigious awards from the American Institute of Architects, one of which was for the architecture of this Montauk retreat. How does it feel to be recognized by your peers in this way?

Michael Dell Is Putting Another Boston Penthouse on the Market

The roughly 4,100 sq. ft. residence has three bedrooms.

Computer mogul Michael Dell is powering down another Boston residence.
Seven months after listing a penthouse at the city’s tallest condominium building for $35 million, the chairman and CEO of Dell Technologies is listing a second penthouse about 2 miles away for $10.9 million, the same price he paid for the unit in 2016, property records show.
The newly listed condominium is located at Millennium Tower, a 60-story glass skyscraper in the Financial District that was built in 2016.




Dell’s unit is on the 59th floor and spans about 4,100 square feet with three bedrooms and a terrace, according to the listing. There are 14-foot-high windows with views of the city and Boston harbor, and the unit comes with two parking spaces in the building.
Millennium Tower has more than 440 units, including a penthouse that sold for $35 million, records show.
Dell’s other Boston penthouse is located in Back Bay at the Four Seasons Private Residences One Dalton Street, Boston. He paid $34 million for it in 2020 and put it on the market in July. After founding Texas-based Dell Technologies in 1984, Dell took the company private in 2013 but brought it back to the public markets in 2018. He is also an active investor through his family office.
Overall, luxury home prices in Boston are rising. Although the number of luxury sales fell 3.2% in the fourth quarter of 2023 from the same period of the prior year, the median luxury sale price rose 2.3% year-over-year to about $2.24 million, according to real-estate brokerage Redfin.
