Autumn Update — Change is never easy and for the first time in 17 years I have made a move. To me, making a move has to involve several key aspects: 1. Does the move make sense for my clients? 2. Does the move make sense for me? After doing my homework I answered “Yes” to both. As a bank our rates and fees are much cheaper than your traditional mortgage company. Also, having the backing of a bank allows me the ability to use their in-house bank products for those scenarios not exactly fitting the traditional lending box. As for me, the move to KS State Bank makes great sense. The ability to grow within the banking environment and to also offer mortgage financing across the U.S. with low mortgage rates is a win for all.

Fall is right around the corner, football has arrived, and I will have some beautiful homes coming on the market throughout the Orange Tree area. The busiest time for sales in our area runs from November through April. I have SOLD over $200 million in my newsletter area, in fact in 25 years I have only had two properties expire and not sell, so you can virtually be guaranteed when I list your home, it will sell. I have built a strong and reliable real estate business thanks to all the loyal homeowners around Orange Tree, and I’m truly blessed with the support I receive from all of my newsletter readers. Luxury single-family home sales in the Valley remained surprisingly strong during July 2015. There were 354 closed transactions over $500,000 in the Northeast Valley through MLS, up 25% from last year. Almost all the strength was concentrated in ranges below $1 million. Over $1 million, sales were up only 2% while between $800,000 and $1 million sales rose an astonishing 69%. The top end went suddenly quiet with only 5 closed sales over $3 million, down from 16 in June. Unit sales over $500,000 were the second highest we have seen for any July since 2000 with July 2005 still holding the record at 479. The swing away from the very top end to the ranges between $500,000 and $1 million is one factor that negatively affected the overall average dollar per sq ft during July. Prices through 2015 remain pretty flat in our area with a 1.2% rise so far this year.
