When is the right time to buy a property?
This question is one of the most common questions we receive as real estate agents, and it has so many answers. Of course, as a client, you want to buy when the property is as cheap as possible.

Swing into Paradise: Experience your golfing dream in Spain
Meet Fredrik, our office colleague from Estepona, who has been passionate about golf ever since he was seven years old. Let’s listen to his story and golf tips
What sparked your initial interest in playing golf?
At the age of seven I began my golf journey with some friends just for fun and I was really intrigued by the sport, so I decided to give it a go and from that momen I was hooked. Together with a few friends we joined Gävle Golf Club ( in Sweden ) and my passion for the sport has grown ever since. At the start I was actively competing on a regular basis and was really focused on the game until I turned 14. At 14, I took a break from golf whilst exploring the world of tennis and this became my focus over the next few years. But my passion for golf never stopped and once I turned 20, returning to the golf course became a bit of a tradition every summer and I tried to enjoy as much time as I could on the golf course before the weather turned colder. And as I’m now living in Spain I am very privileged to have the opportunity to be playing golf all year around –something I really don’t complain about! There are so many golf courses along Costa del Sol, it sometimes hard to choose which one to play at.
What is your favourite course to play on and why?
Las Brisas is my absolute favourite golf course because it is in the most impeccable conditions, fantastically well-designed course and remarkable attention to detail. The lush green fairways, pristine greens and charming clubhouse offering a superb restaurant to enjoy really makes it a fantastic experience.
Do you have a preferred club?
Los Naranjos Golf Club, because I like that there are many Swedish people there (just like me), and I have played with many different people who are now my friends. It’s a very friendly environment and the food is really good, you can even get Swedish meatballs with mashed potatoes and lingonberry sauce which is a real treat!
How do you manage to stay focused and keep a consistent swing throughout your game?
I have been playing for so many years that my swing is ingrained in my spine. However, I’ve noticed that some friends who started later have a tougher time focusing. I’ve seen that a few of them have taken lessons and received tips on how to achieve the correct swing.
What’s the biggest improvement you’ve made to your game over the past year?
I’m hitting my wedges much better since I moved to Spain 7 years ago. I’ve practiced this particular shot a lot and it’s always nice to feel I have improved.
Have you ever had a hole-in-one?
I have actually had two, both were at Gävle Golf Club in Sweden and only six months apart. The feeling was unreal! The first time I wasn’t sure if it was a hole-in-one because I couldn’t see if the ball was in or not. But when I got closer and saw that it was in, the feeling was just incredible! I came very close another time when I played here in Spain at Zagaleta Golf Club, but the ball hit the lip and didn’t go in, which was very frustrating.
What are some of the most challenging shots you’ve encountered on the course?
The fairways can be quite challenging here as many of them are quite narrow, so if you hit slightly off target, you’re in trouble and you can’t even find the ball. Some greens are really fast so if you hit the ball too hard and miss the hole, it can go a long way.
Have you ever played in a tournament or competition?
I participated in several competitions in my childhood in Sweden and it was a lot of fun. Living in Spain, I have attended a few smaller competitions and one to mention is that Peter Gustafsson at PG Golf organises a few tournaments which are really great to join. However, my friends and I tend to organise our own competitions and bring a group of 25 people together – let me know if you are interested in joining us!
How is Golf in general in Costa del Sol?
”It’s amazing; it’s a paradise for those who love playing golf. There are over 70 golf courses along the Costa del Sol so you have plenty of options, and the quality of the golf courses are very high.”
What advice would you give to someone who is just starting out in golf?
”Hit straight : )”
Costa del Sol – a Padel player’s paradise
Our colleague and co-owner at Serneholt Estate, Linda, has been playing padel for many years and we had the pleasure of asking her a few questions why she loves the sport so much.
How did you first get into playing padel, and what do you enjoy about the sport?
”When we moved to Spain 8 years ago, our eldest son started playing padel and when I started taking him to the sessions I thought why don’t I give it a go? So I did! I started playing with some friends and quickly started to really enjoy the game. Whilst living in Sweden, I played handball at a high level so I have good ball control and love sports in general.”
What do you think are the most important skills for a padel player to have, and how have you developed those skills?
”Precision is a fundamental skill to have as a padel player. As a beginner, you need to practice to improve both your technique and tactics. If you want to reach a higher level, you have to be fit enough to manage all the running around the padel court and with the warm climate and hot sun most of the year it’s even more challenging.”
Have you participated in any tournaments or competitions, and what has been your experience with them?
”I have only played in some smaller tournaments with friends. It’s a lot of fun and I really like that almost anyone can participate as it’s a welcoming sport for all levels.”
What kind of equipment do you use, and what do you think are the most important features to consider when choosing a padel racket?
”I use a racket specifically designed for padel and when choosing one, it’s important to consider factors like weight, balance, grip and the level of control and power it offers. If you play in Spain, you have to wear sunglasses, both to protect from the ball as well as to shield yourself from the
sun. I often wear a cap as well to provide some shade for my head.”
What are some common mistakes or bad habits that padel players should avoid, and how do you work on correcting them in your own game?
”Some common mistakes in padel include not using proper footwork, lack of communication with your partner, and not adapting your strategy during a game. To correct these, I focus on practicing footwork drills, communicating effectively with my partner, and analyzing my game play to make necessary adjustments.”
How is padel in general in Costa del Sol?
”Honestly, Costa del Sol is a paradise if you like padel. So many people play padel here and you can actually find really good players as well as many beginners at all ages.”
Do you have a favorite club to play at?
”I enjoy playing at Villa Padierna; it has an authentic Spanish atmosphere and a wide range of courts so it’s relatively easy to pre-book one.”
What advice would you give to someone who is just starting padel?
”Play a lot of games and choose a good padel coach who can help you improve your skills.”
Surf’s calling! Catch the waves with Gustaf in Spain
Meet Gustaf, our colleague who has been surfing since the age of 10. With a passion for surfing he is always excited to share his expertise and answer any questions so let’s take this opportunity to embark on a surfing adventure with Gustaf as our guide.
How long have you been surfing, and what inspired you to start?
”I consider myself a happy amateur. My surfing journey began at the age of 10 together with my father. Whenever I find the time, I go surfing but enjoy it most when I share the waves with my father.”
What is the biggest wave you have ever ridden, and how did you feel when you caught it?
“Haha, let me think. I believe it was in France when I caught a 2.5-meter-high wave. It was such an amazing feeling.”
What kind of board do you prefer to use, and why?
”Living on the Costa del Sol I find the short board to be the perfect match due to the shorter waves in this area. However, in other places with longer waves, the longer board proves to be an excellent choice.”
Have you ever had a scary experience while surfing and if so, how did you handle it?
”Yes, when I broke my nose in France. After falling off the board and getting out of the water, the surf board hit my face and I broke my nose. Gustaf chuckles as he recalls ‘though it was incredibly painful, I couldn’t complain when three beautiful women who happened to be lifeguards came to my aid and helped me. ”
What is your favorite memory or experience related to surfing?
”My favourite memory is from our trip to Hawaii, with my parents. The experience of surfing in the mesmerizing turquoise waters was truly amazing.”
Have you ever surfed in a competition, and if so, how did you do?
”No surfing is just a fun hobby for me.”
Where is your favourite surfing spot here in Spain?
“The best surfing I’ve ever had in Spain was at Zahara de los Atunes; fantastic waves, friendly surf community and fantastic restaurants. I’ve also heard the northern regions of Spain are excellent for surfing, so this summer my plan is to visit Mundaka in Biscay and enjoy a few days of surfing there.”
Are there any good spots for surfing in Costa del Sol?
”Cabopino Beach (Playa de Cabopino).”
What advice would you give to someone who is just starting out in surfing?
”Enroll in a course, it’s enjoyable and also an opportunity to meet wonderful people and the benefit is that learning from the experts accelerates your progress. If I was a beginner, I would choose Cadiz or the northern Spain as my starting point.”
Exploring Mijas mountain by bike – a scenic adventure
Meet our colleague Björn who’s developed a passion for mountain biking in Spain and explored various routes over the past five years.
What inspired you to start mountain biking, and how long have you been doing it?
“It started when I had to undergo hip surgery and I wasn’t allowed to run which I couldn’t anyway. However, I found that cycling was a more suitable option for me as it didn’t strain my skeletal structure. I have been cycling for over 10 years and it has really benefitted my hip. When I arrived in Spain, I immediately joined a group of cyclists called the ”Sunday bikers.” I was a bit nervous when I set off for the first time, especially with all the ups and downs of the mountains, but I have stuck with them for five years now.”
What’s your favorite trail or route to ride, and why?
“My favorite route is from Fuengirola, where I live, up into the mountains of Mijas. There is a hidden valley with no residential houses and you can ride around the valley and back to Fuengirola. It usually takes around 3.5 hours and covers 40 km. It’s my favorite because you get away from everything and the nature in combination with the view are just stunning.”
Do you have any tips for beginners who want to get into mountain biking?
“Start by renting a bike and going out with someone who knows good biking routes and areas. Then try to find a group to ride with as it’s always better going out in a group for safety reasons and to make the experience more social.”
What’s your favorite piece of equipment or gear that you use when mountain biking, and why?
“Investing in a good pair of cycling shorts is really important, but my favorite tool is the sports watch with the heart rate monitor and GPS. With it you can see your current altitude and speed allowing you to compete against yourself.”
How do you stay safe while mountain biking, and what precautions do you take to avoid injuries?
“I always use a helmet and I usually bring spare parts because you can be very far away if something
happens. Don’t ride the bike when it’s raining; it gets very slippery - I never go out when it’s raining. Ask yourselfhow much you can manage, take it easy and your group will wait for you.”
Do you prefer riding alone or with a group?
”Always prefer to go with a group and then have a drink together.”
What do you love most about mountain biking, and what keeps you coming back to the trails?
”The freedom of being out in nature, far away from everything is amazing and of course, the physical well-being is an added bonus.”
What advice would you give to someone who is just starting out in mountain biking?
”Find a group that you can go out with. First time rent a bike to make sure you really like it.”
How differences in property sizes can affect the buying process
Marbella Law Firm, Cano & Cano, provides valuable insights into the potential challenges that arise during the property buying process due to discrepancies in property size (in square meters).
The Importance of the size of a Property in Spain
When searching for that dream home in Spain, one of the key factors buyers look at, besides price and location, is the size of the property.
What happens when that spacious three-bedroom bungalow you visited and put an offer on turns out to have a registered size considerably smaller than in reality? Some buyers face a situation after finding “that perfect property” in Spain: the amount of square meters registered in the Property Registry doesn’t match its physical reality. What is the reason for this, and is there a solution?
"Cuerpo Cierto" and its Implications
Firstly, something fundamental to be aware of is that in Spain, properties are not sold or purchased per square meter but as “Cuerpo Cierto”, which translates as “True Body”. The legal meaning of this expression is that you buy the property as is in relation to its size. Should it turn out that the property is smaller (or larger) than on paper, this is not a cause for seeking compensation from the vendor in arrears.
Importance of Vigilance and Legal Consultation
Commonly, the registered size of a property is somewhat inaccurate, but these discrepancies are usually negligible. However, in some instances,
the difference in size is notable, and this is when it’s important to start asking questions. Remember that your lawyer never visits the property. They only have access to the legal documentation and can, therefore, not know if the registered characteristics of a property are inaccurate. Therefore, as a buyer, you must be alert and consult with your lawyer if the information they provide about the property differs from reality.
Unauthorized Extensions and Alterations
A typical scenario some of our clients face is that the house they wish to buy is substantially larger in real life than on paper. The reason for this is almost always that the current, or a previous owner, somewhere along the line, has extended the property without registering it accordingly. Apartments may have had parts of the terrace or balcony closed or converted into a spare bedroom. Townhouses or detached properties may have had an entire floor added or had their façades relocated.
Illegal Extensions and Municipal Licenses
As it is near impossible to obtain building permits for projects involving modifications to the original distribution of a property or those concerning its exterior
elements, most of these extensions or alterations have been carried out illegally without a corresponding municipal license.
Considering Options and Seeking Solutions
When presented with these facts, the first thought that springs to mind for many buyers is to immediately “pull out” from the purchase. However, this can be a hard truth to accept as many of our clients have dedicated considerable time and effort to search for the property that best suits their needs. Returning to square one may not be a desirable option. So, is there anything that can be done to solve the situation, and is there a safe way forward?
Assessing Legalities
José María Cano, lawyer and co-founder of Cano & Cano Lawyers, explains, “This is a widespread situation and one we often encounter, especially here on the Costa del Sol. In some areas, finding a detached house that hasn’t had at least a terrace extended or covered can be difficult. We must first try to establish when the work was carried out. The statute of limitations during which the municipal town planning department may initiate legal proceedings against the property and its owner for illegal building work is six years. Once these six years have ended, the

Certificate of Non-Urban Infringement
Simultaneously determining the age of the building works, it is also important to make sure no legal actions are already underway and that the town planning department has no records of the transgression. This is done by applying for a so-called Certificate of Non-Urban Infringement. In short, this is a document issued by a municipality’s town planning department certifying whether or not any legal actions or procedures have been initiated in relation to building works or similar.
Registering the Correct Built Area
Once it’s been established that the extension or building work is not the subject of any legal actions carried out by the Town Hall and that the work was carried out more than six years ago, our strong recommendation is to
request that the vendor registers the property’s correct built area in the Property Registry, before the change of ownership takes place. This not only guarantees that the documentation determining the age of the extension has been admitted and recognized by the Property Registry but also that you, as a buyer saves the expenses generated by such registration; these include notary- and registry fees, stamp duty and legal costs.
Process Length and Renegotiating Completion Date
As with most administrative procedures in Spain, the process takes time and may require the parties to renegotiate the forecasted completion date in the Reservation Agreement.
Considerations and Limitations
So, once the correct built area is finally registered, does this mean the extension has been fully legalized? Again, in the words of José María Cano, “The fact that the correct square meter size has been registered in the Property Registry doesn’t mean that
the extension is legal. You can say that it’s been recognized that the extension work is prescribed, but this doesn’t mean it is considered fully legal, as it still fails to comply with the original building license.”
The Town Hall will never be able to carry out any legal actions against the property. Still, a factor that is important to consider before deciding whether to continue with the purchase is that no future building licenses will be granted for works other than those considered absolutely necessary for its basic upkeep and maintenance.

Annika, Anders and their dog Chasta embarked on a new chapter in their lives when they left Helsingborg in Sweden for Fuengirola in Spain. In November 2022, Emma was invited to meet with a couple from Stockholm in their newly purchased villa in Parcelas del Golf, Marbella. The couple loved the villa and everything seemed flawless expect one crucial aspect – the interior. A mismatch in style left the couple feeling disconnected – everything clashing with their sense of belonging. They realized to turn their new house into a home, they needed professional help with the interior design and reached out to Emma at Serneholt Interior. The project was successfully comple-

What were your expectations and goals for the project? Did the designer meet these expectations?
”The goals are completely fulfilled; we even think it turned out better than we had anticipated. We made some mistakes here and there, but Emma and her builder David were impressively precise.”
”The deliveries were sometimes a bit delayed which was frustrating, but that’s something an interior designer
can’t control. We were however incredibly pleased with how Emma creatively solved our specific furniture requests. We wanted 180cm wide beds and not from IKEA, and when Emma suggested importing quality beds from Sweden, we knew we had found a person we could trust. However, the shipping costs were high, so she coordinated multiple projects and ordered beds simultaneously to share the shipping expenses.”
Did you give any specific guidelines or requests to the interior designer, like a particular style or theme?
”We wanted a Nordic, clean style with a lot of warmth because the house felt too ‘cold’ for us. We wanted a lot of wood elements to create the Nordic and warm feeling; for example, we used Wood on Wall (wood panels) and we are so happy about the result.
Were there any challenges you encountered during the project? How were they handled and resolved?
”We had two sliding doors that we weren’t completely satisfied with. They tended to get stuck and were difficult to open. David, the builder, is a perfectionist and took a look at it and he explained that replacing the doors would be very costly and recommended leaving them for the future. We really appreciated his honesty and that he wasn’t just trying to make more money.”
”Another challenge was that a sofa group in the garden didn’t match the pergola. When we talked to Emma about this, she was in agreement as she had also noticed it. She arranged for the furniture to be exchanged, and we didn’t have to do anything even though we had already approved the order.”

From Four Walls to Open Roads: Thereses Adventure in Van Life
Therese has her van parked southwest of Cabopino, close to the beach and the turquoise sea. She enjoys the friendly atmosphere with van-living neighbours. Amid language barriers, they converse comfortably. Therese, calm and relaxed, just finished her morning tea. We are sitting outside and discussing the ”van life”.
Tell me, who is Therese?
”I grew up in Västerås and lived there before I went on my journey. I worked full-time as a producer of video material for various clients, big and small while also pursuing education in film production. In 2019, I won an award for Best Up-and-Coming Filmmaker at the Västerås Film Festival for my documentary ’A Grandchild’s Story - The Murder of Grandma.”
What made you leave everything behind?
”My relationship was coming to an end in March 2023 and we broke up after several years together. The van was ready as we had renovated it together and the lease on the house was about to expire. So, in two days, I made the decision to give up the house and settle in the van. I got rid of all my belongings, my ex stayed in Västerås, and in early April, I set out on an adventure with my cat.”
How has your experience been so far?
”Absolutely fantastic! The van is working well, the cat is doing great, I’m meeting some cool people and surprisingly, the language works ok even though I don’t speak Spanish. It’s so wonderful.”
What are the biggest advantages of living in a van?
”Freedom. Waking up in new places, being able to live close to the beach. It’s incredibly cheap and here in Spain I generate so much electricity from solar panels that I have excess power. And I meet so many interesting people.”
Are there any challenges or disadvantages with a nomadic van lifestyle?
”Hygiene,” Therese says, laughing. ”The worst part is not having a shower and toilet. It’s okay here on the beach because there are showers and toilets nearby, but it’s difficult up in the mountains.”
How do you handle safety and security concerns when living in a van?
”When I have neighbors like the ones next to me, I feel very safe, some areas can be scary because there are so many people passing through. In Germany, I was cooking on a rainy day at a resting area, and suddenly I saw an older man outside my vehicle. He wanted to see inside my van, and I got a bad vibe so I quickly drove away. Then I noticed that the man was in the car behind me with two other men and they followed me for three hours. It was scary, but since that incident I haven’t had any bad experiences. Of course, I have extra locks so that no one can break in from the outside and I also have a gas alarm.”
How do you cook? Do you have a favorite dish specifically adapted for the van?
”I have a classic spirit burner (stove) so I can cook indoors and outdoors, but to be honest, I mainly make simple dishes.
Lately, it has mostly been vegetable sticks with hummus. Sometimes I fry some meat, but I don’t tend to cook for hours.”
Did you decorate the van yourself?
”Yes, I built it together with my ex-partner. I did most of the construction and he took care of the electrical work because he’s a mechanic.”
Do you have any advice for people considering living in a van?
”It’s definitely not for the comfort-seeking, but if you have a dream, go for it. Don’t overthink it, pursue your dream, and ask yourself, what’s the worst that can happen? I’ve met all sorts of people living in van, including couples, friends and whole families. It’s fantastic.”
How long do you think you will live in the van?
”No idea, I don’t even know where I’m heading next.”
Are you going to travel around, or what’s the plan? Where do you want to travel?
”I’ll travel around a bit but Marbella will probably be my base. I’m thinking of going to Switzerland for a while when it’s hottest, but then I’ll come back to Marbella.”
We finish our chat and Therese introduces me to her three-year-old cat, Tindra. She shows me where Tindra usually finds shady spots, as she roams freely all day. Therese shows me all the features of the van and chats with her neighbors. I wave goodbye, and Therese gets ready to start working from the van.

Gradually, affluent people started to stay at the Marbella Club Hotel and enjoy its amenities. As a result, many of them decided to build properties around this exclusive place, gradually turning the area into the Golden Mile. The area was named after the luxurious and exclusive lifestyle that it offered.
The prestige of the Golden Mile was then raised in the 1970s with the construction of the Al Riyad Palace and Mosque, which hosted the Saudi King Fahd every summer. Collective Calling: Empowering vulnerable communities in Tanzania and Spain
Our mission is to rescue, rehabilitate, and reintegrate street children back into a family environment in Tanzania, while also supporting homeless individuals in Spain by addressing their practical needs such as water, sanitation, and hygiene (WASH).
Gemma and Paul Carr, founders of Collective Calling, a non-profit organization started in 2017 and their presence in Tanzania and San Pedro de Alcántara has grown from strength to strength over the years.
What made you start Collective Calling?
Paul used to work for a Pension provider but didn’t feel fulfilled so when the refugees started pouring into Turkey / Greece following the escalation of the civil war in Syria
back in 2016 he decided to take action. Paul went across to Greece to be part of the organised refugee response supporting Syrian refugees and that’s how it all started.
Both Paul and Gemma felt very strongly that they wanted to help the homeless and people in need in the local community here on the Costa Del Sol.
Paul says the reason he and Gemma founded Collective Calling to act as a mechanism helping people and a place for the community to come
together. And they have done exactly that with flying colours.
How did Covid-19 change the way Collective Calling work?
The team grew rapidly during the pandemic and the number of volunteers coming forward was positively overwhelming. In the heights of the pandemic, the charity helped around 500 low-income families with food parcels on a weekly basis and with this increase in demand for support, Paul and
Gemma decided to open an office in San Pedro de Alcántara. They started a Food Bank towards the end of 2020 and this is where volunteers would help on a weekly basis to sort, pack and distribute to the homeless and low income families. This is still in place today and you are welcome to donate any perishable foods.
Why did you choose to settle and open an office in San Pedro de Alcántara?
Paul and Gemma started to help the homeless community in Málaga where they sorted food pack such as sandwiches and crisps and was part of a support team distributing to the homeless on the streets of Málaga. They realised they wanted to start helping the local community on their door step and therefore chose San Pedro de Alcántara as it was near to where they live. They currently have 60 volunteers on their books but always welcome more, so if you are interested, please contact Collective Calling for more information.

Start a conversation with them as it might become apparent they need help and introduce Collective Calling, a local charity might be able to help. Connect them with Paul or Gemma.

Collective Calling is currently helping about 20-25 families on a weekly basis. They can get a tip from the community but also receives messages on Facebook or Google Business page where people identifying people in need.
They have helped and supported over 2500 people over the years and they keep growing so any donation you can spare would be highly appreciated.
Can you tell us about the ‘Inspire in future program’?
At the back end of the pandemic, Collective Calling received funding from the Government to run this program focusing on meeting the needs getting people back into society and find employment but also supporting from a mental health perspective. This successful program ran over 12 months and they helped 50-60 people to get back on track and find a job etc.
Why should you support Collective Calling and not anyone else?
Because every charity meets a specific need and Collective Calling is a personal organisation where you have the opportunity to get involved.
Future goals
This year we are launching a mobile sanitary unit (MSU) in Spain to serve the homeless community between Malaga and Gibraltar. This needed service will provide showers, dentistry, haircuts and more. With limited shelters and dispersed homeless populations along the coast, this
initiative will make a significant impact on their lives. Our goal is to restore dignity, improve physical and mental health, which will in turn help them find employment. The MSU will not only offer practical assistance like food and clothing but also provide a compassionate ear to listen to their needs.
Charity shop in La Duquesa which is due to open 1st of August Paul also mentions their aspiration would be to expand the mobile sanitary units across the coast from Malaga all the way to La Linea and he is working hard to find funding for this future project.
