This Declaration of Covenants, Conditions, and Restrictions is made this day of April, 1985, by Stonegate Developments Inc., a Delaware corporation qualified to do business in Colorado, (hereinafter referred to as "Declarant");

WHEREAS, Declarant is the owner of the real prbperty described in Exhibit "A" attached hereto and incorporated herein by reference. Declarant intends by this Declaration to impose upon the property mutually beneficial restrictions under a general plan of improvement for the benef it of all owners of residential property within Stonegate Village, the planned unit development created by the recording of this Declaration and amendments thereto. Declarant desires to provide a flexible and reasonable procedure for the overall development of the property and the interrelationships of the component residential associations, and to establish a method for the administration, maintenance, preservation, use and enjoyment of such property as is now or may hereafter be submitted to this Declaration;
