— Orange Tree Update — Change is never easy and for the first time in 17 years I have made a move. To me, making a move has to involve several key aspects: 1. Does the move make sense for my clients? 2. Does the move make sense for me? After doing my homework I answered “Yes” to both. As a bank our rates and fees are much cheaper than your traditional mortgage company. Also, having the backing of a bank allows me the ability to use their in-house bank products for those scenarios not exactly fitting the traditional lending box. As for me, the move to KS State Bank makes great sense. The ability to grow within the banking environment and to also offer mortgage financing across the U.S. with low mortgage rates is a win for all.

s we approach the end of the year I would like to wish all of my newsletter readers a Happy Thanksgiving. As I approach my 30th year in real estate I have so much to be thankful for. I owe a big heartfelt thank you to all the residents in the Orange Tree area. If not for all of you I would not have a successful real estate business. I enjoy the phone calls and emails from so many readers who just have questions about real estate in our area, even if they have no intention of selling in the foreseeable future. I have listed hundreds of homes around Orange Tree, with only two homes failing to sell in those 30 years. So, thanks to all those sellers who believed in me, even if it took a little longer than expected to sell your home.

Inventory is starting to tighten up: currently we have 14 homes on the market, compared to 20 homes in my last update. Sales are up about 12% from last year: so far in 2016 we have had 82 properties close compared to 70 properties this time last year in our area. The hot selling season is just around the corner. From January through May approximately 70% of my sales occur for the whole year. I’ve closed an additional 4 properties in our area, and once again my inventory has sold out in the Orange Tree area.
