Scottsdale Mountain Market Report

Each issue we will report on the previous period’s activity. This issue reflects activity for December 2009 through January 2010.

• There are currently 28 Active Listings in Scottsdale Mountain with an average of 194 Days on the Market.

March 2010

• For December/January the average square footage price for Active Listings was $232.49 and has actually held at that price for the past four months. • The average square footage price for Closed Sales for December/January however, was $192.45. This is up from $182.48 for the previous two month period. In the December/January period there were 6 Closed Sales and 5 Pending /AWC (Active With Contingencies – means it is under contract but there are contingencies with the contract that have not been taken care of yet and the property is still being marketed for backup offers). Interestingly, when adjustments are made for factors like; the number of homes, average square footage and year built, the performance in Scottsdale Mountain is very comparable to other planned communities along the Shea corridor. And what we are seeing is that the square footage price (value) of closed sales has stabilized during the last quarter. What will be worth watching and may give us a good indicator for the remainder of the year will be whether our winter visitors and potential buyers appreciate the value in today’s marketplace and purchase property. A strong selling trend during the next few months will make it clear that the market anticipates we are beginning the slow climb back up for property values.
