IT'S A WRAP - All the 2022 Mosman House Sales Results are in!
In 2020-2021, our Sydney property market rose 33%, and then rapid interest rate rises triggered a downturn. Bank economists predicted a 15-20% peak to trough fall across Sydney, and we had already dropped 13% by the end of last year
So where to now for the Mosman market? We are seeing the emergence of a two-speed market for Mosman houses
$8-20m range is maintaining strong ground, because there is very little supply and many buyers with very generous budgets $5-8m range is not quite as robust as it was, but properties are still performing well due to continued shortage of good family homes at this level
$2-5m range of entry-level houses and entry-level units are in greater supply and more subject to affordability pressures, and therefore price softening
The RBA recently estimated around 35% of home loans were on fixed terms, and two-thirds will expire in 2023, with borrowers facing a 3-4% rise in their mortgage Based on a 3% rise mortgages face significant monthly increases

You can never pick the top or the bottom of any market until it has passed But Domain’s Chief Economist, Nicola Powell, says this can be a great time to make a move. “Downturns are always shorter and less severe than the upswings Over the last 30 years we’ve seen that whenever we’ve had a downturn, it’s still only about half the duration of the upswing”.
The one thing that remains certain is that accumulated pent-up demand for quality properties has not changed. A-grade properties in our area remain in short supply
Global uncertainty will see an increase in Expat and overseas migration, and will only continue to strengthen the competition for desirable homes We are seeing a surge in enquiries from overseas buyers
