Virtual Staging

For unfurnished properties, a few rooms may be selected to be “virtually” staged to help buyers visualize how a room would look fully furnished.

Yard Signs

Yard and/or window signs, in compliance with city ordinances and HOA restrictions, will be placed prominently on your property.

Even in this electronic age, agents still receive a significant number of inquiries from yard signs.

Instant Info Signs

The yard/window sign will contain instructions for instantly obtaining information about the property via text message.

Prospective buyers can send a text to an automated system that will deliver the entire marketing package to their phone.

Rental Signs

If your property is a vacation rental, a sign will be placed inside to inform guests that the property is for sale.

Many current property owners began their relationship with SPI as vacationers.

Your property will be featured on Realtor Tour, an opportunity for local agents to view the property for prospective buyers.

Open Houses

Additionally, I will hold one or more public open houses.

NOTE: A public open house may not be possible for condominiums and subdivisions with a gated entry or a policy that does not permit open houses. Open houses at primary residences will be evaluated on a case-by-case basis.

Each month you will receive an activity report on your property which contains:

• recent sales of comparable properties

• pending sales of comparable properties

• active listings of comparable properties

Showing Requests

• prompt response to agent showing requests

• prompt response to buyer & agent inquiries

• feedback requested from every showing agent

• “Easy to Show” List - During holiday weeks/weekends, all area agents will receive notice as to which of my listings will be vacant and available to show.

Why I Love SPI

I grew up in the Pittsburgh area, and at the age of seven, visited the New Jersey beach for the first time.

As I was listening to my parents make conversation with our waitress one morning at breakfast, it suddenly dawned on me that there are people who actually live in vacation towns; they never have to ‘go home.’

From that point, it became my dream to someday live at the beach; to be one of the fortunate few who do not have to pack up and return home at the end of the week.

Geographic Competence

I work with sellers and buyers of residential property in South Padre Island, Port Isabel, Laguna Vista & Bayview only.

Article 11 of the Code of Ethics of the National Association of Realtors states that Realtors must be familiar with the type of property and the area in which the property is located.

Attracted by the higher sales prices, especially on South Padre Island, we often see out-of-area agents attempt to help clients buy/sell property here.

Agents who take seriously their fiduciary duties to their clients and put their clients' needs ahead of their own stay within their area of geographic competence.
