Unlike typical summers when the real estate market often takes a vacation, the Greater Phoenix housing market has been on fire! Inventory is down, sales are up and prices are beginning to stabilize. It appears that the $8000 first-time homebuyer tax credit and the vast opportunities to purchase at “once-in-a-lifetime” pricing are really driving sales. Consider this: The months of June and July 2009 had such strong sales numbers that they are ranked as #8 and #9 in the top ten months for residential sales EVER in Phoenix. That is huge activity! This is a great sign that our overall market is improving. The Scottsdale and general luxury market has also seen improvement. While sales are certainly not as robust as in the lower price ranges, this month’s supply of inventory has improved dramatically! In January 09, the Scottsdale $1 million and under category had a 15.5 month supply. That’s a long time to sell a home. Today, we are at a terrific 4.5 month supply!
