No sooner do we get to feel some welcome sun on our faces, (once it has stopped raining!) than we find ourselves entering autumn this month. At this rate, it will be Christmas before you can say, “Don’t mention the ‘C’ word!”
I seem to recall that September “back-to-school time” often meant the sunshine accompanying the pupils and teachers as the new term began. I hope your summer break went to plan and you were all able to make the most of it. I trust our little people made it a summer to remember for all parents, and stress levels didn’t get too high! Now … breathe!!!
As ever, I send big thanks to all our contributors, advertisers, and our editorial team, who continue their unwavering support to ensure that, each month, your “favourite freebie” magazine brings you the very best.
In early July, the Tiree Music Festival had to be cancelled. Campers, glampers, visitors and vendors at the Scottish Hebridean island venue were evacuated, as torrential rain was forecast throughout the weekend. Wouldn’t you just know that the headline act happened to be Wet, Wet, Wet, (no doubt ready to perform “Flood is All Around”)?
This summer has seen many sporting highlights with The Ashes, both men and women, providing some magical moments, but now we salute the “roarsome” Lionesses. By the time this is with you, they may well have “put the pain in Spain” (to quote the good Doctor J. C. Clarke!) And finally, just think … where would we be without hypothetical questions?
A Spanish magician tells the audience he will disappear on the count of three. He says, “Uno, dos…” and whoosh, he disappeared without a tres. Enjoy the read.

Biotin, also known as vitamin B7 or vitamin H, is a type of B-complex vitamin that occurs naturally in a variety of foods such as egg yolks, milk, dairy, nuts, avocados and ‘organ meats’ like liver.
Biotin helps support a healthy nervous system and improves the protein that makes up hair, skin, and nails. It is widely known to help with hair growth, hair structure and thickness, as well as a decrease in hair loss. Nail thickness is also improved by up to 25% and it can also decrease nail breakage and splitting. The other main benefit is that it improves a variety of skin conditions such as acne and eczema and overall promotes healthy, glowing skin.
As an additional bonus, biotin also increases metabolism and speeds up weight loss which can’t be bad!!! The vitamin is water soluble, therefore it is not easily stored in the body, and any excess is passed through the system and regular intake is necessary, so no deficiency occurs.
Like most supplements, it is not easily absorbed orally so the intramuscular injections again have been proven far more effective in increasing biotin levels. The treatment is a quick fifteen-minute appointment and is pain-free and we recommend a course of six, once a week, to get your levels where they need to be.

The Competition and Markets Authority are very worried about a few things, but principally misleading advertising, where extremely low prices are used to get an appointment and then accompanied by high-pressure sales tactics. Sadly, this is all too common, as the following episode will confirm. Barbara is an acquaintance of my mum, in her late 70s and is widowed with two children.
A few months ago, she met mum in Tesco and told her that she was having her will written. Ever “on brand”, my mum asked if she was using us. Mum was quite surprised by the answer – “Oh no, they are far too expensive. I got an offer on Groupon, and they are going to write my will for £7.99. They are sending a man round next week to do it for me.” This led to quite a lot of grief for me over the next couple of days as mum quizzed me about our extortionate prices and why we couldn’t write wills for £7.99 for her friends.
Fast forward ten days, three days after Barbara’s will appointment. I get a phone call from mum, “Can you go and see Barbara, she is really upset, and she thinks she has done something stupid.” When your
mum asks a question like that, you can’t say no. So, I went to see Barbara.
It turns out that the man who went to see her to write a £7.99 will had spent over four hours with her, convincing her it was a great idea to sign her house over into a trust (with his firm as a trustee), write a will and put Lasting Powers of Attorney in place. Unfortunately, the cost wasn’t £7.99 but £3,500 for the will and the trust, plus £1,000 for the Lasting Power of Attorney. PLUS VAT!! And of course, he needed the money right away. Bewildered, Barbara wrote him a cheque for £5,400 and he finally left.
This happens all too often; the truth is you can’t write a will with proper professional advice for £7.99, £19.99, £27.00, or even £49.99 (all prices that you will see advertised online, or by people who stop you in the supermarket) and anyone who tells you that you can is being disingenuous. Take up one of these offers and you are likely to find yourself in a pressured sales pitch and parting with thousands of pounds.
There is a happy ending to the story. We complained to the company involved and got Barbara a full refund. Then we wrote her will and her Lasting Powers of Attorney. She paid us £769 all in.
If you want good professional advice at a reasonable price, call us 01778 252301. If you want to take your chances with a low-cost will advert … well don’t say I didn’t warn you!

Since people first settled in the Deepings, they needed some means of moving animals, people, and goods across the river, and as boats have a limited capacity, bridges became essential. The stone bridge at Deeping St James has the date 1651 carved on it, but there was a crossing there centuries earlier. In the 1540s, a religious guild in the village paid for workmanship and lime to repair the stone bridge which existed then. Over the years, the present bridge has been renovated several times, but its narrow width has often caused problems.
In 1798, the Boston stagecoach was passing over, when one of its horses got too near the edge and became suspended over the river by its harness. People had to run into the water to cut the horse loose and prevent the coach from overturning. In 1904, the bridge approach was widened, but motor traffic still must cross in single file.
Before the present bridge was constructed in Market Deeping, the river crossing was further along the Market Place, on the east side of the Stage Hotel. Records from the 1500s show that it consisted of a stone arch with oak planks and rails above, which regularly needed repairs. Like Deeping St James’s bridge, it was
designed to cater for riders on horseback and farm carts before the era of long-distance coaches and heavy wagons. It was described as being “much out of repair” in 1774 and even more dilapidated by 1830, when plans were made to erect a wider bridge in the same place as the old one.
Luckily, that scheme fell through, as travellers from the Peterborough road towards Bourne faced a sharp left-hand turn into the Market Place, and then a right-hand corner to enter Church Street. Someone decided more radical improvements were necessary, and in 1840 work began on a new road and bridge which gave straight access through the village.
First, it was necessary to demolish several buildings alongside the river, next to an ancient baker’s shop (now the site of the old police station). The bridge was completed in less than a year and a new approach road known as Bridge Foot was developed. This included a draper’s shop, several dwellings and a beerhouse known as The Black Swan. When cycling clubs flourished in the early 1900s, it was a popular stopping place for thirsty riders.
As motorised traffic increased, Market Deeping’s bridge proved able to cope, but the inhabitants and ancient buildings suffered from vibrations and noise. Once the bypass opened, the bridge lost its role as the main crossing point and returned to a quieter life.

What is Iyengar Yoga?
Developed by Indian yoga teacher, B.K.S. Iyengar, it focuses on correct alignment and posture.
Good for beginners?
It uses a safe, sequenced method, where each class is ‘tailored’ to you, so you don’t feel you can’t achieve a pose.
Not flexible?
Props such as bricks, blocks or belts are sometimes used to support students, so they work to the best of their ability without strain.
What if I’m a regular practitioner?
Poses are held longer, more advanced postures develop with practice, plus breath work.
What are the benefits?
Increased strength, better posture, improved balance and suppleness. People think yoga is only physical, but you also learn to relax and relieve stress. Most students get their best night’s sleep after yoga!
Residents at Rose Lodge Care Home in Market Deeping were joined by friends and family last month to celebrate forty years of parent company, Country Court with a fabulous, themed party. They had live entertainment from a guest singer and a delicious buffet spread.
“Residents enjoyed dancing to the live singer who sang classic songs from throughout the years. Elizabeth was delighted to hear her favourite ABBA songs performed, and it was lovely to see them all having fun and dancing like nobody was watching”, commented Wellbeing Coordinator, Belle.
“Resident, Margaret loved singing in her chair and watching the others up dancing. She particularly liked the song ‘How much is the doggie in the window?’ Families were even adding in the barking sound effects making others laugh”, explained Home Manager, Nogi John.
“Chef Manager, Karl Turner and his kitchen team had prepared a wonderful buffet for our party with a Country Court-themed cake, cupcakes,
quiches, pastries and so on. It was all delicious and beautifully prepared”, added Nogi John.

Deeping’s annual Raft Race on August 6th was a fabulous day with some wonderfully designed rafts and outrageous costumes to entertain a huge crowd. A funfair and around fifty stalls were very well frequented throughout the day.
As for the race on the Welland itself, thirty teams were spread over the six categories, and there was a tie for the best dressed raft, where marks were awarded for
raft design and team member costumes. What’s more, a new record time of 9 minutes and 8 seconds was recorded!
The Raft Race Committee would like to give thanks to their sponsors, volunteer marshals and everyone else who helped put on this unique and wonderful event. Local charities will no doubt benefit from the large sums of money raised, and a final total will be announced in due course.
Staff and pupils from Linchfield Primary School Year 6 Gardening Club would like to say thank you to all parents, carers, grandparents, and friends of the school who bought any vegetables at their afterschool sale at the end of term. The children managed to raise £50 and want to use it to fund gardening activities for the next academic year.
Linchfield Primary School took part in the Mass Participation Event which involved the whole school being active. Ten Year 6 pupils (Liam, Harrison, Kodi, Gerry, Zachary, Riya, Dylan, Thomas, Toby, and Joey) helped our amazing Year 5 Sports Ambassadors: Cora, Amelia, Eddie, Jack, and Noah, to organise mini games which all our year groups found fun and sporty. The year groups all did well and before they left, they had big grins on their faces. The games were Domes and Dishes, Traffic Lights, Simon Says and Pick a Cone. The children had seven minutes on each game. Mrs Fletcher was the coach, and we couldn’t
do the activity without Mr Goff and her. The children showed the school values amazingly and had a lot of sportsmanship.
School Games Gold Mark Award
Linchfield Community Primary School are delighted to announce they have achieved the School Games Gold Mark Award for the 2022/23 academic year. This is a government-led award scheme launched in 2012, facilitated by the Youth Sport Trust to reward schools for their commitment to the development of competition across their school and into the community.
Katie Brockington, Headteacher, said: “We are very proud of our pupils for their dedication to all aspects of school sport, including young volunteers, leaders and officials who make our competitions possible.”
William Hildyard C of E Primary and Nursery School said farewell to their Executive Headteacher, Mrs Griffiths, who retired on the last day of the summer term. Mrs Griffiths had been Headteacher at the school for last nineteen years, and she was also Executive Headteacher at Stamford St. George’s C of E Primary, following the formation of the Aspire Federation in 2015.
On the last day of term, a special worship was organised at William Hildyard, attended by all the children, as well as past and present staff and governors. The worship was an opportunity to reflect on Mrs Griffiths’ successes at the school, as well as having fun! Everyone connected with William Hildyard will miss Mrs Griffiths greatly but wish her all the best for her retirement.
Summer storms can cause power outages and other electrical hazards. It’s essential to take steps to ensure your safety during these events.
Here are a few tips to help you stay safe during summer storms:
1 Unplug Electrical Devices: During a summer storm, lightning strikes can cause power surges, which can damage your electrical devices. Unplug your electronic devices and appliances to protect them from power surges.
2 Stay Indoors: Stay inside during a thunderstorm to avoid being struck by lightning. If you’re outside and can’t get indoors, avoid open fields, high ground, and metal objects, such as fences and poles.
Use Surge Protectors: Surge protectors can help protect your electronic devices from power surges caused by lightning strikes. Use surge protectors to protect your devices from power surges. 01778

If you live in an area that experiences frequent summer storms, it’s a good idea to have your electrical system inspected by a professional electrician. An electrician can identify any potential electrical hazards and make necessary repairs or upgrades to ensure that your home is safe during a storm.
In conclusion, staying safe during summer storms is essential. By unplugging electrical devices, staying indoors, using surge protectors, and having your electrical system inspected, you can protect yourself and your home from electrical hazards during a summer storm.

As the world embraces sustainability, the mortgage industry is making strides in promoting eco-friendly practices. Green mortgages have been introduced, offering favourable terms to environmentallyconscious borrowers. However, their impact on reducing overall mortgage costs has been modest. To truly drive energy efficiency and reduce carbon footprints, the combination of Energy Performance Certificates (EPCs) and innovative mortgage products holds the key. In the coming years, these factors are poised to change the way we think about mortgages and our homes.
The Growing Significance of EPCs Energy Performance Certificates (EPCs) are becoming increasingly vital in shaping sustainable homeownership. EPCs provide a simple way to assess a property’s energy efficiency, rated from A (most efficient) to G (least efficient). Several compelling reasons highlight their growing significance:
1Cost of Living Concerns: With rising living costs, potential homebuyers are now considering
a property’s EPC to gauge potential heating expenses, making energy-efficient homes more desirable.
2 Impact on Rental Properties: New minimum EPC ratings for rented properties are set to be introduced in 2025 for new properties and in 2028 for existing rentals. This will drive demand for properties with higher EPC ratings.
3 Influence on Borrowing: EPCs may start to influence the amount lenders are willing to lend. Some lenders already base borrowing on household expenditure data, and specific EPC ratings could become a factor in future lending decisions.
In the future, the significance of EPCs and mortgage product innovation will grow even further. For instance, Nationwide has recently this year introduced a groundbreaking Green Additional Borrowing Scheme. This initiative allows homeowners to borrow between £5,000 and £15,000, interest-free, specifically for energyefficient home improvements. By unlocking additional funds for eco-friendly upgrades, this scheme empowers homeowners to make substantial progress towards greener living.
EPCs provide a roadmap for homeowners to adopt energy-saving measures, while initiatives like Nationwide’s scheme offer financial support to implement eco-friendly upgrades. Together, they create a powerful driving force for driving greener living. You can find out the current EPC rating for your home by visiting the Government website www.gov.uk/find-energy-certificate and searching for your address. The document breaks down the reason for the rating and provides helpful suggestions on ways you can improve your home.

From a September “spring clean” to a full-blown house (or even office) clearance, embarking on this for the first time can be a daunting, and sometimes emotional, experience. But before you enlist the clear-out services of a clearance company, wise up to their waste disposal offering to ensure they don’t mess up your good intentions. Taking the time to do a few checks can help make sure that your unwanted belongings won’t be fly tipped illegally. Be safe with these top tips:
• Ask the company if they have a waste carrier’s licence. These are issued by the environment agency and make it legal to carry your rubbish. Without it, they are breaking the law; so don’t hesitate to ask.
• Professional businesses will have measures in place to protect their employees, staff and of course you. Ask them if they have public liability insurance, as good house clearance companies will certainly have one.

• House clearance companies have overheads such as fuel, labour, tipping, and recycling fees. If a price sounds too cheap, then it might be that they intend to dump your stuff on the side of a road, down an alley or even in a field.
• Normally, a good online reputation will reflect in the ‘real world’; ensure that they have good reviews on reputable platforms, or get in touch with tried and tested traders at House Clearances in Peterborough | PE1 | Recommended by Safe Local Trades.
• Sustainability and caring for the environment may also be a concern when it comes to house clearance and waste disposal; leaving this to the professionals can help meet those expectations.

• Start small. Maybe kick off with a drawer or cupboard and work your way methodically through the house – one room at a time.
• Have a system in place – label boxes for items you want to throw away, recycle or sell.
• Think about “clutter control” if you are selling your home. In preparation for viewings, pack away any items that may make your home look crowded, including toys.
However, there may be some larger projects that you just don’t have the time or capability to manage alone, and that’s when calling in the experts can help clear your mind as well as your surroundings.
Watching fluffy avocet chicks running after their parents along the shoreline of a local pit was something I will remember forever!
One of the strangest observations for me was that of a magpie frequenting our garden during the spring carrying a large piece of bread secured from a neighbouring garden. Day after day, the bird wetted the bread in the birdbath, washed it more thoroughly and then teased it out into small pieces. The magpie then carried off pieces of wet, clean bread to, presumably, nestlings during the remainder of the morning!
The sporadic heavy rain has depressed the numbers of butterflies that were on the wing, especially when compared to 2022. Last year’s blistering heat may have also reduced the number of butterflies seen this year. However, this year’s wet weather has prolonged the life of many food plants that the caterpillars need, so, hopefully, numbers will increase next summer.
The hedgehog population in the Deepings seems to go from strength to strength. Hedgehog feeding now seems to be a mainstream activity with hedgehog food readily available in most pet shops.
Late one August night, I was watching a hedgehog on the patio working hard to free up cubes of hedgehog food that had been spilt and fallen into the crevices between paving slabs. The hedgehog used its small front feet together to work the cubes free, turning its body one way then the other before finally working the cube out of the crevice.
Our glow-worms seem once again to be in good numbers, with a recent nocturnal survey by the Langdyke Countryside Trust seeing well over a hundred glow-worms in one night on the grass embankments of the Maxey Cut. The glow-worm season is now past its zenith, but it is reassuring that numbers do not seem to have fallen away.
One of the characteristic events of the summer is a day when all the ant nests break up and the air is full of flying ants, usually of the black garden ant, ‘Lasius niger’. Normally, “flying day” is associated with hot and humid weather and there is no “flying ant day”, rather a season when it takes place.
So, whilst people and pets are looking at the ground, watching hundreds of inquisitive ants, I tend to look upwards, as flying ants provide a short-lived feast for a variety of species. Swifts, swallows, and house martins come out of nowhere to eat these flying insects. This year, I had three species of large dragonflies making an unexpected visit to the garden, and as dusk fell, a few pipistrelle bats fluttered low over the garden to take what remained.
The somewhat wet summer has left many great memories, not least several uncommon bird species that were seen in the locality, including marsh harriers, avocets, and cranes.

It is not easy when things are not working. Sometimes, the hardest part is having that conversation with each other. However, emotionally, it is a massive relief when the conversation has taken place, especially when both of you felt the same way, but it just needed that courage to talk, helping you both to move on and get formalities started.
Until recently, a married couple had to go through the unnecessary anxiety and expense of blaming one to be the guilty party, even though you had just drifted apart and both wanted a divorce. Thankfully, the law has now changed. If you both agree, you do not have to waste time and money instructing separate solicitors to act for you in connection with divorce proceedings. You may of course need assistance in connection with the split of your finances and/or issues relating to contact with the children. We have found that it is more likely that you would reach agreement regarding these matters and remain amicable if you have not had to go through a difficult divorce involving “the blame game”.
If an agreement is reached regarding a financial settlement, then again all you would have to do is to apply for a ‘consent clean break order’ and
thereby avoid the unnecessary high costs of a financial battle.
The new legal process puts an end for separating couples to apportion blame for the breakdown of their marriage, helping them to instead focus on key practical decisions involving their finances and allowing both to move forward and look to the future.
Since April 2022, ‘no fault divorces’, where both parties agree, can be arranged and taken care of by one solicitor. This modernisation of the law means that additional stress and pain is spared for what is already an unpleasant time.
Double & Megson are your local solicitors and can help. If we were helping you with divorce proceedings only, then there is a fixed fee of £400 plus VAT and a court fee, and do not forget your spouse will not need to instruct separate solicitors. This means that you can share this cost with your husband/wife, which makes it even more affordable.
Let’s keep the costs low and keep it local. We are here to help the community and be part of it. You might be surprised by the quality of service that is available on your doorstep.

Why do I need a will?
Wills are important to ensure that your assets pass to those you would like. If you are not married, your partner will not automatically inherit your estate.
If you have children, you can also use a will to nominate guardians to ensure they are looked after if the worst may happen.
What are they?
Lasting Powers of Attorneys (LPAs) are documents that allow someone that you nominate as your attorney, to deal with your financial or health affairs on your behalf.
These are used when you lose mental capacity but must be created while you can still make decisions. If you do not create these in time, then unfortunately the solution is more costly and time consuming.
What is it?
When a person sadly passes away, some banks and institutes require a Grant of Probate to enable you to collect in their assets. If you are selling a house, a solicitor will require this to complete the sale.
We are licensed to assist with the probate application on your behalf, as well as distribute the estate, making everything simpler at this difficult time.
