Welcome to your August issue...

A

nother summer holiday is here and, sure enough, the rain gods have met to discuss how best they can ruin everyone’s al fresco plans, be it the annual School Sports Day, the Village Fete, the ‘Family Fun Day’ or just that special barbecue. Oh well, it happens so often that I’m sure we just take it in our stride and think we’re lucky not to be having to endure those 40 degree-plus temperatures the Mediterranean areas are getting right now. Make the most of the month to come as you won’t need me to tell you that, once those little ones have headed back to their new classrooms in September, it will only be a matter of weeks before shops start stocking “you know what” for “you know when” in December! Have yourselves a fabulous holiday and stay safe!Inside Highlights

It’s always a challenge to keep youngsters occupied during their long summer break from school. We’re always keen to help out a bit with our Summer Challenge where you will need to match up the small image to be found in several shop and office windows with the list of those firms taking part. Good luck with that and I hope you all have a restful and safe August.

Don’t miss the Raft Race on Sunday August 6th – may the only soaking you get come from the river and not from the rain!

And finally …

My friend’s boss met him in the car park and said to him, “Have a good day”, so he jumped back in his car and drove home. I suppose the fact that he’d been dreaming about trains going along in the same direction must confirm that he’s got a one-track mind. Enjoy the read!

NORTH SHOES: Quality Product – Quality Fitting!

Agood shoe-fitting service is particularly important for children and, as North Shoes prepares for the very busy back-to-school summer period, they are encouraging customers to benefit from an appointment booking system. A simple, online process reserves a thirty-minute slot at any of its shops in Bourne, Stamford and Oundle.

Managing Director, James North, explains: “Walkin customers will always be made very welcome, and they can expect our highest level of customer service. But to ensure there is no waiting and to guarantee our trained staff are available to help them, we’re asking people to consider using the online booking system. That way our customers can choose a time most suitable to them and know that they have at least thirty minutes to relax and enjoy a top-quality shoe-fitting service.”

All children’s feet are measured as a starting point, but James insists that what follows next is equally important and is what sets North Shoes apart from high street chains. “We fit all shoes with growing room, not the size they measure. We fit the

correct size, width and style shoe that supports the foot but allows it to grow naturally,” he says.

North Shoes’ school brands are the well-known and trusted Clarks, Start-Rite, Geox and Ricosta. There’s a choice of lace-up, slip-on and Velcro fastening, and there’s a large range of styles for boys and girls, including the popular chunky look. When shoes are fitted properly, primary school children are likely to need one to two pairs per year, while secondary school students should last most of the year with a single pair.

Offer valid until September 4th 2023

“We want them to last and, by coupling up our quality shoe-fitting service with a good, branded shoe, we’re confident that parents and guardians will be happy that it proves value for money,” adds James, who is the fifth generation of the independent family business started in Bourne 147 years ago. All its colleagues are trained members of The Society of Shoe Fitters.

To make a shoe-fitting appointment, just click on the website at www.northshoes.co.uk , which also has hundreds of styles available to order, with free delivery on purchases over £50.

North Shoes’ children’s shoe service is available at 18 North Street, Bourne; 2 Red Lion Street, Stamford and 7 Market Place, Oundle. Its shop at 11 Rose Crescent, Cambridge, stocks adults’ shoes only.

Reiki Master here to provide Hope and Healing

Now, just over a century later, a local lady, Terri Lloyd, has established a business from her home in Deeping St Nicholas to provide an opportunity for the public to seek the benefit from her two decades of experience as a Reiki Master.

Born and bred in Boston, Terri started a colourful journey which involved nursing in London, then developing counselling skills and therapies, principally with youngsters with challenging behaviours such as ADHD. More recently, she moved to Ireland to establish a counselling practice.

Her first exposure to Reiki, however, came about over twenty years ago, at which point, she embarked on a training programme which led to her achieving the much-coveted position as a ‘Reiki Master.’ She went on to gain twenty years of experience helping many people with this complementary therapy and teaching others. Post-Covid, and Terri felt the time was right to return nearer to her Lincolnshire roots, and so here she now is, with plans almost finalised to set up a Reiki studio in Market Deeping.

So what is Reiki and what benefits can it bring?

Reiki is a complementary therapy relating to ‘energy healing’. According to practitioners, energy can stagnate in the body where there has been physical injury or even emotional pain. In time,

these energy blocks can cause illness. Reiki aims to help the flow of energy and remove blocks in a similar way to acupuncture or acupressure. This can enable relaxation, relieve pain, speed healing, and reduce other symptoms of illness, and aims to work on the four levels of healing: the physical, mental, emotional, and spiritual. It is a tradition that is open to any belief system and benefits may include deep relaxation and the promotion of a calm peaceful sense of wellbeing.

The practitioner will place their hands lightly on, or over, specific areas of the client’s head, limbs, and torso, and typically keep them there for three to ten minutes. If there is a particular injury, such as a burn, the practitioner will hold their hands just above the wound. Reiki can take the form of either “handson” or “hands-off”, in which case the practitioner will be working on the aura of the client. Treatments are given either sitting or lying down. There is much evidence to suggest that Reiki may induce deep relaxation, help people cope with difficulties, relieve emotional stress, and improve overall wellbeing, when used as a complementary treatment. More specifically, however, it has been found to assist in recovery from medical treatment and operations; aid recovery from injuries; bring relief from chronic pain; relieve allergies and headaches; regulate blood pressure; sooth tight muscles; and even ease hormonal disorders.

Terri Lloyd is a member of the professional bodies that oversee this fascinating branch of complementary medicine, (The UK Reiki Federation and The Reiki Guild) and she is also fully insured … and now ready to bring her skills to bear in our local area.

TRAVEL VACCINATIONS AND HEALTH ADVICE SERVICE

HOW IT WORKS - YOUR QUESTIONS ANSWERED!

1 WHY MAY I NEED TO BE VACCINATED?

If you’re about to travel outside of the UK, you may need to be vaccinated before you set off for your trip. The childhood vaccination programme in the UK protects you from a number of diseases, but you may need extra vaccinations or antimalarials if you’re planning on visiting certain parts of the world.

2 HOW CAN WE HELP?

Getting vaccinated can help prevent you from getting ill if you’re exposed to diseases which we don’t normally have in the UK. We can help you understand how to keep your risks low while abroad and help you work out which vaccinations and antimalarials you may want to consider depending on things like:

• Which regions you’ll be visiting

• What activities you’ll be doing

• Your age and general health

Some travel vaccinations may be needed several weeks before departure. Ideally you should see us six to eight weeks before travelling, but we may still be able to help if you’re leaving sooner, even days before for travel.

3 WHAT VACCINATIONS ARE AVAILABLE?

● Cholera ● Hepatitis A ● Hepatitis B ● Japanese encephalitis

● Meningitis ACWY ● Rabies ● Tick-borne encephalitis

● Typhoid ● Yellow fever ● And many more

Appointments can be booked direct by us by calling 01733 253433 or pop in for a walk in appointment.

Introducing our Brand-New Treatment

Well, we are into the summer months now and, as always, we are on the lookout for new and exciting products that could help our clients change parts of their body or their face that may be concerning them, in order that they are able to feel as confident as possible.

LEMON BOTTLE is a new, advanced fat-dissolving treatment for both the face and body but, after much research, we have decided to focus on using it for the dissolving and contouring of the chin and jawline, as there is no ‘downtime’ at all with this product. Unlike Aqualyx that we have used before for that particular area, there is no swelling afterwards, and it takes a quarter of the time to show any kind of results. You will be able to come in for the treatment and walk out within the hour, with no one knowing what you have had done, while it does its magic and reduces the pockets of fat associated with a double chin and jowls. There is minimal swelling, minimal pain and the treatment begins working immediately. So, as they say……. Chin up !!!!!!!

The Glebe Singers

Over time, the choir has performed at many local venues - but most recently could be found at St. Guthlac’s Church (Market Deeping) and Peakirk Village Hall, where both concerts were well received by those who went along. The choir has previously been congratulated on the wide variety of different genres it performs, and the audience at both these concerts was treated to a range of pieces varying from a West Side Story medley through to the sacred item ‘Peace I Leave With You’ and many others in between!

The choir is made up of a number of friendly members who share the same passion for singing, and would like to swell their numbers with like-minded people. In particular, they would like to meet tenor or bass singers, but will welcome anyone who is interested in finding out more. Rehearsals are great fun with an element of hard work, but of course to perform those well practised pieces in front of an audience is magical!

The choir can be found rehearsing on Wednesday evenings, 7.30pm – 9pm, during school term time at The Green School (PE6 8DA - opposite St. Guthlac’s Church in Market Deeping). Whether you can read music or not, they would love to meet you. You will be assured of a warm welcome, even if it is just to pop in and experience a rehearsal.

Deeping St Nicholas Primary School

During the summer term, Key Stage 2 children enjoyed a ‘Viking Enrichment Day’ with ‘Those History People’. The day began in a Viking village where children had the opportunity to try candle making, weaving, making their own ink, sewing pouches, making finger guards, and making clay pots.

Throughout the morning, children remained in character as they rotated around the village, engaging with the storytelling and role play. In the afternoon, children in ‘Squirrels’ had the opportunity to join in with Key Stage 2 to excavate some Viking ruins and use their inference skills to guess where in the village these artefacts might have come from.

Besides the Enrichment Day, the school enjoyed a great Sports Day; Key Stage 2 children performed their production ‘Summer Holidays’ to their families; and the whole school enjoyed a visit to Burghley Park. They also said goodbye to their Year 6 children and celebrated their time at Deeping St Nicholas.

Linchfield Community Primary School

Pride Flag

Following a recent Class Assembly about ‘Pride Month’, Year 3 asked for a ‘Pride’ flag to fly on the school flagpole. ‘Pride’ is a celebration of people coming together in love and friendship, to show how far rights for people in all types of relationships and communities have come.

As a school we encourage all our children to celebrate diversity and people’s right to live how they choose without discrimination. Pride Month promotes positivity and equal rights for all.

Joint School’s Rock Band

The school recently hosted a wonderful performance from the ‘Joint School’s Rock Band’. Linchfield children were amazing on the drums and the whole school thoroughly

enjoyed experiencing live music. The children in the band loved touring around the local schools, performing to different audiences.

Year 4 Mini Olympics

Year 4 had a fantastic day at the Mini Olympics, run by Inspire+ Young Ambassadors, at Grantham Meres Stadium. Many schools from across the county took part, each representing a different country. Well done to all of Year 4 and our Sports Ambassadors who represented us really well, and a massive thank you to our fabulous parent helpers.

Father’s Day Shop

A huge thank you to our amazing FLS (Friends of Linchfield School) for organising the Father’s Day Shop. There was a great selection of gifts which were all prepared by members of the FLS, and they raised around £1,000 which is fantastic! Thank you to everyone who helped organise and support the event.

Deeping St James Community Primary School

We have been awarded the Lincolnshire Reading Pledge Bronze award, which has been developed by Witham St Hugh’s English Hub and L.E.A.D. Teaching School Hub, working in collaboration with Professor Teresa Cremin.

The aim of the Lincolnshire Reading Pledge is to ensure that every child, regardless of their background, needs or abilities, becomes a confident, fluent and enthusiastic reader.

Thank you to parents, staff and children who supported our World Book Day and reading workshops which helped towards the achievement. Our Reading Champions have made a fantastic contribution towards attaining this award.

Well done, Mr Bell, as our English Lead, who supported both school and the Reading Champions through the process!

School News

You Better Think!

ills have been in the news recently with the court case over Aretha Franklin’s wills being finally settled in the U.S.A. after five years of conflict within her family. She did just about everything wrong; she certainly didn’t show very much Respect to her family. What was going through her mind as she hid her last will? Did she Say a Little Prayer that someone would find it or was she trying to take her family for a Chain of Fools?

A Natural Woman, but an amazing soul singer, Aretha had amassed a fortune of around $18 million. Her original will, made in 2010, saw the estate divided between her four sons; the later 2014 document saw the main part of her estate distributed in the same way, with a gift of a $1 million home to one of her sons and her grandchildren. Both wills were handwritten and were, according to the court, difficult to decipher, meaning her true intentions had to be inferred from the documents. The 2010 will

Wwas under lock and key in her home; the 2014 was found tucked down the side of a sofa!

The court decided that the 2014 will was valid and that was the one that was admitted to probate, despite its unorthodox storage and the way in which it was written. Let’s hope her family were Willing to Forgive.

The lessons here are obvious and the pitfalls can be easily avoided. If you want to avoid years of delay and hundreds of thousands in court costs for your family after you die, you need to Do Right Woman, Do Right Man and make sure your will is professionally drafted and securely stored by a reputable company.

If you want to talk about your planning, please call us on 01778 252301 and book your appointment with one of our qualified consultants.

I knew you were waiting for me to write this article, and until you come back to me, I will leave you with this. If you can identify all the Aretha songs referenced in this article, we will give you a 10% discount on your final bill.

So, jump to it, call me, and you and me can do your planning!

The Many Cardiovascular Benefits of Indoor Studio Cycling

Indoor studio cycling has been proven to have health and fitness benefits for everyone across all walks of life. One of the most significant benefits of indoor cycling is the long and short-term impact it has on your cardiovascular systems.

Due to the intense nature of indoor studio cycling, you will often be working your cardiovascular system towards its upper threshold. This means that you can promote several positive changes to your cardiovascular system.

Mental health

Another health benefit of spin is what happens in the brain when you cycle, as your brain gets to work in the first few minutes of starting any spin exercise. Endorphins are almost immediately triggered, and they help to mask any aches or pains you’re feeling.

A feeling of “togetherness” and the mutual bond formed with your fellow spin buddies is brought on by Oxytocin. Everyone is going through the same sense of struggle, and the accomplishment of completing the class is felt by everyone. You all share the struggle which makes the high of the success that much greater and is another reason why spinning is good for you.

Muscular endurance and strength

The muscle benefits of indoor cycling are that the push and pull movement of the legs targets all the main sagittal plane prime mover muscles. The hamstrings, calves, quadriceps, and glutes are constantly engaged.

Due to the duration of the class and the continual load the leg muscles are subjected to, this builds up the ‘Type 1’ muscle fibres’ ability to tolerate tension over time and therefore helps to build and improve muscular endurance in the legs.

Core, posture and co-ordination

The core is in many ways the “unsung hero” of cycling classes. The benefit of spinning is that your core stays actively engaged through the full class to stop you from hunching over the handlebars and keeping a neutral spine.

Togetherness

Working out as a group will improve your commitment to the workout, not just for spin, but for all exercise.

Being part of our ‘FitFamily’ is second to none and we are confident that you will love every class at Spinroom Studios!

WHEN CHILDREN RIDE THE JUNGLE BOAT RIDE

Baston C E Primary School

Thechildren in EYFS at Baston had an unforgettable Water Week, filled with exciting water-based activities. They delved into the concept of ‘capacity’ by measuring and comparing different containers.

Floating and sinking experiments captivated their curiosity as they used their knowledge to then construct and test their own boats. Competitive water games brought out their team spirit and, to top it all off, a thrilling hour-long water fight left the children joyfully drenched and with memories that will last a lifetime.

Deepings Raft Race Funds Splashed Out!

Following last year’s Deepings Raft Race, the team are pleased to announce that, after event costs, there was £5,000 to distribute to our nominated charities and local good causes. The feedback from the day was great, with large crowds of spectators and some fantastic rafts.

We made donations to St Barnabas Hospice - £2,000

Wake House - £2,000

Don’t Lose Hope - £500

The Ukrainian Refugee Appeal (DEC) - £500

Welcome to Ollie's at The Bull

“ We are Vicky and David and are brother and sister. You are probably wondering why we are called ‘Ollie’s’. So, when we were thinking of what to call ourselves, we thought that ‘David’ or ‘Vicky at The Bull’ did not sound right and we struggled to find something that was catchy, but simple. It was our sister who came up with ‘Ollie’s’. Olliver is David’s middle name and she said that I have always called him ‘Ollie’, so that is what we have done and “Ollie’s at The Bull” was created.

David (Ollie) has been a chef ever since he left college where he qualified as a chef and has catered in most of the local pubs and restaurants in and around Deeping and the Lincoln area. I have worked in various customerserving roles over the years, all of them in the food industry apart from nine years in the RAF. Together, we can cover all aspects of the business. David dreams up the ideas for the menu and I do all the work, (only joking Ollie!)

We have found in the last four months since we have been open that we both have strengths in different parts of the business but, between the two of us, we have everything covered. We have recently been visited by the Local Council and were awarded 5 stars on our Food Hygiene Certificate so we must be doing something right!

Regarding our menu, we have tried to cater for all tastes, and we have taken every effort to cater for people with allergies and for those who are either vegetarian or vegan.

Keep an eye out on Facebook and the boards outside The Bull pub in Market Deeping to see what events we are holding at Ollie’s, and we hope to see you all soon.”

How to Keep Your Home Cool and Energy-Efficient in the Summer

With the “al fresco entertainment season” upon us, we wanted to give you some of our favourite tips to help you have the best experience:

Consider Outdoor Heaters:

Entertain in your garden late into the night with a simple addition of an external heater. Much safer than a garden fire, this feature can complement a hot tub nicely, keeping you and your family comfortably warm with ease.

Install Outdoor Lighting:

Outdoor lighting can enhance the ambiance of your outdoor space, making it more inviting for you and your guests. Consider installing energy-efficient LED lights or motion-activated lights to save on energy costs.

Add Outdoor Outlets:

If you enjoy outdoor cooking or entertaining, adding outdoor outlets can be a game-changer. You can power your outdoor appliances, such as a blender or a grill, without having to run extension cords from inside your home.

Install a Sound System:

If you love to entertain, consider installing an outdoor sound system. You can create the perfect atmosphere for your outdoor gatherings by playing your favourite music.

Install a Water Feature:

A water feature can add a tranquil and relaxing element to your outdoor space. Consider installing a fountain or a pond with a waterfall to create a peaceful oasis in your backyard.

In conclusion, outdoor electrical upgrades can make a significant difference in the functionality and ambiance of your summer entertainment space. Whether you’re looking to improve lighting, add outlets, install a ceiling fan, add a sound system, or install a water feature, Alto Electrical can help. Contact us today to learn more about our outdoor electrical services.

Time for Solar Panels Time for TCL Solar

UK, with many homes across the country now featuring the recognisable panels on their rooftops.

Solar panels, also known as photovoltaics (PV), capture the sun’s energy and convert it into electricity that you can use in your home, so by installing solar panels, you can generate your own renewable electricity.

TCL Solar are a local family-run business specialising in solar PV and battery storage. Consistent 5-star reviews finding their way to TCL Solar’s website over several years bear testimony to the fact that they are a highly successful, reputable company. You will find that TCL go the extra mile to provide you with the very best in terms of customer service, value for money and quality of installation.

So, what are the benefits of installing solar panels?

Sunlight is free, so once you’ve paid for the initial installation, your electricity costs will greatly be reduced, to become one of the most cost-effective forms of energy available.

You will help the environment by ‘reducing your carbon footprint’. Solar electricity is low carbon, renewable energy. A typical home solar PV system could save around one tonne of carbon per year, depending on where you live in the UK.

You get paid for any excess energy sent back to the grid, by way of the Smart Export Guarantee (SEG). This was introduced in March 2019 to provide financial support to small-scale, renewable energy generators for the electricity they export to the grid.

‘Five-Star’ Recommendations from Contented Customers

TCL Solar are understandably proud of the numerous glowing reviews they receive. The following have appeared just within the last few weeks:

“TCL Solar are an absolute pleasure to deal with; everything they promised was delivered on time. If you’re looking for an honest and reliable company, please call Simon or David.”

(Jenny & James.)

“Excellent service throughout the whole process. Knowledgeable and honest providing good information to make an informed decision. Good communication, friendly and courteous

installation team. Very pleased with the installation and service.” (John & Stephanie Williams.)

“We arranged an initial appointment with TCL Solar. I have to say they did not disappoint. Professional and friendly service, first class system, excellent value. Can’t fault them, top class from start to finish. Many thanks to Simon and David.”

(Edwin Howe.)

A Growing Period of Quiet

The heady activity of the natural world associated with breeding and flowering is just starting to wane

The dawn chorus has declined, with fewer birds now singing. Most birds will start to moult at this time of the year and will soon have a new set of feathers ready to keep out the winter cold.

The local blackbirds, both the adults and the brown and black speckled juveniles, have taken to chilling - sunbathing on local lawns. They pick their spot, usually in full sun, stretch out their wings and tails, holding their heads to one side than they open their beaks – staying in the same position for around ten minutes.

The ‘busyness’ of the natural world over the last few months resulted in a few jaw-dropping observations. The most remarkable was a female house sparrow which, seemingly having become tired of the usual food sources, decided to catch and eat a large hawker dragonfly. The bird picked the resting dragonfly off a leaf and attacked its head before surgically removing the four large wings. Such opportunism is so characteristic of this highly successful species.

As dusk set in on the Maxey Cut one evening in mid-July, we spotted an otter in the water swimming in the centre of the watercourse very quickly and leaving a large wake. Closely

following the otter were two non-breeding mute swans. Did the otter upset the swans in some way? We could not tell, but the otter found another gear and sped away towards Etton!

I always imagine that the otter is very well provided for on the Maxey Cut as there seems to be plenty of fish. However, other large mammals are just entering their barren period. A very large proportion of badgers’ annual diet is earthworms and when the weather is hot and dry earthworms are harder to find. Badgers however are true omnivores, and their digging skills are used to find wasp nests and leatherjackets, the larvae of daddy-long legs (aka crane flies). Later in the autumn, badgers will eat fallen fruit.

The local swifts were around ten days late on arrival in May, a delay confirmed by my ornithological colleagues, so I would expect them to be still with us until mid-August. Their numbers are not as high as last year and so the move in Parliament to have “swift bricks” (modified house brick which swifts can use as nest sites) incorporated into new builds as a mandatory provision in the Levelling Up Bill is most welcome. I will watch with interest to see whether the motion is passed.

Glow worms are still out there at night in unlit grass verges and banks. If you see the green lights in the grass verges, please just let me know on daviddenman04@aol.com

Long Lost Pubs

This comic rhyme, dating from the 19th century, names five public houses in Deeping St James, but only The Bell is still trading today.

The Indian Queen has broken The Bell And made The Dragon fly And turned The Wheat Sheaf upside down And drunk The Three Tuns dry

The Indian Queen in Bridge Street was a low, thatched building, probably dating from the Tudor era. When Nathaniel Gee, a harness-maker, moved there in 1798, he brewed and sold ale as a side-line. Later landlords also combined their main occupations with selling beer, and the Indian Queen remained open until 1909. During renovation of the building in 1973, its ancient structure collapsed, and the present house on the site was constructed from the original stonework.

The George and Dragon backed on to the river in Eastgate, and Mary Kind was landlady in the 1820s. It was re-built in 1842 as a substantial public house with a large club room where Friendly Societies held their meetings and annual dinners. It was described as “doing a nice trade” in 1890 and survived into the 1960s. After it was

demolished around 1970, two houses were built on the site.

The Wheat Sheaf was a long-established pub in Church Street, with its own orchards and five acres of land. In the 1870s, it had brewing vessels, capable of producing two hundred gallons of beer, and a butcher’s shop on the premises. Its name disappeared by 1884, which indicates that the rhyme must be at least one hundred and forty years old. However, the pub building continued to provide hospitality, under its present name of The Waterton Arms. Soon after the re-naming, there was a display of old relics in one of the pub rooms, including part of a gibbet, a metal cage that had once held the corpse of a murderer. Whether it attracted customers or repelled them, isn’t known!

The Three Tuns is a more recent memory, as it stood next to the fire station in Bridge Street until 1997. The following year, a fire broke out in the empty building, and it was later demolished and replaced by flats. It had been a busy public house since the 1820s, ideally placed to attract customers from both villages.

Among other pubs lost from Deeping St James are The Crown and Anchor (pictured), Chequers, Chestnut Horse, Coach and Horses, Crown, Dolphin, Horse and Groom, Mason’s Arms, Queen’s Head, Ship Inn, Stamford Arms, Turks Head and Woolpack. No doubt there were also numerous small ale- houses whose names and whereabouts have been forgotten.

How ‘Forwarding’ Can Help in the Fight Against Phishing Fraudsters

When receiving a suspicious email from an unknown number or contact, simply deleting it from your inbox is arguably the easiest option. But, thanks to a recently launched service, forwarding these suspicious and potentially fraudulent links is helping in the fight against the increasing issue of phishing.

The advice from Action Fraud is to forward any suspicious emails to a designated address, without of course clicking on the links or just pressing the delete button. Almost 21 million reports have been made to the Suspicious Email Reporting Service (SERS), which uses the email address report@phishing.gov.uk, resulting in the removal of over 235,000 malicious websites.

SERS was launched by the National Cyber Security Centre (NCSC) and the City of London Police in April 2020 to enable the public to forward suspicious emails to an automated system that scans them for malicious links.

Imagine Dry Carpet Cleaning

And in a two-pronged attack, mobile phone providers also offer a service that allows customers to report suspicious text messages, by forwarding them to the number 7726. The service is free of charge and enables providers to take down malicious websites and block malicious texts from being sent across their network. A good idea is to keep this number handy at your workstation.

Practical advice you can follow when it comes to dealing with phishing scams:

1 If you have any doubts about a message, contact the organisation directly. Don’t use the numbers, addresses or links in the message – use the details from the organisation’s official website. Remember, your bank will never ask you to supply personal information via email.

gone • Smells & odours – removed

• Deep cleans & lifts carpet pile – like new FREEspot&stainremoverwitheveryclean Locally based You can call us for FREE on 0800 180

2 If you think an email could be a scam, you can report it by forwarding the email to: report@phishing.gov.uk

3 Always report suspicious text messages or scam call numbers free of charge to 7726. Your provider can find out where the text came from and block or ban the sender.

If you’ve lost money or provided personal information as a result of a phishing scam, notify your bank immediately and report it to Action Fraud at www.actionfraud.police.uk or by calling 0300 123 2040.

Wills

Why do I need a will?

Wills are important to ensure that your assets pass to those you would like. If you are not married, your partner will not automatically inherit your estate.

If you have children, you can also use a will to nominate guardians to ensure they are looked after if the worst may happen.

Lasting Powers of Attorney

What are they?

Lasting Powers of Attorneys (LPAs) are documents that allow someone that you nominate as your attorney, to deal with your financial or health affairs on your behalf.

These are used when you lose mental capacity but must be created while you can still make decisions. If you do not create these in time, then unfortunately the solution is more costly and time consuming.

Probate

What is it?

When a person sadly passes away, some banks and institutes require a Grant of Probate to enable you to collect in their assets. If you are selling a house, a solicitor will require this to complete the sale.

We are licensed to assist with the probate application on your behalf, as well as distribute the estate, making everything simpler at this difficult time.

Tips on Buying Your New Home

Purchasing a new home can be an exciting but challenging experience. In a competitive property market, it is crucial for buyers to be well-prepared and knowledgeable about the process. One essential step before embarking on your property search is to obtain an Agreement in Principle (AIP) from a mortgage lender. This article explores the significance of having an AIP and offers additional tips to assist buyers in making successful offers.

1

Secure an Agreement in Principle (AIP) before viewing:

Before viewing properties, it is strongly recommended that you obtain an AIP from a mortgage lender. An AIP is a conditional offer from a lender that determines the maximum amount they are willing to lend you. It demonstrates your credibility as a buyer, and enables estate agents and sellers to take your offer seriously. Additionally, having an AIP gives you a clear understanding of your budget and prevents the disappointment of falling in love with a property that you cannot afford. 2

Research the market:

To make informed offers, research the local property market. Analyse recent sale prices of similar properties in the area to determine a fair offer. This research equips you with valuable knowledge during negotiations, enabling you to make competitive offers within your budget.

3

Consider the seller’s circumstances:

Understanding the seller’s circumstances can give you an edge in negotiations. If a property has been on the market for an extended period, the seller may be more open to negotiating on the price. Alternatively, a seller who

needs a quick sale may be more likely to accept lower offers. Stay informed and adaptable to leverage such circumstances to your advantage. 4

Be prompt and prepared to secure a property quickly:

In a competitive market, time is of the essence. Ensure you are well-prepared with the necessary documents, such as identification, proof of address, and financial information. Respond promptly to requests for additional information and be readily available for viewings and negotiations. Being proactive and efficient enhances your chances of securing the property ahead of other potential buyers.

5

Work with an experienced mortgage broker: An experienced mortgage broker can provide guidance, help you navigate negotiations, and advocate for your interests. We can also help you understand the costs of buying and, if applicable, selling too. Additionally, a mortgage broker can be an invaluable resource, providing expert advice on available mortgage options, helping you secure the most favourable terms, and acting as an advocate for your interests throughout the buying process.

Purchasing a home requires careful planning, research, and preparation. Obtaining an Agreement in Principle (AIP) before starting your property search is a crucial step that demonstrates your seriousness as a buyer. Additionally, researching the market, understanding the seller’s circumstances, being prompt and prepared, and working with an experienced mortgage broker, are all vital factors that can enhance your chances of making a successful offer on a house.

Friendship Group Appeals to Adventurous Retirees

The Nene & Welland Oddfellows are inviting all retirees who want to explore their local surroundings, but might be stuck with who to go with, to join them. The local friendly society’s members often set out to explore Lincolnshire and Cambridgeshire’s attractions, dine out, enjoy talks, bingo, crafting or showing off their cooking skills at the ever-popular ‘Cold Pudding Club’.

Branch Secretary of the N & W District Lodge, Karen Earth, believes that trying new things is better in good company. She says her group is a ready-made set of friends to adventure with, and they are always looking for newcomers to join them. She explains, “Most of our members are retired, so they find they have more free time to do things. We always have space for new faces. In fact, the more the merrier!”

As part of their Friendship Month, they are holding an Afternoon Tea and a chance to try indoor bowls on

September 3rd in Stamford. “Visiting new places is a great way to get to know new people as there’s always something to talk about,” Karen added.

Jenny Collins is a Care and Welfare Officer and a Trustee at the Branch. She said: “After retiring, my social life is more active than it has ever been. Since I lost my husband last year it’s been even more important to have Oddfellows friendship and support. I decided to train as a Care and Welfare Officer to offer support to other members.”

To receive a free copy of the Nene & Welland Oddfellows’ latest events diary, contact Karen or Sarah on 01778 342006.

Further information about the Oddfellows can be found at www.oddfellows.co.uk and on Facebook.
