Condominium lighting

A major cost for condominiums, next to the costs incurred for ordinary maintenance (such as cleaning, gardening, waste management) is the lighting of common areas. The lighting of common areas is often the topic of discussions between residents and controversy with building managers, always searching for a more convenient energy provider. The amount of energy wasted to light up the common areas of a residential building may be staggering: in stairways, lifts, automatic gates, intercoms, etc., the lights that stay on all day may be a notable item of expenditure.

Common areas

The electricity used in the common areas of a condominium “is different” from the one used in the individual units or in similar residential complexes.

You don’t live in common areas, so laws and restrictions for residential areas don’t apply. This difference increases the common expenses divided among individual owners. Therefore, simply switching to LEDs will achieve great energy savings.

Light only when needed

There are many areas in a condominium that are rarely used by residents. These areas usually contain energy meters, cellars, garage corridors and waste bins. In this case apart from changing to LEDs, a great solution would be to install LED lighting systems with PRESENCE DETECTORS: lights go on only when the sensor detects the presence of someone in the room and will turn off when no one’s there.

Necessary, but dimmable

During the evening, especially in outdoor areas (gardens, walkways, entrances), lights need to stay on and allow residents to come safely home.

But, at night, when people sleep, outdoor fixtures should be able to dim and reduce their luminous flux in order to achieve greater savings.

Keeping areas clean and tidy

Common areas are often neglected, except for ordinary cleaning.

Changing to LEDs involves little maintenance costs. LEDs last longer so they don’t need to be replaced very often. By choosing luminaires with a high degree of protection, bugs won’t get caught inside, so that the luminaires won’t get dirty, requiring less cleaning, and ensuring their efficiency for longer periods of time.

Areas take on a refreshed look

There’s nothing better than coming back to a nice, cosy home, especially after a long day at work. It takes very little to make coming home more comfortable: a new colour for your walls, some furnishings (a painting or indoor plants), or setting up a modern lighting design.

VIRTUAL MIDNIGHT: to increase energy savings at night when there are fewer people and vehicles around, a lighting fixture can be programmed according to a specific profile (customizable on request). The fixture reduces its luminous flux through a self-learning process which, depending on the previous switching on and off times, will determine a hypothetical “virtual midnight”. This is the average value between the time the fixture is switched on (sunset) and switched off (sunrise). The “virtual midnight” is the reference point for dimming lights according to the desired profile. The device is integrated in the LED driver and therefore does not require any modification to the system.

In order for the system to function correctly, the system must be adjusted by a device that turns the system on and off on a regular basis every day.

Continuous row installation with cable and special lighting fitting

For the installation in continuous row, order the special body with subcode -0072.

Note: the last fixture of the row must be of the standard type.

Thema

Housing: injection moulded, in grey polycarbonate, shatter-proof, UV-stabilised, highly resistant to mechanical impacts thanks to the reinforced structure with internal ribbing.

Diffuser: injected moulded in polycarbonate with internal ribbing for greater lighting control, in V2 self-extinguishing, UV-stabilised material; its smooth outer finish makes cleaning easier and increases lighting efficiency. Equipped with stainless steel screw clamping.

Reflector: in galvanised steel, previously stone-enamelled with UV-stabilised polyester resin. Clamping device manufactured directly onto the housing.

Standard supply: eco-friendly and anti-aging expanded polyurethane injected gasket. The fixing brackets for ceiling and suspension mounting are in stainless steel. Socket-plug connector. The fixture is secured to the fixing brackets through quick connectors. For installations with direct exposure to sunlight, we recommend using Forma LED.

Standard stainless steel mounting bracket

Stainless steel safety screw-type clamping. It can be opened to replace the batteries as needed. Injected gasket in anti-aging and eco-friendly material.

Perfect alignment of the lighting fittings is achieved using moulded guiding notches.

Upon request:

• with radar sensor for ON-OFF fixtures: subcode -19 (with default setting);

• with emergency wiring with centralized power supply: sub-code -0050. (the ceiling lamps are supplied with a single power outlet capable of managing both standard power mode and emergency-EM mode)

As standard, art. 970 Thema with subcode -0072 comes with pass-through wiring and connectors for installation in continuous line with cabling. Note: the last fixture of the row must be of the standard type.
