"Selling a lakeside home is all about highlighting the stunning views. This summer, we took a proactive approach, carefully strategizing and doing everything possible to preserve the high value of living in The Lakes."

Just 6 homes sold in the last 2 years.

I helped in 2 of these deals.

This spring, a gray-green algae bloom appeared and quickly spread. The home I was helping to sell had a high value, particularly because all the lifestyle rooms overlooked the water. However, the view of the stale, pale green lake had the potential to negatively impact the valuation My clients had enjoyed the lake for 39 years, and this was the first year they had experienced such a dramatic change

Not wanting to delay the sale, and with their permission, I reached out to the HOA board for assistance I included pictures of both the current and past views of the lake. We received a prompt and detailed response from Dan, outlining the game plan already in progress

The lake would be treated organically to protect the wildlife that also enjoys the lake Though the improvement would take time, we remained hopeful and continued with the sale.

We had great weather as we went on market, but the lake still had the algae. I was able to tell all buyers the significance of having an engaged HOA and shared what was being done and the timeline. Neighbors who stopped in during one of the open houses, echoed this and confidence all would be well. One couple, who loved the home was not satisfied and conditioned their offer on a conversation with Dan and what they would hear They called me after the call and said to expect an offer in the morning Thank you, Dan!

I also needed to think what to do for marketing. To have options, I had home photographed twice: Once during the day to showcase how light and bright the home and environs are and again at twilight hoping the evening glow might show more reflection on the lake. It was worth every penny!

The pandemic changed expectations for what homes will offer owners We changed up what was a dedicated office by adding a day bed and a right sized desk Supporting buyers with potential is a collaborative effort.

The house sold very well, in fact it’s the highest price per square foot in the neighborhood and broke a record for a one level home on Mercer Island. I t ’ s a r e c o r d !
