Scottsdale Mountain Market Report
Each issue we will report on the previous period’s activity. This issue reflects activity for February through March, 2010. • There are currently 22 Active Listings in Scottsdale Mountain. This compares with the last two report periods of 28 and 28 Active Listings on Market. Market time has been hovering around 200 days.

• For February/March the average square footage price for Active Listings was $237.61 a slight increase from the last two periods of $230.16 and $232.49 and not too statistically significant. • The average square footage price for Closed Sales for January/February however, was $187.68. This is slightly down from the previous two periods of $190.61 and $192.45. In the February/March period there were 8 Closed Sales and 16 Pending /AWC (Active With Contingencies – means it is under contract but there are contingencies with the contract that have not been taken care of yet and the property is still being marketed for backup offers). In the previous reporting period there were 4 Closed and 5 Pending and 6 Closed and 5 Pending in the report previous to that.
REAL ESTATE ACTIVITY IN
This was a dramatic increase! With an average list price of over $600,000 for the closed properties this shows some real strength in the market. It also shows that our “Winter Visitors” are making purchases. As we suggested in our last report this report reflects a stabilized and slowly strengthening market with a growing percentage of purchases in the luxury sector. I’m certain there will be some hiccups – particularly as we get into the summer months, but we are starting the slow climb up.
