In June 2024, Greater Las Vegas experienced notable trends in the real estate market. High-rise median prices surged by 45.31%, while single-family residences and townhouses/condos saw moderate price increases of 6.67% and 8.73%, respectively. Despite these price hikes, the number of properties sold declined for single-family homes and townhouses/condos, but high-rises sold 17.46% faster.

North Las Vegas saw a 24.76% decrease in sales for single-family residences and townhouses/condos. However, median prices for these properties rose modestly, with single-family homes up by 5.72% and townhouses/condos by 1.54%. The average price per square foot for single-family homes increased by 5.15%, but townhouses/condos took significantly longer to sell.

Henderson’s market showed mixed results. Single-family residences’ median prices fell by 4.50%, while townhouses/condos increased by 6.84%. The $1M+ properties enjoyed a 48.03% rise in price per square foot. High-rise properties’ median prices dropped by 14.78%, though their price per square foot rose slightly. High-rises also stayed on the market 30.14% longer.

Las Vegas saw substantial increases in median price points across property types. Single-family residences rose by 8.05%, and townhouses/condos by 7.84%. High-rise properties experienced the most significant growth with a 46.47% rise in median prices. However, high-rise sales decreased by 25.30%, even as the average price per square foot increased. Single-family residences turned over 34.21% faster.

Overall, the real estate market across the Las Vegas region demonstrated dynamic changes, with rising prices and varied sales performance, presenting both opportunities and challenges for buyers and sellers.
