Under a Watchful Eye, Water-Source VRF Excels Located in Madison, Wisc., the building at 749 University Row is a highly energy efficient, multi-tenant office building in which the building’s developer, contractor, and design team chose a ground-source variable refrigerant flow (VRF) system throughout the entire building as the best solution to achieve a high level of energy performance while meeting the comfort needs of the tenants and the operating needs of the developer.

According to tenant Seventhwave, a company that advances powerful strategies for real energy impacts through engineering, education and research, in the cold climate of the upper Midwest, air-source VRF systems have difficulty meeting heating loads when the outdoor temperatures drop below -5°F. Because of this difficulty during common cold spells, they are either oversized (adding to system cost) or supplemental heat is added (adding to operating cost). Cold temperatures can also cause frost issues around outdoor units, as well as compressor failure.

A VRF system served by a water loop—in place of air—does not have these issues, making the technology more practical and effective in cold climates such as the upper Midwest. A watersource VRF system can be connected to a boiler and cooling tower or, for even higher performance, a ground heat exchanger. “Air source systems in this climate lose both efficiency and capacity in the extremely cold Wisconsin temperatures, and so are usually paired with a supplemental heating system,” says Scott Hackel, PE, LEED AP, principal engineer, Seventhwave.

“Adding the supplemental heat makes the system much more complex, with requirements for controls, supplemental heaters, a partially enclosed mechanical room, defrost water removal, etc. Krupp General Constructors, the owner of the building, currently operates one of these and found the maintenance of all that extra equipment to be very significant. Going to a water-source system allowed us to eliminate all of those items,” continues Hackel.

The design team used energy modeling to identify the most energy efficient system and the data showed ground-source systems to be the most efficient. VRF was only slightly less efficient than a more typical ground-source heat pump (GSHP) system.

While the first cost of a GSHP system was also somewhat lower, the design team ultimately chose the ground-source VRF system because it had fewer maintenance requirements, provided greater flexibility for tenants, and required less space.

on each floor, as opposed to heat pumps being located around the floor in each tenant space. This increased the amount of rentable area in the building, increased zoning flexibility in tenant’s space, and led to fewer overall compressors to maintain.

Based on the owner’s experience, the VRF system was also somewhat quieter for tenants than a heat pump system.

The difference between air- and water-source VRF? “An air-source VRF system is cooled or heated by the outside, ambient air. In winter, operating in heat pump mode like an air-source heat pump, the system needs to extract heat from

extremely cold Wisconsin air. A water-source system puts the whole system indoors, and instead runs a water loop to each unit; the unit then uses that water as a heat. The water can be tempered by a boiler or geo loop so that it is always moderate and ultimately leads to much better unit efficiency, says Hackel.

Krupp—which talked with multiple design-build mechanical contractors, procured the whole mechanical system in one shot, and the winning contractor brought VRF-manufacturer Daikin along as the chosen system type and specifically chose not to consider an air-source VRF system because of the problems with air-source systems in cold climates the sub-contracor had experienced with older generations VRFs. Having decided to use a water-source VRF, the design team then had to determine whether to use a boiler and cooling

Madison Gas and Electric (MG&E), the building’s energy utility, provided support to monitor the ground-source VRF system as it was the first of its kind in the region. Heating system efficiency was slightly better than the manufacturer’s rating while cooling system performance was slightly worse.

The primary energy efficiency benefit of a VRF system is not in its peak performance, but rather in its overall seasonal performance—measured by its Integrated Energy Efficiency Ratio or IEER.

u Consider the non-energy benefits of VRF systems. Because of their small footprint, first costs for some construction projects can be substantially reduced by decreasing the floorto-floor heights. Using VRFs can also increase a buildings usable square footage, as it did at 749 University Row. u In cold climates, consider the use of watersource VRF systems. The operator of 749 University Row has stated the water-source system has not had nearly the maintenance issues associated with air-source VRFs at other projects. u Keep refrigerant piping runs as short as possible to prevent losses in capacity. Manufacturers will provide specific limits to the length and rise of refrigerant piping. Install condensing units in multiple locations—such as one per floor as was done at 749 University Row—to help meet these constraints. u Have commissioning personnel investigate any potential for simultaneous heating and cooling between adjacent zones, or oscillation between heating and cooling within zones. This may require additional time at the site for observation and tuning of thermostat control loops.

Covering All the Bio-Bases Bio-based Xorel is turning heads among emerging architects and designers who are concerned with material health and occupant well-being.

In the evolution of textiles, there has never been a product as unique Carnegie’s Xorel. Developed in the early ’70s as an alternative to conventional resilient wall finishes, paint and vinyl, the nearly indestructible product has come a long way in both design development and material formulation.

Led by Cliff Goldman, the company knew it had a unique offering in Xorel, that would only improve incrementally; in 2007, when the product was certified Cradle-to-Cradle Silver, and Goldman asked ‘why not go for the gold?’ That was the impetus for the seven-year research and development efforts of vinyl-free, 60% to 85% bio-based Xorel. It is derived from sugar cane plants and is indiscernible from the previous generation of the product.

“We weren’t willing to settle foar anything other than the exact same performance and aesthetics; when you have an existing yarn system and colors you have to be extremely careful to continue delivering on product promises you have made that you have to keep.”

Goldman admits that some people have always used Xorel and would use it no matter what, but bio-based Xorel is turning heads among emerging architects and designers who are concerned with material health and occupant well-being. “For some

people they love and trust the product no matter what,” says Goldman. “Now we have new customers who pay attention to the environment.” The company has even begun to attract some of its best and brightest to its workforce because of its vinyl-free story, reports Goldman.

Interior Terracotta TerraCurtain, a reinvention of a Shildan TerraCotta rainscreen by DIGSAU, is the unexpected transformation of a durable, historical material into an etherial modern tapestry.

Browsing the merchandise during AIA’s kick-off event at the Philadelphia Center for Architecture, an intriguing structure, used to define the center’s retail space, was attention getting. Its pattern appeared delicate to the eye, as it was made of terracotta, but it stood its ground despite its lacy looks. Dubbed “TerraCurtain,” the divider displayed was actually a reinvention of a Shildan TerraCotta rainscreen by local firm, DIGSAU. The award-winning firm, known for its innovative approach to materiality, reimagined the unusually shaped cladding into a durable design that features

“We became enamored with the sectional quality of the profiles,” says Stephanie Lee of DIGSAU. The installation consists of 587 white glazed rainscreen sections, sliced from the same panels used on Shildan’s lauded, mixed-use City Point project, to reveal their singularly sculptural cross sections.

“Terracotta is one of the oldest building materials and people are used to seeing the beauty and richness of its surface. What is captivating about DIGSAU’s installation is that it captures the unique relationship between the shape, the material and its newfound transparency. The utilitarian profile becomes art and the terracotta takes on a light, unique form, a new use of the ancient material,” says Moshe Steinmetz, president of Shildan Group.

Each slice, of varying thicknesses, was threaded onto a series of steel cables supported by a lintel; they were then meticulously “stitched” together with zip ties that completely camouflaged themselves into the design. “We wanted to keep the space feeling simple,” Lee explains. “So we only used white pieces of differing widths, which allowed the color of the other materials in the space [brick, wood] to be featured, but added a very textural element.”

Show Recap: NeoCon

Material Librarian: Navigating NeoCon At NeoCon I had the privilege of walking the floor with Daniel Krause, a Gensler Chicago associate who is the firm’s regional material librarian extraordinaire. We met the last day of the show, in an attempt to avoid the craziness of the first two days. I wanted to sit in the pressroom to make a game plan, but the Mart is like Krause’s remote office, and he already knew exactly where we were headed.

I’ve never met a material librarian who didn’t like the fabulous fabrics offered by Maharam, and Daniel Krause proved no exception, as he made it our first stop. The company unveiled a new showroom layout and display system featuring an inspiring array of fabric: tons of colors in bouclé, plaid and the most pristine hides of European origin.

As we made our way outside the showroom, Krause brought up Skyline Glass. We had both viewed the new collection the day before, and Krause agreed the pastel dots and grids are an amazingly refined study in color and transparency.

We tried to make it into the Knoll showroom, but it was too crowded, so we did some window shopping. Pointing out the new introduction, Rockwell Unscripted, Krause said its most remarkable quality is that the re-deployable structures—dubbed ‘props’ by the designer—are designed to adapt to any space, regardless of floor span, diameter or number of columns that may interrupt it. He seemed impressed by the mobile, multi-use components, that despite their portability, sport clean connections with a broad palette of fabulous finishes.

Finally we arrive at Haworth, another favorite of Krause’s due to its precise fit and finish options. We gush over everything from stitching on upholstery, to the desk accessories, to the broad selection of powder-coated finishes available. The showroom featured Italian artisans hand-stitching tufts into leather chairs and weaving cane for seats. We visited favorite pieces: LC2 by Cassina and the Gran Torino HB sofa. At the Openest Collection, designed for Haworth by Patricia Urquiola, Krause drew my attention to upholstery called “chick” a pouf with a convertible backrest. He pointed out the pattern appears to be a stylistic interpretation of chick footprints. A new Haworth piece Krause pointed out was the Fern Chair. Its biomimetic design based on a fern leaf not only looks cool, but also acts to support the curvature of the spine in a seated posture while also offering give and breathability.

While we were edging our way down the packed hallways, I asked Krause if he enjoys the firm’s proximity to the Mart; Krause says that being so close is a great advantage for staying up to date with the latest materials and finishes, maintaining relationships with manufacturers’ reps, and they get samples delivered to the office at lightning speed.

Patch or Replace?

The need to address an aging roof can arise for a number of reasons. It could come as part of a planned maintenance schedule, a warranty review or in the wake of newly discovered leak. “It’s all of those, and it’s different for different segments of the industry,” says Janiel Mack, strategic accounts segment manager with Carlisle-Syntec, of the reasons she sees owners asking for help. “As a roof gets older, you have to spend some money on it. That maintenance spend will help drive the decision.”

Mack, who has more than 30 years in the roofing industry, works frequently with owners and their

roofing consultants. She says responses to roofing maintenance and repair often varies by building type. Owners of commercial office buildings, for example, “may be more willing to re-roof due to problems. Retail owners typically don’t like to spend as much money on re-roofing.”

Of course, building owners don’t always have a choice in the matter once an issue arises, especially if the current roof already has had a second covering—also called a “second” roof. Because building codes allow a maximum of two roofs, problems that can’t be repaired will require a com-

plete tear-off of the existing roofs and the installation of a new one. Additionally, owners will need to determine if the insulation or substrate beneath the existing roof is still intact or has become saturated, because saturation of those layers also will require a complete replacement.

Ed Buczek, product manager for commercial roofing and waterproofing at Henry Co., recites what he calls the “four Rs” when asked the options a building owner might consider when a roof shows itself to be in need of attention—in order, from least to most expensive, these are: repair, restore,

recover and replace. To minimize potential budget impacts, he suggests owners and facility managers pay regular attention to their building tops and not just wait until trouble arises.

“The last thing you want is to get the call when the roof’s leaking,” Buczek says. “You’re starting behind the eight-ball at that stage.”

He recommends twice yearly roof inspections to help stay ahead of that eight-ball—one in late fall to ensure drains, gutters and other waterrunoff accessories are free from leaves and other obstructions, and another in early spring, to make

sure ice, snow and winter storms haven’t compromised vulnerable locations. He says transitions, terminations and flashings can be especially prone to damage that might occur due to ice dams, natural expansion and contraction or damage from exposure to the sun’s ultraviolet (UV) radiation.

More extensive inspections likely will require expert visits, either roofing-manufacturer representatives or a roofing consultant. If leaks already are occurring, then core samples might need to be taken to help determine how thoroughly moisture has intruded into insulation or a roof’s wood

or metal substrate. Infrared thermal scans offer a broader view of an entire roof, and could help determine whether what, if any, options an owner might have.

“There’s a cost to them, but they give a thorough evaluation,” Buczek says of these scans, which can help determine whether repair is feasible once water infiltration has occurred. “If you find out 25% or more of the insulation is saturated or wet, you’ve missed that window.”

If such evaluations show an owner still has options beyond a total tear-off, Mack says most will

opt to repair and either re-coat or recover. These choices are less expensive and more sustainable, and can come with new warranties ranging from five to 20 years. Multiple factors—not all of which are obvious—need to be considered at this stage.

“Budget is a big player,” Buczek says. A school, for example, might have an easier time getting a bond issue passed for a more comprehensive solution involving a new roofi ng membrane that comes with a 20-year warranty, while a small business might prefer a less-expensive coating

upgrade. But cost, while important, is far from the only consideration. Another big one is compatibility with the current type of roof membrane, he adds.

For example, a solvent-based coating might not be a good match with the existing roof surface. “Not all coatings are compatible with all types of roof systems,” says the manufacturer.

The major manufacturers all have multiple solutions in both coatings and new membranes. Henry, for example, offers both acrylic and silicone coatings. In drier areas and where budget is more of a

“You’re really throwing very little away,” she says. “From a life-cycle perspective, that really is the best option, in my opinion.” That notion of considering the long-term in roofing recoating and recovering decisions is becoming significantly more important to both owners and manufacturers, Buczek says. Today’s green building emphasis has

spread from new construction and major renovation projects to just these kinds of day-to-day building upkeep and repair efforts.

“In today’s world, there’s more of a focus on sustainability than ever,” he says. “We want to keep the roof system they have for the life of the building… to partner up to keep that roof out of the landfill.”

In addition to extending the service life of existing roofs, roof coatings also can have an impact on a building’s overall comfort and energy use.

Specifically, reflective cool-roof coatings can reduce roof surface temperatures dramatically, so building occupants use less energy to beat the heat on hot summer days.

A recent industry-led volunteer effort helped bring these advantages to the owners of 18 low-income row homes in a North Philadelphia neighborhood during the biennial International Roof Coatings Conference in July. Using products donated by a several coating manufacturers, 23 Roof Coatings Manufacturers Assn. members climbed 32-ft. ladders to apply the reflective coatings.

On the other side, adding a new membrane over the existing roof can raise structural questions regarding the existing roof’s carrying capacity.

That notion of considering the long-term in roofing re-coating and recovering decisions is becoming significantly more important to both owners and manufacturers.

STANDING-SEAM RETROFIT Metal roofs are a popular option for schools, given a reputation for long-lasting performance. However, the Wright City Middle School was seeing failure in its metal system just 10 years after the school’s opening. A tear-off wasn’t an option, so officials opted to re-cover the existing roof with a membrane system designed to replicate the standing-seam roof’s appearance.

Going Green A fascinating re-roofing option is also exploring a transition to a vegetated roof—at least if you have the right membrane. According to Dennis Yanez, national marketing manager with American Hydrotech, they’re seeing clients, who don’t necessarily have the budget for a vegetated roof, plan for the future by installing a “Veg Ready” system.

If the client has a hot rubberized asphalt membrane, vegetated roofs can be retrofitted with not as much difficulty as one would expect.

This was the case recently, with the city of Bellevue, Wash. Back in 2002, the city acquired an

existing office building to consolidate departments.

Two years later, under the guidance of architectural firm SRG Partnership, the city began extensive modifications, including seismic upgrades. As part of the retrofit, beyond a new façade and HVAC system, a new gravel ballast-covered roof with Hydrotech’s MM6125 waterproof materials, was installed—all with a forward-looking intention of later removing the ballast and installing a garden roof. In fact, the city council applied for a grant to later execute the plan. In Aug. 2015, the city received a $90,000 grant, and proceeded with plans to begin the retro-

GREEN PIONEER Washington State has always been considered a pioneer when it comes to the adoption of greener and more sustainable practices. One of the most sustainable practices is to reuse an already constructed building and enhance that building from within to bring it up to today’s green standards. In 2002, the city of Bellevue, Wash., sought to consolidate all functions under one roof; however, doing so would require additional space as it had outgrown its existing City Hall structure. The city decided to save $50 million on new construction costs and purchase an existing 227,000-sq.-ft. office building at 450 110th Ave., formerly occupied by Qwest. In 2004, architectural firm SRG Partnership began modifying the concrete structure, including seismic upgrades; also added were a new facade, a heating plant and enhanced power distribution. Teams installed a gravel ballast-covered roof with American Hydrotech’s MM6125 waterproof materials.

fit. Weather and water tests determined that beyond the aesthetic benefits, the upgrade to a vegetative roof would slow down and filter rainwater that would otherwise flow directly into the storm drains. The studies also concluded the new roof would reduce heating and cooling costs.

“We’re starting to see this happen with schools all the time now,” notes Yanez. “It just gives owners options to one day make the roof more amenable.

Another big trend with roofs is to consider “blue roofs”—but that’s a story for another day. The good news, it will be next issue.

A GARDEN GROWS In Aug. 2015, with the aid of a grant, and after performing a number of weather and water tests in partnership with American Hydrotech, architects and contractors, the city council and facility managers determined it was time to update from a ballasted roof to a vegetative roof. Not only would a green roof slow down and filter rainwater that would otherwise flow directly into the storm drains, but it would also reduce heating and cooling costs.

Given the flexibility of the roof components for future enhancements, contractors were able to quickly remove the gravel ballast, styrofoam and other materials, and replace them with new insulation and the garden roof assembly.

Energy modeling allows ZGF to build one design upon another. For example, the Army Corps HQ served as a template for a new facility they’re designing for the Washington State Patrol.

Although it may seem somewhat ironic in the current political climate, our federal government has been an innovator when it comes to building design, construction and management. It, in fact, has laid, and is laying the ground work for the rest of the community to follow. One of the key entities behind this progress is the General Services Administration, the agency, a decade ago, that pioneered the adoption of expanded CSI codes and LEED Silver as a minimum building standard. Today it, along with other like-minded federal agencies, continues to push the envelope particularly in the area of conservation/performance, but also in contracts and product procurement, including transparency in material makeup.

On the Contract Front GSA is breaking away from design-bid-build.

Instead, it’s looking to creative contracts that bring true partnership between owner, architect and builder. Take the Federal Center South Building, the Army Corps of Engineers’ Headquarters in Seattle.

Designed by Zimmer Gunsul Frasca Architects (ZGF), the building features many green systems and strategies. But perhaps its most notable design element was its contract model. According to Vikram Sami, an associate partner at ZGF, it was a design-build-operate-maintain (DBOM) contract—ZGF’s third such venture. Technically, it was a design-build competition issued by GSA, that the architectural firm took a step further. “We believe that’s [DBOM] the direction the industry is moving toward,” says Sami.

One of the big reasons he is such a fan of DBOM delivery is that it not only better serves the client, it allows for one architectural design to build

upon another. Reviewing project energy models and carefully crunching metered data—which can really only be accomplished if designers are totally committed to a project beyond its design and construction, according to Sami—helps one ID, then correct or improve, issues after the fact. “It’s critical to study existing performance to figure out why you’re not hitting targets, and how you can fix that. That can’t happen without metering systems and using that actual data to compare back to the model,” says the designer.

The DBOM model also justifies the cost and expense of implementing metering and energy modeling—in his opinion, both absolute musts in delivering high-performance buildings.

From the client’s perspective, according to the contract, if they don’t hit agreed-upon performance targets they face financial penalties, which Sami says is a good motivator. “But without verification

[via system monitoring and metering], we would not have been able to identify the issues and fix them.”

Vice versa, better performance means more profit. For example, the geothermal system is actually performing twice as well as was expected. This is important, says Sami, as they are building upon these successes and failures in new projects, such as in the design of the 1063 Block Replacement project in Olympia, Wash., slated for completion next year. The project, which will house the Washington State Patrol, among other agencies, was also awarded as part of a design competition, and state officials, indeed, used Federal Center South as a benchmark to build upon.

In this case, from the data analysis gleaned from ZGF’s work on the Army Corps’ project, but applied to the new location on Puget Sound, the designers found they could count on as much as 55% additional free cooling—not a bad investment.

Lightly Guided Laissez-Faire Open design-build competitions were also critical in the success of the National Renewable Energy Laboratory’s Research Support Facility in Golden, Colo. According to Paul Torcellini, NREL’s principal engineer for commercial buildings research, from their perspective, it was about maximizing value from bids: “How many toys could we get for our money?” But while NREL wanted interesting green technology, it wanted to be somewhat laissez-faire about how that came to be. “It’s about unleashing the creativity of everyone,” says Torcellini. “What we really did was facilitate a process for cost trade off by not specifying certain technologies, allowing us to bring costs down while giving us options for future replicability.”

For example, the RSF design-build team, settled on a DOAS (dedicated outside air system) fueled, if you will, by a radiant hydronic system. To Sami’s point about lessons learned by measured performance, Shanti Pless, a senior research engineer at NREL, says “proving it”—the use of cool or exotic technology—is a big issue. After seven years of

operation, NREL is sold on the system. To Sami’s operations’ point, Pless affirms training staff how to operate the system properly is huge, but involves common sense. For example, condensation was a concern, as was dealing with expectations from the staff. “Some of it is simple—show up on the first day to make sure it’s working and that the staff understands it and how to address issues,” says Pless. “It really is all about education.”

But back to Pless’ “prove-it” point, things seem to be on target, as they’ve been operating at about 25,000 BTU/sq. ft., including a data center. More importantly 76% of the building’s employees said there is definitely better IAQ than their old building; it was also named a top place to work by the Denver Post in 2013.

PASSIVE PURSUITS At NREL’s Research Support Facility in Golden, Colo., the federal agency issued a design-build competition to unleash creativity—for both design and cost containment. NREL also sought to pursue as many passive measures as possible to lower energy consumption. One suggestion from the team resulted in a hydronic-based heating and cooling system from Uponor.

The passive technology took some time to get used to, but NREL operators note it has more than proven it’s worth.

Great Expectations On the product front, GSA’s standards for procurement have also shifted markedly over the past 20 years, notes Kevin Kampschroer, director of the Office of Federal High-Performance Green Buildings.

“Design requirements have shifted from being very prescriptive to more performance-based,” he says.

Kampschroer addressed this very issue during an interiors roundtable at the AIA in Philadelphia. There he revealed GSA is considering a new requirement

for materials, finishes and systems components to exhibit not only a high level of durability, but, ideally, be something that can be re-used easily. “There are new flexibility expectations for materials that can be re-used and re-purposed.”

Regarding the latter, flexibility, he says, has to be clearly visually obvious, and the ease with which objects can be rearranged has to be extremely high.

“It’s fine if you have to get a professional in there to do it, but if it requires patching the ceiling or the flooring, that certainly does not qualify under the ‘easy’ department.”

Coaxing occupants to engage with their immediate surroundings has proven even more challenging, so Kampschroer says any office rearrangements should not have to involve an Allen wrench—no tools whatsoever, should be required, says Kampschroer. “If it requires a tool, no matter how simple, the tenants won’t adjust it,” says Kampschroer. “Think, instead, along the lines of height-adjustable desks with buttons or levers— that’s the kind of ease of flexibility in furnishings that we’re looking for.”

He adds that work surfaces or benching options should come equipped with detached splines to manage cords and cables.

The epitome of a sustainable specification, in his mind, must involve a systems approach that is sympathetic to human nature: for instance, Kampschroer calls for no more occupancy sensors; conversely, he says we need vacancy sensors.

“What we know about human behavior is that when the room is empty, the building needs to turn the lights off,” says Kampschroer. “The sweet spot

Net Zero Water Another successful contract strategy being implemented by the federal government, at least for existing buildings, are energy savings performance contracts. One of the most successful cases involved work at Fort Buchanan in San Juan, Puerto Rico, which was selected as a net zero water pilot installation in 2011.

Home to some 130,000 military personnel and a related civilian work force, the campus is made up of 78 buildings that constitute 1.1 million sq. ft. of facility space spread over 750 acres. Water conservation efforts followed two previous programs focused on HVAC and LED lighting upgrades, as well as the installation of PV, solar thermal and wind generation systems. The water conservation portion of the work zeroed in on leak reduction, waterefficient fixtures, hydraulic modeling, rainwater harvesting, a weather-integrated irrigation system and the ongoing design of a membrane bioreactor-type waste water treatment plant as a future alternative to water source usage. Taken together, these aggressive strategies are saving 36.6 million gallons per year of water and have shaved an impressive 70% off the base’s previous water consumption levels. “The calculated savings potential to the Army from all current water saving projects is $936,000

per year at the current combined water and sewer rate of $19.50 per gallon, in addition to an overall reduction of 6.8 megawatt hours in energy savings and 14 kilotons in greenhouse gases,” reports Anibal Negron, chief environmental division, installation energy manager at the base.

Aggressive water conservation strategies are saving 36.6 million gallons per year and have shaved an impressive 70% off the base’s previous water consumption levels.

While the numbers are impressive, Negron says it is really about resiliency. “Every dollar the army spends on utility services is one less dollar available to ensure military readiness and support the facilities maintenance mission,” he explains. “In turn, every dollar the army spends in reducing its energy and water use lessens its dependence on external utility service providers.”

The process began with the integrator, JCI,

developing a proposal which included a feasibility study, life-cycle cost analysis, financial analysis, risk assessment, operation and a maintenance procedures warranty schedule. After touring the sites, interviewing facility operations personnel, evaluating current operations and considering financial feasibility and payback, JCI proposed 18 conservation measures, which were eventually narrowed to 10.

Part of the overall strategy involved retrofitting plumbing fixtures with Environmental Protection Agency Water Sense-compliant high-efficiency fixtures at 210 facilities, and installing a non-potable groundwater well and a potable water well capable of delivering up to 70 gallons per minute to meet approximately 19% of the fort’s daily potable water requirement. Although seemingly minor, leak detection and repair actually contributed significantly to water conservation savings, in some cases, remedying a 30% water use loss in the older water distribution systems. Collectively, the overall sustainability work translated to reductions of 6.8 megawatts per hour of power, 36.6 million gallons of water per year, and a reduction of 14,000 tons of greenhouse gases—in all, resulting in a savings of $1.2 million dollars in direct utility bills, and $1.87 million in additional avoided costs savings.

BIPV Back on the Radar Thanks to GSA A few years back, the idea of building-integrated photovoltaics was a hot topic, especially since Google had dipped its toe into its use. But because of costs, and some technical issues, it really wasn’t ready for prime time. Times, as they say, have changed. “I got a call a couple of years ago from Suvi Sharma (CEO of Solaria) who said we’ve got a new tech, come and take a look,” says Udi Paret, Solaria’s current GM Building Solutions. Paret was involved in BIPV pioneering efforts with his previous company Pythagoras, but because of market conditions, they were in the “freezer” a while. “Well, I walked in and nearly fell off my chair—here was that next-gen tech we were looking for.”

Solaria’s tech offers options for both clear and spandrel glass. It was successfully deployed in Japan, but really got a boost when the company partnered with West Coast façade integrator Walters and Wolf. The partnership led to testing at Lawrence Berkeley Labs new Flexlab, on behalf of the GSA, whom Walters and Wolf had convinced to give it a shot as a potential candidate for GSA’s Proving Ground list of approved high-tech products and systems. “That was a big foot in a big door,” says Paret.

The BIPV system underwent holistic testing for energy generation, glass performance and tenant comfort, as well as proving a smooth and cost effective design-build process. As a result, GSA moved forward with a commercial pilot installation of the technology in a Kansas City project it is constructing this year, to further to the readiness for commercial scale deployments across its portfolio. Since then, a number of other major players, including developer Hines, have looked into them. “They love green, just so long as it’s in the black,” says Paret.

As Nemours/Alfred I. duPont Hospital for Children made plans to expand its Delaware campus to keep up with growing healthcare demands, the hospital incorporated a compassionate, kid-friendly environment. To ensure the design was perfect, the team did some fact finding with those most knowledgeable about kid-friendly environments – local children.

While innovative additions like a roller coaster and a zoo couldn’t fit into the layout, the children recommended an interactive, playful environment that could make a hospital stay less scary. The space capitalizes on sustainable features, including efficient LED lighting throughout and extensive use of the daylight, modulated by interior window shades that eliminate glare. At gathering spaces and corridors, the existing concrete floor slab was simply polished to a shine. Idea Paint in huddle rooms minimizes the need for paper, and sit-to-stand workstations allow employees to work in comfort.

Jennifer Carpenter, the interior designer of Media Math’s HQ, was all about using materials to define function in the space. “Every square inch of New York real estate is so important. You often need to achieve a certain density, but I don’t want the space to feel crowded,” said Carpenter. “With Media Math, we’re fitting a lot of function into two floors and we worked to keep the feeling open while making it efficient. Materials help organize the space and signify types of use, which helps employees navigate and feel comfortable.”

Inspired by a skylight, the project’s executive architect, Laurence G. Jones Architects, backlit a scrim with LEDs to give the impression that there’s light coming from above.

As the entrance/lobby space, the opening between the two floors is visible, with a staircase joining the two. “Media Math really supports emerging artists,” said Carpenter. “They empowered several staff members who are also working artists to find new art and propose pieces back to the CEO. Some, like those of the double height installation in this reception area, were created specifically for this space.”

Media Math promotes their own brand subtly by adorning the glass door of each conference and huddle room with a translucent vinyl sign displaying the name of a hero or concept.

The team chose carpet tiles that allow transitions between solid patterns, using blue to define public spaces and two different shades of gray to define individual work station zones and private offices.

“The carpet was yet another way to use materials to help define function,” said Carpenter. “Blue is about collaborating in this project; we used it in conference rooms. Gray tiles signify individual spaces.

I like eroding boundaries between rooms.”

While the exposed steel deck ceiling was carried throughout the project, Carpenter was looking to create something a with a “strict geometry and random beauty” to bring personality to Media Math’s cafeteria/collaborative working lounge space.

Designed in collaboration with Lukas Lighting, the hexagonal lights required a lot of “back and forth between the trades,” said Carpenter, especially the project’s electricians who laid the whole random pattern out on the floor in full scale before hanging the fixtures from the ceiling.

Continuing the clean, industrial look, Carpenter polished the existing concrete slab Media Math inherited to create a unique look that requires virtually no maintenance.

Converging Architectural + Performance Goals

The Net Zero Plus Electrical Training Institute City of Commerce, Calif.

Many equate netzero buildings with significant solar power arrays. While renewables are a key component to any net zero energy project, there is a lot more to it than just PV. If anyone ought to know, it’s Brett Moss, training director for the L.A. County IBEW/NECA Electrical Training Institute. Earlier this summer, the center, which already had nearly ¾ MW worth of PV on

site, emerged from its cocoon this summer to become the Net Zero Plus ETI, a 142,000 sq. ft., net-positive facility which generates nearly a megawatt’s worth of power while only consuming about 740,000 kWh. While that’s a lot of renewable power, Moss notes it was other improvements, a new R30 roof, LED lighting, a more effi cient HVAC system— and most important of all, energy storage—

that allowed the transformation. “Microgrids with energy storage are a game changer,” says Moss. “In fact, we believe the project is the model for the emergency services centers of tomorrow.”

Being an institution for instructing electricians in the latest/greatest, having and using PV on site was a natural for this “living laboratory.”

But prior to the net zero retrofit, other than its curriculum benefits,

the existing PV, despite being one of the largest installations of its kind at the time in 2004, didn’t have as significant an impact as the newly created smart microgrid because the PV didn’t have a mission, so to speak. “If the utility went down, so did we,” said Moss. However, with the addition of energy storage and bi-directional inverters from Dynapower, the facility now can

go off the grid any time it wants (islanding) by supporting that effort with the power stored in the batteries, which of course, are powered by PV. This is critical in terms of emergency services centers—hospitals,

any fi rst responders and the like—as Moss says it is really about establishing security and peace of mind through energy independence. “Resiliency is absolutely the biggest driver,” says the director.

Brett Moss has trained a lot of electricians in the latest advancements in electrical systems, including PV. “A living lab,” he and his staff are pushing to make net zero a core concept for students and journeymen.

PASSIVE PERFORMS A new R30 roof was part of the retrofit, as was the installation of this metal mesh screen, which Moss says dropped temperatures from morning solar heat gain by 20 degrees F; in turn, this took a significant load off the HVAC system, but more importantly, made interior spaces more comfortable as the new central chiller plant (below) doesn’t have to work as hard to overcome the intense heat of the morning sun.

The facility, once a 3M plant, had 758,000 kWH PV capacity prior to the retrofit. With the new work, 160,000 kWh capacity was added to the power pool in the form of the carport array. DISASTER READY The push to pursue energy independence came from studying the aftermath of a pair of recent disasters— Superstorm Sandy, and more locally, the Northridge earthquake of 1994. In both instances, according to Moss, the few buildings that were still operable had back-up power.

The problem, after a couple of days, was the emergency generator fuel ran out and new supplies, physically, could not be brought in. In the case of ETI, they were shut down for three weeks. “Energy storage and a microgrid was really a remedy for a Sandy-type of event,” he says.

Sensor-equipped, and dimmable, LED lighting proved a major factor. Teaching lighting control, particularly as developed by CALCTP, is part of ETI’s curriculum. Having it on-site helps greatly. Beyond pairing dimming to sensors, all light is tuned to 80% max light output.

Hallways are dimmed to almost nothing when not occupied. Some larger classrooms even have zones that switch off if no one is occupying them.

Moss believes more “privatized” power is the future, as there is a lot of venture capital behind it, as well as support from companies like GE, Tesla, Dell and Google.

But in line with AIA’s core goals, there are good reasons to take note of what they have done, not the least of which is environmental. Growing up in L.A., Moss said smog was often so bad, you couldn’t go out and play. Creating more facilities like this, he adds, means more dirty coal-fired breaker plants can be decommissioned.

Beyond that, it’s also about keeping electricians relevant and at the fore of technology. California is under mandate to go net zero residentially by 2020, and commercially by 2030, so this is preparation. “Our guys want to know this stuff; they very much want to be part of doing the right thing and be part of the solution.

We need to be ready.”

Safety Net Private Ivy League University Cornell sought to improve student safety by installing bridge safety nets to cut down on potential suicide attempts, which have plagued the area.

CHALLENGE: Cornell’s Ithaca campus was quick to act when three suicides shook the university in 2010. A collaborative project between university architects and a Boston-based firm sought to improve student safety without cutting out Ithaca’s scenic views. The solution? Safety nets.

INFLUENCE: University architect, Gilbert Delgado and associate university architect, Andrew Magre worked with Boston-based NADAAA architects to develop the plans for bridge safety nets. The inspiration came from off-bridge netting along Swiss bridges that have reportedly almost stopped suicides from these bridges. Ithaca’s solution includes cameras and heat sensors installed at the bridges to ascertain if a person is caught in the nets.

SOLUTION: Ithaca bridges’ horizontal netting is made of high-tensile strength Wire Mesh from Jakob’s Webnet series.

The Webnet Wire Mesh is designed without any joints and can be contracted or pulled open like an accordion. This made them ideal for comfortably supporting the weight of any loads: human or material that may fall off Ithaca Cornell’s bridges in the future. The safety nets, because of being placed horizontally are literally invisible from the line of sight of people passing on the bridge, and virtually invisible when anyone looks through them.

Dual Functionality Serves Students As part of a new residence hall in the heart of Boston, the Berklee College of Music desired a space that would serve as a dining area by day and a performance venue for students by night.

CHALLENGE: The dual function of the residence hall needed both aesthetics and acoustics as key considerations in its design. To meet the challenge, the design team at William Rawn Assocs., Architects in Boston created the “Caf,” a two-story, 400-seat space featuring a 32-ft.-high ceiling, a gracefully curved second floor balcony, and a floor-to-ceiling glass wall overlooking busy Massachusetts Ave. CRITERIA: According to designer Brian Putnam, the design team wanted to impart a dynamic quality to the space to complement its urban setting.

SOLUTION: One way the team accomplished its goal was the use of MetalWorks Torsion Spring panels from Armstrong Ceiling Solutions in a custom red color in the ceiling and custom MetalWorks WH100 panels on the wall. “Red was chosen because it’s the school color and both eye-catching and highly visible from the street,” he states.

MetalWorks panels were selected for the ceiling and wall because of their high-tech, sophisticated look.

durability were also considerations. “Torsion Spring panels were chosen for the ceiling because they have no exposed grid and still allow accessibility where needed,” Putnam adds.

The ceiling panels are installed in a series of clouds that mirror the contour of the balcony’s “ribbon wall.” Putnam explains the balcony wall features sweeping curves in order to redirect sound. “We needed to deflect sound so that it did not bounce straight back to the glass wall behind the performers,” he says. All of the metal panels in the ceiling and wall are perforated and backed with a fiberglass infill for acoustic control.

The “ribbon wall” consists of three rows of MetalWorks panels stacked on top of each other. Because of the wall’s curved design, all the panels had to be custom sized at the manufacturing plant. In total, 350 panels were installed.

Transit Station Shines Adaptable metal ceilings systems color Phoenix transit station, which provides commuters an upgraded, safe and centralized center.

CHALLENGE: As one of the biggest users of the

Phoenix bus system, Maryvale was selected by the city for an upgraded, centralized transit station to provide patrons with a safe, comfortable center, which included an exterior ceiling system.

INFLUENCE: The Phoenix Transit Station wanted to

create synergy with structures in the surrounding neighborhood and meet safety and performance requirements.

CRITERIA: Architect Dev Pawar, with Architectural Resource Team, designed the new structure, and ceiling subcontractor TP Acoustics constructed the Desert Sky Transit Center ceilings. The existing facility was poorly lit and often faced security issues at night. It was subject to intense sunlight during the day. Pawar’s solution was a state-of-the-art facility that resolved both security concerns as well as improved comfort levels for the station’s roughly 67,000 regular monthly users.

SOLUTION: The ceiling was an integral part of the new design, which is why Hunter Douglas was chosen to provide its Deep Box 2 exterior ceiling system in a reflective metallic green. The company’s exterior ceiling system, with approximately 13,000 1-in. × 16-ft. metal panels, was installed. Recessed LED light fixtures provide excellent nighttime visibility, deter-

ring vandalism and enhancing personal safety. A testament to the partnership between the manufacturer, the city and the architect, the result was both purposeful and architectural.

SAFETY CONCERN The transit station, which included an exterior ceiling system, has been upgraded to alleviate safety concerns.

Serving approximately 804,000 people annually, the new, centralized station has already become a source for public pride in the community. “This station has served as a catalyst for development and is raising the bar for future developments,” said Pawar.

Space Center Lobby Out of this World The Kennedy Space Center Astronaut Encounter underwent massive renovation and rebranding, which included a cohesive installation project that included flooring, wall coverings and lighting.

CHALLENGE: The Kennedy Space Center Astronaut Encounter, a multimedia presentation that features live appearances from astronauts who have launched, landed, lived and worked aboard the space shuttle and/or International Space Station, recently underwent a massive renovation and rebranding project.

Until recently, the multi-room national treasure, which is housed in a 25-year-old building, featured a dated lobby and holding area, 300-seat theater, restroom facilities and hallways.

The national treasure has entered a new and exciting era, one that looks to the future instead of the past.

The major challenge was in the form of hexagonal tiles in the lobby/holding area. Every tile and angle was cut down 0.75-in., and LED lighting strips were installed between them as a replacement for grout joint. In order to achieve this in the given timeline, two specialists worked around the clock.

HEXAGONAL SPACE One of the major challenges at the space center was creating hexagonal tiles in the lobby/holding area. In order to do this, specialists worked around the clock for 11 days straight.

INFLUENCE: Operational 365 days a year, time was of the essence to strip the space and rebuild. The result is a futuristic design that incorporates the latest in flooring technology. The astronauts that appear here now have a home that matches their own impressive tenures.

SOLUTION: In order to provide a more immersive experience, the Kennedy Space Center worked with INSTALL member Mr. David’s Flooring International and Florida-based design services firm Design Shop, to completely transform the space.

In total, four separate crews collaborated on the project, creating a cohesive installation project that included lighting, wallcoverings, seating and more.

Electricians worked in unison with the flooring installation crew in the lobby, and seating installers actually trailed the carpet layers as they completed each section of the theater.

The reimagined and revitalized Kennedy Space Center Astronaut Encounter center will allow thousands of young would-be astronauts, families and tourists to experience the thrill of space flight for decades to come. This national treasure has entered a new and exciting era, one that looks to the future.

Seattle’s Best... ...We’re not talking about coffee, but Seattle’s LMN Architects, the AIA 2016 Firm of the Year. After 40 years, the firm, steeped in the city of café culture, has its own robust design flavor. AP talks to LMN Partner, Rafael Viñoly-Menendez about LMN’s philosophy of practice.

If design is theoretically human-centric, shouldn’t all design firms align themselves with people at the core of their mission? In fact, this is somewhat uncommon, says Rafael Viñoly-Menendez, partner at LMN Architects, recalling an AIA directory of Seattle firms. “This was the first time a firm talked about their people.” But by putting its people at the core of its mission of creating architecture, the firm embodies the spirit of innovation.

“Not only were they well-rounded professionals, they were interesting on a personal level,” says Viñoly of his impressions. The firm strengthens its bonds on a weekly basis through Monday morning huddles, once-a-week lunch-andlearns, and an evening social hour. These informal gatherings create opportunities for cross-pollination, such as two-way mentoring to and from seasoned professionals to emerging staff, and informs shared discovery among building types, says Viñoly. “Some people would say you should have more billable hours, but fundamentally it’s an investment in architecture that creates meaning,

a great maker culture in them and tinker and build.” Not only does LMN Tech design and build their own models of digital prototypes, they reach out to the firm’s nationwide network of partner firms and fabricators to fine-tune understanding of materials and processes. “Half of the time, we’re learning new things about materials and processes from them,” says Viñoly.

LMN Tech worked directly with an Ohio precaster using digital models to communicate the design intent of its parametric design for the exterior façade of Cleveland’s Global Center for Health Innovation. And during the bidding process for University of Iowa’s Voxman School of Music, an associate from LMN Tech used his own CNC machine to demonstrate an Alocubond prototype of the concert hall ceiling to the fabricators, who executed the FEMA-funded project flawlessly, relates Viñoly. “It’s fascinating to see that we can take the digital models that we work with and communicate directly with the subs and the fabricators. Monumental successes like these come incrementally, with setbacks along the way, but that’s an equally important part of the discovery process, says Viñoly.

Realistically, “We need good ideas and bad ideas. It might not work, but in part of that is an idea that does. I want people to feel supported to be able to take success or fail—it’s a better learning experience and that’s the thing about LMN that makes it great to come to work everyday.”

The ceiling plan integrates all the front-of-house services: lighting and sound equipment, sprinkler, and electric—all into an extremely lovely ceiling that looks like a cutout snowflake.
