DI Properties provides a personal and tailored approach to our clients’ requirements in London, the South East and principal cities across the UK. Our objective is to focus on the disposal and acquisition of Development and Investment opportunities, with the supporting consultancy that enables us to provide a complete service.
The business has been established for over 35 years and the team has a combined experience of 50 years. Over that time, we have built up an extensive database of buyers.
More than half our transactions are concluded offmarket, often with cash buyers with an established track record. This is made possible by our extensive experience, knowledge of the market, and the extent to which we know our buyers and sellers and their detailed requirements. We also have an excellent track record of bringing opportunities to the market on a sole agency basis, which is carried out in a strategic manner.
We operate in the following markets:
DI Properties facilitates acquisitions and disposals of land and existing properties: with or without planning permission, subject to planning, or by way of joint venture agreements. With a wealth of experience and contacts in the business, more than half of our disposals are sold off-market. Our inhouse qualified surveyors provide valuation advice and professional feasibility analysis so that both sellers and buyers can see value in the deal.
DI Properties provides valuation advice, planning guidance and feasibility analysis to correctly price an investment opportunity or investment portfolio. We have a considerable database of investment buyers, many of whom have bought from us previously and have an ongoing appetite for further opportunities. Most of our opportunities are residential or mixed-use portfolios and high-yielding HMOs. Opportunities can be sold discreetly offmarket or via a full marketing campaign. We also act for buyers and can be retained to search.
DI Properties has been extremely successful in the sale of Permitted Development (PD) buildings. The timescale and risk of securing planning permission is reduced, provided specified criteria are met. We have buyers with specific requirements and we are actively seeking PD opportunities. We advise landowners on PD schemes, “hope value” associated with development potential, and the best route for disposal. All our buyers in the last 12 months have purchased with cash funds and exchanged within 24 hours to 10 working days.
DI Properties acts for developers, PRS funds and institutions to buy or sell into the PRS sector. The build-to-rent model is evolving fast and DI Properties has invested heavily in compiling a PRS-specific database which allows us to target this particular sector. We work primarily with developers to dispose of portfolios or entire phases of new developments on the basis of a forward purchase or forward funding of the entire scheme.
DI Properties is well-connected to Housing Associations and we focus on those that are acquisitive or have a development pipeline. We source private developer partners for Housing Association and we tender Affordable housing contracts in order to assist private developers to satisfy their S106 obligations. We leverage our existing relationships to extract maximum value for our clients.
DI Properties acts for numerous housebuilders and developers to forward sell whole sites or blocks within larger regeneration projects. We have an extensive database of funds, investment companies and private individuals seeking discounted market sale opportunities and have successfully completed on single transactions for between 20 and 400+ units. Depending on the deal structure and development type, many of our purchasing clients are able to forward fund development works, clearly a benefit to the developers, as well securing their exit price, often before construction commences.
Doris is the founder and Managing Director of DI Properties and has been established in the Development and Investment industry for over 25 years. Doris is well respected and trusted in the industry which enables her to deal with both vendors and purchasers in a discrete and confidential manner. This gives her the access to secure opportunities off and on market that are exclusive to DI Properties.
Doris is renowned as one of the leading negotiators within the industry with an excellent client following and has direct involvement in all aspects of the company, which has enabled consistent and profitable growth of the business with a distinctive and personal approach.
Michael brings considerable transactional experience in the real estate industry having worked in a highvolume sales environment since switching to property from the banking sector several years ago.
Michael joined DI Properties in 2019 and has established himself as an integral member of the team. His primary focus has been in the acquisition and disposal of residential developments where he has a broad client base of buyers and landowners. His professional approach, attention to detail and strong negotiation skills ensure his clients achieve the best outcome for their buying and selling requirements.
Theo holds a master’s degree from the University of Reading and is a qualified member of the RICS, following a two-year graduate scheme at BNP Paribas Real Estate.
He brings valuable transactional experience across several real estate sectors. He specialises in development acquisition and disposals, providing strategic advice to vendors, developers, and investors. His interpersonal and negotiation skills have allowed him to build strong relationships with his clients, helping them to fulfil their requirements and targets.
James brings almost a decade of experience in the real estate industry with an extremely successful track record in residential sales before he moved into the commercial real estate sector sourcing developments and investments for private clients, institutions and UHNW clients in the UK and Europe. His knowledge and understanding of the industry coupled with his enthusiasm, ability to manage relationships and negotiate ensures his clients get the best results.
James focuses on acquisitions and disposals of investments and developments. Since he joined DI properties in 2020, he has established himself as an integral part of the team.
Oliver joined DI Properties in 2022 and has quickly established himself within the team. He brings a wealth of transactional real estate experience having worked in the industry for over eight years.
His primary focus has been in the acquisition and disposal of residential developments and investments where he has a wide client base. His professional approach, attention to detail and strong negotiation skills ensure his clients achieve the best outcome possible.
Alex joined DI Properties in 2019. He holds a 1st class degree in real estate from the University of the West of England and acquired valuable experience within the real estate industry, working client-side for a West End developer.
Alex is responsible for valuing opportunities and undertaking development appraisals across London and the Home Counties and is extremely passionate about working in the property industry. He prides himself on attention to detail and being a good problem solver.
Oliver joined DI properties in 2022, having achieved a 2:1 in Real Estate from the University of Reading. Whilst completing his degree, Oliver attained experience working for the residential development team at Savills for their summer internship programme as well acquiring experience from their commercial surveying team in London prior to that.
Oliver supports the team in many areas, such as undertaking feasibility assessments on development and investment opportunities and has a keen eye for sourcing potential development sites. He is wellliked by clients and his proactivity makes him a valuable member of the team.
Emma has a wealth of experience as an Executive Assistant, spanning 10 years in the property industry. After spending most of her career on the development side of the business, providing fastpaced support, Emma has hit the ground running supporting this already high achieving team.
