Scottsdale Ranch Market Report
Each issue we will report on the previous period’s activity. This issue reflects activity for January through February, 2010. • There are currently 83 Active Listings in Scottsdale Ranch up from 81 in last month’s report and 77, 76 and 65 in the previous two reports. • For January/February the average square footage price for Active Listings was $233.29. The previous seven periods we reported on were $237.41, $245.84, $230.89, $248.88, $244.32, $240.71 and $236.59. I’ll discuss this below.

• The average square footage price for Closed Sales for January/February was $162.02. The last three periods were reported at $191.10, $194.62 and $182.18. In the January/February period we had 14 Closed Sales and 11 Pending /AWC (Active With Contingencies – means it is under contract but there are contingencies with the contract that have not been taken care of yet and the property is still being marketed for backup offers). This is exactly what we reported last issue and stays within the 20-25 that we have reported for almost every two-month period over the past year. The number of Active Listings remains higher due primarily to the fact that during “the season” more people list their properties. We saw the square footage price for both Active Listings and Closed Properties go lower this month - The bottom of the bottom? Good question! What is a very positive statistic is that the Closed/Pending category stayed strong. In almost every area there was a fall-off, but Scottsdale Ranch continues to be a very steady performer. Last issue we mentioned that a strong selling trend during the next few months would make it clear that the market anticipates we are beginning the slow climb back up for property values. While not a resounding indication, at least in Scottsdale Ranch we are seeing activity that can only be seen as a positive for those selling and buying property.
