Scottsdale Ranch Market Report

Each issue we will report on the previous period’s activity. This issue reflects activity for March through April, 2010. • There are currently 74 Active Listings in Scottsdale Ranch. The previous six reports were 83, 81, 81, 77, 76 and 65. • For March/April the average square footage price for Active Listings was $222.58. The previous nine periods we reported on were $225.92, $233.29, $237.41, $245.84, $230.89, $248.88, $244.32, $240.71 and $236.59. As we suggested last issue, we believe we are seeing the market has “bottomed out.” • The average square footage price for Closed Sales for March/April was $196.34. The last five periods were $176.98, $162.02, $191.10, $194.62 and $182.18. In the March/April period we had 24 Closed Sales and 20 Pending /AWC (Active With Contingencies – means it is under contract but there are contingencies with the contract that have not been taken care of yet and the property is still being marketed for backup offers). This is a major milestone considering that for more than a year we have reported between 20-25 in this category each and every period. This has turned out to be a good “selling season” with our winter visitors. A few other items to be noted . . . • The number of Active Listings is dwindling. Choices for buyers are getting narrower. Buyers who have been a little too demanding, are missing out. The one-of-a-kind steals are gone and they missed out by taking too long. • Sellers who have not been priced properly are also losing out, and many will get less than they could have gotten by pricing properly to begin with. • As we head into the summer months there is great opportunity for Sellers who can provide better value than the competition. Well-maintained, clean and properly priced listings will move in the next few months. • The increase in closings during this period is not unique to Scottsdale Ranch. The entire Valley has been on the increase during the past few months. • Absent any major political or economic upheavals (and Arizona currently seems to be in the middle of both) we can anticipate a continued steadiness in the housing market.
