Scottsdale Ranch Market Report

Each issue we will report on the previous period’s activity.

This issue reflects activity for January through February, 2010.

• There are currently 83 Active Listings in Scottsdale Ranch up from 81 in last month’s report and 77, 76 and 65 in the previous two reports.

• For January/February the average square footage price for Active Listings was $233.29. The previous seven periods we reported on were $237.41, $245.84, $230.89, $248.88, $244.32, $240.71 and $236.59. I’ll discuss this below.

April 2010

• The average square footage price for Closed Sales for January/February was $162.02. The last three periods were reported at $191.10, $194.62 and $182.18.

In the January/February period we had 14 Closed Sales and 11 Pending /AWC (Active With Contingencies – means it is under contract but there are contingencies with the contract that have not been taken care of yet and the property is still being marketed for backup offers). This is exactly what we reported last issue and stays within the 20-25 that we have reported for almost every two-month period over the past year.

The number of Active Listings remains higher due primarily to the fact that during “the season” more people list their properties. We saw the square footage price for both Active Listings and Closed Properties go lower this month - The bottom of the bottom? Good question!

What is a very positive statistic is that the Closed/Pending category stayed strong. In almost every area there was a fall-off, but Scottsdale Ranch continues to be a very steady performer.

Last issue we mentioned that a strong selling trend during the next few months would make it clear that the market anticipates we are beginning the slow climb back up for property values. While not a resounding indication, at least in Scottsdale Ranch we are seeing activity that can only be seen as a positive for those selling and buying property.

MAUI WOWIE TIGER SHRIMP SALAD

SALAD INGREDIENTS: 3 pieces whole medium shrimp, poached and diced large 2 Tbs. fine diced sweet onions 2 Tbs. feta cheese, crumbled 1 1/2 tsp. capers 1/4 cup avocado diced large (same size as shrimp) 2 pieces hydro-bibb lettuce (cut into 1/8-inch strips) 6 slices vine-ripened tomatoes sliced 1/4 inch thick 1/4 cup caper lime vinaigrette (see recipe below) 1 tsp. scallion oil salt and pepper to taste 1 piece each popcorn shoot and bull’s blood, for garnish (if not available, any micro-green will substitute).

But sometimes it’s the little things that really make us happy. This month, make sure you slow down enough to appreciate life’s simple pleasures.

Here are a few to get you started …

1. The warm spring breeze rolling across your bare arms.

PROCEDURE: Ring mold will be needed to prepare salad. Use a PVC pipe that has been cut into these dimensions: 2 3/4 inches in height and 3 1/2 inches in diameter.

2. Lazily watching a ladybug meander across a plant.

3. Hearing your favorite song on the radio.

Layer tomatoes overlapping. Arrange tomatoes into bulls-eye formation with a round empty circle in the middle. Circle will be staging area to assemble salad without burying the red color of the tomatoes.

4. Sitting in the sun on a quiet, windless day all alone.

Into a mixing bowl combine capers, onions and hydro-bibb lettuce strips. Moisten with caper lime vinaigrette. Season with salt and pepper. Place ring mold into center of tomato ring. Gently place caper onion and hydro-bibb lettuce into ring mold. Keep it fluffy, do not smash. Repeat same procedure with avocado and shrimp. Gently place shrimp and avocado on top of lettuce mixture. Gently remove mold and moisten tomatoes with more caper lime vinaigrette. Drizzle scallion oil and sprinkle feta. Garnish and serve.

CAPER LIME VINAIGRETTE INGREDIENTS: 1/4 cup diced shallots 2 Tbs. chopped capers 2 cups fresh lime juice 1 cup caper juice 1 2/3 cups olive oil 2 Tbs. Dijon mustard PROCEDURE: Whisk together all ingredients.

Serves one.

1/2 cup honey 3 Tbs. minced garlic (browned in olive oil) 3/4 cup truffle oil 4 Tbs. fresh chopped oregano pepper to taste

WHAT TO EXPECT WITH A

Home Inspection When you are purchasing a property, a home inspection is an important aspect of the escrow process. After a purchase contract is accepted, there is a 10-day “Inspection Period” in which the buyer has the opportunity to cancel the contract if it is determined that the home’s condition is not satisfactory to the buyer.

When choosing a home inspection company, be sure the inspector is a Certified Home Inspector with the Arizona Board of Technical Registration. This is the same government agency that licenses engineers, architects and surveyors.

You can find out that information on the website www.btr.state.az.us.

Secondly, know the experience level of the inspector. The state’s minimum requirement for obtaining a license is just 30 inspections. Look for an inspector that has hundreds of inspections under his or her belt. Lastly, be sure that the inspector has Errors & Omissions Insurance as well as General Liability Insurance. Your

It is a visual inspection only. Secondly, they are there to inspect the major systems of a home such as heating, cooling, roofing, plumbing and electrical. They are not noting cosmetic issues such as scratches on a door or stained carpeting. Lastly, homebuyers should understand that an inspector cannot find problems with something that can’t be seen. For instance, they wouldn’t be able to move furniture and tear up carpeting to see that there is a crack in the slab. They can only inspect areas of

It’s important to also realize that an inspector determines the condition of the home on the day it is inspected. For instance, if we hadn’t received any rain recently, it would be almost impossible for an inspector to see that a window seal might be loose and that water would drip in when it rained.

Sharon further explains, “Home inspectors are generalists. They have a strong knowledge of all the components and systems in a home. They are an excellent first line of defense for homebuyers in the evaluation of a home.

A home inspector can find areas of concern or matters that may need further evaluation. If the inspector finds that there might be a problem with the A/C unit, then the homebuyer can hire a licensed A/C contractor to further investigate the issue.”

A typical inspection takes about an hour per 1000 sq. ft. It’s often helpful if a potential homebuyer attends a portion of the inspection – usually near the end. The inspector can describe their findings and demonstrate first hand what they found.

Also, an inspector is an excellent source for an education of the home. They can point out where breaker boxes are, offer specific operating instructions for items that may not be familiar to you, etc.

It’s crucial for homebuyers to understand not only the limitations of a home inspection, but also the importance of one. What is a very positive statistic is that the Closed/Pending category stayed strong. In almost every area there was a fall-off, but Scottsdale Ranch continues to be a very steady performer.

Last issue we mentioned that a strong selling trend during the next few months would make it clear that the market anticipates we are beginning the slow climb back up for property values. While not a resounding indication, at least in Scottsdale Ranch we are seeing activity that can only be seen as a positive for those selling and buying property.
