DRAGON HEMP APOTHECARY:
A SANCTUARY FOR THE SENSES IN SAG HARBOR
T
There’s a certain rhythm to summer in the Hamptons, one that unfolds in early mornings punctuated by the slow hum of bicycles, late afternoons softened by salt air, and long dinners under the twinkling stars. Amid this well-worn cadence, where luxury and local charm intersect, a new kind of sanctuary has quietly taken root.

Tucked behind an understated façade at 108 Main Street in Sag Harbor, Dragon Hemp Apothecary isn’t just a destination; it’s an experience. More than a wellness shop, and certainly not a dispensary, the Dragon Hemp Apothecary is redefining the way we engage with cannabinoids, botanicals, and self-care. The space invites you in, not just to browse but to breathe - to explore a deeper connection to your body, your wellbeing, and the ancient wisdom of herbal medicine reimagined for modern life. And yes, they do sell edibles - crafted with purpose, designed to support how you feel rather than distract from it.
Founded by licensed sports medicine acupuncturist and herbal medicine expert Kevin Menard, LAc., the Apothecary began with one clear goal: to bridge the gap between

“We love working with local athletes,” Menard shares. “They’ve always been a core part of my practice, and their feedback is invaluable. It’s the most honest and effective proof that our products actually work. But it’s not just the recovery products they’re drawn to. Sleep is one of the most overlooked factors in recovery and performance. And athletes love our gummies.”

Menard notes that THC, most commonly known as the compound responsible for the intoxicating effects of cannabis - although theirs is naturally extracted from the hemp plant, making it federally legal under the 2018 Farm Bill - is not just about fun. It has tremendous health and wellness benefits, from pain and inflammation relief to applications in fitness, as featured in The New York Times’ recent exploration “Can Weed Improve a Workout?”

time-honored herbal wisdom and the realities of modern life.
“I was treating people for chronic pain, fatigue, insomnia, and I kept seeing the same gaps in traditional care,” Kevin explains. “Doctors were managing symptoms but not addressing the root cause, which is the foundation of Chinese medicine: restoring harmony at the source of imbalance.”
Designed by Alfredo Paredes, the renowned former Chief Creative Officer of Ralph Lauren, the apothecary is as visually arresting as it is spiritually grounding. The interiors pay homage to herbal tradition: walls clad in rich green tiles, oak cabinetry aged to a warm patina, and rows of botanicals on display in glass jars.
Dragon Hemp’s core philosophy remains therapeutic, not recreational. This is wellness that honors the complexity of the human body and the individual’s experience. It’s not about trends, i’s about empowerment through understandingthrough plants, science, and meaningful guidance.
What truly sets Dragon Hemp apart is how seamlessly it aligns with the spirit of Sag Harbor. Like the village itself, the brand lives at the intersection of heritage and innovation, refinement and community. As Sag Harbor continues to evolve - balancing its storied past with a rising tide of conscious living - Dragon Hemp feels perfectly placed for this moment. Elevated yet approachable, it reminds us that wellness isn’t something to chase. It’s something to reclaim.

The Surfrider Foundation’s Eastern Long Island Chapter is leading the charge to protect our coastlines - from Moriches to Montauk and across the North Fork. Through science-driven programs, hands-on cleanups, and celebrated community events, this volunteer-led group is preserving the waters, beaches, and waves that define life on the East End.

"It is really special to see our activists taking action on the ground, but also watch the ripple effects across the entire network and create change at a national scale. Surfrider welcomes all water enthusiasts and environmental advocates to join us and get involved. "
- JENNA SCHWERZMANN, PLASTIC POLLUTION INITIATIVE COORDINATOR

Closer to fall, the local chapter will present its beloved Surf Movie Night on Friday, September 12 at the Southampton Arts Center. Now in its 23rd year, the fundraiser features short films that spotlight surfing, environmental conservation, and coastal access. The evening kicks off with live music, a surfboard swap, food trucks, auctions, raffles, and community vendors - offering a festive, family-friendly way to support local efforts.

PROTECTING WHAT WE LOVE: SURFRIDER FOUNDATION'S IMPACT ON THE EAST END
FFrom the crashing waves of Montauk to the tranquil waters of the North Fork, the Surfrider Foundation Eastern Long Island Chapter is on a mission to preserve the beauty and vitality of our coastlines. As a grassroots non-profit organization dedicated to the protection and enjoyment of the world’s oceans, waves, and beaches, Surfrider’s reach is both vast and deeply local - powered by passionate volunteers and supported by a global network of over one million members, activists, and supporters.
Founded in 1984 by a small group of surfers in Malibu, California, the Surfrider Foundation has grown into a leading voice for coastal conservation, with more than 200 volunteerled chapters and student clubs across the United States. Collectively, the organization has celebrated over 500 victories - ranging from defending public beach access to pushing for plastic reduction and clean water legislation.
On the East End of Long Island, the Eastern Long Island Chapter leads the charge. Covering the coastline from Moriches Inlet to Montauk and up through the North Fork, the chapter is known for its hands-on initiatives that blend science, activism, and community outreach. One of its cornerstone programs is the Blue Water Task Force, a citizen science water testing initiative that provides the public with vital information about local water quality. In addition, the chapter conducts more beach cleanups than any other organization in the region - an ongoing effort that not only protects marine ecosystems but also fosters a deep sense of environmental stewardship and
civic pride within the community.
The chapter also champions sustainable practices through its Ocean Friendly Gardens initiative in East Hampton, promoting landscaping solutions that reduce runoff and protect waterways, and the Ocean Friendly Restaurants program, which encourages local eateries to reduce single-use plastics and adopt eco-conscious operations.
Surfrider’s community engagement is perhaps best seen through its much-anticipated annual events. On August 9, the national organization will host the One Ocean Gala at The Crow’s Nest in Montauk - a high-profile evening of live music, silent and live auctions, craft cocktails, and farmto-table cuisine. This signature event draws over 300 guests, including donors, celebrities, media figures, and cultural icons, all united by a shared commitment to ocean advocacy.
Whether it's through science-backed activism, community cleanups, or spirited gatherings that bring the East End together, the Surfrider Foundation Eastern Long Island Chapter remains a tireless advocate for the coastline we call home.

The Craft Behind Sagaponack's Finest Spirits
SAGAPONACK FARM DISTILLERY
NNestled among the storied farmland of Sagaponack, New York, Sagaponack Farm Distillery is a rare breed: a true seed-to-bottle operation rooted in both heritage and innovation. Owned and operated by the Foster family whose farming legacy stretches back generations - the distillery transforms estate-grown potatoes, corn, and rye into small-batch spirits that capture the essence of the South Fork’s soil.
PHOTOS
Every bottle begins on-site, where crops are grown, harvested, and distilled just steps from where they’re poured. This hyper-local approach results in vodka, whiskey, and bourbon that speak to craftsmanship, sustainability, and a deep respect for place. No imported grains. No outsourced production. Just honest, beautifully made spirits that honor the land and the labor behind them.
Open to the public year-round, Sagaponack Farm Distillery invites guests to experience the craft of distillation up close. The rustic tasting roomhoused in a barn-style building with reclaimed wood beams and panoramic views of the surrounding fields - offers a warm, relaxed setting to sample the

full range of house-made spirits. Visitors can enjoy curated flights, signature cocktails made with fresh, local ingredients, and seasonal favorites that reflect what’s grown on the farm.
Outside, Adirondack chairs and picnic tables dot the lawn, creating a bucolic backdrop for lingering afternoons with friends and family. The distillery also hosts live music, small-scale events, and private gatherings, making it a sought-after destination for both locals and weekenders.

A HISTORIC REVIVAL: THE SOUTHAMPTON PLAYHOUSE REOPENS
OOriginally built in 1932 as Glynne’s Southampton Theatre, the landmark on Hill Street has just reopened after a three-year, extensive renovation under new ownership. Now operating as a nonprofit cultural center, the Playhouse features four auditoriums - including the first IMAX screen on the East End - Dolby Atmos sound, 35 mm projection, retractable seating, a lounge, bookstore, and flexible event spaces.
Continue reading for our exclusive interview with the Artistic Director, Eric Kohn.
What inspired you to take on the role of artistic director at the Southampton Playhouse?
"I have spent much of my career advocating for movies and other cultural experiences rooted in communal engagement. From the moment I stepped foot in the Playhouse and saw the range of opportunities it presented, I knew that it would be a perfect vessel for all of that."
The Playhouse has a history dating back to 1932, how do you honor its historic roots while staying current with contemporary cinema and theater?
"The theater simultaneously reflects the history of moviegoing and delivers a state-of-the-art theatrical experience. Our programming is an extension of that. With series like "The Spirit of 1932," which focuses on the era of movies from our first year of operation, we are able to harness our roots to introduce classic cinema to new generations. At the same time, we are showcasing contemporary releases and artist talks along with educational initiatives that firmly root us in the present moment."
As a filmmaker and critic, how do you choose films that appeal to both entertainment and meaningful storytelling for the local audience?
"I am always looking for ways of encouraging audiences to take risks on new cinematic experiences, but I also believe that there is meaning to be found in all forms of mainstream storytelling. Much of our programming has been designed to exist in conversation with new releases, such as our "Fast Cars Forever" series leading up to F1 and our "Superhero Cinema" series prior to the opening of Superman. While the subjects of these series may be familiar to many audiences, some of the films selected for each of them may be surprising and illuminating to people in ways that they won't forget. Beyond that, I am hopeful that as our programming grows more eclectic and international, audiences will learn to trust us and take chances on a range of new releases even as they enjoy the best that Hollywood has to offer."
In a digital, global era, what strategies does the Playhouse use to stay relevant and maintain its status as a vital community cultural hub?
"I love the precision of the weekly newsletter and its ability to reach our audiences each week. The Playhouse Post is an invitation to our audiences to start a dialogue with me - and many do - by reaching out with feedback, questions, and suggestions for future programs. It has already led me to a deeper appreciation for this community and how we might serve their interests. We are also doing that through our various social media strategies. Additionally, our program will explore not only the state of current cinema but where it's heading. With our "Pictures of Pixels" series showcasing videogame movies, we peered into the future of the moving image. It won't be the last time."
What can audiences look forward to this summer?
Alessandro Moriconi, Interior Designer
"This summer is busy with a range of exciting new releases no matter where your sensibilities lie. Horror fans will thrill to 28 Weeks Later while superhero fans can dive into Superman and Fantastic 4. We're also planning a range of unique family-friendly programs, including weekend matinees that survey some of the best youth-oriented storytelling from throughout film history and a family-oriented program curated by one of the best filmmakers working today. Two additional series will bring a scientific flourish to the summer experience, starting with Hamptons Shark Week in July, which will be followed up by Hamptons Space Week in August."
Are there any hidden gems or lesser-known films you’re excited to showcase this summer that might surprise or delight audiences?
"Yes, but it's too soon to talk about them! I just got back from the Cannes Film Festival and have a long list of hidden gems I'm eager to bring to the Playhouse very soon."

FAENA MIAMI BEACH THE NEW GOLDEN AGE
WORDS

At Faena Miami Beach, luxury is not just lived - it’s performed. With its lush Art Deco interiors, mythic design details, and a flair for the dramatic, this oceanfront hotel invites guests into a world where every moment feels like a scene from a grand, glamorous film. Step inside and discover how fantasy, fire, and flawless hospitality come together on one unforgettable stage.
PHOTOS Courtesy of Faena Miami Beach

MMiami Beach is no stranger to spectacle. But even in a city known for its shimmering overstimulation, there’s a singular place where drama, design, and decadence fuse into something grander than luxurysomething closer to performance. That place is Faena Miami Beach.
Conceived by cultural impresario Alan Faena, the hotel isn't merely a place to stay it’s a stage on which your life momentarily becomes more vivid, more stylized, more cinematic. Every curve of its Art Deco bones, every gilded accent and plush velvet banquette, every sea breeze drifting through the terrace feels choreographed, as if Baz Luhrmann had been given free rein on reality (which, in a way, he was - the director was part of the property’s original creative team).
WHERE OLD WORLD GLAMOUR MEETS SURREALISM
Faena Miami Beach evokes a 1950s Riviera fantasy reimagined by an Argentinian dreamer. The 179 rooms and suites are rich in Deco nostalgia and contemporary seduction. Signature Suites open wide to ocean and city views, blurring the line between indoors and out. A dedicated Experience Manager orchestrates your stay with precision and flair. The attention to detail is operatic. But instead of fading into ornate self-parody, the hotel leans into its theatricality with full awareness, casting every guest as both audience and star. It helps that a dedicated Experience Manager is on hand to choreograph your stay - from pre-arrival plotting to your final curtain call.

DINING AS RITUAL
Two culinary auteurs anchor the food scene: Paul Qui, whose modern Asian tasting menus at Pao defy convention, and Francis Mallmann, whose open-fire cooking at Los Fuegos delivers smoky spectacle. The property also conceals a speakeasy-style omakase, a wine cellar dining room, and a handful of bars that seem lifted from Miami’s golden age.
WELLNESS, THEATER, & THE ART OF ESCAPE
Beyond the pool and beachfront, guests retreat to Tierra Santa Healing House—a South Americaninspired spa and hammam sanctuary, and the largest of its kind in Miami. Nightfall brings cabaret and music at the Faena Theater, a velvet-draped homage to old-world opera houses.
A HOTEL, A DISTRICT, A DREAM
It’s worth noting that Faena isn’t just a hotel. It anchors the Faena District—a cultural corridor of art, architecture, and design with ambitions that reach beyond hospitality. The property is a portal into a universe where luxury isn’t just about wealth or service, but about imaginative possibility.

Tierra Santa Waiting Area
In a world obsessed with authenticity, Faena Miami Beach dares to be theatrical. It’s a place that reminds us: escape doesn’t have to mean simplicity. Sometimes, the most transformative getaways are the ones that sweep you into something grander than life - and insist you play your part.

Grupo Gitano’s new permanent U.S. flagship at Pier 17 transforms 14,000 square feet of prime Seaport real estate into a sultry, transportive junglemeets-city experience. Think: 30-foot ceilings, palm trees swaying beside handmade tiles from Mérida, and NYC’s largest disco ball casting its glow across leopard-print banquettes and Zapote wood tables.
Inspired by Tulum’s bohemian spirit and the colonial grandeur of the Yucatán, the space effortlessly blends tropical opulence with urban sophistication. Giant hydraulic doors open onto the East River, connecting the lush interiors with views of the Brooklyn Bridge.
The menu, from Mexico City–born Executive Chef Sebastian Cacho, modernizes Mexican cuisine with Mediterranean and Asian influences. Highlights include duck huarache, hamachi tostadas, and roasted cauliflower with mole rosa—a vegan dish that feels indulgent and inventive. The mezcal-forward cocktail list is equally bold, with smoky, vibrant flavors and striking presentation.
As the night evolves, so does the energy: the lighting drops, the music builds, and dinner gives way to dancing. Whether you're there for a golden GITANO
hour cocktail or a full night of revelry, Gitano NYC turns the evening into a destination—lush, theatrical, and unmistakably alive.
At Gitano NYC, the ordinary rules of dining don’t apply. It’s a place where time slows, the air feels warmer, and the city blurs into something more exotic. One minute you’re sipping a mezcal margarita under antique chandeliers; the next, you’re dancing beneath a disco ball as the skyline glitters just beyond the glass. It’s not just dinner - it’s a beautiful departure from reality, right at the edge of the water.

A Legend Reimagined:
LE PROVENÇAL RETURNS AS
THE CÔTE
D’AZUR’S MOST ICONIC RESIDENCE

Hegerow Exclusive Properties
Perched on the sun-drenched shores of Cap d’Antibes, Le Provençal has been reborn as the Côte d’Azur’s most iconic private residence. Once a glamorous Art Deco hotel that welcomed the elite of the 1920s, this legendary landmark has been meticulously transformed by Caudwell into a collection of 35 exquisite homesseamlessly blending historic grandeur with contemporary elegance. Set amid six acres of landscaped gardens with panoramic sea views, Le Provençal offers a rare opportunity to live within a piece of Riviera history, reimagined for modern luxury.

Each residence is a masterpiece of contemporary elegance, meticulously crafted to honour the building’s iconic art deco heritage.

RRising once again above the sparkling coastline of Cap d’Antibes, Le Provençal has been exquisitely transformed from a grand Art Deco hotel into a residential masterpiece unlike any other. Under the vision of Caudwell and the expertise of Affine Design, this landmark - once a beacon of Riviera glamour - has reemerged as an exclusive collection of 35 private residences that unite the legacy of the past with the luxuries of contemporary living.
Originally conceived in 1926 by American millionaire Frank Jay Gould, Le Provençal was the Côte d’Azur’s first major luxury hotel. Its architectural language - a blend of Art Deco, neo-Provençal, and Moorish influences - set the tone for nearly a century of elegance. Now, nearly 100 years after its creation, it reclaims its place on the Riviera’s stage as a private sanctuary, meticulously restored and reimagined for the modern era.
Behind its iconic porte-cochère entrance, residents are welcomed into a world of timeless grace. The grand reception hall opens to ten principal floors housing 35 residences, each ready for immediate summer occupancy and masterfully designed to honor the building’s Art Deco roots. From light-filled apartments to the three exquisite penthouses and three private garden villas - each complete with their own pool - the design speaks to restraint, craftsmanship, and refinement. A one-of-a-kind duplex further crowns the offering, all with panoramic views
of the Mediterranean framed by lush, landscaped gardens.
The amenities rival those of the world’s most refined resorts. A cinema, spa, and state-of-the-art wellness center are set within the six-acre grounds, offering moments of calm and connection. The wellness spaces are particularly immersive, from a vitality pool and submersed beds to hydrotherapy jets, an ice fountain, and hot stone benches. Outside, a 30-meter lap pool invites a swim under the Riviera sun, bordered by fragrant pines and native flora.
Residents also benefit from an exceptional partnership with the nearby Hôtel Belles Rives, whose 5-star concierge and lifestyle services are seamlessly integrated into Le Provençal. This collaboration reunites two legendary properties that once formed the glittering backdrop to F. Scott Fitzgerald’s Riviera years - decades that shaped The Great Gatsby and Tender Is the Night. Fittingly, as The Great Gatsby marks its 100th anniversary this year, the spirit of Fitzgerald’s Riviera is reborn in these storied walls.
This extraordinary development is part of the portfolio of Caudwell, the luxury residential property firm founded by British entrepreneur and philanthropist John Caudwell. Known for creating legacy projects of rare architectural and design quality, Caudwell is also behind London’s iconic 1 Mayfair, as well as Parc du Cap and Les Oliviers in Cap d’Antibes. His commitment to legacy extends far beyond real estate - he is a signatory of The Giving Pledge, having committed at least 70% of his wealth to philanthropic causes.
With Le Provençal, Caudwell has not only revived an icon of the French Riviera - he has set a new standard for timeless coastal living.

INTERVIEW WITH FOUNDER JAKE GOODMAN

BBasta is reimagining the high-stakes world of auctions with a sleek platform where coveted items meet a curated, insider audience. With real-time bidding, expert curation, and exclusive access to art, design, fashion, and collectibles, Basta transforms auctions into a refined, competitive experience tailored for the culturally fluent.
What inspired you to create Basta, and what gap in the market were you looking to fill?
"Our team had long admired ecommerce enablement tools like Shopify, Arta, and Stripe - products that empower sellers with modern infrastructure. But we realized nothing like that existed in the auction space. We saw a clear whitespace: the traditional auction world was plagued with inefficiencies and outdated technology. With our technical background, we knew we could build a truly modern auction enablement platform - one that unlocks auctions as a powerful tool for creators, marketplaces, brands, and auction houses alike."

Pharrell Williams | Opening of First Auction
Oli Bjorn Stephensen, Founder & CEO
Interview

"We’re thrilled to be launching livestreaminganyone with a Basta auction page will soon be able to close auctions live, engage their audiences in realtime, and essentially become their own auctioneer. "
How does Basta differentiate itself from other digital platforms in the luxury space?
"Basta is the only modern auction enablement platform sophisticated enough for the luxury sector while remaining fully headless, customizable, and industry-agnostic. Unlike other platforms that want to own your audience data or charge high fees, Basta empowers luxury sellers - from fashion and wine to real estate and fine art - to own an “auction house quality” experience directly on their own platforms. We offer full auction infrastructure - registration, verification, notifications, payments - either through a beautiful custom storefront or seamlessly integrated via API where auctions seamlessly blend with your existing tone and branding, with no need to send buyers to a third-party marketplace."
What industries have been the most receptive to the platform, and why do you think that is?
"We’ve seen success across a diverse range of sellers: from top-tier auction houses that we power like Pharrell Williams’ Joopiter, to celebrity-driven charity meet-and-greets with figures like Bill Ackman and Ray Dalio, to creators in music, fitness, vintage, and cooking. It’s less about the industry and more about engagement. If you can connect with an owned audience and offer something they value, auctions thrive."
What arenas or industries do you think digital auctions could be used in and have not yet tapped into?
"One of the most exciting frontiers is the creator economy. Basta unlocks auctions as a revenue stream for creators, enabling them to monetize directly through custom storefronts - no marketplace required. It's easier than building a website but delivers the full technical sophistication of a luxury auction house. There are hundreds of thousands of creators with unique one-of-one items or experiences to offer. Traditional auction platforms weren’t built to serve creators, charities, or luxury companies in the real estate, travel, and fashion sectors with owned audiences. That's where Basta comes in."
How do you see the role of digital experiences evolving in high-end real estate, luxury hospitality, and yachting?
"Luxury real estate, hospitality experiences, and yachting all share one thing: scarcity. That makes them perfect for auction. With Basta, companies in these sectors can run high-end auctions directly from their own platforms - keeping 100% of revenue, owning customer data, preserving brand integrity, and driving engagement without redirecting buyers to a third-party auction site. It's a way to go beyond buy-now, extract your customers true willingness to pay, and allow them to compete over your scarce offerings."
How does Basta enhance client engagement compared to traditional sales and marketing tools?
"Auctions create urgency and excitement in a way that traditional sales tools can’t. Basta’s gamified toolset - including bidder notifications, countdowns, and live activity - drives competition and engagement throughout the auction lifecycle, often leading to final prices well above expectations and previously listed buynow prices."
What has been one of the most exciting or innovative uses of Basta so far?
"One fun example is a cooking influencer with 300K followers who recently ran an auction for a Zoom cooking lesson. It was a hit - and now, auctions are a whole new revenue stream for the creator. Basta now gives creators and brands a simple way to turn social engagement into something more meaningful and monetizable. A really exciting development for anyone that sells across social."
What trends are you seeing in the digital marketing space that luxury brands should be paying attention to?
"Affiliate marketing across social channels is a huge opportunity. Influencers want to promote exciting products - and luxury auctions are inherently engaging content. Basta’s new affiliate tools let luxury brands easily track and reward influencers who drive traffic and bidders to their auctions, helping scale reach and reduce customer acquisition costs compared to traditional SEO and paid ads."
What’s next for Basta? Are there any new features or expansions in the works?
"We’re thrilled to be launching livestreaming - anyone with a Basta auction page will soon be able to close auctions live, engage their audiences in real-time, and essentially become their own auctioneer. It’s a powerful new way to build hype, drive bidding, and connect with buyers."
How do you envision the future of high-end digital auctions and interactive sales experiences?
"We believe digital auctions will become a core part of every luxury brand’s online presence. With Basta, brands will embed auctions directly into their sites and social platforms - powered by tools like affiliate marketing, AI-powered cataloging and inventory, and live streaming. This shift will redefine how luxury goods are sold, creating more engagement and driving higher value than traditional e-commerce ever could."

WHERE MEMORY MEETS MOOD: RAFA OLARRA FREEZES FEELING IN TIME

AN INTERVIEW WITH RAFA OLARRA, THE
CREATIVE DIRECTOR AT FAENA
RRafa Olarra doesn’t just capture moments - he orchestrates atmospheres. Known for his cinematic sensibility and evocative use of light, the Argentine-born, Miami-based creative director has carved out a visual language that feels both intimate and operatic. Whether shooting fashion, interiors, or portraits, Olarra’s perspective doesn’t merely observe - it immerses.
INTERVIEW WITH RAFA OLARRA, THE CREATIVE DIRECTOR AT FAENA
“My goal is to craft immersive, emotionally resonant spaces that seamlessly blend art, design, and storytelling - environments that become living narratives."

Rafa Olarra, Creative Director
Can you tell us about your early years in Argentina and how you discovered your passion for art and creative direction?
"I was always passionate about art in general, especially photography and films. When I was 18, I worked as an assistant director and was constantly fascinated by the art department. I marveled at how designers built sets that transported people to different places and eras. Soon after, I transferred to the art department myself and discovered that through design, I could build emotion into structure - space becomes language. To me, a set is to the screen what stream of consciousness is to the page, a visible trace of unseen thought."
Who or what influenced your artistic vision in Argentina?
"Growing up in Argentina, I was immersed in a culture that breathes poetry, contradiction, and imagination. Jorge Luis Borges was a major influence; his stories opened my eyes to layered, symbolic, and surreal realities. His work taught me that visual storytelling doesn’t need to be literal but can be philosophical, subtle, and filled with hidden meaning. Beyond literature, the energy of Buenos Aires - its architecture, street chaos, tango, and political history - shaped how I see space and emotion. I learned that design isn’t just aesthetics; it holds memory, identity, and silence. That Argentine sensibility - a mix of elegance and intensity, restraint and emotion - still influences my work today."
What prompted your move to Miami, and how did that change your career?
"When I was 27, I felt ready for bigger challenges and started working in New York. My first jobs involved creating scenarios like a snow-covered scene in July, which pushed me outside my comfort zone and helped me grow. Later, when Faena acquired property in Miami, I moved there full-time. That switch marked a turning point: it opened doors to larger-scale projects, collaborations, and a broader creative landscape."
Can you share some of your most memorable collaborations, like with Jimmy Choo or Vogue?
"Working in fashion has been incredible. I’ve shot across the globe - from Beverly Hills mansions to Vogue covers in Madrid, Marrakech, and Monaco. But the most lasting impression isn’t just the locations or glamour - it’s the people. Collaborating with talented professionals pushed me to grow, stay curious, and aim higher."

RAFA

WHAT’S
ONE LESSON YOU WISH YOU KNEW WHEN YOU STARTED YOUR CAREER?
"I wish I’d known to stay calm during challenges. Almost every problem has a solution. Remembering that we’re not saving lives helps keep things in perspective and reduces unnecessary stress."

RAFA OLARRA
HOW HAS YOUR STYLE EVOLVED FROM YOUR EARLY DAYS IN ARGENTINA TO YOUR CURRENT ROLE AS A GLOBAL ART DIRECTOR?
"In Argentina, my style was instinctive, resourceful, and emotionally charged - shaped by a cultural intensity that often meant doing a lot with little. As I gained international experience, I learned to think more layered and refined, integrating diverse aesthetics and cross-cultural storytelling. What remains constant is my belief that visual design should carry meaning; sets, costumes, and spaces are part of the storytelling, not just backgrounds. But now, I shape those stories with greater nuance and scale, aiming to resonate across global audiences."
LASTLY, WHAT CAN WE EXPECT TO SEE AT THE UPCOMING FAENA NYC?
"I can’t share too much, but I can say we’ve been working very hard, and I’m excited to see how people respond to what we’ve created."

“Unlike larger companies, we value personal relationships with our clients, ensuring the process is seamless and enjoyable from design to launch day.”
INSIDE DORRIEN YACHTS
with Founders Mason, Kadyn, Jaxson & Brendan
IIt’s that time of year again....Summer in the Hamptons! Time to get on the water.
We’re 4 brothers who grew up on the water. The burning desire to boat, fish, engineer, and be on the water has lived within us our whole lives and fueled our passion to found Dorrien Yachts. This passion to manufacture the most luxurious yacht tenders has come from God himself and from our dad, who has inspired us since our youth.
From early spring to late fall, our parents would take us down to the water to fish, swim, boat, and learn from the other boaters. We can recall early morning sunrises in the summertime, surfcasting with our dad. At 7 years old, we built model boats and even a seat to a boat in our backyard. At 9, we received kayaks for our birthdays. As children, we were given accolades for our fine craftsmanship in our home.
The passion to own a larger boat of our own was still burning in our hearts, so we started MMD Landscaping. We diligently worked together biking around our neighborhood
collecting bottles and cans to purchase the commercial lawn equipment necessary to build and expand our business.
Finally, with all of us still under 12 years old, we bought our first boat, a 13 ft inflatable. Finding it to be too small for our family, we then upgraded to an 18 ft Parker, and again to a 25 ft Steiger Craft.
One particular day while we were walking down the dock in Sag Harbor, we noticed many beautiful yachts carrying non-functional inflatable tenders, and knew instantly there had to be something better. It was then that we had found our calling...to craft the most bespoke yacht tenders right here on the East End.
As 4 hardworking brothers with a passion for yachting and an eye for perfection, we founded Dorrien Yachts, building the most luxurious and functional tenders to exist. After 4 thoughtful years of designs, blueprints, and drawings, we began construction on the first boat of the Dorrien Yachts fleet, and brought the perfect yacht tender to life... the Dorrien Yachts 160T 1/1.
The 160T was handbuilt using a traditional plank on frame method, hand-laid over with fiberglass. Built without a mold, the 160T is exclusively a 1/1. Now, after 2 years of dedicated
labor focusing solely on the 160T, the most luxurious 16 ft yacht tender is now available for sale.
The Future
This summer we will introduce a new model... the Boston Whaler 150 Sport. The classic Boston Whaler 150 Sport will be restored and customized based upon the clients’ specific desires. With the client as the focus, they will be fully involved in the build process, from renderings to layout and upholstery. The 150 Sport will be an ideal tender due to its lightweight, high speed, and unsinkability, but can also function as a great flats boat. In addition to offering a full line of apparel, headware, and drinkware, Dorrien Yachts also offers custom handmade boarding stools.
Why Choose Dorrien Yachts?
Unlike larger companies, we value personal relationships with our clients, ensuring the process is seamless and enjoyable from design to launch day. Dorrien Yachts tenders are built to maximize comfort, luxury, and interior space. Setting us apart from RIBs and other tenders is our elegant design and maximum interior space.

ROBERT STILIN AN INTERVIEW WITH
O n The Design of 12 Two Trees Lane, Bridgehampton
How would you describe the essence of 12 Two Trees Lane?
"This project was incredibly special because of my long-standing relationship with the owners, Kevin and David. We share similar taste and lifestyle preferences, which made the process seamless. It’s a house that feels warm, inviting, and livable in all seasons. When we finished, I remember walking down the hallway and thinking, I could live here. It’s that comfortable, natural, and well-executed."
Your projects often incorporate a mix of vintage, modern, and one-of-a-kind pieces. How did you approach sourcing furniture for this home?
"Kevin and David appreciate art, comfort, and a more masculine aesthetic. They love layering textures and wanted a space that felt sophisticated yet lived-in. We blended 20th-century pieces with 19th-century antiques and contemporary furniture, incorporating patina-rich materials with fresh, modern touches. The goal was to honor traditional Hamptons architecture - think wainscoting and paneling - but in a way that feels updated, never old or outdated.
What makes this home function so well for both intimate living and large-scale entertaining?
"They love to host, whether it’s big dinners, casual brunches, or evenings by the fire. The house had to transition seamlessly from entertaining a crowd to feeling cozy when it’s just the two of them. Every space is designed for comfort - every chair, every sofa - so it feels warm and inviting whether you’re in a group or alone. That balance is key in a Hamptons home."
You’ve lived and worked in the Hamptons for decades. What does an ideal summer weekend look like for you?
" I lived in the Hamptons full-time for over a decade and still spend a lot of time there. In the summer, I tend to avoid crowded restaurants and prefer entertaining at home or being out on the water. If I do go out, it’s usually to Duryea’s or Sunset Beach - somewhere you can sit outside and enjoy the scenery. A perfect summer weekend for me is simple: great food, good company, and time outdoors."

“This home was designed to reflect an authentic 21stcentury Hamptons lifestyle - rooted in family, friendship, and celebrating life. "

What are some of your favorite places to source antiques and vintage pieces in the Hamptons?
"I love places with personality, where the owners curate thoughtfully. Some favorites are Lynda Sylvester Antiques, John Salibello, and Gus Oliveri’s shop in Red Horse Plaza. Founded by Andrew Sheinman in 1987, Pembrooke & Ives has grown from a small New York studio into a globally recognized design firm known for its elegant, curated, and client-focused approach. With a foundation in craftsmanship and a philosophy that blends timeless aesthetics with functional living, the firm creates deeply personal interiors that elevate the way people live - whether in private homes, luxury developments, or hospitality spaces.

WDESIGN THAT RESONATES: THE LEGACY OF PEMBROOKE & IVES
What began as a dream across the Atlantic has evolved into one of the most respected names in luxury interior design. Founded in 1987 by London-born Andrew Sheinman, Pembrooke & Ives started as a modest two-person operation in New York City. With a background in highend men’s fashion and a deep appreciation for detail and craftsmanship, Sheinman transitioned from fashion to retail and upholstery before finding his true calling in design. Today, the firm stands as an 80-person, awardwinning studio known for its meticulous work across private residences, hospitality projects, and high-end amenity spaces—all underpinned by a philosophy that places elegance, curation, and integrity at its core.
Pembrooke & Ives has earned a reputation for its deeply personal and highly collaborative approach. With a team culture that feels as close-knit as a boutique atelier—yet capable of executing projects of extraordinary scale—the firm consistently delivers work that is as thoughtful as it is refined. New team members are selected for their design acumen as well as their emotional intelligence, recognizing that home design is a profoundly personal journey. “We’re not just shaping spaces,” says the team, “we’re shaping how people live in them.”
What distinguishes Pembrooke & Ives from other firms is its belief that luxury is not simply aesthetic—it’s functional, intuitive, and deeply tailored to the rhythms of daily life. The firm’s holistic vision can be seen

in hospitality projects and amenity spaces that carry the same level of care and residential warmth as their private homes. Their current work on the prestigious South Flagler House in West Palm Beach exemplifies this ethos: designing 108 residences and an expansive amenity program that ranges from pickleball courts and lap pools to children’s playrooms— all with the end user’s lifestyle in mind.
Client collaboration is integral to every project. Many of the firm’s clients are either returning or referred, which speaks to the trust built through thoughtful listening and a bespoke approach. “There’s no one-size-fits-all solution,” the team emphasizes. Every detail—from the initial intake to the final walkthrough—is guided by a sensitivity to each client’s needs, taste, and aspirations. And with clients often looking to Pembrooke & Ives as the conductor among architects, lighting designers, and landscape professionals, the firm seamlessly brings together all aspects of the design process under one clear vision.
Staying ahead in an ever-evolving industry, the team draws inspiration from global travel, international art fairs, and an extensive network of artisans and vendors. Based in New York, they are perfectly positioned to stay on the pulse of innovation while remaining grounded in the

timelessness that defines their work. Interestingly, their increasingly younger clientele is becoming a source of inspiration as well, pushing the studio to explore new ideas and expectations that shape how luxury is being redefined.
Looking forward, Pembrooke & Ives is taking a moment to focus inward - refining its team, culture, and internal processes to meet the highest standards of design excellence. But it’s the stories behind the work that truly mark their legacy. One of their early clients, the owner of the East Hampton Golf Club, took a leap of faith by commissioning them to design a clubhouse—despite the firm’s lack of
experience in that space. That project not only succeeded but opened the door to over a dozen subsequent clubhouse designs, proving that trust, collaboration, and vision are at the heart of every great outcome.
Pembrooke & Ives isn’t simply a design firmit’s a trusted partner in shaping spaces that are as meaningful as they are beautiful, standing at the intersection of creativity, craftsmanship, and quiet confidence.

At MOUS, each piece is a study in contrast: cerused oak paired with parchment lacquer, chocolate burl accented by brass and leather. Designed to stand out, yet effortlessly at home in any space.

FORM, FUNCTION, AND THE FUTURE: A CONVERSATION WITH MOUS
DDrawing from generations of expertise and by a family deeply rooted in the craft, MOUS effortlessly blends timeless artistry with contemporary living. From captivating case goods to inviting seating options and aweinspiring objects, each piece tells a story of heritage and innovation.
Following MOUS’s debut in 2022, thirdgeneration furniture designers and siblings Tanner Moussa and Mackenzie Lewis are unveiling the Narrative Arc: Volume II, pushing the boundaries of furniture and object design to explore materiality in the presence of functionality.
Here they speak to us about their process, what inspires them, and what’s on the horizon.
What drove you to launch MOUS? Tell us your story.
Tanner: We’ve been completely immersed in this industry our entire lives. We wanted to take what we’ve learned from our past two generations of family, as well as our refined eye on design, to create a collection of unique furniture. We get
to collaborate with artisans that we’ve come to know over the years, and now consider family. They’ve been willing to challenge their artistic capabilities and experiment with process and materials to bring our pieces to life.
Mackenzie: We knew we wanted to create furniture, but something that was artful, intricately detailed and above all, functional. Curating it into a cohesive collection was an exciting challenge.

What was the design process?
Mackenzie: We’ve been collecting inspiration from our travels for many, many years. Our line has grown from countless trips all over the world, not only to visit ateliers and workshops, but flea markets and architectural landmarks. Images and keepsakes from those travels, pieces we’ve never forgotten about or crafts we wanted to revisit, were all our starting point. With MOUS, old world techniques mix with new world design, nodding to our generational ties.
What inspired the Narrative Arc collection?
Tanner: The Narrative Arc collection merges classical contemporary design and craftsmanship. Rounded geometric shapes were reimagined with a nod to French Deco, refined architectural forms, and even our family’s centuries-old Egyptian influences.
Mackenzie: Rounding out a furniture piece gives a softness and organic feel. We leaned into this idea, mastering arches, circles and sinuous waves to create these nuances in casegoods, upholstery and ceramics.
How did Volume II expand the Narrative Arc collection?
Tanner: The pieces in this collection have been reimagined into new forms, transforming dimensions and applications from cabinet to credenza, and console to bench. Craftsmen experimented with processes to integrate new finishes and materials, like lacquered faux parchment, hand-applied eggshell, burl wood, and straw marquetry.

How do the pieces speak to one another?
Tanner: Every piece can stand alone as a piece of art, but they all speak the same language. There’s this essence of volume combined with delicateness and airiness. A yin and yang. We make every design decision together, so there’s this balance between us that translates into every design and detail.

What’s next for MOUS?
Mackenzie: We are already in the middle of designing the next chapter. We always strive to deliver an extremely curated, intentional assortment of furniture to the design industry, so we’re honing in on what’s next - fresh and functional, but a new Narrative.

TIMELESS BY DESIGN: ANDREW FRANZ ON ARCHITECTURE THAT HONORS THE LAND
SSince founding Andrew Franz Architect PLLC in 2003, Andrew Franz has dedicated himself to creating spaces that foster genuine connection between people and their environment. Based in New York City, his studio seamlessly blends architecture and interior design with nature, blurring the boundaries between indoors and out. Whether designing on Eastern Long Island, Martha’s Vineyard, or in the Caribbean, Franz’s work is anchored in a profound respect for site, context, and craft, resulting in timeless, multigenerational homes.
As the son of a scientist, Franz inherited a lifelong appreciation for the natural world - an influence that continues to shape his design philosophy. “Nature is larger than we are,” he reflects, “and it has a powerful effect on how we live and feel.”
His designs aim not just to leverage stunning surroundings but to celebrate and honor them. Franz believes that true luxury resides in craft - an artful, patient process driven by human hands and skill, resulting in bespoke, enduring masterpieces. “It’s about how things age and perform over time,” he explains.
In the relaxed communities of the Hamptons and Long Island, Franz’s homes honor the landscape’s legacy through careful scale and
materiality. By breaking down large structures into multiple smaller volumes, the buildings appear less imposing - more a collection of cottages or agrarian structures than one massive form. He often lowers roof pitches or flattens them to further reduce visual scale. Small details like porches, nooks, and window seats create intimate, welcoming spaces that foster calm and relaxed gatherings - areas where people feel most at ease and connected to the environment.
For interiors, Franz employs a similar philosophy: using colors that harmonize with the landscape and natural materials like wood and stone that age gracefully, reflecting the changing seasons. He embraces variation - mixed woods, textured stone, and fabrics with natural abrash - creating spaces that feel hand-crafted rather than machine-made. Soft edges, textiles with rich character, and well-detailed finishes embody his belief that “the essence of quiet luxury is in details that foster a relaxed, timeless spirit.”
When asked about his legacy, Franz responds simply: “I’m most proud that our projects stand the test of time and age beautifully.” Guided by the principle “do less, better,” his work is a sincere tribute to timeless, thoughtful design.

MICHAEL FRANK
For nearly two decades, Michael Frank has been a trusted name in Hamptons homebuilding, known for his hands-on approach and deeply personal commitment to craftsmanship and client relationships. With particular expertise in the coveted Amagansett Lanes, Frank brings a rare insider’s view of this tightly held enclave - offering thoughtful perspective on its evolving market dynamics, design vernacular, and what truly makes a house feel like home. In this interview, he shares insights from years of experience building in one of the East End’s most sought-after micro markets.
What makes Amagansett unique compared to other Hamptons villages?
"Its proximity to both East Hampton Village and Montauk makes it incredibly convenient. The village itself has a hometown feel - small, charming, and less ostentatious than some other Hamptons towns."
How has the Amagansett real estate market evolved?
"Values have skyrocketed due to limited supply. Once people move to the Lanes, they don’t leave. I’ve sold homes here to former Water Mill and Bridgehampton homeowners who had large estates with tennis courts, but they found the lifestyle in the Lanes incomparable."
What advice would you give to someone buying in the Hamptons?
"Think about how you want to spend your summers. Do you want a place where you can walk or bike everywhere? Do you prefer a neighborhood with a real sense of community? And where is the best value?" AN INTERVIEW WITH HAMPTONS DEVELOPER,

As founder of Iconic Modern Home, Geoffrey has built a reputation for transforming empty spaces into high-impact, emotionally resonant interiors that drive results. His background in high-end retail, furniture sourcing, and construction gives him a unique edge: he doesn’t just decorate homes - he positions them to sell.
“Our job is to help buyers connect immediately,” says Walsky. “Every choice we make, from furniture scale to the flow of the layout is about making the home feel effortless, elevated, and real.”
His recent work at 3 Pheasant Lane in East Quogue is a prime example. A newly built, 9,000 +/- square foot home with a wellness center, theater, wine cellar, and expansive indoor-outdoor living, the property was already impressive. What it needed was warmth, identity, and lifestyle, something buyers could feel the moment they stepped inside.

"BUYERS WANT HOMES THAT FEEL SOPHISTICATED, BUT NOT UNTOUCHABLE."
- GEOFFREY WALSKY, FOUNDER

TURNING BLANK SPACES INTO EMOTIONAL CONNECTIONS AND FASTER SALES .
Iconic Modern Home delivered. Walsky’s team layered soft textures, modern silhouettes, and subtle tonal shifts throughout the home, allowing the architecture to shine while creating a sense of comfort and ease. The wellness space was styled as a sanctuary, while entertaining areas were made inviting and open. Outdoor furniture mirrored the style and flow of the interiors, reinforcing the feeling of livable luxury.
“Buyers want homes that feel sophisticated, but not untouchable,” Walsky notes. “They need to picture themselves coming in from the pool, kicking off their shoes, and still feeling at home.”
This thoughtful, property-specific approach defines Iconic Modern Home’s work across the Hamptons and surrounding markets. There’s no template. No signature style applied across every job. Instead, Geoffrey walks each property, studies the space, and creates a tailored plan designed to complement the architecture and appeal to the target buyer.
With a warehouse of high-end furnishings, curated art, and a skilled install team, the firm can move quickly - often staging full homes in a matter of days. And with Walsky’s background as a licensed general contractor, he often steps in earlier than most, offering insight on layout, finishes, and flow before construction is complete.
“We’re often the last team in the house, but we design like we’ve been there since day one,” he says.
From modern estates to transitional builds, Iconic Modern Home continues to elevate listings, increase perceived value, and shorten time on market. For agents and developers alike, Geoffrey Walsky isn’t just a stager - he’s a strategic partner with an eye for what sells.
Because in luxury real estate, design isn’t just about beauty. It’s about making people feel like they’ve already found home.

PROPERTY DETAILS
Experience a once-in-a-lifetime opportunity to reside in an exceptional home of this caliber directly on the ocean. Nestled in a secluded enclave in the heart of East Hampton Village, Dune Cottage is discreetly positioned between the Atlantic Ocean, Hook Pond, and over 200 acres of manicured golf course. Designed in 1910 as part of the Wiborg Estate - and completely rebuilt as new in 2016 - this remarkable property spans 3.6 acres and boasts 225 feet of private white sand oceanfront. Dune Cottage has a rich history, having been the home of Jazz Age socialites Gerald and Sara Murphy and later owned by Jackie Kennedy's sister, Lee Radziwill, known for her classic glamour.
AN INTERVIEW WITH
DOUGLAS FRIEDMAN
By lensing the shimmering Atlantic and the sweeping dunes at 43 East Dune Lane in East Hampton, NY, Douglas Friedman elevates real estate photography into a form of storytelling. His refined compositions and masterful light capture not just architecture - but the mood of an oceanfront escape, where luxury living meets natural serenity.
How does your background in fashion, luxury brands, portrait photography impact your creative process when photographing interiors?
"I think having kind of a really broad background and even a background in anthropological thinking and other experiences gave me a really broad base of knowledge and experience that, when you're shooting, you kind of have to be prepared for lots of situations. You've got to know how to pivot quickly."
When you walk into a property, do you have a preconception of what is that you're going to highlight? Or you just let the “personality” of that residence take over?
"Well, I think we kind of approach projects by asking ourselves: how do you decide what gets photographed? Usually a client will have some specific aspects of a project that they really want to feature for themselves, you know, because they love it, or the homeowner might chime in and say, I really love this part of the house. So you want to kind of capture that. But in most cases, I kind of ask the question: what would make the strongest editorial story? What's the editorial focus? What's the special character of the house? And so, you know, you're kind of, you're editing a story as you go."
Which elements do you focus on in your photography to emphasize Dune Cottage's timeless elegance and connection to its rich history?
"I feel like it was the exterior silhouette, is what's so unique because when you're in that house, there's so few things that say I'm like an old house. The exterior looks more traditional and the interior more contemporary."

"YOU GENTLY WANT TO REFERENCE THE CHARACTER OF THE PLACE WHERE YOU'RE SHOOTING. THAT IS USUALLY THROUGH THE STYLING."
- DOUGLAS FRIEDMAN, PHOTOGRAPHER

Were there any historical features of the Dune Cottage that you may remember that you wanted to highlight because you just gravitated towards?
"The exterior of the house is really where you understand where it stands in the historical kind of space. The profile from, not the front door, but the side entrance to the kitchen is so beautiful! Nothing like that exists today. So that was something I really wanted to get my eyes on. The interior of the house has a very traditional layout. It's not kind of an open plan, like contemporary living, and I love that. I love being able to photograph all the different rooms and show the different uses. And, you know, the division of spaces is traditional in that house in Dune Cottage, but the interiors are anything but traditional. They are so fantastic! And the art, the contemporary aspect of it is pretty amazing."
What challenges do you often face in capturing luxury interiors? And how did any unique obstacles at Dune Cottage influence your creative process?
"I think some of the tricky aspects were some video art in the house, a beautiful piece by Leo Villarreal. Those are a little challenging because you've got to figure out how to incorporate natural light and the light from the art pieces and find the perfect balance. Art pieces are tricky to photograph because you don't want to block them with anything. So you've got to be smart about the time of day that you're in a room and because you are seeing those incredible views only adds to how incredibly important the property is."

AN INTERVIEW WITH ARCHITECT,
RAYMOND RENAULT -
946 Ocean Road, Bridgehampton
What was your design inspiration for this property, and how did the unique characteristics of the Hamptons influence your vision?
"This property was inspired by the timeless dialogue between coastal serenity and refined modern living. The Hamptons' unique light - cool, salt-kissed, and ever-changing - was a central muse. I wanted the home to feel as though it belonged to the landscape: rooted in its landscape of beach grasses, breezes, but still unapologetically contemporary.
We were influenced by the classic architectural vernacular of the regionshingle-style silhouettes, deep overhangs, and porches - but distilled them into cleaner lines and more open volumes. Large expanses of glass frame the open views while carefully balancing privacy with transparency.
The palette was driven by local tones: weathered Cedar, bleached oak, weathered copper, and natural stone that will patina with time. We designed the foundation to meet FEMA guidelines while still allowing the house to feel low and grounded. Indoor-outdoor flow was a top priority, with large glass doors, elevated decks, and native plantings that reconnect the home to the land without overdeveloping it."
Your portfolio spans a range of residential work - how does this project reflect your signature approach, and what makes it stand out within your body of work?
"While my work spans a variety of residential expressions - from reimagined shingle-style homes to modern waterfront retreatsthis project is a clear embodiment of my signature approach: context-driven design, tailored materiality, and an emphasis on spatial clarity, the process develops a language for each house and the house in some ways dictates what it wants to be.
What defines my process is a deep respect for place. I don’t impose a preconceived style; I extract cues from the landscape, light, zoning constraints, and the way my clients actually live. In this home, every gesture - from the breakdowns of program into distinguished separated volumes to the rhythm of materials - was orchestrated to feel inevitable and natural.
This particular project stands out for the restraint in its detailing and the rigor in its proportions. There’s a quiet discipline behind the scenes - modern framed volumes simply executed, expansive overhangs, simple materials - that allows the architecture to feel calm and resolved. It’s both modern and rooted, which is a balance I always strive for.
This home achieves intimacy without compromise. It proves that you can build with elegance and craft, even when working within flood zone setbacks, height limits, and environmental constraints. That synthesis of constraint and creativity is where I feel most at home as an Architect."

A HOUSE WITH MANY LIVES: THE RESTORATION OF 207 MADISON
BBuilt in the early 1800s by Colonel Henry Wentworth Hunt - founder of The Sag Harbor Corrector, which later became The Sag Harbor Express - 207 Madison Street has long been part of the village’s cultural fabric. Home to three generations of the Hunt-Johnson family, the residence later belonged to Joe Petrocik and Myron Clement, who purchased it in 1967. Close friends of Truman Capote, they famously inherited his 1968 Ford Mustang and often drove it through town.
In need of a quiet escape from frequent entertaining, Joe and Myron added a glass conservatory salvaged from the Bridgehampton Horse Show - an architectural gem still on the property today.
In 2022, the home began a new chapter with a careful two-year restoration. The original structure was lifted to rebuild a collapsing foundation and expand the home with a 1,400 sq. ft. addition. Original features like the hand-hewn tree-trunk columns, quarter-round windows, front door, and beams were saved and integrated throughout. Salvaged bricks from the original fireplaces now line walkways, the garage floor, and outbuildings.
The dental molding in the living room and “Truman Lounge” was faithfully recreated. Throughout the renovation, every design decision was made with respect to the home’s original character and the stories it holds.
With a new pool, spa, and revitalized outbuildings - including the garage, potting shed, and glass conservatory - 207 Madison Street stands as a tribute to Sag Harbor’s layered past, thoughtfully reimagined for the present.

Behind Hedgerow
THE NEW AND EXCLUSIVE HAMPTONS REAL ESTATE FIRM
SHedgerow Exclusive Properties, a four-year-old brokerage firm specializing in the ultraluxury Hamptons market, couldn’t have debuted at a more opportune time.
The firm was founded in 2020 by real estate mavens Gary Cooper and Preston Kaye and launched at the height of the COVID-19 pandemic, when wealthy New Yorkers fled the city in search of spacious, open-air homes and plump, forested parcels where they could isolate without worry. It wasn’t uncommon in 2020 that luxury homes would sell via FaceTime for millions over asking. Frantic buyers, at the time, were paying double, or even triple, the price for Hamptons homes. The pandemic exacerbated an alreadylucrative market, and Hedgerow Exclusive Properties capitalized on this demand thanks to its founders decades-long careers in aggregating trust from high-end clientele and understanding what the ultra-wealthy buyer wants.
WORDS
Cooper’s career, in particular, is a masterclass in quiet dominance. Operating independently in the Hamptons for more than two decades, his career has been defined by discretion, innovation, and a pioneering approach to off-market transactions - long before they become the industry standard. When he started as an agent, he quickly understood the reputation of brokers and how people viewed them. Cooper’s resume includes historic transactions that remain legendary in Hamptons real estate. In 2007, he brokered the nation’s first $100 million deal, selling an oceanfront estate in East Hampton.

“A WELL-KNOWN BOOK BY STEVEN GAINES TITLED “PHILISTINES AT THE HEDGEROW” TALKS ABOUT THIS UNDERWORLD OF SOCIETY IN THE HAMPTONS, REFERENCING GENERATIONAL WEALTH AND THOSE WHO LIVES BEHIND THE HEDGES, SO TO SPEAK,” KAYE TELLS FORBES. “AS PEOPLE WHO SPECIALIZE IN OFF-MARKET DEALS AND OPERATING OUR BUSINESS DISCREETLY, THE NAME HEDGEROW WAS IMMEDIATELY A PERFECT FIT.”

Despite these landmark deals, Cooper’s name and image remain elusive online - a deliberate strategy that mirrors his philosophy of confidentiality.
Preston’s entry into the high-end real estate world was equally strategic. With nearly five years at a leading luxury brokerage, he brought a fresh, modern perspective to the table. When he and Cooper connected, their shared vision of reimagining Hamptons real estate took form. While Cooper’s old-school approach emphasized discretion and exclusivity, Preston’s modern, tech-savvy mindset introduced a dynamic, complementary energy. After meeting and building a relationship, Cooper and Preston were likeminded in seeking to create a firm that was synonymous with heritage and luxury but without their names attached. The duo saw a distinct gap in the market for ultra-private clientele, who also want a more discreet approach when buying homes. Hedgerow operates primarily through contacts and connections and employs less than 20 licensed agents.
The founders chose the name Hedgerow Exclusive Properties to underscore their focus on premium, hand-selected properties. The firm has a non-traditional strategy. Unlike today’s traditional brokerages, whose headshots, listings, and ads are plastered across social media, Hedgerow’s style stems from a more old-school approach. Similar to the novel, which chronicles the wealthy set who have made the Hamptons a playground for the rich, Hedgerow is cognizant of the balance between the new money and the old guard. Though they specialize in off-market listings, there are many active listings they hold alongside other brokerages.
“We handhold each product,” Cooper says. “We don’t take on
hundreds of listings. We take on what we feel fits the brand and the profile with no set monetary amount and will represent everything from $100,000 to $100 million. However, having our off-market inventory certainly separates us. We also facilitate every aspect of the business in-house, including marketing, operations, and administrative support. It’s about full control to ensure the Hedgerow brand is never diluted.”
Hedgerow’s services extend beyond its real estate prowess and instead trickles into offerings that benefit their clients’ unique lifestyle across industries like private aviation, high-end design, private travel, wellness, or even staffing. To this day, their track record is impressive. Still, the firm is inclusive with working with outside brokerages to co-list certain properties.
Since the firm opened its doors in 2020, they’ve recorded more than $700 million in off-market trades, including a waterfront compound that sold in 2022 for over $118 million, the most expensive brokered deal in Hamptons history. The firm’s current inventory is impressive. Listings include a Mecox Bay Compound, listed for just under $100 million, as well as 43 East Dune Lane, owned by Thomas Lee’s estate, which is listed for $95 million.
