Scottsdale Ranch Market Report Each issue we will report on the previous two month’s activity. This issue reflects activity for May and June of 2009. • There are currently 63 Active Listings in Scottsdale Ranch – down from 79 in last month’s report and 89 in the previous report. • For May/June the average square footage price for Active Listings was $257.24 which is down from the April/May period of $269.28 per square foot for Active Listings. • The average square footage price for Closed Sales for April/May was $182.96 which is down from the $186.21 for the April/May period and the $232.00 average for the February/March period.

In May/June we had 9 Closed Sales and 9 went Pending. This is down from the April/May period of 11 Closed Sales and 12 Pending and is the first time in the past three twomonth periods that the total Closed and Pending went down. We are seeing both list and actual closing prices continue downward. The majority of sales remain under the $500,000 price point. This is as we’ve predicted as the market continues its slow recovery. The majority of the market is presently made up of firsttime buyers and investor purchases resulting from the great value the lower prices have created. It is a slow plod but the market is moving in the right direction again.
