Discovering the Deepings 122, August 2025

Welcome to your August issue...

Those longed-for summer holidays are now here and hopefully, the dear old sun won’t have worn itself out burning everything to a frazzle in July. As I write, the (very welcome) rain is freshening things up so there is hope that we won’t be facing a hosepipe ban. It’s always a challenge for parents to keep little ones occupied during the school holidays so I’m hoping that you’ll be able to find plenty for them to do.

Here, in Bourne, we are so fortunate that our fabulous open-air swimming pool continues to attract hundreds of people year on year, and long may that continue. As with any of the events that are staged during the summer in our towns and villages, they only succeed with the general public making the effort to go and spend money having fun (in the sun!)

Don’t forget your sun cream either!

What a summer of sporting excellence! The England v India Test series; The Lionesses seeking to retain their European crown; Chelsea FC winning the “Make Me a Mega Million Cup.” a.k.a. ‘The FIFA Club World Cup”; Open Golf and British Lions v Australia still to come.

For me, the standout moment so far has been the magnanimous accepting of defeat in the Men’s Wimbledon Final by Carlos Alcaraz. He sat, smiling in his chair and applauded, thanked Jannik Sinner for a brilliant final, and he was gracious in defeat.

"I try to forget that I lost it. It's just about [the fact] I was able to play in it. So, right now I'm not bad at all. I'm just happy,” he said. (Oh, and the £1.52 million runners-up pot might come in handy!)

And finally:

✦ Polly once won a miming competition. She just couldn’t say how excited it made her feel.

✦ I once told her that she drew her eyebrows too high She seemed surprised. Enjoy the read (and the sunshine!)

RESTAURANT REVIEW

If you’re a fan of driving on a sunny, summer’s evening along tree-lined country lanes and arriving at a magnificent picture-postcard, stone building in the middle of a quintessentially English village, then take a trip out to The Griffin Inn in Irnham.

Discovering Magazines’ Claire and husband Chris, accompanied by their canine buddies, made the journey on Thursday July 10th, and were welcomed by the ebullient owner, Jamie Benton-Jones. Claire makes it sound like it was certainly a special evening:

“Arriving at The Griffin, we were immediately struck by the lovely grounds, plenty of room for the dogs to tear about, plenty of water and even poo bags provided! Jamie showed us to our room when we suggested a possible overnight stay – it was enormous, with a comfortable bed and a beautiful view towards Irnham Hall. Then, it was to the garden to take the evening air and cool, refreshing pre-dinner drinks. Amps Fine Wines of Oundle and ‘Small Beer’ are the reputable suppliers upon which Jamie relies.

We had chosen to eat in the bar area rather than the spacious lounge and were pleased to see that several other diners had come for meals and drinks, always an encouraging sign. The service was prompt and with a smile.

The warm, salted focaccia bread with fennel butter began the trail of delicious food.

Chris chose Pork Belly Bang Bang, served on a slaw – it was soft, sweet, juicy and full of flavour. My starter was just divine – Seared, Hand-dived Scallops, cooked to perfection in a chorizo butter sauce and dressed with pea shoots.

For the main course, my Crab Cake Salad had been beautifully seasoned; it was soft and full of crab, with salad leaves, avocado and fresh chillies - a wonderful array of textures and flavours. Chris went for the Korean Pork Burger and salad, served in a brioche bun. With just the right amount of spice, and fries dressed with chilli, garlic and mayonnaise, it was delicious.

The desserts were mightily impressive. Apple Tarte Tatin with apple ice cream and butterscotch sauce was just divine, whilst the Lemon Torte with blood orange sorbet and berry compote was sharp, yet still delicious.

This was an extremely comfortable dining experience, with low key elegance and the bonus of being super dog-friendly. We were all made to feel so welcome and cannot wait to return. The bedrooms are available mid-week from just £95.

The New Rutland Flower Show, sponsored by Gates Garden Centre, will be held on August 15th – 17th at the Rutland Showground, near Oakham.

It promises to be a spectacular family-oriented event, bringing together national, regional, and local gardening and flower clubs – not forgetting allotment societies, for the very first time in Rutland. The show will host many famous gardeners, delivering talks and demonstrations, including Adam Frost from BBC Gardeners’ World, Matthew Wilson from Radio 4 Gardeners’ Question Time, and Nick Hamilton from Barnsdale Gardens. We will also be joined by the BBC Radio 4 Gardeners’ Question Time who are recording a Postbag edition at the Show (Friday only).

Beautiful flower arranging demonstrations will be provided by the National Association of Flower Arrangement Societies (NAFAS) throughout the three days, giving you the opportunity to learn and potentially get involved in the future. The show has over 200 exhibitors and will be a visual treat, providing you with plenty of opportunities to buy something unique for your home and garden.

Competitions for Flower Arranging, Show Gardens,

Borders, and Produce, will also be held and are available to enter by all, clubs or individuals, with over 120 classes to choose from. The full Competition Guide can be found on their website with closing entries not until August. There are also other opportunities to get involved at the show with excellent workshops on the day including ‘Sweet Pea Seed-Sow-Along’ by Cara Thompson and ‘Make Your Own Planter’ by Amanda from Pebble Home & Garden (tickets sold separately).

Under 16s are FREE (with a paying adult) and they will be thoroughly entertained by the amazing circus shows, giant bubble shows, stilt walking, outdoor games, and a vintage fairground. Flypasts by the Battle of Britain Memorial Flight, over thirty specialist nurseries, art, crafts, fine foods, and live music from Govannen, Herbie Lamb Quartet, Sammy Dean, and Sam Torr, can also be expected.

Freshen up Your Face... at Deep-in Aesthetics

At long last, we are now looking at warmer days and lighter evenings and thinking about holidays and social events, so what better time to start looking at ourselves?

All we hear in our clinic from our clients is that they want to freshen up their look, without it being too obvious, so that their friends and family think they look well, but they can’t work out why, as subtlety is key. Often, people go overboard with fillers and treatments when small “tweakments” along the way work so much better for an overall pleasing aesthetic.

Here at Deep-in Aesthetics, Alistair administers antiwrinkle treatments on a regular basis and is known for his professionalism after twenty-six years working in pharmacy and is often praised for his pain-free injecting skills.

The three areas that can be treated are the forehead, the glabellar (the area in between the eyebrows) and the crow’s feet at the side of

the eyes. The injections have been around for over twenty years and have been proven to help reduce fine lines and wrinkles by relaxing the muscles temporarily and then softening, reducing, or even removing them. The treatments are minimally invasive, virtually painfree, and the treatment is completed within a few minutes without any down time so that you can continue with your day without anyone knowing what you have had done.

Over the next fourteen days, the results will take effect, and you will see a noticeable difference in the lines and wrinkles, and any new skin creasing is then stopped along the way, thus improving the quality and appearance of your skin. Results last about three months, depending on how often you have been having the treatment, and lifestyle factors including smoking and activity levels which reduce the time frame needed. It is an amazing preventative treatment, and we are looking forward to welcoming new and old customers so that we can get you on the anti-wrinkle journey… one that you won’t want to get off!

TRAVEL VACCINATIONS AND HEALTH ADVICE SERVICE

1 WHY MAY I NEED TO BE VACCINATED?

If you’re about to travel outside of the UK, you may need to be vaccinated before you set off for your trip. The childhood vaccination programme in the UK protects you from a number of diseases, but you may need extra vaccinations or antimalarials if you’re planning on visiting certain parts of the world.

2 HOW CAN WE HELP?

Getting vaccinated can help prevent you from getting ill if you’re exposed to diseases which we don’t normally have in the UK. We can help you understand how to keep your risks low while abroad and help you work out which vaccinations and antimalarials you may want to consider depending on things like:

● Which regions you’ll be visiting

● What activities you’ll be doing

● Your age and general health

Some travel vaccinations may be needed several weeks before departure. Ideally you should see us six to eight weeks before travelling, but we may still be able to help if you’re leaving sooner, even days before you travel.

Planning Ahead for Peace of Mind

Alovely client of mine once shared a thought I’ve never forgotten: “Planning my future feels empowering. I want to live well, but also know I’ve prepared for whatever life throws at me.” This simple wisdom rings especially true when thinking about how we make decisions about our health and personal welfare.

When you reach your forties or fifties, you’re likely caring for elderly parents, managing your family, career, and perhaps even enjoying grandchildren. Life is rich but undoubtedly busy. In the midst of it all, have you considered what would happen if illness or incapacity meant you couldn’t express your medical wishes?

Two tools I always recommend to my clients are Living Wills (often called Advanced Directives) and a Lasting Power of Attorney (LPA) for Health and Welfare. Used together, these offer a practical and reassuring way to ensure your voice is always heard, even when you can’t speak for yourself.

An LPA allows you to appoint someone you trust - perhaps your partner, an adult child, or a close friend - to make healthcare and welfare decisions for you if you become unable to. From everyday care decisions to vital medical treatments, an LPA provides your trusted loved ones with clear authority, avoiding stressful conflicts or confusion.

However, even the most thoughtful attorney might feel burdened when making crucial medical decisions. That’s where a Living Will becomes invaluable. This document lets you set out your specific wishes about medical treatments you would or wouldn’t want, such as life-sustaining treatments like ventilation or resuscitation. It clearly communicates your preferences to both your loved ones and your healthcare professionals, relieving others of uncertainty at emotionally difficult times.

Recently, a dear friend told me how her mother’s Advanced Directive brought immense comfort during her final days. Her family, guided by clear written instructions, felt reassured they were honouring their mother’s own wishes, rather than guessing or worrying about what was best.

Creating an LPA and a Living Will isn’t about giving up control - it’s about taking control, empowering yourself and your family. It brings peace of mind, removes burdens, and provides clarity for everyone involved.

If you want to talk about any of these issues and get your plans in place, we are here to help. Please call us on 01778 252301 or book a consultation at www.wplegal.co.uk

Have you been refused a mortgage or equity release due to spray foam?

If you suspect you’ve been misled or had a poor-quality removal, act now! Contact us for a FREE survey and expert advice before it’s too late.

The Royal Institution of Chartered Surveyors (RICS) states that spray foam may affect a property's valuation, particularly if applied incorrectly. Spray foam can reduce airflow in the roof, potentially leading to issues like mould, wood rot, and reduced structural stability.

❌ Foam left behind in eaves – Often hidden and hard to reach without proper access (scaffolding may have been necessary).

❌ Torn or damaged roofing felt – Careless removal can cause holes, leading to leaks and structural issues.

❌ Foil tacked to rafters – A common trick used to hide incomplete removal, preventing proper inspection.

Knowing Your Numbers

avigating the world of personal finance can be daunting, especially if you’re just starting out. However, by focusing on a few key numbers, you can set yourself up for long-term success. Here are three essential metrics that I track with my clients…

Your Savings Rate

Your savings rate is the percentage of your income that you save and invest each month. This single number will have the biggest impact on your financial future. The higher your savings rate, the more you will accumulate over time. If you’re currently saving 15% of your income but can cut out some unnecessary expenditure and nudge that closer to 20%, you’ll be making great progress.

Life will throw changes your way—promotions, bonuses, and lifestyle shifts—so make it a habit to adjust your savings rate accordingly.

Your Effective Tax Rate

Understanding your effective tax rate is crucial for maximising your financial position. This metric reflects the average rate at which your income is taxed and can be a powerful tool for financial planning.

By tracking this number, you can identify any leakage and look at ways to improve your tax efficiency accordingly, by taking advantage of available tax allowances.

In my opinion, every pound of tax saved is an instant return on your investment. Smart tax planning can significantly reduce your tax burden, leaving more of your hardearned money to save and invest.

If you’re diligent about saving and investing, and you plan ahead to save tax, you should see your net worth increase over time

Adjust Your Investment Strategy

While it’s easy to view net worth as a vanity metric, tracking your net worth provides a clear picture of your overall financial health and whether it’s trending upward. Your net worth is the difference between what you own (assets) and what you owe (liabilities). If you’re diligent about saving and investing, and you plan ahead to save tax, you should see your net worth increase over time. This upward trend is not only motivating but also a tangible indicator that your financial planning is paying off!

From my experience, improvements in any of these areas will boost confidence and demonstrate that you’re making meaningful progress. Remember, financial success won’t just happen – it takes work, especially in those formative years.

Thinking of Buying a House in the Next Six Months?

If you’re planning to buy a home before the year’s out, now’s the time to prepare. Getting organised early gives you more choice, less stress, and a better chance of securing a great deal.

Here’s what to focus on:

Check Your Credit File

Lenders will look closely at your credit history, so it’s important to know where you stand. Review your reports with all three main agenciesExperian, Equifax, and TransUnion - and correct any errors you find. Make sure your address history is up to date, avoid missing any payments, and register to vote if you haven’t already, as it helps boost your credit score.

Know What You Can Afford

Think about how much you can realistically afford, not just in terms of the deposit but also monthly payments. Use mortgage calculators to get a rough idea of what different borrowing amounts and interest rates might mean for you. Don’t forget to factor in additional costs like solicitor’s fees, surveys, Stamp Duty, and moving expenses.

Get Your Paperwork Ready

Most lenders will ask for at least three months of payslips and bank statements, proof of ID and address, and evidence of your depositincluding any gifted funds. Getting all of this sorted now means you’ll be ready to move quickly when the right property comes along.

Speak to a Mortgage Adviser

Even if you’re not ready to apply for a mortgage just yet, it’s worth speaking to a mortgage adviser. They can help you understand how much you’re likely to be able to borrow, flag any potential issues early, and guide you on your next steps. Plus, they’ll keep you updated on rate changes and lender criteria, so you can stay one step ahead.

Final Tip: Don’t Wait for the “Perfect Time”

If you’re financially and personally ready, that’s the best time to start. The housing market moves quickly - being prepared puts you ahead of the pack.

Carpet Cleaning

Make Sure That IT Security is High on Your Holiday Checklist

This month, many of us will be taking a well-earned break and the chances are (and particularly if you have teenagers) that your mobile phone or tablet will be going with you. You may be needing to catch up on work emails or simply want to flood your social media channels with photos of your getaway!

But how do you look after those devices like laptops and PCs that will most likely be staying at home?

Home insurance and/or travel insurance will cover most cases of theft or accidental damage (be sure to check your policy) but it's still a good practice to take a few simple steps to make sure your devices are as safe as they can be.

• Back up your devices. It’s so simple and it should be something you do regularly anyway. Make it a priority to get everything backed up before you leave. Accidents happen and it’s easy to lose all your important data with just the slip of a hand. Don't just back up to the cloud, consider having a backup to a separate hard drive.

• Update your software. Again, a simple task that’s easily forgotten but can make a huge difference if anything goes wrong. Making sure you have up-todate security software is paramount!

• Secure your devices. Use a PIN, pattern lock or two factor authentication. Don’t forget to add security authentication to your laptops and PCs.

• Be wary of which Wi-Fi you connect to. It's tempting to connect to any free Wi-Fi when you’re away to save using up your valuable data allowance. Think very carefully before connecting to unsecured public Wi-Fi. There’s a huge risk that your devices could be hacked, sensitive data stolen or infected with malware.

• Be careful what you share on social media. You might think you’re just making your friends envious with your beach or foodie photos but, if you make it public that you’re away from home, any thieves will be able to take advantage of your absence. Now is a great time to check who sees your posts and consider making it private to friends only so you know only those you trust can see where you are.

Safe Local Trades member, Ben from File Genie and his team can offer a wealth of advice and support, whether updating your software and backing up your devices or if you think your device is not operating correctly. Get in touch here:

To some people’s surprise, there is still a large amount of unregistered land across England and Wales.

Registration of land became compulsory across England and Wales in 1990, imposing an obligation on a landowner to register the land on the occurrence of several “trigger events”. Under the Land Registration Act 2002, the number of “trigger events” was extended, and any change of ownership or mortgage of unregistered land results in an obligation to apply for first registration of the land.

You can also submit a voluntary application for first registration without one of the “trigger events” having taken place and, to incentivise people to voluntarily register their land, the Land Registry charge a reduced fee for dealing with voluntary first registration applications.

Registration of land provides the following advantages: -

◆ It is easier to prove ownership without needing to produce original Deeds.

◆ It helps to protect your land from fraud or from a third party seeking to claim ownership through possession.

Unregistered Land Double & Megson

◆ The title plan can make it easier to identify the land. There is often no plan contained within old Deeds or, if there is a plan, it is not always accurate.

◆ It can be easier and cheaper to sell, gift or otherwise deal with your property if it is registered; in fact, the buyer can insist that your property is registered before proceeding with the purchase. This can cause delays with the conveyancing process.

If land is unregistered but you have lost the Deeds, it is still possible to apply for first registration, but you must provide a Statement of Truth and satisfy the Land Registry of your right to be registered as the owner. The Land Registry are likely to only grant what’s known as a “possessory title”, although this can be upgraded to “absolute title” after twelve years, meaning that your ownership of the land is then guaranteed.

We have expertise in dealing with unregistered properties and if you would like to apply for voluntary first registration of your Deeds, then please contact Double and Megson for a quote, giving us some idea regarding the current value of the property.

Street Names from the Past

Joan Wake Close and Black Prince Avenue in Market Deeping adjoin each other, which is appropriate as, over six hundred years ago, Joan married Edward, Prince of Wales who was known as the Black Prince because of his dark-coloured armour. Generations of the Wake family had owned the Manor of Deeping, and it became the property of the Crown after her wedding in 1361. This ancient royal connection was recalled when naming the housing development in 1977.

Lady Margaret’s Avenue and Beaufort Avenue also relate to medieval Deeping. Margaret Beaufort spent part of her childhood at Maxey Castle, before marrying into the royal family and giving birth to a son, when aged only thirteen in 1457. He became King Henry VII and Lady Margaret was granted the Manor of Deeping. She is said to have paid to rebuild the tower of St Guthlac’s Church, which bears the Beaufort family’s portcullis symbol.

As new houses continued to be built from the 1970s, significant people in the local community had roads named after them. Long-serving teachers at the Cross School in Deeping St James are remembered by Crowson Way, Panton Close, Towning Close, Swift Close and Burchnall Close, while Sweet Close recalls a former headteacher of the Deepings School.

The present Community Centre building was opened as a Health Centre in 1976, and

Douglas Road which leads to it was named in honour of Dr Charles Douglas, a GP involved in village life for over thirty years.

A cluster of streets off the opposite side of Godsey Lane mark the site of a medicinal oils distillery which thrived in the nineteenth century. Still Close with Clover Road, Rosemary and Thyme Avenues record some of the herbs processed there, although the distillery’s most important oils of peppermint and lavender were not included among the street names.

Local farming families are remembered by Thacker’s Way, Dixon’s Road, Pawlett Close and John Eve Way, and old field names are preserved by The Parslins, Rycroft and Hall Meadow Close. Millfield Lane, Eastfield, Linchfield Road and Northfield Road are all named after large communal fields which surrounded Deeping before the Inclosure Act of 1807 divided farmland into private ownership.

The names Towngate, Horsegate and Eastgate have existed since ancient times. Stamford Road was known as Mill Lane when a watermill operated there, and people called Market Place the Market Stead. Church Street in Market Deeping was referred to as Town Street, and Bridge Street in Deeping St James was simply The Street. When the community was compact and interrelated before the twentieth century, house numbers were not necessary. Locals knew where everybody lived, and visitors could ask at the nearest pub!

Sing for Life Supporting Sue Ryder Thorpe

Hall Hospice

If you’ve ever thought about giving singing a go, NOW is your chance! We’re inviting around forty women to join a fun, ten-week singing project, starting in September.

Working towards a fantastic live performance at The Cresset on November 6th, you’ll learn to sing, meet new people, perform live on stage AND raise money for Sue Ryder Thorpe Hall Hospice, with plenty of laughs along the way!

Over one hundred women sang last year and raised thousands of pounds for charity. Most of them had never sung, rehearsed or performed as part of a group – or in public – before, and here’s what they had to say:

✦ Loved every moment and wish I could do it all over again!

✦ An amazing experience… the support was fantastic!

✦ Fabulous experience shared with a great group of women!

Big Challenges for Baston Primary School

‘After a thrilling victory in the Dynamo Cricket competition at Market Deeping Cricket Club, our talented Year 6 cricketers earned the honour of representing our school at the county finals, and they did not disappoint! Their teamwork and determination were evident throughout the tournament. In the final round, they faced some of the toughest opposition yet. We are immensely proud to announce that they finished third in the county, a fantastic achievement, particularly for a small school! Every player demonstrated our school values both on and off the pitch, making this a moment of pride for the entire school community. Well done, team!

Throughout June, the school very proudly took part in the “30 Days Wild Challenge”. From bug hunts in the school grounds, to crafting grass monsters and setting sail nature boats, every class embraced the outdoors in their own creative way. One of the highlights was printing with real flowers and creating beautiful artwork inspired by the natural world. We also had the joy of releasing our butterflies into the wild, after watching them grow from tiny caterpillars, a magical experience for everyone!

Linchfield Academy Adventures

Year 6 pupils had an amazing time on their two-day PGL residential this year at Caythorpe. The children took part in a mix of activities on land (sensory trails and games), on the water (raft-building) and in the air (rope-based challenges). They had so much fun and challenged themselves in a friendly and safe environment. The staff had fun too!

The trip has been a wonderful experience for the children. They have been able to socialise with their peers, chatting about their favourite shared experiences. It’s also been a great way to get them outside in nature and away from devices (!!!) and building new friendships that will hopefully last a lifetime!

Market Deeping Community Primary School

Cluster Athletics - Our team of twenty-five children competed in the Cluster Athletics tournament at Langtoft Primary School. The points over various sprints and long-distance races were calculated, based on the top three medal winners and overall, we won! This is the first time we’ve won this competition in the last seven years. Brilliant job – well done, team!

TCricket County Finals - The Year 5 cricketers had a great day at Woodhall Spa Cricket Club, playing five matches and comfortably winning four of them. They lost to Tower Road but came second overall and were really pleased with their medals and bucket hats!

We also had a very successful Summer Fayre raising lots of money towards our new Trim Trail.

GCSE Results Day:

What To Expect – and What To Do Next

hursday August 21st marks a significant moment for Year 11 students across the country - GCSE Results Day! After months of revision and hard work, students finally get to open the envelope, or email, to reveal their results. It’s natural to feel nervous, but the key message is … don’t panic!

Results Day can bring a wave of emotions - excitement, relief, or sometimes a bit of disappointment. The important thing to remember is that there is no one right path. Whether you get the grades you were hoping for or not, there are always options. Sixth Forms and colleges are wellequipped to support you.

In fact, one of the best things you can do in the runup to Results Day is to get prepared. That means checking the entry requirements for the subjects you’re interested in, and having a backup plan just in case. If your grades differ from what you expected, speak to teachers or Sixth Form staffthey’re there to help, not to judge.

If you’re considering A-levels or vocational qualifications like BTecs, now’s the time to think about what kind of learning suits you best. These post-16 courses provide a solid foundation, whether you’re planning to go to university, start an apprenticeship, or head straight into a workplace.

At The Deepings Sixth Form, for example, students can choose from a wide range of academic and vocational courses, including pathways in Medical

Science and Early Years Development. Beyond the subjects, students benefit from a dedicated Sixth Form Centre, a strong sense of community, and support that goes far beyond the classroom. There’s also a real emphasis on life beyond exams. Many students get involved in enrichment opportunities, from volunteering in local primary schools and care homes, to gaining practical life skills like budgeting, First Aid and even car maintenance. It’s all part of helping young people feel confident and ready for whatever comes next. “We want our students to grow in confidence, independence and aspiration – but we also make sure they feel supported every step of the way,” says Tors Millikin, Assistant Headteacher and Head of Sixth Form at The Deepings. “All our Sixth Formers are known and valued. That personal, caring environment is what helps them thrive academically and personally.”

The move to post-16 study brings new freedoms, but it also brings greater responsibility. It’s a stepping stone into adulthood, and the best Sixth Forms will offer not only academic rigour, but the chance to develop life skills, leadership and resilience.

So, however the Results Day turns out, take a breath, talk things through and remember that this is just the start of your next chapter!
