The best way to win the seller over is to be a qualifed buyer with convenient and reasonable terms, based on the current market. This means that, if you are obtaining a mortgage, you will already have a letter from a reputable lender stating you are able to purchase at the listing price or possibly even above. Your agent will also help you write a strong ofer which allows enough time for the closing, to include inspections, the loan and title process and the sellers moving, without stress. In our current market, the pending period is around 35-40 days.

The Dickson Group, as a team, has systems and checklists in place to ensure no contract terms or timelines are missed. Your agent will communicate

with the seller’s agent to fnd out what terms are best and will help you win the property. We have years of experience in developing strong working relationships with our cooperating agents, therefore helping our clients’ ofers to get accepted.

The Multiple Listing Service Website provides up-to-date information for every home on the market. Based on the criteria that is important to you, we will set up your search. You will receive email notifications when new listings match your criteria. This Website is the most accurate way to search for homes.

The reason why more buyers choose to work with us than any other agent, is that we go above and beyond the MLS to find our clients the best deals.

DATABASE

We have a database of over 5,000 clients who we actively keep in communication with and have many clients who, with the right buyer, would be happy to seil their home without having to go through the hassle of putting their home on the market.

DOOR KNOCKING/POSTCARDS

One of the best ways we find our clients a great home not yet on the market is we door knock or send postcards to neighborhoods that our buyers would like to live. We meet potential sellers this way, or a neighbor who knows of someone that would like to seil their home.

PHONE CALLS/TEXTS

Similar to door knocking, once you, as the buyer, identify the area you want to live in, we will call through the neighborhoods looking for potential sellers.

SOCIAL MEDIA AND REFERRAL NETWORKS

We are very active on social media and when we have a client with a specific need, we will reach out to our online friends and our referral network of over 1,000 local realtors to find a home that matches your needs.

EXPIRED, CANCELLED, WITHDRAWN LISTINGS

These are homes that were on the market at some point in the past 3 years and, for whatever reason, did not seil. Often times these sellers would still like to seil their home without having to put it back on the market.
