Although overall demand in the Metro Phoenix real estate market has been relatively subdued in 2014, the luxury market has remained strong. As of December 8, 2014, there have been 1,152 closed sales priced at $500,000 or higher in the North Scottsdale area. Inventory levels remain fairly low at just 1,104 active listings priced at $500,000 and higher. The largest number of sales has occurred in the $600,000 $799,999 price range, with sales far exceeding the number of current active listings.
After the confetti is swept away and the last sports fan heads home, the Phoenix economy will still be cheering in 2015. Between college bowl games, the annual Barrett-Jackson automobile auction in Scottsdale, the Waste Management Phoenix Open, and of course, Super Bowl XLIX, the metro area is hosting an unprecedented number of sporting events in this time period. While the NFL puts a large burden of cost on a host city for the biggest game of the year, the economic benefits of the single-day game are great. The golf tournament takes place over a week, and includes multiple events for the family, as well as popular live entertainment. As a result, hotel reservations, restaurants, bars, food and drink sales for home parties, not to mention generous gratuities from happy tourists — all add up to increased revenue.

For homes priced at $500,000 - $1,000,000, the average marketing period is 4 – 6 months. As the list price of the home increases, the length of time required to market and sell the home increases. Homes priced above $1,000,000 may take 6 – 12 months or more to sell.
