Swing Away at Littleton Golf and Tennis!

After a windstorm destroyed the Littleton Golf and Tennis Clubhouse and “Bubble” in Littleton, Colorado, South Suburban Parks and Recreation worked quickly to reimagine plans for a new facility. There was a community demand for indoor court space and the former air-supported structure was no longer a viable option. Working with architects Perkins + Will and Adolph & Peterson Construction, the

new clubhouse and tennis facility opened its doors in October 2023. Patrons are enjoying the new, modern 54,000-square foot facility, that includes an expanded pro shop, six indoor tennis courts and outdoor seating. The open-concept Centennial Grill features an expansive bar that caters to the casual golfer, plus the ability to host special events. The grill boasts impressive mountain views, large TVs, a casual menu and

South Suburban is celebrating 50 years of remarkable golf at South Suburban Golf Course in 2024. The clubhouse opened its doors in April 1974 and immediately became a community favorite! This course was the first within the District and was designed by renowned golf course architect Dick Phelps. The original design included the Par-3 course, which stands today as one of the best in the region. The course design has only seen minimal changes since its inception and welcomes more than 90,000 rounds a year. The first golf professional at the course, Wes Squires, was responsible for creating men’s and ladies leagues that still exist today. “Celebrating 50 years at South Suburban Golf Course is due to the support of the local golf community and staff,” said PGA Head Golf Professional Todd Marley. “We’ve had golfers that started here in our junior camps and continue to play as adults. Case Study: Golf Course Properties in City, Rural, and Mountain Areas Golf course homes can be a great investment no matter where you are. By Doug Phelps DIVOT Contributing Writer

Have you ever wondered if golf course homes keep their value, regardless of the area? For example, is a golf course community property located in the mountains still more valuable than a home not in a golf course community but with a beautiful mountain view? According to the National Recreation and Park Association, golf course homes overall have about 15-30% higher property value than a home not on a golf course. In general, a golf course in any neighborhood is supposed to bring about 7% higher property values to homes in the surrounding community, even if those homes are not a part of the golf course. This article will be a common exercise in looking at real estate comps, or ‘comparable properties’ which is the act of looking at homes in similar size, amenities, features and property location. When we compare properties as part of a golf course, and ones that are not, overall golf courses do fetch a large asking price for sellers and make it a good investment for buyers, though there are a few exceptions. For this exercise, we’ll be looking at median home prices in different areas throughout Colorado like the city, rural areas and mountains. By looking at median prices, it diminishes the extremes of the pricing spectrum.

City Starting off in the urban areas around Colorado, such as Denver, Highlands Ranch, Centennial, and Boulder; these are still very hot markets as they are desirable locations for home buyers. As of the end of September 2023, the median price for all properties (IE: townhomes, condos and single family homes) in the 7-county Denver metro area was $580,000. For single-family detached homes, the median is $638,000. In comparison, the median price of a golf course home throughout the 7-county Denver metro area is very similar at around $625,000. Keep in mind these are just median prices, and homes for under this price are absolutely available in the Denver metro area. However, in both scenarios, it depends on where the home is located. For example, a golf

course home as part of a country club can fetch prices of over $1 million. Overall, a few reasons why golf course properties keep their value and increase at a higher value, as compared to other homes, are appreciating features like up-todate amenities, the well-kept grounds, the views, community offerings like a clubhouse and the square footage space. While it can vary greatly, the average golf course home is a few hundred square feet larger than the average square footage in a normal home (2,200 square feet vs. 1,800 square feet respectively) according to research done by The Coastal Business Journal.

Rural Rural areas are considered any land that isn’t urban and properties that are outside of a big city. Here in Colorado, this may be considered areas that are currently being developed, or areas that are dedicated to farming land such as Cripple Creek, Cortez or Canon City. Farm land prices in Colorado depend on the acreage and the location, but according to Land and Farm, the median price per acre of farmland in Colorado is about $1,700 per acre. Comps in these areas may not be an exact comparison because the odds of a golf course property

home featuring multiple private acres are not realistic. Of course, rural areas may include smaller cabins too, and not just farm land, which can have a much lower price tag than a large farm. For example, the median home price in Canon City is about $320K. In comparison, a golf course property in Canon City (specifically in Four Mile Ranch Golf Club) is $350K. In this example, golf course properties fetch a 9% higher price than homes not located on a golf course.

Mountains Anyone familiar with mountain properties will know that mountain homes can be pricier than both city or rural homes. The reason being is that property values in general will always increase with breath-taking views and desirable locations, and mountain properties will have both of those in spades. That goes double for mountain properties located in ski communities. For example, Beaver Creek, a popular ski community, still commands high property values regardless of being on a golf course or not. Beaver Creek, located in Summit County, has a median home price of $990K. Large mountain homes with great

views can command price tags of millions of dollars but, just like rural areas, there are also smaller cabins and single family homes in Beaver Creek that would start around $200K. In comparison, a home in the coveted community of Beaver Creek Golf Club has an average price of $7.2 million. In this example, a golf course home commands much higher values than the average community home but may not be pricier than a large mountain home with amazing views and large square footage. Property values can vary greatly from location to location but it does seem that golf course properties fetch higher values on average when looking at the three major Colorado locations: city, rural and mountain. This makes a golf course community home in any area a good investment for both home buyers and home sellers throughout the Centennial state. Excitement Builds as BMW Championship Prepares for Return to Colorado in 2024 Volunteers, fans lining up to experience FedExCup Playoffs at Castle Pines Golf Club

The 2024 BMW Championship at Castle Pines Golf Club is less than a year away, and anticipation among Denver-area golf fans is already palpable. The BMW Championship – the penultimate event in the PGA TOUR’s FedExCup Playoffs – is set to be held Aug. 20-25, 2024. The event will mark the PGA TOUR’s return to Colorado, one decade after the 2014 BMW Championship at Cherry Hills Country Club. It’s been nearly 20 years since the PGA TOUR last stopped at Castle Pines Golf Club, with the highly popular The INTERNATIONAL ending in 2006. “We’ve been overwhelmed by the excitement and enthusiasm we’ve seen from fans and local businesses around Denver,” said Vince Pellegrino, WGA Senior Vice President of Tournaments. “This is an area that knows golf, and it’s clear that Colorado is hungry for the PGA TOUR to return. Golf Anti-Counterfeiting Group Awarded More Than a Quarter Million Dollars in Damages from Counterfeiters in Recent Civil Proceedings Significant Civil Judgments Demonstrate Group’s Efforts to Protect Golfers by Seeking Maximum Punishment for Criminal Counterfeiters Who Harm the Game of Golf The U.S. Golf Manufacturers AntiCounterfeiting Working Group (The Golf Group) recently announced that its members obtained civil judgment awards against several notable golf counterfeiters and counterfeit sellers in China. In these civil proceedings, the courts found these counterfeiters liable for trademark infringement against a number of golf’s biggest brands and ordered the defendants to pay a total of $277,237 (RMB 1,206,934) in damages to members of The Golf Group. Prior to the civil proceedings, the Group worked closely with local officials who prosecuted criminal actions against five defendants resulting in criminal convictions for selling counterfeit golf clubs bearing the marks of several Golf Group members, including Srixon /Cleveland Golf/XXIO, Titleist, FootJoy, TaylorMade, PXG, Callaway, and PING. “These recent judgments are a reminder

to counterfeiters that their actions have consequences and the Golf Group will work with authorities to investigate, prosecute and to recover damages from them,” said Lisa Rogan, director of Trademarks & Brand Protection at Acushnet. “We are continuing to dedicate our efforts to protecting golfers everywhere from these criminals.” While The Golf Group will continue to

work with authorities to investigate and bring legal action against counterfeiters to the fullest extent of the law, golfers should continue to be vigilant when searching for golf equipment online and remember the benefits of purchasing from authorized retailers. In fact, The Golf Group’s most recent survey found that 72% of PGA Professionals know of someone who has ei-

ther knowingly or unknowingly purchased counterfeit golf equipment – making clear that consumers must do everything they can to stay informed and make the best purchase decisions. The Golf Group has continued to fight counterfeit activity with raid actions each year since its inception in 2004. In April of 2023, law enforcement seized more than 44,000 pieces of equipment, apparel and components on a series of four raids conducted in China. This adds to the Golf Group’s total of more than two million counterfeit products seized by law enforcement over the past nearly two decades. Anxiety is characterized as an emotional state based on future expectations, and the physical response is hesitation, tension, and distress; moreover, the expectations are perceived as a risk (Tanak & Sekiya, 2010; https://dictionary.apa.org/). In sports, anxiety generates underperformance because of restricted movements. Anxiety is a personality trait and a temporary state, but both are detrimental to sports performance because it is compelling and restrictive (Kemarat et al., 2022). Self-paced sports like golf can provide many opportunities to foster anxiety consciously. Thus, understanding anxiety and the methods to quell anxiety is significant to any athlete seeking their best performance. Golf provides ample time to generate doubt or expectations before performing; furthermore, the recreational golfer rarely has the support of a caddie, so the ability to navigate away from anxiety is challenging. Individual sports participants (competitive athletes) have higher levels of anxiety than team sports athletes (Kemarat et al., 2022), and the difference in tension could be attributed to social belonging. Data shows that the positive support of spectators reduces anxiety in athletes and confirms that social influences on athletes are extensive (Gabrys & Wontorczyk, 2023). A golfer is highly susceptible to moments of stress during a round of golf, and the lack of social support can be significant. Restricted movements in the golf swing will cause shots to go awry, and thoughts like ‘this putt is for…’ can generate an expectation that fuels anxiety. Thus, mental skills training that is sports-specific and athlete-specific is essential. Building understanding and mental skills training for your golf game is vital if you want to avoid underperforming due to anxiety. You can use trial and error, search the World Wide Web, sift through YouTube University, or hire a qualified coach. The data shows that intentional training of mental skills promotes superior physical performance, and self-directed activity is somewhat better than no training (Stern et al., 2013). Thus, understanding anxiety and exploring possible ways to mitigate the effects of anxiety is not enough to ensure your best performance. In my experience as an athlete and a coach over the last four decades, the qualified cognitive coach is critical because performance psychology, accountability, verified information, performance tracking, and feedback are the hallmarks of mental skills training. These mental skills training traits ensure effective and efficient use of physical training time while fostering the

confidence to perform under all circumstances. So, hire a cognitive coach to help you identify, avoid, or reduce the tension in anxious moments.

For the early adopters, the company is extending the free rounds of the premium games to drive an engaged community. The company is also working with a number of organizations, including a handful of the PGA Sections and various local clubs and leagues, to incentivize the users who bring more subscribers to the Skins community. Founder Ryan Morrison, son of a PGA Professional, says he developed the concept after realizing that finding players who matched his skill-level and betting appetite was a challenge. “These games are played everywhere, but keeping track of the in-game bets, and handicap modifiers and money won or lost is a daunting task on a scorecard. Our app shows you where the money’s at in realtime, with a clear explanation of the calculated results”. His technical co-founders are both in San Diego, Stanford-educated engineer Mike Oristian who built the initial proto-

type and popular open-source developer and React engineer James Gillmore, who is the company’s CTO and architected the final product upon his bespoke Respond platform. The app is palpably snappy, even as multiple golfers enter scores on their own phones. The Skins App team views the many startups chasing the golf app space as market validation, while they grow their focus from local competition and leaderboards to the nexus of highly competitive amateur golf and social media.
